The staff were excellent. The location was perfect to explore Spello and surrounding Umbria. Parking Was provided next to the hotel, which is a real bonus. It was perfectly clean and appointed, but a bit shabby for a 4 star...

I liked the fact that while we were out for dinner in the evening the towels had been changed and there were a couple of chocolates on the bed! Nice attention to detail. We loved the view from our top floor room. Best was the frescoed lounge. The furniture in the room was a bit dull considering the age of the building. A few antique pieces would have been more in keeping with the character of the rest of the hotel. This is only a minor point. The overall impression was great.
Courteous and friendly staff, we felt very looked after, super-efficient cleaning, great location and the attached restaurant was to quality. Peaceful secluded courtyard.
Location in heart of city. can walk to most anything, including restaurants. No problem with auto parking or easy access to parking area, or entering/exiting town. ti office only steps away.Very good desk operation; friendly, efficient, and want to please. Breakfast buffet was very good. Been to Europe 30 times or more. Would highly recommend this facility..
Everything looked clean and well maintained. Very nice room. Although very beautiful it seemed a little soul-less.
Location could not be bettter once you find it! Up the road and across from a big blue P (Parking sign). The hotel needs a bigger sign. Spello is now my favorite town, Roman Arch's (4) and medevial streets, you just walk around in awe. Our best meal was at Il Bruschetta.
Be carefull to book an apartment, it is not in or close to the hotel !!! it's outside spello and located between the motorway and an other heavily used street! (to be fair: the apartment house itself is very nice)

Just about everything. In particular the dining was fabulous, and the small deck on the room looking across the valley superb!

Location is excellent in town of Spello in Italian Countryside. It is a small hilltop town and very interesting. The main reason for our visit was to have dinner at the Michelin Restaurant that evening but when we arrived we were told that the restaurant was closed that night and we only have the option of the Bistro which was still OK. If you specifically want to dine at the restaurant check that it will be open during your stay. Michelin Restaurant that we booked online thru your website, which was the main reason for our visit, was not open on the day we were there.You should check which days it is open and have that info on your website.
Pleasant and attentive staff - Clean Lacking in warm breakfast food
Location and room. As a resident guest extremely surprized to be denied dinner. Also wanted early breakfast at 7.30 am but was denied entry until later because of Japanese group taking the place over. Given no help in finding dinner although it proved easy. Flush on toilet/cistern faulty.
An excellent location with comfortable bedroom. Staff were helpful and friendly. The swimming pool needed a clean, and the outside areas could benefit from some attention, eg broken sunbeds etc. The view from our room was not quite as described - we looked out onto a plain brick terrace.
The hotel itself is lovely and has a great view. The rooms were very disappointing and did not match the price - nor the 4 star rating. Shower was bad. The decor in our room looked like something from a horror movie. Lots of tour groups in and out so be prepared to be awakened around 6:00 am every morning. Also, if you want any breakfast you better make sure you beat the tour groups to the dining room. If you don't - no great loss.

Luigi at the front desk was very corteous and strives to please guests. Rooms are ok but near of needing renewal (carpet, furniture, bath tile, etc.). Breakfast very limited.

This place is a little gem with a bit of Italian regional character. Very quiet, very friendly staff and an excellent view from the breakfast room. It is very much a family run style of hotel rather than a faceless city hotel. The girls on reception also cleaned the rooms, did the breakfasts and listened patiently to my appaling attempts at Italian and this adds to the more intimate family feel. I will definately stay there again.
Fantastic location. Clean. Only one member of staff interested in us. Otherwise we were viewed as a bore. The hotel was empty.
The staff were very helpful and friendly. Breakfast served on lovely terrace overlooking valley. It is not that easy to park in the hotel spaces - but this is a medieval town.

Very modern decor with luxurious bathroom. The bed and pillow was very comfortable. Rooms were quiet and well sound proof with good air conditioning system through out. The complimentary minibar was a real treat and delight. I've been to a lot of hotels in Europe, and this is one of the best stays - in terms of value for money and comfort. Breakfast was a little simple. Could do with a bit more hot food.

The place of the hotel is quite pleasant notwithstanding some details of an industrial landscape around. The design is rather stylish, a nice combination of rustic and modern styles. Overall nice impression and a good rest. The kitchen in the restaurant is simple but fine. stayed only one day visiting Assisi.To my opinion the territory is rather big and it would be nice to animate it somehow, otherwise the place looks deserted. The personnel behaves a little bit arrogant and seems to be enjoying the place of their job, not catering to guests. And their uniform looks three stars and business hotel which does not correspond to the implied atmosphere of the place... Generally the hotel is just new and it might take time to orchestrate the work of everything. Would be nice to provide a shuttle bus service once a day (go and back ) at least to St. Maria Novella from where it is easier to get a connection to Assisi case there are some travellers who wish to go around and they are without a car.

Simple and clean hotel at convenient location for touring the countryside. Nothing fancy, but very inexpensive and a good value. If you want to save money but don't want to sacrifice cleanliness, its good to keep in mind. I had no problems with using the WIFI in my room and at breakfast. They also provided a decent simple breakfast. There was road noise and an alarm outside that woke me early in the morning. There was also a loud group that made lots of noise until late at night. The hotel was fine in itself, but because of all the noise I had a terrible night's sleep. I would consider it comparable to a nice highway roadside hotel in the US with a good breakfast.
the hotel is brand new resort facility with nice, spacious room and breakfast is outstanding with fresh squeezed orange juice and exquisite espresso machine. even though it was high season, it was good deal for the money
very good breakfast and use of internet,open space in main area to meet business appointments. the restaurant was closed all nights I was there,and after asking how close the nearest restaurant was I was told only 2kl towards town 6kl later we found a restaurant. the shower leaked water under the tiles making bathroom floor wet
The location was stunning and so peaceful. We had a beautiful villa, not a single room, in amongst the vinyard with views of the hills and Assisi. It was wonderfully bucolic yet so convenient for touring Umbria. The resort manager was excellent - friendly, professional and generous. However, some of his stylish and rather gorgeous reception staff (initially at least) appeared aloof/unfriendly/unhelpful. Check in was a terse, "cold" and un-Italian affair. Our encounters "warmed" somewhat over the 8 days we were there but we never felt like "valued customers". This was not the case in the Restaurant or elsewhere around the resort - where staff blended professionalism with warmth and hospitality - where we flet welcome.
Great place for rest and enjoying the nature, ideal starting point for exploring not only Assisi but other Umbrian towns (Perugia, Terni, Gubbio, Lago Trasimeno… could be reached in half an hour or at most in an hour by car). It’s really beautiful resort, with nice hotel and stylish cottages. Nice swimming pool, but without stairs to go in/out – very inconvenient. The hotel is not easy to find. There were no signs directing you to the hotel if you coming from St. Maria degli Angeli.

The reception staff very helpful, clean, beautiful setting, views of assisi etc They said restaurant was fully booked so we had to dine in the breakfast room, the hotel was described as a resort hotel and yet there hardly seemed to be anyone in the hotel at all, we only saw about 8 other people the whole time, and the things offered in brochure all seemed to be shut.
Excellent coutnry location outside of the town of Assisi but with a beautiful view of Assisi. Well furnished new resort hotel with good facilities.
What a pleasant surprise. First class accommodation, great location, and warm welcoming host.
After getting lost a few times and arriving late in the afternoon a little stressed, only to find I had booked the wrong days, the lovely owner, Michael, showed us to a huge apartment with wonderful views of the countryside. Then he came to the door in the morning smiling with a complimentary basket of hot croissants. An afternoon in the brand new spa and sauna was so relaxing. Wonderful!

This an extremely comfortable hotel where the suites consist of bedroom, bathroom and living room. Our room had a balcony overlooking Bevagna. It has full modern facilities, lovely pool and spa. Michael, the owner, is charming and extremely helpful and always on hand. Highly recommended!

Michael, our host, was the most friendly, amazing innkeeper we have ever met. He truly loves the area and it shows in the pride he takes in his property and in serving his guests. The rooms were large, and lovely and immaculately clean. Michael and his B & B will always be one of the most special memories we have of our trip to Italy. He treated me like a brother. We regret that we couldn't stay longer than three days. We will definitely be back!
The rpg is managed by a family that is very hospitable and friendly. Our room (for three) was good value (bedroom plus living room with fold out sofa bed) and had character (high ceilings, wood beams, four poster bed, etc.). The residence is just a ten minute walk from the main square of Bevagna, a charming town in Central Umbria.
