Pros: The rooms were very nice, decorated well. The owner and staff were friendly. The scenery was stunning.
Cons: The rooms were warmer inside using the AC; AC would turn off if you opened a window. We had to open a window to sleep or go outside to cool off, another guest (who had downstairs room)said my phone conversation while I was outside on the patio to a friend in America in a low voice woke up their baby. This was the same couple who had come back from dinner after 22:30, pushing their baby in a carriage.There's a baby sleeping next to us on the 2nd floor; this baby cried when my roommate was trying to sleep; we didn't complain. I had back surgery and had requested a room on the first floor. The two families with the babies should have rooms next to each other upstairs, allowing the two older handicap women the ability to get the first floor room since there's no lift nor help carrying bags upstairs. Finally, the doors were locked at 21:00, and I had panicked, had to call the owner when I couldn't find the handle to exit the main building. In case of emergency, this could have been very dangerous. Perhaps the door situation should have been made clear upon check in. After a call to the owner I was informed where to find the latch to go outside; I had to leave the door open so I would not get locked out since there was only one key given to us, it was being used inside our room's wall device to run the barely functioning AC. Lastly, I awakened early to secure a table next to the edge of the outdoor breakfast area; however, I was informed the table was reserved; and it was the last table near the edge of the dining area that had a view. After 10 minutes, an older couple sat down, and was not asked to move; apparently they had it was their reservation. I can understand a large party needs a table set up in advance to accommodate the numbers, but this was a surprise and unfair. It was casual dining; should have been on a first come, first serve basis. Disappointing!

Pros: If you are looking for a perfect B&B go to La Piana. Everything is thoughtfully designed. The garden and pool are beautiful. We had a lot of fun during the Pizza evening that helped us make friends with good conversation. Hospitality was the right combination friendly, helpful and business. We hope we can go back soon!
Cons: Getting there is half the adventure. The access road is small and the drive into the B&B is steep. However, this is Tuscany... what you get back is a wonderful, classic Tuscan view, a combination of nature and agriculture.

Pros: Fantastic hotel that ticked all the boxes. Lovely location, friendly staff, spotlessly clean, good facilities and lovely breakfast. The Hotel does not do evening meals but holds a Tuscan evening and a Pizza evening once a week. We went to the Tuscan evening which was delicious and our only disappointment was that the Pizza evening was cancelled when we stayed as I'm sure this would have been brilliant too.

Pros: Giampaulo and Paula were engaging and helpful hosts. Giampaulo was particularly helpful when I lost my phone, going out of his way to help. The breakfasts were an event! Lovely local cheeses, meats, honey and jams plus croissants, cakes, yoghurt and delicious cappucino. Pleasant pool area behind the Villa. The view from the room was fabulous. The little shop on the premises sold a fine selection of local produce and some cool T-shirts.
Cons: There wasn't a cupboard to hang clothes, only a rack but this was clear before we booked, there was plenty of drawer space. The bed, although comfortable, did squeak and creak a lot!

Pros: The ambiance of this home is wonderful, the views are amazing, and the host was very kind and helpful. He gave us some good tips on what to visit (Pistoia!). We enjoyed the pool on the warmer days.
Cons: Would modern, comfortable mattrasses fit the older style beds? That would be the only thing I would recommend.

Pros: The building and outdoor area and the pool were amazing. The view from our balcony was fantastico! The host and hostess were so friendly and welcomed us warmly into their beautiful home.
Cons: We thought we were having our own kitchen but nevertheless our host organized a bbq for us. The shower was a little dodgy but we got our hot water.

Pros: It was extraordinary. The hosts make you feel like home. They are the nicest. Also Mr. Gianpaolo speaks english very well. Then the view just leaves you speachless and it has a great garden with pool. The breakfast is excellent and we think it is very good value. As a whole we noticed a lot of attention to details, which we really enjoyed. I know its a lot of big words, but we were blown away and can't wait to visit Colle Olivi again.

Pros: Breakfast served in your room to you every morning. Lovely large bedroom and bathroom and excellent views.
Cons: The lift going down to the pool. No stairs. Got stuck in the lift and pressed the alarm to which no one came. The lights had gone off so it was pitch black but luckily we had a phone so lit up the panel to which you could pull some lever and eventually the door opened. Being claustrophobic I was not happy.

Pros: We decided to stay a bit out of Lucca, away from the crowds. This place was perfect. So relaxing and quiet. Still beautiful. It was lovely waking up and virtually being in the vineyards. The staff were so so helpful and lovely. Breakfast was nice, but not the best we have had in Italy, but that is far from a criticism because it was still good. Great pool as well which was perfect after a hot day sightseeing!

Pros: Beautiful surroundings. Brand new hotel with quality fixtures and fittings, we had a great room with a view of the vineyard! Fun wine tasting. Not busy at all and so we had the spa to ourselves.
Cons: Little things.... (reported to the hotel at the time) Mini bar fridge didn’t work TV just local Italian, not even BBC world or pay movies available. Air con stopped working in the room. For such a beautiful, classy, and expensive stay these shouldn’t have been an issue!

Pros: Lovely rooms , spa very good and lovely views of Montecarlo. The wines are excellent as was the Syrah restaurant. Very nice outside area in front of room to relax for breakfast or in the evening.
Cons: The service was patchy - dinner wasn’t booked when requested , wine tasting was messed up , breakfast in the room was a bit of a lottery with what arrived - milk missing , cutlery missing etc. Staff were pleasant and helpful when approached.

Pros: Lovely rooms and amazing bathroom. The view could't be any better. Swimming pool is not very deep (1.40 m) but was very nice and clean. We enjoyed our stay and the very good restaurant there.
Cons: The check in was a little awkward because it is in the restaurant. Breakfast is served in the room every morning which is different but nice. We missed the option for fresh fruit or eggs. Sadly there was no bar or any kind of service at the pool. Also we wanted to use the sauna and turkish bath but it wasn't turned on..

Pros: The hosts (father and son) were amazing! They offered us food and drinks and were very helpful with everything. Super hospitality!! The location is very peaceful and private.
Cons: The description mentioned a kitchen in the appartment. Although the larger appartments do have a kitchen, ours did not. When booking your stay pay extra attention if your appartment is with or without a kitchen. A fridge, plates and cuttlery are included in every appartment.

Cons: Glad the room faced north but this meant the view was mainly of side street with large wheelie bins below and scruffy looking building opposite. There was no sofa or proper seating area as was listed for our junior suite, just a folded over single foam bed that we used as a suitcase rest. Mattress was too hard and not long enough for me. I had to push two of the hard plastic upholstery tags into the mattress as they were digging into and hurting my hip!

Pros: EVERYTHING WAS AMAZING! The host was fantastic, very helpful, he provides us with all the information about parking (free public parking is 2min by foot), restaurants nearby, we really felt like we were home, especially because we got better room than booked at the same price. Always asking is everything ok, he was really the highlight of our stay there. Room was very clean and spacious, they have clean it everyday. The hotel was fully booked but we didn't hear any noise. Breakfast was better than expected although we saw the high score here on booking, it was fresh and high quality. Really recommend this place, would love to come back.

Pros: Lovely relaxed feel at breakfast. Everything we could have wanted in a beautiful setting. Hosts were brilliant and more than generous. Had a lovely evening meal in a fabulous setting at this FONDAZIONE. Extremely high specification of furnishings and really fascinating settin g with views across to Lucca and Tuscan countryside. Pool was great and a very welcome asset.

Pros: Everything. A beautifully restored palazzo with the lovely host Chaira who made our stay very special. The views from the hotel were wonderful and we loved the pool.The bedroom was extremly clean and we loved waking up every morning to a lovely breakfast in the garden with outstanding views. We were lucky enough to have dinner one night which was wonderful with local wines. Thank you for our perfect stay, we would definitely recommend this hotel and would love to return again.

Pros: Beautiful old building modernised inside to a really nice standard. The pool across the road is a lovely addition and having breakfast in the pretty garden was a highlight! I would stay again if I was in the area.
Cons: We were not able to get in the first night due to us arriving later than 10pm. Once we did get in (the next day) we had a fabulous stay. The hosts were so nice and were very sorry for the mix up with times.

Cons: Me and my boyfriend stay at the place for 1 night. We have been travelling around Tuscany and looking for nice and old/authentic places to stay. In this hotel, the room was not comfortable - it had a "damp" feeling and it was rather dark. The biggest turn-off was the bathroom: there was mold, the shower was very very basic (it was impossible to shower without getting the whole bathroom wet) ...

Pros: A hidden gem! The location is fabulous, and we loved the town of Montecarlo. Laura was absolutely phenomenal in helping us plan our mini vacation....coordinating wine tastings, restaurant reservations and preparing a special local meal for us. It's a quaint BnB and will definitely return.
Cons: If you are not able to climb stairs and carry your luggage, this would be a difficult accommodation for you.

Pros: Great stay in a private villa - rooms comfortable . Luscious gardens overlooking olive trees. Ample parking. Staff super friendly - a really happy but hardworking troop - they don’t know the word stress - superb restaurant.
Cons: Had great problems because the address is wrong - we don’t have a navi and according to the given address we ended up at a private home. Also must be noted it’s actually 2 km outside of Montecarlo and not in center. But then just followed the road signs into the Villa LaNina.

Pros: This place was fantastic. We accidently booked in this area which turned out to be the best mistake we made. The town itself is centrally located between Lucca & Sienna and is picturesque, upmarket and Trendy. The accommodation was faultless. I would highly recommend staying here.

Pros: The calm relaxed atmosphere to return to after a day sightseeing. Attentive friendly staff. Great position for walking through the park to the centre and to the station to get the train to Lucca and Pistoia.
Cons: Having stayed twice before about 10 years ago we were a little sad that the restaurant seemed less thriving with fewer choices. However what we did have was very nice and it also made us explore other alternatives in the town.

Pros: Everything was perfect this time. Room was good and clean, enough space for 2+1. Good comfortable bed and fluffy towels. Stuff was helpful and friendly, everybody spoke english. Nice and big pool, maybe not enough sun beds. Food at the restaurant was excellent, like I mean heavenly good. Good breakfast.

Pros: Montecatini Terme is a small and nice village with a few good restaurants within walking distance from the hotel. Staff were very nice and helpful! The hotel was recently renovated so everything is still bright new. The bed was huge and very comfortable. Would highly recommend for some quiet days! Should also visit Montecatini Alto with the funicular :)

Cons: There were plenty of choices for breakfast, but the croissants didn't seem to be baked freshly. The dining room was very busy as a lot of tour groups use the hotel, but the staff managed to keep up with supplying coffee and renewing platters.

Cons: The noise in room 215 was awful . This is due to the location of the room which is over a alley between two hotels. Every morning woken up at 6.30 am by loud banging and bottles being emptied. The staff must use this as an entrance too as all we could hear was shouting and very very loud talking out there.

Pros: The staff were great, some remembered my name after a couple of days as well as remembering some of my normal breakfast order. I'd also mention the location was great and fairly close to anything you would want in the town.
Cons: Soundproofing was a little bit of an issue, outside noise was minimal and the double glazing kept a lot of noise out, where it fell down was the noise from the corridors, there were a lot of noisy Americans having full conversations very early in the morning, which I think is more of a comment on the guests rather than the hotel.

Italian/English/German/Russian/French speaking team, very attentive and motivated. Relaxing atmosphere. The reception team is even more than perfect. We felt very comfortable and could have stayed much longer.

Pros: Amazing well equipped medieval property in a very hidden old mountain village near Pescia, very nice breakfast brought directly to your living room every morning, good wifi even if the village hardly has any phone network signal, gorgeus view to the mountains. Very nice host too with lots of tips to restaurants, things to do and see. It is a bit away from the rest of the world and is a good 15 minute slow drive up to the mountains from Pescia but if you are an adventure seeker or unique experience lover this place is a must!

Pros: The whole ambience and experience was amazing the lovely hospitality by the owner and Ofcrse always ready to help.its calm,tranquil and serene beauty with the view of the hills just helps you unwind and relax. Hotel arranged parking permit for us for €3 per day which was excellent because there were many parking places in blue zone around the hotel so it was easy to find parking place close to the hotel. Breakfast was amazing!!! Wide selection and great taste, everything was fresh. Room was big.
Cons: Narrow beds, flush in toilet is a bit challenge. We had a dinner in La Pecora Nera restaurant and nobody asked us if everything was ok, if we were satisfied... my food was salty. They claim on their website that as hotel guest you have 10% discount but we had to tell them to give us this discount even if they knew that we were hotel guests.

Cons: Being a charming historic building does involve a lot of upkeep. Whether do to cleaning ,I don't know , but the beautiful parquet pieces kept sticking to my bare feet. Actually a comical little puzzle, which the staff seemed to take seriously, so it's probably glued back now ;-)

Pros: Great location, and the hotel restaurant, La Pecora Nera, was 5*. The attentiveness of the staff from the moment you check in to check out was exceptional. Marco was especially accommodating and the owner is warm and friendly. We would definitely stay there again when visiting Tuscany.

Cons: The hotel located 100 m up on a hill. In the evenings, if you return afer day trip around 2100, no one is available to take you from the parking lot . No open bar after 2000 to enjoy ( maybe in the summer its open- we were on May). The dinner is not according expectations, vs prices anyway. Tea that we took to the room in the evening, left until next evening.

Pros: What a fabulous Hotel... the staff are so genuine and helpful. They could not do more. The Villa has so much history, its like being is a fairytale - just close your eyes and dream.... or open them and soak up the fantastic views from the multiple verandas and room vistas. Our room was simple but gorgeous with lots of windows in different directions... lots of fresh air and the smell of jasmine too. If you are looking for a place to relax and explore the Tuscan countryside and coast this is perfect. Great restaurant - the food was lovely and very affordable. Nice open air bar area - we tried our first Hugo cocktail (wont be the last!). There is a Jacuzzi area and a pool in the gardens. Whats more to love - cant want to go back: Big smiles all round.
Cons: There is nothing I did not like. The only thing I would like to see improve if the pool area - needs a little TLC... but such a small thing and we had a great dip, watching the sun set, sipping Aperol Spritzers!

Pros: Staff are exceptionally helpful and will always go out of their way. Breakfast always had a wide selection of food and drink to choose from. The location is superb, walking distance to everything in Montecatini, and the views from the penthouse restaurant we're excellent.
Cons: Price of spa access on top of the room charge was a bit off-putting. We paid for one full day but a small charge for access for the whole stay would make more sense, providing you aren't having treatments of course.

Pros: Beautiful hotel located within an easy walk of both the train station and thermal park. Extremely friendly, helpful staff. I used the wonderful swimming pool and the spa facilities, including a massage. The price was really reasonable, too. Great breakfast. Pretty lobby for relaxing.
Cons: The hotel caters to tour groups who have their own breakfast room and are allowed to eat earlier than "the rest of us." Of course, this makes you feel a bit second class, particularly because we regular folk don't get breakfast until 7:30, Yes, it is Italy, where breakfast is often served later than in Austria and Germany. Could the hotel compromise with 7:00? Also, a tour of the spa would be helpful for those who don't know how to use the equipment.

Pros: The staff, the staff, the staff. It was not the best hotel in terms of facilities; but we will definitely return because of the staff. They made big efforts to help out; even carried bags outside to our car and waited patiently while we repacked. The hotel is walking distance to the very very nice center of the village and has a big and safe parking lot (at a short walk, so drop off your luggage first).
Cons: The pool is small and the room felt like being in a hospital.

Cons: We felt tricked since we expected to have kichenette in our Room, since it is on every picture of a place and in general conditions it said:”each apartment is equipped with a kicchenette and refrigrator”. But we get simple small two bed room, becouse apparently we did not book apartment. IT did not even came to my mind that there are rooms withouth kitchen, if is described that each has kicchenette and on pictures each room hadit. It was very noisy becouse one guest celebrated something in the gard. No aircondition sto we could not close window.
