The location, view and pool was great.

The location is wonderful. The breakfast is very good. The view from the pool wonderful. We were allowed to use the washing machine - although in a fairly nasty state.
Exceptional circumstances. Localised mini tornado had felled trees blocked the roads, fell on the house and a car and outbuildings. BUT no phone call in advance to explain. or to say that the normal access was unavailable because of felled trees, to say that the place was really a bit of a mess and facilities were not as normal. Broken tables and chars remained by the pool for three days. No mattresses for the sun beds and no-one told us where the sunbed mattresses were so we used the basis beds...Although greeted by the owner when we arrived we didn't see her again really. Fiametta cooked breakfast but has no English - we spoke Italian so no problem but if you don't, a bit difficult. Dinner very good but pretty expensive. Customer service not at the centre of the place. No aircon and temperatures very high - fans available but not offered. When normal access road reopened we were not told so had to use the very difficult alternative lane. When power cut happened one evening when guests were out, no telephone call to alert, no alternative light and no candles.. All in all we and other guests felt we were a bit of a bother.
The location is beautiful with lovely views and a pretty pool with easy access to Orvieto.
We were the only people staying and no staff remained on site during the night. On return at night, after supper in Orvieto, we were unable to unlock our door!! As has been mentioned in other reviews the locks are 'antique' and very temperamental. We tried ringing all the contact numbers left on the office door but had no response. After an hour of fiddling we finally managed to open the door. My advice is don't look the door!! I suggested to the owner that the locks needed changing, but she said they were antique. Even antique locks can be repaired!!
Picturesque, in the countryside..... Rustic, good facilities. Quiet.
The narrow dirt road coming in, poor signage, difficult to find the office.
