The location of the hotel was as I expected. I've stayed in Miami Beach a number of times and location is generally more important to me. It was a short walk to Lincoln Rd Mall and a short walk to the beach. The hotel staff was quite pleasant.
The room we stayed in was on the ground floor and immediately on Collins Ave. As you could imagine, it was pretty noisy. Also, the heat/AC unit in the room didn't appear to work correctly for heating. Unfortunately the stay overlapped with a cold front in Miami so it was a little chilly in the room. Breakfast was supposed to run until 10 but when we made it at 945 everything had been put away.
Bed was comfortable. AC unit worked well.

We arrived at 4pm and while there is no place to park we were lucky to be able to pull up in front of the hotel while we checked in. During the check in procedure we were informed there would be a $30 per day valet parking fee and a one time $13 and some change resort fee which covered wifi, breakfast and a free glass of wine per day. Our room was incredibly small and overlooked the street. Part of the bathroom had been updated. It was basically rectangular, two double beds (one saggy), with a closet on the right and the bath on the left. The bath had a mini toilet and a single shower. During showers the water would alternate between scalding hot and barely warm. There was ONE hook on the door and no place to hang towels. The room had a tv stand with two drawers and one night stand between the bed. (TV was the big old kind seriously?) A luggage rack would have been appreciated because we had to keep our bags on the floor as there was no good place to put our clothes and toiletries. I did like that our windows swung wide open. On the second night that people directly above us made a racket and I had to call the front desk four times. Each time they got the people upstairs to quiet down but an hour later they would start up again. There is no pool or sundeck. You can walk a block to the beach and rent beach towels for $7 per towel which is ridiculous because the towels are only bath size. You can buy a beach towel for that much, After $380 for two nights and fees of about $90 for parking and resort fee and taxes I feel ripped off. When we left one of the employees brought our car to the street about 1 block from the entrance. We asked him to bring the car closer and he didn't say anything, he just gestured to us with the keys trying to hand them over. Really? Finally we got him to bring the car closer. No one helped up with our bags. I will not stay there again.

Location was awesome, if your looking for the South Beach Night life. Bar staff was friendly. Great front porch to sit on and people watch. Just a block walk to the beaches.
It was difficult to understand the thick accent of the hotel staff, some extra effort to converse was needed. Bathroom was small and in need of updates. Hotel room was clean, furniture was sub-par for price of the room. Hotel is frankly old, and some of that can be charming considering the age of the Art Deco district, but it would be much more suitable for more than one night if the building received some attention and updates.
Contrary to what many of the reviewers have said, the South Beach Plaza Hotel was very nice. The facility is well-kept and neat. The courtyard between the two buildings has a variety of interesting plantings, umbrellas, tables and chairs. My room was in the second building, on the other side of the courtyard from the main office/bar area. My room was completely remodeled, with the exception of the walls themselves. The room was clean and comfortable. This is a very nice hotel, near the beach and other points of interest. It is not super-luxury, but it is a well-kept older hotel. The price seemed a little high, but I have to admit it was the cheapest rate I could find other than at a couple of hotels that really had awful reviews! All in all, a good place to stay.
What seems off-putting to many was the $12.95 "resort fee". I was told this was primarily for breakfast, but I wasn't able to be there to take advantage of the breakfast. When I inquired further, I was told it also covered wi-fi and the "wine reception", which turned out to be not really a reception at all (there was no one else at the bar on a busy Friday evening when I was there!), but entitled you to one (1) free glass of wine at the bar. So, for breakfast, wi-fi, and a glass of wine, it all seems rather reasonable! But I would suggest to the hotel to eliminate the fee and just raise the room rates a few dollars.

The smell in the dark hotell was very old and stale. Beds were broken. At the first night (tried to booked in at 11pm) our room was doublebooked.
The Hotel room was very small and we could not open blinds as the window viewed onto a alley. Room very dark. Breakfast very unsatisfactory 1 dry bagal and 1 peice of fruit + coffee - we ate out. Adked to goto roof terrace as advertised to be told it only open on a Weekend !!!
