Pros (+) Great value. Convenient location for walking to restaurants and shopping and for exploring the Kona side of the island by car. It's pretty close to the Kona airport. I wouldn't want to spend my entire Big Island vacation on Ali'i Drive, but I would stay there again at the start or end of a trip.

The place looks really old and could use some basic renovation. The atmosphere is of a cheap motel. Pros (+) Great location, low cost for our last night in Hawaii. Front desk staff were nice and helpful. Management say a renovation is planned.
Cons (-) Got two doubles instead of king bed we paid for. Arrived late in Kona and had to leave early for flight, so there was no time to change rooms — it was very uncomfortable night for two in tiny bed. Bathroom had awful smell. We're normally easygoing guests with few needs, but this was beyond the pale. Stay here only if you must, or else wait until after renovation (if it happens).
