good breakfast buffet, cooked breakfast option, fruit in the room, extra pillows and blankets and Pauline was very friendly not keen on the toiletries, tiny mirror, and I found the bed quite hard. The guinea fowl screeching at the crack of dawn from the roof of my bahroom, I did get used to after a couple of days.
Quiet rural location - wildlife & hens a plenty! Expensive for what it is, and I've had better breakfasts!
Was greeted in a friendly manner. The room was fantastic, not only very pretty, practical and well laid out but very clean and very tidy. The hotal was in beautiful surroundings with an air of tranqility and it really was a relaxing stay. The facilities were great and there was a games room there suitable for bot children and adults. Great place!!
i liked the convenient location that the hotel had for all the places that we intended to visit. However I believe the hotel is more suited to families with young children the hotel staff/family seemed a little disorganised and seemed to rely too much on the lady of the hotel.

The converted dairy provided comfortable and quiet accommodation with plenty of towels and toiletries in in fact the 'goodies seemed so plentyful I was surprised that there was not a shoe cleaning kit. The continental breakfast was very good, I only wish that I could have faced up to having a full english which I imagine would have been equally as good.
Very comfortable and easy access to village and Bath.
Peaceful, rural location and setting; conversion of outbuildings into individual bedroom units with ensuite were very well converted; fresh fruit and selection of hot drinks in room; comfortable and pleasantly decorated bedrooms; an easy 20 minute walk to Bradford Upon Avon village itself. Only complaint was the shower was a dribble, but there was plenty of hot water and a bath as an alternative.

Beautiful views over Bath. Superb spa facilities. Sumptuous bathroom. Standard double bed was inufficient for the price/quality of the hotel. A king size should have been standard. Neither of us got much sleep due to lack of space, which is a poor outcome for a hotel advertising itself as luxurious and relaxing.

the kindness shown to us after we complained by Byron Fiddler, Reception manager the attitude of Charlotte the receptionist who was extremely rude to us on arrival and the weather! it was very cold in the room.

The bedroom, the spa and the restaurant. I had been at this hotel before. This time I was given a bedroom in the Garden Floor. This floor looks dated and the bedrooms are not as nice as the ones in other floors so I requested to be moved to another bedroom, which the hotel kindly granted me.

The central location No parking so therefore I had to move my car from a car park @ 08:00hrs. Also rooms very small and very warm.

The location of the hotel I did not like the fact that at a particular time in the evening and in the morning there was a loud ding kind of noise.
Nothing I thought it was hugely ovepriced. I might just about have been satisfied at half the price. Our room was ok but was in the basement and looked out on a poorly maintained wall. The heating had not been turned on even though the outside temperature was below zero and it was snowing.We had to queue for breakfast on both mornings.
The location was perfect for my stay in Bath,and the room and standard in general of the hotel again was good. The only meal i had was not that good(pork loin).I was unable to book breakfast because i had made my reservation on line and assumed that it was inclusive.I was then told it depended when i booked on line as to the cost of ordering a breakfast.I gave up and went to a very pleasent cafe.
Very friendly staff, clean comfortable rooms, fantastic modern bathrooms, central location, delicious breakfast. Right near a very busy bus drop off, but the hotel itself was surprisingly quiet and always very easy to access.

Reception staff and parking facilities I was extremely dissapointed by the qaulity of my room, the cleanliness and general condition of the facilities. The hotel is out dates and far beneath what I would expect from the Hilton brand. I stay in hotels all over the world and this simply does not measure up on any level.

Convenient location for Bath amenities. We were going to Theatre Royal, and the Hilton is just a 5 - 10 minute walk away We were attracted by the Parking under the hotel - and this was easy to find. We were not told it would cost us £17 however !

The staff. All were polite, efficient,very well trained and took the time to make you feel welcome - despite being busy. They took a pride in their job. The sound proofing in the basic rooms was not very good, so if you wanted to sleep on a bit in the morning it would have been very difficult. We were there to make the best of a couple of days in Bath, so it suited us.

The prices for drinks at the bar and also cold drinks from their shop were extortionate! £1.50 for a small bottle of water! £18 for 4 drinks at the bar! Very disappointing.

Our stay at the midway was very relaxing, and ideal for what we intended to do with our weekend. The room was well furnished and clean with everything to hand. We would certainly recomend this b&b to anybody who is visiting Bath or the local area. Our hostess was very welcoming and helpful and a great old traditional pub right next door selling excellent food and local beers. Could not fault our stay.

The standard of service staff were very helpful . Location is brilliant a very short walk takes you into Bath and most importantly a comfortable bed. All was fine.
Hotel is in great location for site seeing and getting around Bath.Hotel room was very nice. Concierge and desk staff were very friendly and helpful. Breakfast was very nice. Buffet selection was impressive especially with the additional made to order options. The breakfast staff was so wonderful that they even served me when I mixed up the times and arrived late. They were very professional and friendly. The walls were thin and I could hear everyone passing by in the hallway, but earplugs solved that issue.
Needs updating. Its in a prime location but needs to improve to make people come back. We wont return
the proximity to local places of interest.The room was spacious with old fashioned tasteful furniture and a flat screen television. I didn't like the poor state of the decor in the public areas and the room.I also did not like coming back to my room to find the door unlocked and wide open
We enjoyed our stay with you. The staff were wonderful, the room was comfortable and clean, the breakfast was fabulous, so much to choose from. We will definately return. Just a few things. The room was a little cold, not enough chanels on the television (mostly childrens channels), it was quite noisy at night, but we live in the country so just not used it...the decor was a little dull in the room and the shower (as it so very often is in hotels) was not very powerful at all. These are not complaints, just our views.
This is an immaculate bed and breakfast, everything is of the highest quality. we would highly recommend this hotel for anyone It is a 10 minute walk into Bath, but worth it to stay at this hotel. we took a cab back at night as to hilly to walk but and it wasnt dear, so no negative really
Everything was of a high quality on a small scale. The rooms and presentation of the hotel create a relaxing atmosphere. Lovely drawing room to sit in and plan the day ahead,or to simply look out over the garden. The breakfast was in quantities that would satisfy any traveller, with plenty of choice if a full english breakfast is not your preference. It is close to Bath as described and they provide plenty of brochures for 'things to do' and restaurant ideas if you do not know Bath, very useful in our case. All in all a very tranquil place to stay.
Location was very good Use of space in hotel room was not the best ie. 3 chairs in a moderately sized room seemed excessive.

We were welcomed by the manager, who then went out of his way to be helpful with information about the locallity, and to make sure we had everything we needed (as an example, he provided a wide choice of herbal teas). Excellent breakfast.

Food was outstanding, rooms comfortable and staff very helpful Feather duvets and pillows - should be synthetic as i have an allergy to feathers - however staff quickly rectified this.

Parking a minimum, we had to pay to park at local car park, maybe guests could be offered a parking pass for nearby public car parks?
Nicely decorated room, comfy bed, excellent shower, fantastic breakfast included, liked having the pub with comfortable seating areas downstairs (jazz night was great!) We were on the main street side and there is quite a bit of traffic noise from that, but given our time schedules it did not detract from our stay.
I totally loved this hotel - the thing that made it was the amazing staff, lovely and so helpful - thank you for a great stay.

I went to there with my girl friend. However there is not so far away from the town centre. Just about 10~15min by bus. also good service, clean and warm room. i think very good for us nothing special
After booking I was a little worried by some of the reviews. I can only say how wrong some of them were. The staff were most helpful. Nothing was too much trouble. The meal in the dining room most enjoyable and the breakfast 1st class in both quality and variety. Sorry, cannot find anything to complain about.
We very much enjoyed our stay at Bailbrook House. For the price we paid the hotel was lovely, the bedroom a good size and a very nice and extensive breakfast. Good free car parking which is a luxury in Bath. Bus stop at the bottom of the drive and a taxi back at 11.30 from the centre of Bath cost only £6.50. Really not worth trying to drive into Bath

Don't be put off by its position on the hill or roadside position. As soon as you walk inside the welcome is warm and friendly. A damp day meant a roaring fire was on in the sitting room and complimentary tea and coffee offered. The bedrooms were nicely furnished and had all would need. Views from the top rooms over Bath were lovely. Breakfast was delicious and served politely and efficiently by the lovely staff there. This hotel would be a beautiful setting for a wedding-shame I don't live nearer to Bath... And a groom! The only downside would be if you had trouble with steps or hills. Don't book if recovering from a hip replacement of find walking challenging.

Charming little escape in Bath. The Staff are extremely welcoming. Tea and flapjacks on arrival in the study which overlooks the beautiful gardens. Breakfast was well cooked and plentiful Pillows were a bit on the flat side for my liking

Beautiful semi-rural location. You could have a scenic walk along the canal to the centre of Bath in 35 minutes. I was staying in the outer block. The room was small and the bathroom even smaller. What I found very disappointing was the very poor quality of water flow in the shower a trickle. I would not stay in the outer block if I went back.
Location, staff and food The rooms in the Hotel's Lodge are very small, the bathroom tiny and we could fell the springs in the bed.
Really- I mean really- helpful staff; very good food (especially main courses), thoughtful wine list, comfortable and large rooms, and the baby- listening phones for the restaurant are priceless. As it's advertised as a historic house, it's disappointing to see hinged plastic double glazing in lieu of original sliding sash windows, fake slate tiles, stripped pine doors which are inevitably splitting (they're designed to be painted!) and bedrooms dressed in an economical modern chintz of pastel colours, that reminds one of a retirement home. Sounds like I'm being fussy, but old buildings lose their soul when they're interfered with too much and to me the quality of historic environment is an important part of a stay in a country house.
Lovely pool. Staff have a very friendly "can do" approach. Lovely gardens and places to relax. Expensive stay but was worth it.

We stayed in the little cottages just outside the main building which was a great surpise as it didn't feel like you were staying in a hotel. We decided to stay one more night but had to change rooms which wasn't a problem. However the bed in the new room (room 8) was very uncomfortable compared to the bed in our original room (20).

food was good but spoilt by mean portions i.e. one piece of very thinly sliced bread with the starter, similarly the cooked breakfast was unusually small. The service was good considering the very young table staff. Slightly pretentious as a number of small English hotels tend to be and the decor is somewhat confused i.e. Georgian house with plastic windows.
