Good location with excellent views Superior room not up to standard expected ie room small and bed not a king size
We were upgraded to a suite. What a lovely surprise. We had a very nice room with beautiful views, very relaxed atmosphere. Dining: we did not try the Carvery menu, but had the a la carte - I felt my main course was pre-prepared, and subsequently was not to the highest standard. Passable. Breakfast: delicious.
The Hotel had absolutely everything we needed during our visit to Lowestoft,The staff were very helpful, friendly and efficient. The building itself is a bit of a rabbit warren.
Excellent meal in the carvery Room I stayed in smelled a bit unpleasant. Probably the old carpet/decor.

The view from our room was breathtaking . We requested late checkout got it no problem breakfast lovely cooked to order all local produce . Had a fantastic stay will be going back with out a doubt.
The owner of Baytree House was lovely and very friendly, we got an upgrade to the Four poster room with Jacuzzi which was fantastic!

Pleasant, clean and nicely decorated rooms made for a comfortable overnight stay. Little extras like the small selection of DVDs in the room and free wifi were much appreciated. Easy on the wallet too, with the tariff including a continental breakfast with delicious home-made conserves.

Very welcoming, lovely smell of freshly baked breads and cakes -i was on my own and felt very safe and really comfortable in surroundings. i would prefer a shower cubicle rather than a shower over the bath as there was no curtain to retain spray of water.

everything, a wonderful home cooked breakfast big enough for two, home made marmalade.A four poster bed up graded room, how kind. the lady who hosted the hotel very warm and friendly. nice location and near to a nice pub, for an evening drink.Beautifuly decorated and furnished and beautifuly kept and efficietly run.I loved it. the room I stayed in was going to have an shower added and this would have been better. i was not keen to share the bathroom facility.

The room was large and well equipped. The staff (the owners?) were charming and very helpful. The breakfast was outstanding. I would rate some where between 4 and 5 stars. The signage from the road could be better, we went passed it a couple of times.

The whole experience was relaxing and enjoyable. Our room, with a view of the sea, was a really nice size and very clean. My husband particularly enjoyed the 'full English' breakfast! The only thing would be more parking space.

The owners are really helpful and kind. They do everything they can to make you feel at home. The breakfast is also very good, with a selection of cooked and non-cooked options. Check-out was very early (10:00 to 10:30am). However, we left a bit later (around 10:50) and it wasn't a problem. Since we were leaving Lowestoft only in the evening, we were welcomed in the afternoon for tea :) . Breakfast was also quite early for me for a weekend (7:30 to 9:00).

The hosts Ann & Colin made us feel very welcome. They certainly have decorated the place very well and obviously take pleasure in giving customers very good service.

the qauint and edwardian style of rooms. Impresive breakfast menu, plenty to eat and beautifully cooked which is hard to maintain when cooking on a large scale. It had the impression that it was a "family run" business with the usual nick nacks of family life - photographs etc which made the hotel feel like it was a warm and welcoming home. It had the personal touch which is absent in many hotel chains these days. The windows over the bed got a little draughty duriing the night. However there were radiators and an extra heater supplied which kept the overall room temperture constant. The matress bowed in towards the middle of the bed making it somewhat uncomfortable. However, I am being somewhat critical as the rest of our stay was excellent value of money. Unfortunately, we stayed in the middle of November so our experience of the resort of Lowestoft is marred. For a once and prosperous resort, I felt it had lost some of its finery and the buidlings further down the town looked in desperate need of repair, but this is true of many british seaside towns.

The location. On the seafront excellent beach. The choice of food and drink that is available in the restaurant bar and room service which is available 24hrs. The hotel staff were very friendly and helpful. I will hopefully be returning to the hotel as my son and I had a fantastic time.

The view was good. Room was very cold when we arrived and left hand window didn't close properly. Beds were two divans pushed together which was fine however the divans were very dirty, at least a valance could've been put over them.
We liked the comfortable room with a lovely sea view, the easy access, good parking, and very helpful but not overbearing staff The exotic menu had insufficient "basic" items for our simple country tastes
Location Party in the hotel on the night we stayed, it would have been good if they had advised us or put us in rooms far wary from the noise
Although they had no heating when we arrived they apologise and it took 24 hours to heat up . Very dissappointed with Booking com when they did not up date their price but tried to charge us £15 pounds over the top on two rooms.Think twice using Booking .com. Not a good rection on the phone when speaking to bbboking .com
Stayed for one night.The room was overlooking the sea.totally refurbished and very clean and comfortable, We stayed on a Sunday night which is very popular with customers having the carvery dinner so if your planning to eat in the Hotel make sure you book a table arrival.
Wonderful sea view from bedroom window, good breakfast, friendly and helpful staff, nice restaurant and bar. Good value for money. Room and ensuite were in need of an update and redecorating.. Minor faults such as the toilet roll holder was missing, tv was old and only had 4 channels.
I liked the old-fashioned feel of the English seaside resort. Because the hotel is not modern, it means that the rooms and the bathrooms are big. I loved the bath with its wooden sides. They are renovating but I hope they don't destroy this priceless Edwardian aura as they'll never get it back. If I have to think hard about it there was one little thing. They could leave a pot of tea/coffee on the breakfast table instead of having to call the waiter every time you want a refill. But, really, this is of little consequence.
Location and view from the breakfast room / restaurant area Sign on front door warns of refurbishment - I would have expected to have been given a refurbished room as November in Lowestoft isn't exactly peak time and there were not many guests as far as i could see. Bathroom had mould in shower and old fittings, bedroom seemed cleanish but very tired. I spent some time trying to remember how long ago it was when i last saw a TV with only 4 (yes four) channels!! Adjacent room being used as a storeroom of some sort had no glass window and I could hear the curtain slapping about in the strong wind and rain. At least my room was dry and warm and the breakfast staff were pleasant and helpful.
a really comfortable hotel ,good sized room lovely veiw out to the beach and sea .Staff were excellent ,food very good and the price was very reasonable ,comfortable public areas nicely decorated . Will definitely return and recomend to others.
We did not like anything at this place. Everything was really poor. We booked a room for 2 adults and two children because we have a 13 months boy so I could sleep in the double bed with him and my husbund could sleep in a single bed. However they reserved only a twin bed room for us and when I asked them how we were supposed to sleep they said it was not their fault and I could book a room with a double bed and a bed (which I originally booked) paying 30 pounds more. The rooms are dated, the carpets are dirty and needs replacement, the bathrooms need updating. The pictures on the booking website do not reflect reality at all. We couldn't stay there; when I saw the room, we decided to leave and look for a place somewhere else. They advertize it as a place for children, but we could aonly see senior people tehre and no children and all the facilities for children are dated and need a good cleaning.

Relaxed atmosphere. Nicely refurbished. The food in the restaurant was excellent - evening meals and breakfast both first class. The family room was a good size and comfortable. Despite no smoking signs, our room smelled of stale smoke when we first arrived. Opening the windows helped, but I suggest that a full steam clean of carpets and curtains should be underataken in rooms that have previously been occupied by smokers.
The evening meal was excellent There was only one person serving everybody for breakfast - she was rushed off her feet.

Bed was very comfortable and room was quiet. Cleanliness was poor. A number of light bulbs in the room did not work, kettle was full of very old water. Shower was weak, room was a little cold despite the radiators being on full. Quite draughty windows which were dirty round the edges. Poor menu selection on Monday night, with only bar meals

The place was easy to find and in good location. The facilities were adequate for our purpose and plenty of car parking space. The staff were all very friendly and helpful and the food was good. Generaly good value.
It was a really lovely getaway. It was very clean and warm. We were very well taken care of and the food was great. The barn resturant is beautiful and the service was brilliant. Homemade bread was served and the food was great. When the coffee came after the meal, it came with homemade chocolates and fudge and they were fantastic! The surroundings are beautiful. We asked for help getting to Southwold and were given a map to help us find our way. Really helpful staff. Would definately go again. The water pressure was awful! And the bed was too firm (for me anyway, my husband thought it was fine) .
Very relaxing-very comfortable rooms-superb food-beautiful gardens and friendly but not intrusive atmosphere. An indoor pool would be the"icing on the cake" for this hotel but not at an extra cost.

the wine , dine & unwind was good value for money, we also liked the peaceful location. There was a great breakfast in the morning, with good variety. Lovely atmosphere in the thatched restaurant, however a few niggles which irritated at dinner. The white wine we bought was unchilled, and i had to bring that to their attention. The waiter, namebadge Win, then irritated further by clearing the bottle without asking whilst passing, whilst still a serving in it. From the room the shower was fixed too low for a person of over 6 foot and i just hate shower curtains!
