Pros: Very welcoming, accommodating and super friendly hosts. I was a late check in and the staff stayed up until I arrived which I was very grateful for. Superb room, very clean and high spec. A great looking B&B Nice bedding, towels and great shower. Breakfast was 5* I would definitely stay here again if I am in the area.

Pros: The welcome from Julie was warm and rhe garden setting was lovely. Ourroom was very comfortable and spacious with a good bed - so nice to have a king size. The bathroom was also spacious and very good. Breakfast was excellent. The location suited us very well. Highly recommended..

Pros: The cottage is in the centre of Yeadon, close to the town hall and High Street, but is a beautiful and unexpected oasis. We opened the gate to a lovely garden, full of plants and trees, seating to relax and numerous birds flying round. After several hours of travelling it was a pleasure to sit and have a cup of tea. We had a friendly welcome from the owners - such nice people. Our room was comfortable and clean - we had a good night's sleep - an excellent breakfast in the morning. Would definitely recommend.

Pros: Willow Cottage was a beautiful little place with amazing staff that made you feel at home! The garden room was so cosy. Beautifully furnished with a fantastic shower. Breakfast was amazing!

Pros: Comfortable bed, gorgeous room which had everything you needed, so did the large on suite bathroom (room 4). Breakfast service was great John and Bea were so friendly and easy to talk with, we could have anything (and everything!) for breakfast, full English was very tasty.

Pros: Lovely building, lovely rooms and lovely people. It's a quiet and calm oasis away from the rest of the world. The property is fitted out to a lovel high spec. The greeting was really friendly, the room was great, and quiet, and the breakfast was epic! I would absolutely stay here again when I'm next in the area.

Pros: Friendly with a warm welcome. Nothing is too much trouble. Beds were comfortable. A lot of thought has been put into this B & B with everything you might need whilst away, even a hot water bottle for those chilly nights!! Breakfast was excellent.

Pros: Exceptional friendliness of host - beautiful large bedroom - location is quite special - we had an hour's walk along the leafy canal before supper. I know that wasn't strictly speaking the host's doing, nor was the fine weather - but she did encourage us to explore a place she obviously loves.

Pros: Excellent B&B, lovely quiet location, scenic with horses on land. Val greeted us by name as we arrived and made us feel very welcome throughout our stay, super host. Hearty english breakfast cooked to order, one of best we’ve tasted. Lovely walk from there down to river and canal. We were staying couple of nights to attend a wedding and Val organised us a taxi, nothing too much trouble. Night before wedding Val recommended ‘Half Way House’ nearby restaurant, 5 min walk away, been newly furbished, excellent food. Wedding venue at ‘The Old Barn’ amazing too, so has been an enjoyable memorable weekend for us. Thank you to all.

Pros: The finish on the rooms and common areas were excellent. Amazing barn conversion. Very comfortable bed but really a queen not a king. Very quick walk to great pubs and amenities. Close to train station and airport but quite quiet on a Friday Night!
Cons: The day was hot. No air conditioning or even a fan. The bathroom had no outlet near mirror for shavers. The water was extremely hot and when other units used water ... scalding. Water balancer needed.

Pros: We had breakfast at a small café around the corner from the property. The facilities for tea and coffee at the property were very good and the shared space was so spacious and comfortable.
Cons: It was extremely humid weather during our stay and very hot in the bedroom so a fan would have been welcome as the window only opened slightly. There was also only one chair in the room so another would have been useful as 2 people staying.

Pros: The property was fantastic. The room was as good as any hotel room I've stayed in (and the cleanest). No breakfast, however the cafe across the road was brilliant. Apparently there is a small Italian restaurant close by that I missed out on so I will be visiting that next time. Have already recommended this place to a colleague.

Pros: The property is decorated to a very high standard, the bed is very comfortable and the linens and towels are very good quality. It was nice to have free parking.
Cons: The property is presented as a hotel which we felt was a little misleading as it is really just an en suite room. It would have been nice to have either air conditioning or a fan provided as the room was very hot. Luckily my sister and I brought our own small fans with us. It was disappointing to see so many signs informing guests about the things they couldn't do.

Pros: Everything, from the immaculate no expense spared decor, the ultra modern, spacious and spotless en-suite, we were in awe of the place, couldn’t fault it. We also have to mention Peter, what a lovely guy, he couldn’t do enough for us, thanks for a wonderful stay.

Pros: Staff were lovely and accommodating. Room was larger than expected which is a plus and situated just off main building. The rooms were all occupied yet didn’t hear a thing through walls, very peaceful.

Pros: The room was clean and modern. Check-in was easy enough. I’ve never stayed at an “ inn” so didn’t realize checking in would mean at the bar. It was pretty seamless from there.
Cons: The waitress who checked us in confirmed we had air conditioning, being the hottest day on record in Leeds—once in the room, air conditioning meant a tiny fan. It was extremely hot and over a pub so the drunk chatter was a bit annoying—the tiny fan drowned out some of that.

Cons: Unfortunately, we did not get our breakfast bags as promised (we were leaving very early in the morning). Still, I do not reduce my overall score, since I was very satisfied with everything.

I booked there as close to airport and was looking forward to a nice filling breakfast before flying.... falsely advertised and very disappointing....

Pros: The fact that the night before seeing as I was to be up and off early 5am to the Airport the Hotel provided a small food parcel service, self select, Water, Yoghurt, Croissant etc. Good Tea making facility in the room with biscuits as well - Appreciated.
Cons: Only fault was there was some "bump Bump" music going on somewhere until late, not sure if it was from another room or the hotel sound system but it did make it hard to get to sleep early when having to rise at 4am. Also someone's kids jumping around in the upstairs hallway so a touch noisy at times. But all in much better quality than some French Motels etc in same price range. Thanks

Pros: Cleanliness was first rate, and the breakfasts exceed expectations. Equally, car partking is excellent and we ate well on both evenings.

Pros: Very nice location, clean room (262), asked for a quiet room, went to bed at 11pm on Tuesday night and was wakened by someone dragging barrels across the ground outside!! Around 4.30am on Thursday morning people shouting and screaming in the corridor. We ate in the Pub on Tuesday night, we had chicken pie, I think it had been microwaved too long, could hardly cut the pastry!! Sounds bad? But we enjoyed the stay and will return if we are in the area.

Pros: Location: Good location for both the airport and the city centre. Popular for weddings and functions though we weren't disturbed by any noise from these events Breakfast: Great, good selection of hot and cold. Extra mention to the two older local men who were running around refilling coffee etc. Check in : Friendly and efficient Room: Quiet, a fan was provided which was a blessing on one particularly warm evening, comfy bed, decent pillows, clean and spacious bathroom. We took off the quilt cover and noticed the quilt was stained ( likely coffee but you never know). Reported it to reception and it was replaced with a new one immediately, same with a bulb in the bathroom) Stables pub and outdoor seating area were nice

Pros: I've stayed her several times whilst working in Leeds: it's an easy taxi ride into the city centre, especially during school holidays. The staff couldn't be more helpful. The Convive restaurant is lovely.
Cons: The rooms are variable. I was initially allocated a very noisy room, on a corner of the hotel, which felt as though it was on top of the busy dual carriageway. Staff were very helpful in arranging a room change though.

Pros: The house is lovely and the rooms have been sympathetically restored with period and contemporary furnishings. The bed was very comfortable and the en suite was very clean and bright. The facilities in the room were good (tea /coffee, toiletries, TV and WiFi). There was a good selection for breakfast and I was persuaded to have poached eggs on toast, which I was very grateful for as they were lovely !! The owner was very friendly and helpful. I would definitely stay there again if I was in the area.
Cons: There was a fair bit of traffic noise, which I couldn't reduce completely as I couldn't shut the window fully as it was too high (being a bit vertically challenged didn't help !). However, I often have disturbed sleep so most people probably wouldn't even notice it.

Pros: I did NOT eat breakfast as I did not want to spend any money there after disgusting rudeness from the owner. As a guest I do not expect to be spoken to in the manner that I was.. . Did not find much to recommend it.
Cons: They made no provision for the extreme heat they should have provided adequate fans . Rooms unbearable in the heat. No ventilation. They own a dog of uncertain nature who was brought out where my dog was sitting under a table on their front . It attacked my dog and scared it. He did not have it on a lead or under control. He then tried to lay the blame at my door. Told a colleague of mine he had a £1000 fine as the dog had bitten a customer.

Pros: Location was good. Accommodation was fine and set in a good location (in the woods). Breakfasts were good with plenty of options.
Cons: Bar menu was a bit limited (for a vegetarian / vegan). Biggest issue was that we could not book in for any treatments as they were fully booked for a week past our stay. If we had known about this before our arrival, we would have booked in advance. Also, TV reception and Mobile reception were patchy.

Pros: Gorgeous setting friendly staff but the place in desperate need of renovation such a shame as it could be fantastic and we would go back if they updated the rooms. It appeared as though the decor dated back to the seventies / early eighties really poor.
Cons: Carpets windows lights bathroom was extremely poor even the toilet seat sprung off if we hadn’t have been desperate for a night away we would have left immediately

Pros: Staff in the bar were great and bar meals were also great. Breakfast was really nice - good choice, food was great, and staff were extremely helpful and attentive. Location of the cabin was lovely, and everything within good walking distance of the hotel.
Cons: Cleaning wasn't good, particularly in the cabin - no sign of vacuuming at all, floors quite dirty. Wifi in the hotel was very slow, if it worked at all.

Pros: Its an amazing location with really warm feeling rooms. Enjoyed our breakfast and use of the facilities such as pool and hot tub. Overall had a lovely stay and relaxing time

Pros: Our room was on the ground floor which suited us as pensioners, but the balcony was high up and overlooked the woods and park, which was wonderful because we could enjoy the morning and evening bird song. Being a Sunday night it was very good value. The restaurant menu was very good with lots of choice. The breakfast was outstanding with all the extra little touches. I would recommend booking the evening meal and breakfast when you book your room as it is cheaper that way and the meals are very good. Every single person on the staff was very helpful, courteous and genuine.
Cons: The hotel looked a bit tired and there was a lot of rubbish in the rear car park that needs tidying away.

I am in the industry.. fantastic customer service is soo important to me, and I absolutely got it at this fabulous hotel! I booked one night for me and my partner as a surprise to celebrate his return from working away at his fantastic new job! When I called to book the fabulous Hannah Binns answered my call in thee most happiest professional phone manner I ever did hear! I called to confirm what I had read on booking.com regarding price “£54” (at that date and time best deal rate!) and to query the “pet friendly” statement as we have a pug! Hannah was very polite and professional and confirmed our pug could stay she also assisted me with menu deals etc. She knew her stuff! On arrival, we were greeted with Ellie Parkin who was also so professional and polite, she organised my partners favourite drink on arrival as a surprise! In room arrival we were greeted with a lovely message card to our dog, myself, and my partner! (Chocolates included - please see pictures as they are super cute!) which was such a personal touch and welcome. The brasserie food is amazing and great value for money, duck pafait is a must try! The breakfast buffet is not only hot, fresh and well displayed IT IS GREAT QUALITY PRODUCE! Not to mention the 24 hour bar and room service! Such a treat, can’t wait to return! Be sure to leave cash gratuity, it’s rare you get such professional reliable customer service these days! Thank you! From piggie the pug, jazz and jay xox

Pros: When I arrived I was greeted by a very nice member of staff at the reception area, I done the paperwork and made my way to my room. When I opened my room door I was extremely pleased to see a very fresh looking modern decor and even a garden facing balcony. I loved it so much I booked again the following night (I even tried to upgrade to the room with the balcony but it was sold out!)

Pros: The receptionist was very pleasant and helpful on arrival. The Breakfast was very good and staff there excellent. I liked the quietness the room , the size of the bed and space in the room. It suited me that I could order something simple like a pot of tea.
Cons: There were no instructions as to how to work the Shower - this took time to fathom. I would have preferred a bath. By the time my pot of tea arrived it had obviously been sitting for a time - tea was luke warm and stewed. The girl who brought it didn't want to give me the tray but just to remove the teapot, cup and saucer, milk jug and sugar piece by piece into my room. I asked for the tray, she shrugged but gave it to me.

Room view overlooked kitchen staff smoking which was disgusting. Paid extra for pool only to be told it was closing early so paid for 30 mins usage. Told room service not available despite being advertised.
