I loved the homey feeling and the quality conversations around the breakfast table. The owners were very sweet and accommodating!
The bathroom was a little small and the tub was definitely not a two person one, though it was deep. Overall, it was a great place to stay for the amount of money.

Nothing to dislike
The bed we slept on was extremely hard. The one pillow we were given was wrapped in plastic so every time we moved, it made an awful crunching noise. The tub for two would have been nice had we not ran out of hot water before it was even half full.

Staff is excellent and also the guests. Breakfast is very good and you spend a good time with all the guests in the morning.
The hotel is tired and old, needs improvements, outside painting, new furniture, TV sets,etc.
The hosts were excellent. They were friendly & we felt very welcome there. The location was close to several places to eat and shop. We truly enjoyed our stay.
The pillows were a little flat.

My boyfriend and I stayed there two nights. We had the Victorian Room. The place was wonderful, clean, and beautiful! The owners were extremely nice and courteous. Be prepared to eat a wonderful breakfast, as it is a three-course meal!

If you want an anonymous motel-like experience, don't stay here! This is more like visiting friends. And if you stay more than once it won't just be LIKE visiting friends, it will be visiting friends. Breakfast is a sit-down affair with all the guests, with Leo at the head. Of course you don't really have to do it that way and I'm sure they would accommodate you if you need to eat and run, but breakfast is a time for everyone to linger and tell stories - and some of the most colorful are from Leo - a self-described 'dirt cowboy'. I believe there is also an evening storyfest, over drinks, but I arrived too late for that. The place itself is architecturally interesting, too. It's a couple of blocks from the heart of the Old Colorado City downtown, but still a good location. A charming place with some colorful Colorado characters - If that sounds good, this is for you.
Our room had a queen size bed and wonderfully ancient rocking chairs with full amenities in the bathroom. The owner used bright orange towels and the shampoo and soap were like grandma's house: In large bottles in the tub. No TV's, but the room had everything else, including the owner's father's amall desk! It was just charm at every level. Breakfast were a lot of fun, and we met new people at the family table and had a wonderful coversation. The owner is real characters, a truly nice human being (77 years old now and keeps the place up himself) and keeps the discussions lively. Adjacent to old town for walking the shops. It was just a lot of fun, and we'll go back again! I'd give the place 5 stars!
Mountain view room has 2 person tub, recliner chairs in front of a fake fireplace and a comfortable private deck with a gorgeous view of Pike's Peak. Perfect for a bottle of wine at sunset. No tv, but why would you want one here? Breakfasts were interesting, but very good. Conversation at the table was truly fun; Leo and Sharen are real characters, never failing to keep the discussions lively. Adjacent to old town for walking the shops. Didn't find any really great restaurants within walking distance, but Manitou Springs is only 5 minutes away by car. Or you can buy roasted chicken and german chocolate cake from Safeway and dine out on your deck. Overall, we loved the place. Spent more time in this comfortable room than any other hotel room I've ever been in. It was like going to Grandma's and having your kooky uncle taking care of you.
