The location is truly excellent. The self catering element would work really well on a threen or four day break. Although we had to wait to check in we were givena larger room so thatwas appreciated.
The room hadn't been well maintained. Paint was peeling off the wall in some places and the worktop in the kitchen was cracked. It wasn't bad but it could have been so much better for just a little cost to the hotel.
The location was excellent for my needs and it was very clean and tidy.
Sadly there was no hot water in the morning for a shower (approx 8.30am).
First, it cannot be described as 'New'. It is old and extremely cramped. The room facilities are no better than ok, and hot water is in very short supply. Windows leak. The bathroom has seen better days. There was no relation between the room photos on the webiste, and my room. The only good thing about it was that it was warm. Otherwise, very disappointed.

10Am checkout on a Sunday came as a bit of a surprise (be prepared for that phone call from reception when you're still in the shower). Would love London prices to be lower than they are, but that can't be helped.
Not very impressed. was allocated the smallest studio available and had to walk miles between corridor to arrive to my room. Price paid did not include changing towels who remained unchanged for 4 days the length of my stay.
Checking out time at 10.00. I was called while having breakfeast outside informing me that check out was 10.00. When I said I am not very happy as price paid per night for this tiny studio was nearly the price of 4 star hotel where check out is usually at 12.00 and not before. She agreed reluctantly and was not friendly at all.

The front desk startted phoning at 9 am to ask what time I was checking out ...this continued every 30 mins until I did at 11 am
Good location and quite neibhourhood
Beds not very comfortable and also the size too small. Plus add water mixer on the sink in the bathroom.
Proximity to underground
It is spacious, the facilities are still new. Location very good. Reception was helpful. If cleaner, the hotel is great value for money. I think I was just unlucky with my stay.
Unfortunately the TV did not pick up any channels; the shower could not be used as there was no water pressure, a lot of dirt fell out of the bathroom extractor into the washbasin when it was on. I told the admin co. about my experience, who said I should have called reception. Fair enough, nevertheless when one is already undressed trying to have a shower it means get dressed and wait for them to come which was impossible as I had a meeting I had to attend. I found the hotel quite dirty including the reception area, lifts etc. (did not read reviews of people hence have not answered your question below)
