9.2 Excellent
Pros: Our hosts at Kingsleigh Guest house were really good. They were friendly and welcoming. The room was lovely with a great sea view and it was clean and bigger than I expected. There was a generous amount of tea, coffee and biscuits in the room with plenty of little milk cartons. Wi-fi was good (stayed with my 18 year old daughter, so this was a real plus point!) Kingsleigh Guest House is really close to the sea front but also an easy walk into the main shopping/restaurant part of town. Breakfast was good. I asked for beans on toast which was no problem and my daughter had sausage, bacon and egg and ate it all (she had said the day before that she wasn't really one to eat breakfast!!)...she really enjoyed it. The Kingsley Guest house is not pretending to be anything other than a friendly seaside bnb and it does it very well :)
Cons: Not really a negative but just to say, don't be put off by the lack of parking...there are lots of parking spaces right by the guest house and, even on a VERY hot, busy bank holiday, I found a space directly outside the guest house after a few minutes...there is free parking for an hour next to the guest house so you will have time to settle into the room and have a hot drink before you have to find a space and there is free parking from 6pm-8am directly opposite the guest house...so don't panic and don't let it put you off booking this place....for the location and price, parking is simple enough.
10.0 Excellent
Pros: The hosts were friendly and welcoming. They even got up early so I could have an extra early breakfast. The room was comfortable and clean.

Pros: Competitively priced at sub £50, Harbour lights offers beautifully clean accommodation, directly on the sea front and a short walk into the town of Lowestoft. Parking on the street is free and unrestricted which is a bonus these days. I had a twin room which was on the top floor (the stairs might be a problem for some people) which was very comfortable and featured a flat screen TV, tea and coffee making facilities and a basin sink. Shower and toilet were shared which for a one night stay wasn't a problem but for a longer stay I would want to avoid. Breakfast for me was cereals, juice, full English and toast and marmalade- all beautifully cooked and served in the basement dining room which is light and airy, it set me up for the day. The proprietors were both very welcoming and friendly. I enjoyed my stay, perfect for the business traveller.
Cons: Nothing really.

Pros: Set in a perfect location, just across the beach. The place is lovely and clean. It has a warm, cosy feel, you can relax and enjoy Lowestoft, the place that sees the sunshine first in the whole UK, as it is the most easternly located place in Britain. Breakfast was cooked to perfection, nicely baked in Aga, proper butcher's meat as well. The hosts are a lovely couple who have run it for 23 years with many repeated customers. I think they have just gained another one! Tip: ask for room 4, lovely sea views and a bathroom that won't disappoint. Head to Iconic bar for a mahoosive dinner, 5 minute walk from the B&B.
