Pros: Katrien and Steven ,Our hosts, were so kind and helpful and made us feel so welcome. They went to a lot of effort to give us a huge amount of information about where everything is in the town and what to see.. also there is a fascinating link with the history of Ieper in that Steven’s own grandfather who lived at La Porte Cochere was a stone mason and with his brothers actually built the Menin gate, and the lions on top and many of the allied head stones ... he had all sorts of amazing photos of Ieper before, during and after the building of the city after the end of the war. The B&B itself is elegant and beautifully decorated and very comfortable.. the rooms are large and the bathrooms likewise .. well equipped and with everything you might need ..plus the bed was VERY comfortable and large!! Location couldn’t be better.. moments from the beautiful heart of Ieper and all the eateries and shops and the incredible Cloth hall where the museum is , and the Menin gate. All this and yet really nice and quiet at night. Breakfast was excellent with eggs and meats and cheese , and lovely bread and Steven’s home made jams!! Thank you SO much Katrien and Steven for being so lovely, for the great chats, and for making us feel so very welcome . We had a truly lovely stay, and have in the mean time recommended you to friends and family alike!! See you again! X

Pros: The breakfast was wonderful, lovely fresh fruit salad every morning, cooked eggs, fresh bread, meats, cheese and preserves. My twin room was comfortable with excellent en suite. Roof windows had very effective blackout blinds which made for a great nights sleep. Tea and coffee making facilities in the room with an honesty bar in the corridor for cold drinks and alcohol. Easy access to the battlefields (via Hellfire Corner) and Ypres town centre.
Cons: Sometimes the WiFi dropped out and would not let you log back in, but there was no problem getting a phone signal.
7.1 Good
Pros: The location, although not so picturesque, allowed us to walk into town. Luc, our host, was very informative about the area and made several helpful suggestions about what to do. The room was very comfortable and spotless, and the breakfast was delicious.
Cons: My only minor complaint was that the wi-fi was not always accessible.

Pros: Great location, fabulous hosts who provided a wonderful breakfast. The room was perfect and Luc was very knowledgeable of WW1 history and places we should visit. I would thoroughly recommend this as a place to stay for visiting Ypres and the surrounding areas.

Pros: The setting, view on the lake (Zillebeekse vijver); close to the centre of Ypres = half hour walk mostly along the city walls in the park
Cons: The smell of the factory nearby when the wind came from that direction

Pros: Breakfast was excellent, fresh and a very good choice and a great view over the lake , also being able to make tea/coffee very welcome and relaxed in the lounge also over looking the lake quiet area but just a few minutes from town centre . Great thanks.
9.6 Excellent
Pros: Beautiful property, room and location. Friendly helpful staff, nice breakfast, excellent value. We will stay again.
Cons: Not a lot! Location isn’t ideal for access to Ypres in the evening, but this is a fair trade for being in such a beautiful spot.

Pros: Our room had a lovely balcony overlooking the lake to relax on. The room itself was very big with plenty of space for our luggage. There was a communal kitchen if you don't want to go out for a meal. It is possible to walk into Ypres. It only takes 15 minutes. Parking is plentiful onsite. There are only 4 rooms and it's on a quiet lane so it's not noisy like staying in the town. Very enjoyable. Breakfast had plenty of choices and was delicious.
Cons: It was very warm when we were there. An air conditioner would have been very welcome but it's probably not that hot very often.
