Cons: A little bit scared to get up to the property on this tight serpentine for a not skilled driver. But only at the first time. You're getting accustomed quickly. So, check in before sunset:)))

Pros: It was peaceful, homely and you felt totally relaxed.We felt like we were home. Tiziana went over and beyond to help us in all ways from where to go, how to gethere and how much it would cost..She even made a reservation for us at a brilliant local restaurant..The breakfast was amazing and most things were homemade.We spent 5 days there and we were sad to leave. We highly recommend Peeko and we are sure to return one day with friends in perhaps a smaller car
Cons: Peeko was fantastic but if you are a foreigner and are used to driving on wider roads we suggest you hire a small car. Just take your time and all will be well. It was for us.

Pros: This B&B is located in the hills surrounded by olive trees and you have a beautiful view from the patio, whilst eating your breakfast!! The room was very clean as well as beautifully and creatively decorated with the possibiliity to make tea and coffee in your room. A great breakfast awaits you in the morning, with home make cakes, joghurt and fruit juices. Anything you need to know about the area, just ask Tiziana, a gem of a host. We will be back!

Pros: The mountain views were spectacular. The facilities were very clean and the hostess was extremely nice and helpful.
Cons: Shower was small and no refrigerator. Driving on narrow mountain road and entering and exiting the facility was difficult.

Pros: Wonderful hosts - very friendly and helpful. Confortable bed and excellent view from the balcony and big windows, as well as from the lovely breakfast room. Super breakfast - it was like staying at home and being fed by your Italian mother :) Nice cappuccinos. Peaceful and quiet area, view of Spello and the hills was so nice. Lovely flowers in the garden. Plenty of space to park a big car.

Pros: The host Ilaria and her husband are super super super kind. Actually they are the most kindness B&B host I have ever met. I didn't drive so they picked me up at the train station. Drove me to and from the station every day. The main reason I went to visit Spello was to experience their "La Infiorata". Ilaria and her friends let me help to prepare the flower petals. She also invited me to join her family and friends for dinner. Let me watch the Bishop parade in the balcony of her son's house in the village. What an unique experience! I don't think I can say thank you enough for Ilaria's kindness and generous. Grazie Mille!!!! Thank you so so so much!!!

Pros: The property was very convenient to Spello. The owners were two of the nicest people you would want to meet. Our room was nicely sized, very clean and modern. The breakfast the next day was generous and we were even offered treats to take on the road.

Pros: Elvio and Yole are amazing! Staying at their house was great and felt like home. They helped us with what to do and where to go, set with us and invited us for a limoncello that they made. Breakfast was good and they brought things we wanted to eat. The room was comfortable and the atmosphere was relaxing and nice.

Pros: We booked two rooms in a family house. Our hosts were very friendly and helpful and we managed to communicate in spite of language barrier! Not up to the minute modern, but very clean and comfortable. Breakfast spread lovely, including home made jams and cakes. Location on the edge of heritage town (Spello) - easy access to restaurants. Recommend the family restaurant round the corner.

Pros: Looks like a villa from an Italian movie, interior is decorated and walls are painted in an antique style, giving nice atmosphere. Lovely garden, wonderful for children to run and play in. Free parking on site. Owner is very friendly and welcoming for children as well. He also gave us good advice and tips about the area. Walking distance from a good supermarket.
Cons: Safety is an issue - especially when staying with young children. Our room was connected to the bathroom by a steep down and up staircase with no railing. Tiny shower. No place to put clothes and bathing equipment in the bathroom. Although mentioned as room facilities, the microwave, refrigerator, kettle and dining table are all in a shared breakfast room which didn't have a sink or running water. The breakfast room, open at all times, was attached to our room by a door and would've been extremely uncomfortable if other guests were using it. TV was in the ground floor (two floors under our room) in the office... WiFi was weak and constantly disconnected. The town is walking distance but there's no pedestrian path there, it's walking on car roads only.

Pros: We liked the location. Just outside the town and a short, safe walk into the town. Our Hosts were very friendly and helpful. Lovely older home that was intriguing.
Cons: The shower stall was very small. Hard to get in as there was about an 11inch opening. If anyone is a little bit big you won’t get into it. If u are elderly, you won’t like the stairs going up to the bedrooms. The breakfast was something you made yourself. There was some bread and a little bit of cold meats but we didn't feel too spoiled for choice. The room where we could eat was upstairs and it was adequate but a place you wanted to linger.

Pros: We had a very enjoyable stay at Villa Pandolfi. The Villa is lovely and perfectly situated for exploring Spello and as a base for exploring Umbria. Fabrizio was an attentive and knowledgeable host and was very helpful in giving us information about the area.

Pros: A beautiful old house furnished as it was for the family. Very spacious and pretty rooms. Very quiet and a short walk to the main gate of Spello. The host is very organized and friendly. He gave us excellent recommendations for dining and also information about some new cultural sites. We look forward to a return visit!

Cons: Nothing really. Getting to the bathroom was a little out of the ordinary. For those with mobility difficulties be warned there are a number of stairs.

Pros: Extremely comfortable and clean room with well stocked and clean bathroom in the main communal area. Lovely setting attached to a farmhouse, facing out towards the farmyard. Communal kitchen in unit with two accommodation rooms, ours had bathroom exterior to room. Well stocked kitchen. Excellent breakfast with bread, jams, ham, salame, cheese, cakes etc and coffee machine. Maria the host was very kind, thoughtful and helpful. Not too far to walk to town, railway station. Bicycles excellent.
Cons: Luckily no one else was staying in the other room as kitchen and living dining space is shared and our bathroom was accessed from this area. Maria came in after we went to bed and we didn't realise what was happening, she sets the table and gets breakfast things ready, comes in again early in morning for same, I was between bathroom and my room a bit embarrassing. Once you know this you can be prepared/ dressed.

Pros: Daniella is extremely attentive. She welcomed us in as soon as she saw our car arriving, bringing an umbrella as it was raining hard. Lovely breakfast with scrambled eggs from her free-range hens. Our room was only a few yards from the pool, with outdoor chairs and table (and airer) outside our room, as well as the loungers by the pool. Ten minute drive from Spello (on a rather confusing route!).
Cons: Rather hard to find - it baffled the satnav. It would be helpful to have directions.

Pros: Very cosy on a particular cold, windy few days in the Spoleto valley. The apartment is very cute with lots of levels and rooms so a couple have space to spread out. Would have loved to sit on the small terrace in the sun but the weather was against this. Host was prompt with keys and everyth8ng went smoothly.can imagine just how spectacular Spello is in summer, as even in winter there were flower pots and boxes everywhere. Wonderful biscotti and torte at Bar Tutlia.

Pros: Michela and Massimo were the perfect hosts from start to finish. They contacted us with their address in Spello where we met and followed them up to one of the many free car parks outside the walled area of the town. Spello is an ‘on foot’ experience and wow, it’s worth it. Anyway back to the accommodation. So we walked a matter of minutes with them both to the apartment, Massimo chatting all the way giving us lots of information about Spello (of which he is a native) and places/restaurants/galleries etc we should try and visit. The apartment is located absolutely perfectly. Within the walls but far enough away to feel less like a tourist and more like a local resident but within a minute or two from the central areas. With a private entrance, there’s a balcony table & chairs for two, a lovely clean bright living room area with tv, large tower fan and dining table, a well equipped kitchen with microwave and Lavazza coffee machine complete with plenty of free pods. Also a separate breakfast eating area with free bottled water, teas, juice, biscuits and sweet delights and jams. The bathroom with shower and bidet had lovely toiletries and a hairdryer and the bedroom was huge with full length wardrobes and aircon! What a wonderful addition seeing as the temperature was 36 outside! All the windows also had outside shutters for complete darkness. And after we’d left, we even had a message asking if we’d enjoyed our stay! I cannot rate this apartment and its hosts enough. We loved it so much (and Spello - oh it has our hearts ♥️ ) we are already planning to stay next year. Michela & Massimo, thank you so much. We’ll be seeing you next year

Pros: The apartment was large and comfortable with lovely views. The location in the old town was perfect! Our hosts Michela and Massimo were kind enough to pick us up from the station and they organised their friend to take us back to the train station on our departure. Massimo gave us information on the sights to see from his car and also via a map. Our hosts provided coffee pods for the coffee machine, tea bags, water, juice & crackers which was lovely We were very grateful to him for mentioning an operetta/orchestra that were playing in the church on the Sunday night that we were there. It was one of the highlights of our trip. Many thanks!!

Pros: We thoroughly enjoyed our time at Il Torrione and Spello and wish we could spend more time there! The property is very conveniently located - near all the restaurants and bars while still being very quiet at night. It also had everything we need as a couple. Massimo and Michela went above and beyond as amazing hosts. I accidentally left some clothing after already checking out. I emailed the property and Massimo very promptly responded and came into the next town we were staying at to give me back my things! This was the best customer service I’ve ever experienced. We are very touched by their kindness. I highly recommend staying here - you will not regret it!

Pros: We were very happy with our room and the location, once we found it. It’s best to park near the restaurant and walk up. When you book ask for the name. Everyone was very friendly. Our room seemed very new, large, comfortable bed, nice view. It’s perfect. Where good walking shoes and be prepared to climb some stairs!

Pros: This is a wonderful apartment in the centre of Spello. We really enjoyed the stay (in December) as it has a fire which you are kindly allowed to use. The apartment is cosy and well equipped and it is easy to park in the free car park below. I look forward to returning !

Pros: Located on the edge of the old town, with a nice restaurant across the street. Basic kitchen with coffee, tea, etc. included. Nice living room with fireplace.
Cons: The air conditioner was way too loud, making it difficult to sleep. Directions for finding the place were sent too late to be useful and the place was very difficult to locate. (After GPS indicated 'destination reached' we had call proprietor and walk with luggage another 300 meters to find actual place.)

Cons: Could have had more comfortable chairs and a table. The room is small, but was OK for 1 night. Not the owners fault, but Google maps does not give the correct location (at least 150m away).

Cons: It was impossible to get a park. So even though the website stated that parking is available, that's not actually true. There are some car parks outside the city wall that thousands of tourists are fighting to get. Once you find a park, you never want to move your car, because the odds on ever finding a park again are so low.

Pros: Great location, just outside Spello, with fantastic views of the town from the hotel. The room was comfortable, the food was good and the service excellent. A real homely feel and very attentive owners. We would recommend this place to anyone wanting to see Umbria. Spello is stunning but you also have easy access to Assisi, Perugia and other Umbrian towns.

Pros: Hosts Delia and Americo were extremely welcoming and helpful. Arrived after a long day walking from Assisi to Spello and delightful to relax in the clean and refreshing pool and enjoy the superb view back to Spello. Great space in appartment and very comfortable. Breakfast delicious and seemed very busy with a good buzz.

Pros: We stayed in a standard apartment. Perfect for 2 people. Plenty of storage space in closet. Functional kitchen with seating area, Lavazza espresso machine (buy capsules from owners or at supper market for better price). Clean bathroom with typical narrow shower stall. Comfortable bed and clean interior. Owners speak minimal English (much better than our attempt at Italian) and try to be very helpful. Spello is about 10 minutes away by car. Not an easy walk due to railroad tracks nearby. Infrequent train is hardly noticeable. Spello has supermarket for cooking supplies, many nice restaurants and great location for visiting Umbria. Breakfast no longer served. Decent value for price.
Cons: It would be nice if kitchen was supplied with more basic items such as drying rack for plates, dish towel etc. Choose apartment class carefully. A few have views but our standard apartment view was a hedge with a large shared patio opposite the front door. Water temperature fluctuated randomly from cold to very hot, especially in the shower.

Pros: The location is amazing, with incredible views. We loved being out in the countryside. The food was exquisite, the best we had in Italy. The hospitality was also friendly, with great attention to detail, and easy for us since Jacopo understood English really well. We felt at home, and relaxed here, and would love to return.

Pros: This is a stunning property with a very interesting history. The owners, Jacopo and Luciano spent the better part of a decade transforming it into an very unique place and their pride is justified. Our bedroom was the largest and was HUGE with a magnificent ceiling which emphasized the “castle” experience. The added bonus was the five-course dinner prepared every night by Jacopo, assisted by his father. It was excellent and quite reasonably priced. A real delight.
Cons: The narrow road to the property is not well-marked and the GPS doesn’t help, but once you’ve arrived, it’s worth it.

We had the largest room (adjacent to to the living room). It was a magnificent room with heaps of space. It felt like we were in a medieval palace. Pros: The lady who ran this place was delightful. The house is adjacent to her restaurant. There are several flights of stairs so as we only stayed one night we just used a backpack as it was impossible to take large suitcases up all the stairs. One inside the residence there are also internal stairs up to and between the rooms and even to open the windows. However, you expect some challenges in such old houses and it forms part of the charm of staying in a hilltop village. Spello is every bit as lovely as everyone says and the unit is in a wonderful location for walking and seeing everything, especially after the tourists are gone. In the end it was comfortable and spacious and met most of our needs.
Cons: It would have been good to have a kettle and toaster. We also only had two tea cups so with three of us had to take turns to have a cup of tea. We felt fortunate to have a permit for close zoned parking provided by the property but it was an incredibly tight fit even with our compact Fiat.

Pros: Large apartment - living/dining/kitchette (2 burner) & toaster oven, small fridge. several pots & pans, dining/glassware was fine. Was adequate for my needs, but if someone wanted to stay a month or more, they would need to stock some basics for cooking.
Cons: I know Italians love their firm beds, but would have been nice to have a pillowtop or foam pad on the mattress and fluffier pillows..but for the price, I have no complaints. Location is fantastic. The adjacent restaurant il Pinturicchio & coffee cafe, Bar Tullia were wonderful!!

Pros: The room was very clean, the bed very comfortable and the swimming pool was lovely. Easy access into Spello town centre, and parking right outside the hotel. Breakfast was simple but sufficient.
Cons: Air conditioning is at an extra cost at 5€ Per day. We returned after dinner to find our room very hot and wanted to turn on the air con however with staff available only at certain times (understandably), we were unable to pay and get the remote for it. We had to sleep with the shutters and doors open on a shared balcony overlooking quite a noisy road.

Pros: The location is good, right outside the wall and a short walk into the city center. It was very clean and good value for the money. I had no problem communicating with the owners. As others have said, they charge 5 euros for the AC/night, but it is worth the charge for the low price of the room. The breakfast cornetto was excellent, but would have liked to have had some fruit, and meat/cheese selection also. I would consider staying here again if we go back to Spello
Cons: The hotel is on a busy street and there is a Pizza restaurant next door. Since Italians eat late, there is a lot of noise from the diners sitting outside, and since that room faces the street and there is a lot of noise until after midnight. Perhaps a room in the back would have been quieter. Also, I had asked for a room with a balcony and a pool view. It is a very small balcony and uncomfortable chairs to sit on.

Pros: Right in the middle of the old town of Spello. The building was in an old style, but well kept, and this added to its charm. The are sitting areas that are very nice, and a gorgeous outdoor garden area. Our family suite had a lovely view, but not all do (2A was the room number). There are some stairs to navigate, but also an elevator that is reached by a short staircase. The staff was friendly and helpful. The breakfast was very good, and had a good selection of eggs, breads, cakes, croissants and fruit. Excellent espresso, cappuccino and coffee served on request. The breakfast rooms were simple but nice enough. A bonus was that the hotel was right across from a big parking lot (through an archway next to a church), and the hotel gives you a parking pass. But do call ahead for instructions on how to drive there because it is in the restrictive city center. My navigator tried to take me via the wrong route, but the front desk told me how to drive. Overall, charming, and we would do it again.
Cons: Nothing really, but if you want very upscale, this is not the place for you. It is quite charming however. While furnishing were older, they were not shabby.

Pros: A drelightful B&B in the heart of Umbria. The owners couldn't have been more helpful, especially driving us to and picking us up from the town and a nearby railyway station - we tried to pay them for the fuel, because he did drive us around a lot, but they absolutely refused. Breakfast was good, the room and bathroom very clean and very well equipped. To top it all, a splendid swimming pool to relax in at the end of a hot day. Loved it.
Cons: The only downside was the distance to the town, but the owner more than made up for this by driving us backwards and forwards and picking us up at the station after a trip out.

He waited to tell us when we arrived, tired from a long car trip, rather than letting us know in the morning when we called him to arrange for the meeting. He set us up in a clean, but rather squalid property miles aways from the center of Spello, and told us that we could get our breakfast at a local coffee shop, but the day after the coffee shop was closed...
