The Belton Hampton Inn is a great new property on the far south side of Kansas City, but it is right off I-49, allowing you easy access to any of the main attractions in the KC area. We stayed on Valentine's weekend and found the staff to be helpful and friendly. The free breakfast has a number of options including several hot food choices. We will stay again if we are in the area. You can't beat the pricing for as nice as this hotel is. We originally reserved a room with a king bed. When we arrived we got our room keys and found our room it had two full size beds. We went back down to the lobby and the staff made it right-- they upgraded us for free to a king suite for the weekend! The hotel does sit pretty close to I-49 so there is some road noise, but it wasn't a problem for us.
The location was right next to the highway I was using, excellent for me. The room was clean and it was quiet there. The air conditioning was working very well, with the outside temps in the upper 90's. The only problem I encountered was the sound button on the tv remote did not work. But, for me it was no big deal.
The only thing positive I can say is it was close to interstate access. But that didn't matter cause place was so bad. The place was filthy. It stunk so bad. Stains on the beds and cigarette burns in blankets of non smoking rooms.. There were people hanging out on balcony partying all night long. From dark to daylight people Come and go. Not to mention bed bugs!!
Location was close to my event. Appeared to be home to drug activity and made me concerned for my vehicle being vandalized. Hole in ceiling above shower head, musky smelling, broken furniture, etc.
IT WAS IN A GOOD LOCATION FOR THE EVENTS THAT WE WERE ATTENDING THE TOILET WOULD NOT FLUSH DOWN A BOWEL MOVEMENT. AFTER FLUSHING 4-5 TIMES THERE WAS STILL FLOATING MATERIAL. THERE WAS A SHOE FOOTPRINT ON THE DOOR WHICH DIDNT MAKE US FEEL REAL SECURE.

I like the style of the room, the bedding was updated and it had a nice tv. I felt kind of unsafe with the type of behavior that was being displayed by other occupants. The room looked nice and updated, but not very clean. The bathtub was dirty and it smelled like cheap toilet spray
Nothing. Tried to find different accommodations but was not able to find a room to suit our needs. It was a very busy weekend the Royals were playing, also had a softball tournament going on & most rooms w/double beds were booked. Room was less than average. Did have some updates, but room had a strange odor. Beds were very uncomfortable, need to be updated. Pool was out of service. Breakfast items not worth eating.

Interiors desperately need remodeling. Needs all new bed linens. ALL hotels have upgraded their sheets, blankets, pillows, towels. This property is stuck in the 80's!! Old style furniture, room too small for king size bed, old tired look and feel. Upgrade or lose customers!
My wife and I have stayed here many different times on the short getaway vacations over long weekends . We were just here in March and then again this weekend . Things have gradually changed over the last three years . Our favorite little place to stay is in need of some maintenance issues . To start with, when I checked in on Sunday there was no air conditioning in the lobby and breakfast area . they commented that it would be repaired Monday . It was not when we left on Wednesday morning . Our room when first entering we noticed a lamp had a busted lampshade and the curtains were slightly opened like someone was just recently in the room . During our three day stay we only received made service one time . The grounds around the building are starting to show need of care because weeds are beginning to grow in the rock Areas. I tried to open one of the grills near our room in the lid fell off and look to be in need of repair for the igniter . We would have liked to have swim but the water was so cloudy from over chlorinating and lack of cleaning it should've been turned into the health department and closed . Our breakfast in the morning's were less than accommodating with tables that were not being cleaned after use . Residents were forced to drink juice and coffee from the small pancake batter cups because no one couldn't find any coffee cups or water glasses to replace them at 8 AM . I know this sounds like I'm being very picky but I normally do not write reviews . I just hope this will help other travelers , Also these items were brought to the attention of a manager on Monday morning but very little was done to correct any of the issues , I don't know what is going on but it's not the great little place we've enjoyed in the past and probably will not return sadly . The staff (Jason C) was stellar in his front desk service upon our arrival. This is the third time he has checked me in and every time he has been at the front desk at my check in, he nails it. That guy represents Wyndham on a very high level. Too bad that he is still at the front desk. He is one that needs to be presented an opportunity to grow. He is a reason for our return multiple times. I was in building 6, room 262. The room was poorly, poorly painted. It looked as if someone painted it blinded folded. The walls were not clean. The room was not indicative of any Wyndham location I have been on. I have stayed at this location a few times. This is the only time I have seen it in this condition. Not to mention a huge hole in the driveway on the backend of the property. Not happy with my visit.

The staff were wonderful! The rooms were not looking clean at all. Granted it was a pet friendly room, but they were smelly. HUGE stain in the bath tub. The water did not drain well in the sink nor in the bath tub. Made for a very uncomfortable shower experience. Just overall EXTREMELY disappointed with this Hyatt Place. I would have expected that at a lower rated hotel, not the Hyatt!!
Bed and pillows were horrible. Still have pain in my back 2 days later. Breakfast serving area wasn't clean. Slow to bring fresh food the last 20 minutes of breakfast. Began taking down breakfast before scheduled time. It was like the guy was racing, or late for an appointment.
The location was nice the price was good No microwave in room and an inside pool woulda been perfect.

Convenient location, affordably priced. Urine on floor, bugs in bathroom, Unemptied trash from previous guest, and pool closed with no info- which is a problem if you told your three year old you would have a pool party overnight. Front desk was chaos at check in and check out, and no one bothered to inquire if we enjoyed our stay or had any issues.
Good rate, great room design, good location for my needs 5th floor rm w/ extremely slow elevators, charge for forgotten razor, only 1 treadmill working, noise- door slams, lots of kids, appreciate HBO but would like to see CIN and SHO offered too.
I simply cannot complain about the price, locale (incredibly quiet when you consider its just South of 435), and the overall decor of the hotel/rooms. To be honest it contends with higher priced hotels in many regards. Unfortunately you can never please everyone in every aspect, especially when it comes to comfort, and sadly the bed and choice of pillows weren't to my fancy but hey, those are purely subjective. My only other "complaint" if you will, is that it seemed rather odd the room didn't have a microwave in it when it literally had every other amenity you could want/need.

The air conditioner in my room did not work. The staff was not knowledgeable about the area. The parking situation is a bit scary if you are solo at night. You must park on the third level of a parking garage and then walk or ride the elevator and go through a short alley.
Loved the modern look and feel to the rooms. There was a lot of "space" in only a 285 sq foot room. The location was easy enough to get to once we knew where to park. There was plenty of attractive stores and food experiences to enjoy. We didn't get to go swimming during our stay, but did take a look and the pool appeared well maintained. I really liked the fact that they had hookups to the TV for HDMI cables, PC ports, AUX ports, as well as several others. This allowed us to hookup my laptop to the TV to watch a movie or Netflix in our room. The view from the top floor was enjoyable since we were able to watch the sunset. There was plenty of activity going on a Saturday night, but while in the room, none of the noise bothered us. The overall atmosphere was fresh and comfortable from the lounge area, to the bar, and the rooms. Either someone didn't pay attention to the no smoking rule or something else stained part of the carpet. It wasn't blatantly noticeable, but while we were exploring the room it did become apparent that the carpet had been previously damaged. The mini-refrigerator was most likely broken since it didn't seem to keep item placed in there chilled, but again this is another minor maintenance issue. Until we actually found the parking structure for the hotel, there were few signs, either from the main street or inner streets, to direct us were to park. Since it had been our first time in the area, we probably seemed like confused tourist for the better part of 10 minutes trying to figure out where we could either unload to our room, or permanently park for the night. I do not enjoy the low pressure showers that hotels have and feel it is difficult to feel fully rinsed.

Everything was great. Great location, great room, great staff, great view, great drinks, great price, etc. It was definitely the nicest looking hotel I've stayed in. The contemporary style definitely made it better in my opinion. I did not get to check out the pool or gym on my stay but I'm sure they were fabulous as well. I will DEFINITELY consider going back to this hotel in the future. There were only two things I wasn't 100% satisfied with. Within a minute of entering our room, someone came in the fix the chain on our window shade. Not a big deal. I'm glad they did so I could use the shade, but I think it should have been done before we arrived. The other thing I wasn't completely satisfied with was the water pressure in the shower. Again, not a big deal. I'm just accustomed to my own shower's water pressure. Neither were anything I'd use to rate my experience lower.

Clean, friendly staff, like the low key location in Overland Park. They must have oiled the parking lot to make it shine more. That with some December frost made it very slick in the morning. My 5 year old fell and twisted her ankle.

Cleaning staff was great Breakfast was incredible. The bathroom was bad. It had a foul odor and the showers tub has issues with not draining. When addressed with staff upon checkout he made note of the issue and that was it. This is probably my last stay with Doubletree.
I travel a lot for work and love staying at Doubletrees. I was so pleased Kayak had such a great rate on this one particularly on a weekend. If you are staying in the Overland Park, Leawood, Olathe, "Blue Valley" area there isn't really a better location than this one. Plenty of restaurants, shopping, and anything else you might need if you forgot something at home. The rooms were nice and very clean. I was so pleased Kayak offered a "pre-check in" service. The two things we requested was extra blankets and a higher floor room. The front desk staff were aware of both requests which was nice. Got a great room location but we never received the extra blamkets. I love a very cool sleeping environment but my wife gets cold. So it would have been nice to get the extra blankets but we managed.
Staff was very friendly and willing to accommodate. You had better remember to bring the charger. The cost to buy one from the commissary was very expensive

I love the rooms and the employees are wonderful The breakfast, I got tomato juice that wasn't any good and the fruit had some bad mixed in with the new, like it was being reused daily.
My bed and pillows were comfortable and the wireless internet was excellent! Staff was friendly enough. Indoor pool was nice. The hotel was under renovation and not clean. Carpenter was being ripped up and piles of sand were on the stairs. Care is not taken in attention to detail. Sheets were strained and hair not belonging to us was on the sheets when covers were pulled back. Also there is no elevator and difficult to get luggage to second floor.

The layout was super cool with a pool in a courtyard and LTS of fun things for kids to do. Even a bad mitten court. We walked into our room and we're greeted by blood stains on the carpet. The feeling is that the hotel had not had any upgrades in the past 40 years. The mattresses were also hard and not very comfortable. Bit it was a place to stretch out after a long drive.
Breakfast is included which is nice. They have a fun pool and game center if you have kids and plan to hang out at the hotel at all. Pillows were very comfortable and it is a good price for what you get. First room we were put in smelled like mildew, second room smelled better but the bathroom was a little scary. Walls were dirty and door paint was chipping really badly. Nothing extreme just a little wear and tear.
Nothing Dirty, smelled, they gave our room away and instead gave us a $48 room that I payed $72 for through Kayak. My family kept asking me to sleep in our car instead and wouldn't even rinse their mouths out with their water after brushing teeth. We were traveling back home and got in at 2:30am and we were all very disappointed and disgusted by our room. If it weren't for it being 2:30am, we most definitely would have stated somewhere else.

The smell in there was masked, the carpets looked like they have not been vacuumed for a week. 2 of the side entrance doors stay open and unlocked. Most of the patrons gather in side parking lot and drink with music blaring from their cars. Don't be fooled by the name (Ramada Inn)

Nothing The room is not anywhere near as nice as the picture. The room smells like cigarette smoke and is filthy. Long dark hair on towels. Door didn't open very well. When we arrived we were told to come back in about 4-4 1/2 hours because our room was still occupied. We came back 4 hours and had to get a different room because the reserved room was still occupied by someone else. The entire building is filthy. The rug has a tear in it by the bathroom door and I tripped over it. There were cobwebs in the bathroom. There was dust around the television. People trying to call front desk kept calling my room. No hot water in the shower so we couldn't bathe while there. Dead bugs on the floor. I will never stay there again and I will make sure none of my friends do either. Overall it was just disgusting, filthy, and uninhabitable. I was scared letting my son sleep in that bed. This place should be shut down pernmanently.
It was close to places I was visiting. The room smelled like mold. Later in the bathroom I saw a cockroach. At breakfast the staff argued openly about firing a staff member about her paying for her coffee. Just give the staff free coffee!!!! Also give the staff a break Area that is not shared with the guest. If you need to coach someone or even fire someone do it behind closed doors privately and calmly! Ramada should remove their name from this property.
The location worked well for us. Short drive to our activity. The beds were clean and that was the most important thing for us! Upon entering the smell of the chlorine from the pool about knocked you over. The front desk staff was not too friendly (no smiles whatsoever or even a pleasant greeting). The hallway and stairs had worn/torn carpet and needed replacing. The curtains were not even hung so that you could pull them closed. Ceiling had cracks in it over the window. Looked like it could use a complete overhaul. Did not even want to check out the breakfast.
The bed was comfy, the room had easy temperature control, the staff was friendly and accommodating. We traveled with our 4 month old son and had plenty of room for his bed and the hotel was quiet enough to where he was never woken up from his naps. The hallways and elevator felt a bit crammed and parking spaces seemed near inadequate for guest occupancy. Otherwise we really did like our stay and thought it was a good value.
Staff was great and rooms were clean. Good location and parking was good. Seemed to be a lot of paint covering issues with the building. Pool was nice but a little dirty.
Great staff. Clean property. Awesome bartenders. Room AC doesn't get cold or even come close to the temperature displayed on the panel. I've made several comments to management during previous trips and it has never been solved. Room temp is an average of 75, even though thermostat was set at 65.

You can alway know that if you stay at a Marriott hotel that you will get a great room. The bed was so comfortable and our room was so quiet. After s very long day driving from Ohio, it was wonderful. We ordered some food from the new restaurant they have and it was very good. Great experience. Thank you.
Location was good for nearby hospital and interstate. Staff was kind. Could be cleaner. Bathroom sink leaked all over the floor.
The facility, location, and value was great. We liked the personalized omelets! The tread mil and elliptical were great. Work out room could have been bigger. The weight machine could use some work to flow better. The support staff seemed as though we were a burden.
ac was non existent, switched rooms same problem. next day front clerk said they are changing them out but not rooms that i stayed in. no apology nothing. don't waste money there.
I slept like a baby When we arrived they did not have our reservation in the system I had booked thru Kayak (booking .com) and they could not find us in the system. I was a little upset but Comfort Inn people took care of us and gave us a better deal than I had gotten from Kayak.

The free breakfast was a nice bonus. They have juice, coffee, cereal, biscuits and gravy, potatoes, sausage, etc. The "hot" items were barely warm at best. That is the only negative thing I could say about the hotel.

The hotel was clean and the fitness area was larger than most making it easy to work out. There was no information given about where to park. I asked to eat our food in the bar, which was empty. I was willing to buy drinks. I was told no. The air conditioning was less than adequate - non existent in the front area/living room.

The people who worked there were very friendly and accommodating. They really seemed to enjoy their job and provided excellent customer service! It was also a great location for our trip. Nothing!
Clean, new room. Quiet & comfortable. Pleasant front desk staff. Had difficulty entering room with key cards. A few trips to front desk. Had to manipulate key card to finally open door. Other guests sharing elevator ride had similar trouble getting in their rooms. This shouldn't be an issue in this fine 3 star hotel.

Booked a room online and paid for it. When I arrived they had no room for me despite my having paid for the room. All the staff did was cancel my room charge. They did not even try to help me find different accommodations or so much as offer a discount on a future stay. Overall very unhappy with experience as it took me over an hour to find another hotel as everything in the area was booked full already. Wold give this hotel a zero rating if I could
Our room was very quiet, it had a wonderful hot tub, the lobby was beautiful, and our room was just as nice The pool was dirty, room service wanted in the room at 7:00 a.m., the lobby where they say they have all these snacks (and even beer) they didn't have all but TV dinners and candy. If you're wanting to go somewhere for a little getaway with the family this isn't the place to stay. It's more of a business hotel than anything.
The restaurant staff was willing to make fresh eggs aside from the buffet usual scrambled. Also the front desk staff was always welcoming and willing to provide help when needed day or middle of the night. Overall great place. No real dislikes I guess if you really had to say anything that could be slightly better it would be a bigger bar and a little better exercise room.
We were in town for a football game and stayed at this hotel. It had nice rooms, a friendly staff, and a nice breakfast
It was clean! No odd smells, no mold in the bathroom, no strange hairs in the linens...I would definitely stay here again. And it was right off I-435, which was the road we were taking home.

The staff was very friendly and courteous. Hotel was clean. Breakfast and Happy Hour was a very positive surprise. Friday evening the Hot Tub was down. May have been better to clean earlier in the day or previous day. Pool could be a little bigger and better separated from Hot Tub.

Breakfast buffet superb, quick check-in, friendly front desk. Besides the negatives I mentioned I would stay there again. Found dried blood spots on bedsheets. Although I had a do not disturb sign on the door morning of checkout housekeeping knocked on my door @ 9am asking when I was going to checkout! I really didn't appreciate that!!
