Pros: Lovely property in a beautiful location. Would highly recommend. Owners were lovely; nothing was any trouble. They made us feel most welcome and the atmosphere was warm and friendly. Superb!
Cons: I travelled with my elderly parents and their bedroom was up 5 small flights of stairs A note on the advert to this effect would be most helpful. It wasn't a major problem as I was able to limit Mum's trips up the stairs to one a day.

9.6 Excellent
Pros: Beautiful property and location, comfortable room, great pub restaurant.
5.4 Okay
Pros: Modern clean rooms with a comfortable bed and nice bathroom. A good selection of options at Breakfast and the nice to have the option of eating at the Hotel in the evening if you don't want to drive.
Cons: Very noisy due to Wedding one night and party the second night. Remote with access to the north by long single track road. They have billing issues so watch your bills. Tried to charge me £110 for dinner when my actual bill was £42. Also tried to charge me a higher rate for the room when we checked out.
4.2 Okay
Pros: Room decor. Restaurant.
Cons: I requested a quiet room and explained why (due to medical conditions/disability). This was ignored and I experienced the following: Very cold room and bathroom. Rubbish air heating system which also made a loud bang when it came on /off. Sign on the thermostat stating that the filter needs changing! Very very noisy all through the night and in the morning: bar entrance door slamming (right next to my room), noise from the bar, appalling rolling of metal beer barrels and gas canisters early in the morning, Housekeepers and delivery driver making noise. I must have been in the noisiest room going. I had no sleep at all. I was ill in the night as the lack of sleep caused havoc with my health /neurological conditions. I missed breakfast too due to this. I had a poor response from staff at the time, in the morning and haven't heard from either booking.com or the Hotel re. my complaint.

9.6 Excellent
Pros: The location was fabulous, really quiet. The rooms were spacious and comforravle. The whole look of the place was really welcoming. The staff were really helpful and smily.. They even contacted us a week beforehand to inform us of a function they had on and moved our friends to a different room so they were away from the function room . As it turns out we didn't hear anything anyway it wasn't a problem.
Cons: Not really a dislike but just a suggestion, they could create a small lounge area for you to sit for just a drink whether before your meal or after

Pros: Lovely quiet location. Well present modern fitted room and bathroom. Very good breakfast cooked to order.
Cons: Not really fair to say didn’t like but unusual to have to pre book time for your cooked breakfast. Not well signposted at the rear of the Bubble Inn pub. Good evening meals next door in the separate pub restaurant. If you prefer there are other really nice evening eating places in the area.

9.2 Excellent
Pros: the location was brilliant, near the Trent and Mersey canal, plenty of places to walk. The staff were very friendly and helpful The hotel was spotlessly clean The breakfasts were excellent.
9.6 Excellent
Pros: The hotel is located near a canal (Stenson Lock)which allowed me to take a walk after a busy day in pleasant surroundings. On my arrival I was met by a lovely member of staff who treated me like a human being and not just a guest. The room was not large but complete with a four poster bed, desk for me to work on, adequate storage and it was well presented. The bathroom was large with a double shower. The breakfast was more than adequate and cooked to order rather than off a hot plate. There was plenty and good quality. Didn't have the chance to visit the bar next door but I was not disturbed by noise on the evenings I stayed. If I return to Derby I will stay here.
Cons: My visit was a pleasure and a credit to the staff. No reason to change anything for me.
10.0 Excellent
Pros: Whole experience
Cons: Nothing to dislike
8.0 Excellent
Pros: Immaculate, clean and luxurious. Management extremely helpful and much thought has gone into the facilities in the room. Restaurant and bar had a comfortable atmosphere and the menu although we did not eat there looked excellent at very reasonable prices. Will definitely visit again.
6.0 Good
Pros: The room was very tastefully designed. The bathroom was very nice! Good value for money.
Cons: Bathroom doors should be 100% frosted! We were not advised adequately about the underflor heating, and the need to turn the temperature up gradually as the pipes really do hold the heat!
7.7 Good
Pros: Excellent disabld facilites. Very friendly and most helpful staff. More than ample food!
Cons: Not sure if it is an hotel side problem but the dining was very good but with an inadequre wine list to complement the otherwise very good food.
8.0 Excellent
Pros: A lovely relaxing family run hotel. I needed an early breakfast due to business and they were very obliging. The attached Bubble Inn is also excellent with a superb menu.
8.0 Excellent
Pros: Every so often you come across a Gem ! this is certainly one, there is nothing to fault. Natasha is an excellent host has pride and total care for her property. Staying in 60 + hotel per year in the UK, this is up in the top 3 . If you get the opportunity give it a go, I imagine that in the summer this must be an amazing place to stay. thankyou.
Cons: Trying to get into the hotel front door ! ..

Pros: We stayed over for an outdoor air cinema. We could access our room by the fire escape which was perfect as didn’t need to go through the busy pub. Decor was stunning, food was good so couldn’t complain.

10.0 Excellent
Pros: The Staff were excellent and couldn’t do enough for you. The place was clean and very relaxing. Food and drinks were very good. Had a really enjoyable stay and will be booking again. Thanks
10.0 Excellent
Pros: The room was lovely, clean, bright and I slept well. The food in the restaurant was delicious, as was breakfast (I had yogurt a delicious mixed fruit granola with honey). The staff in the evening and for breakfast were friendly and the entire place was inviting and pleasant. I would definitely stay again.
6.7 Good
Pros: Good location. Right over the road from the station, although a crossing would be useful as it's a very busy main road
Cons: Breakfast was truly dreadful. Sausages and bacon clearly just warmed up obviously having been cooked hours ago. Dry and leathery. Single fried egg over cooked and hard. After mentioning to staff all I got was "I'll speak to the chef". No apology, no alternative offer, no refund. Shame as the pub itself was very nice

10.0 Excellent
Pros: Ideal location. Beautiful inside. Staff lovely, so helpful and friendly, nothing was to much trouble. Definitely stay again. Room was great and so was breakfast. When we arrived we were surprised to be offered a drink of tea or coffee and a brownie. Lots of finishing touches.
Cons: Nothing
9.6 Excellent
Pros: I think the main quality of The Coach House is the friendliness of the staff and the welcome they offered. Having stayed in other places, I was pleasantly surprised by the attention to detail that the staff, in particular Lowri, paid to ensuring I felt comfortable and at home. The breakfast was as good as previous reviewers have said (it was indeed very good good) but, really, it is the way in which I was welcomed and looked after that made this place stand out. All in all, great value. I definitely would come back here if I needed to be in Derby.
Cons: I had a room with a shared bathroom which was absolutely no problem really although potentially sharing a bathroom could be a nightmare depending on who the other person is. However, I cannot complain about sharing a bathroom because of how little this cost me.
9.2 Excellent
Pros: The welcome we received from Zoe was lovely, very attentive, brought us tea to the room with some lovely home made chocolate brownie, a lovely touch. Room and bathroom was lovely. Needed an iron and ironing board which were provided.
Cons: The single bed in room 1 is very uncomfortable, I just as tilting to one side most of the night! perhaps a different mattress could be put on there which would be better.
9.0 Excellent
Pros: breakfast was good nice fresh produce and plenty of choice of ceraels
Cons: a bit tight for parking with big car
9.6 Excellent
Pros: Very friendly and helpful staff, a great breakfast, nice large room and bathroom, beds very comfortable
Cons: Could do with some close hangers in the wardrobe could not find any although there was a close stand
10.0 Excellent
Pros: The property is beautiful. Well looked after. I stopped here the night before my wedding and it was perfect. If you are looking for somewhere to stay for the west mill stay here.
8.8 Excellent
Pros: The location was good near to the town centre, and to the A6. Staff were very friendly. Place was clean and tidy.
Cons: The single room was very small and next to the bathroom, which you could hear the toilet being flushed. More variety in Breakfast and not the same thing everyday.
7.5 Good
Pros: Location and breakfast were fabulous. Staff were very lovely
Cons: For the price, the shower was inadequate. The bed was also uncomfortable as it was so squishy, we nearly fell out severel times
8.8 Excellent
Pros: We were in the area for our best friends wedding and not only did they accomodate an early check in and late check out, they also made our stay brilliant from start to finish! The B&B is gorgeous beautiful and although the rooms in main house are slightly dated (They are due to have a refurb very soon), the lady who welcomed us and looked after us for our stay was absolutely wonderful! Breakfast was also delightful, just what I needed the next day after the wedding (And on my birthday!)
Cons: We were expecting one of the beautiful rooms from the photos (Which are the rooms in the out houses) but the makeover will change this soon!

10.0 Excellent
Pros: One of the nicest B&B’s I have ever stayed in - and I travel a lot! The beds were enormously comfy and the room was beautifully decorated and exceptionally clean. Dinner and breakfast could not have been better! Moreover, the owner is an absolute delight - I can’t say enough nice things about her
7.1 Good
Pros: Lovely double room for a single occupant.
Cons: Very limited choice of whisky in the bar. Check in only available after 16:00H
8.3 Excellent
Pros: Beautiful building, fantastic evening meal. Bed was really comfortable and enjoyed a towel robe. Nice powerful shower, loved the tea and coffee options.
Cons: Tv in the room disnt have good service, only realised this after showering and at this point didnt want to be disturbed/moved. Following such an amazing evening meal the breakfast was disappointing. Lovely menu options and u chose smoked salmon and poached eggs. Very small portion of smoked salmon and very cheap and sad looking brown bread! Buffet limited, no jam on offer and tired looking fruit salad. Noise from kitchen also noted throughout evening and early morning.
10.0 Excellent
Pros: From first greeting to leaving we were pampered at this elegant family run Hotel . Thoroughly recommend it .
Cons: There was nothing we didn’t like , it was excellent . Attention to detail and client comfort first and foremost
7.5 Good
Pros: Food in new restaurant very good - Evening meal was real restaurant quality Breakfast was also excellent
Cons: Room with low beam and low door way and step down into bathroom is an accident waiting to happen. Anyone over 5 foot 9 inches could inadvertently walk into the beam with serious consequences
10.0 Excellent
Pros: Warm welcome and friendly staff. Excellent food.
7.1 Good
Pros: This property was comfortable and clean but it is not 5 star accommodation.
9.6 Excellent
Pros: Booked for my daughter's wedding night and both thoroughly enjoyed their one night stay
Cons: all good
10.0 Excellent
Pros: The location is great, although the only downside is that East Midlands airport is quite near and the planes do go over the village but that doesn't stop me from giving this hotel maximum ratings. The planes don't fly at night so it won't stop you sleeping and anyway, the owner of the hotel kindly supplies ear plugs in a glass jar by the bed! The breakfast is really good and they have a great choice of cooked breakfasts and also a buffet section with cereals, juice, yoghurt etc. We stayed here as we were in Donington for the World Superbikes. It is a perfect location and only about 10 minutes from the circuit. I highly recommend this hotel.
Cons: The room was very hot that night and the bed had a winter duvet on! We had to sleep with windows open fully all night.

7.5 Good
Pros: Good location and a very short walk to the pub
Cons: Road noise from the A50 if you want your windows open
7.5 Good
Pros: VERY comfy bed, good location and friendly owner who welcomed me the first time I stayed but on the 2nd occasion not as friendly. The location for me personally was a bit far out from my office so I won't be using this again. I would recommend it for people wanting the airport and on a mini break as it was a good location for that and is comfy and welcoming.
Cons: Breakfast was included but it was not explained when I went to breakfast exactly what breakfast was included so I had toast and coffee whereas others were being served up cooked breakfast? Pros: I booked a single room for an overnight stay at Maryland. My room was not exactly spacious, but had all the required facilities, and was clean and comfortable. The bed was comfortable, ensuite bathroom meticulously clean, and coffee/tea and wi-fi facilities are available in rooms. I was made to feel most welcome by the proprietor Sharon, and the breakfast included in the booking price was excellent. To complete a very good overall experience, the reservation came at a very reasonable price. I would recommend the property, and would gladly return if in the vicinity in future.
Cons: I did not identify anything specific which I could justifiably criticise.

5.8 Okay
Pros: The little kitchenette was great. The lady who checked us in was lovely.
Cons: The beds were not comfortable, a few stains on bedding. The shower was not very powerful.
10.0 Excellent
Pros: A fantastic little place. They don't have much space to work with but they've made very clever use of what they have. Fixtures and fittings all of a very good quality. Shower was a good size and plenty power. Rooms finished to a high standard. Staff are all very happy, chatty and friendly. And of course free WiFi!!!
Cons: Bar area smelled quite strongly of stale beer. Possibly accrued spillages that have never been thoroughly cleaned and the smell becomes worse and takes on more of a "farty" smell the further into the venue you go.
9.0 Excellent
Pros: The flower pot is located in Derby centre which is full of things to see and do. even though the venue I was going to was out of the city I enjoyed the stay.

8.3 Excellent
Pros: Comfy beds and bedding. Large towels, free water bottles. Large tv in room and communal kitchenette with freebies for breakfast but didn’t use. Friendly staff when arriving. No need to formally checkout - can just drop key in box.
Cons: The bathroom sink hadn’t been cleaned before my arrival and the carpeted flooring was dirty. One bulb on the ceiling was faulty and I was told it would be changed but it wasn’t. Noisy by the road and one can hear the band play when there is a live show.
9.2 Excellent
Pros: Excellent room, very colourful and clean. It's very modern as well.

Pros: Nice rooms . Good little extras in room. Free help yourself to breakfast cereals etc. Staff polite and friendly Close to town
Cons: Did not have a fresh towel for day 2. The housekeeper rolled my damp one I used the day before and out it on the bed instead of just leaving it hung up in bathroom where i eft it

Sue was welcoming and professional. Even when I was let down with accommodation she was able to accommodate me last minute. 9.6 Excellent
Pros: Great staff, beautiful old building, gorgeous food, attractive gardens, huge comfy bed,
Cons: The carpets could do a good clean and the furniture was quite well worn
10.0 Excellent
Pros: Beautiful surroundings and buildings. Friendly staff. Clean. Great breakfast and dinner
Cons: No garbage cans in the grounds even tucked out of the way.
7.0 Good
Pros: Our room and bathroom were clean, bed was comfortable.
Cons: Our shower was not working (the fuse looked to have been removed) and the bathwater took an age to drain.
10.0 Excellent
Pros: the room service was amazing and the room was gorgeous and silent even though there was a wedding party in the hotel
Cons: i would have liked a roll top bath in the suit but the bathroom was lovely anyway
3.0 Mediocre
Pros: The location is great and safe. Very easy to get to from the train station at Belperbybus.
Cons: The room had not been cleaned and the bathroom towels had not bee changed. At least 2 of them but, as there were plenty of towels I was able to select some clean ones. The bath still had a dirty rind all around and I just chose to clean it myself. With situations like these I know you just better do it yourself, otherwise you risk getting something worse. Well, at least that is how it comes across if they didn’t bother to give you a good and well serviced room in the first place.
7.1 Good
Pros: Food was good, staff good and portions good
Cons: As expected from reviews hotel is tired and the vacuum cleaner lead seems too short to reach everywhere including our room!
9.6 Excellent
Pros: Comfy room, good bar food with huge portions and friendly staff Thankyou
9.6 Excellent
Pros: Elegant. Interesting. Location
Cons: Only that the bathroom door wouldn’t stay closed which meant whenever coming into the room (40), the doors hit.
7.1 Good
Pros: Lovely staff good food.
Cons: Looking dated in public areas. Carpets in the hallway and stairs stained and a bit tatty.
2.9 Mediocre
Pros: Nice location. Plenty of parking. Looks good from the outside! Ate dinner in main restaurant on first night which was good, though waited an hour for it to arrive.
Cons: Greeted with disinterest from reception and staff in general. Manager needs to develop customer skills and then lead from top down. Rooms very tired and needs updating. Stained carpet, dusty. Bed needs replacing, sagging and lumpy and covered by mattress topper but no help - the most uncomfortable ever, and not helped by rock hard pillows! Seem to be scrimping on everything minimal toiletries and not even a loo brush! Tap in bathroom not working properly. Expected cooked to order breakfast as per earlier reviews but got disappointing hot buffet, powdery scrambled egg and fried eggs hard from sitting in hot plate too long. Very poor quality ingredients. TV no signal on most channels making it unwatchable and poor WiFi. Would not return or recommend. Undeserving of 4 star rating- more like 2 star at best. Don’t waste your money.

6.3 Good
Pros: The location was good. The bed was comfy and the room was spacious.
Cons: There were hairs all over the bathroom and the shower and sink taps would rhythmically go from good temperature to freezing to scalding every 5 seconds.
4.2 Okay
Pros: Staff half decent and friendly, location was good for what the group needed.
Cons: Boiling hot rooms, some are clearly over the main kitchen, this also made the room stink of chip fat. No bottled water & very dated. Not much communication so not made aware breakfast was even an option & couldn’t get in late at night, again not made aware of this - Overpriced by a mile, this at best should be £45 a night, not over £100.
9.6 Excellent
Pros: Lovely hotel, clean, tidy and a great location . Staff were very helpful and friendly and food was great .
Cons: Nothing
4.6 Okay
Pros: Good breakfast
Cons: 1.bathroom extractor was so noisy had to switch off 2 lights didn’t work in bedroom 3 mixer on bath didn’t have temperature regulation and fluctuated from freezing to scalding hot, dangerous to say the least
9.6 Excellent
Pros: Well equipped and comfortable room. Hotel public areas pleasantly upmarket. Excellent cooked breakfast, fresh and high quality. Not that many free parking slots (via entry to the rear) given the number of rooms, but pay-and-display not that expensive. Would definitely use again.
6.3 Good
Pros: Breakfast was great and free on site parking a bonus
Cons: The hotel room was unbearably hot - despite it being quite a cool evening- bed was average comfort and toilet seat did not fit the toilet. Minimal toiletries to say it was a king size room. Slept with window open due to hot room and it was noisy
8.3 Excellent
Pros: The staff were very friendly from reception through to cleaners. Service in restaurant very good.
Cons: Room was very hot as above the kitchens which meant wide open windows so noisy from the car park at the rear.
9.0 Excellent
Pros: Great Location, and good all round service. the breakfast service was very good with something to suit most tastes.
Cons: Despite reporting it on the first evening one of the ceiling light bulbs was not working, and there was no light source over the dressing table. Also the noise from the band or guests was very loud late in the evening.
9.2 Excellent
Pros: Comfy room. Friendly and helpful staff. Great food .
