Pros: The rooms nice and cosy, relaxed, few pubs close by to walk out, food was amazing. The waiting on staff were fabulous. £5 tip given.
Cons: Everything was great, I requested our 10yr anniversary as special requested and was accepted, but nothing when we arrived. Only let down.

Pros: Lovely building, newly renovated to an excellent standard. Staff very friendly and efficient. Rooms gorgeous and very clean. Everything you could need available in room including hairdryer and iron/ironing board, bathrobes, tea/coffee and even provided with fresh milk and homemade chocolate brownie :) Owner very friendly also, aiming to and succeeding to creat something really special. I would definitely recommend this property and will certainly visit again.
Cons: Parking not available on site, there’s a small area at the back that’s private but it’s first come first served. There’s a car park across the road that we were assured was safe to park overnight, otherwise on-street parking where you can get it.

Pros: The staff were fantastic: hard working and very friendly and helpful. Very impressed. Rooms are clean, fresh and nicely decorated. We stayed on our way south and , on departure, booked for an overnight on our way north 6 days later. It was lovely to know we had somewhere so nice awaiting us at the end of our holiday.

Cons: Special 60th birthday meal, but 1 of the 4 meals was completely wrong, so the 4th person ate 10 mins + later, told 3 different things by 3 different staff of what we could and couldn’t have, when the manager came over he just said abruptly ‘who told you that?’ Had to chase things over to bar like condiments and drinks. Glasses piled up on table most of the night, staff organisation very disjointed. The evening was finished by us witnessing, at the front of the restaurant, the manager giving one of the waitress a hearty spank on her derrière, this sort of behaviour is not acceptable in this day and age ..

Pros: At first was a bit disappointed when I was told it would be a continental breakfast as tea room not open on a Monday. Very pleased at breakfast this morning, we had a fantastic choice of croissants , porridge ,cheese eggs and fruit to mention a few. We certainly couldnt eat that much but was really appreciated

Cons: The room had not be serviced during the day and had to go down to ask for supplies which we then had to wait around for before being able to get a shower after a days walking. The toilet seat was broken also. there was only one bed side lamp and the room seemed dark.

Cons: The evening meal was far too expensive for what we were served. My friend and I ordered standard pub food and it was standard in quality but were charged 12+ pounds for each meal. We also, ordered a pint of bitter and lager each, which were both low in taste quality and again were 4.5 pounds, which is too expensive for 'bog-stanndard' beer. We would not order an evening meal or buy beer from the hotel in future and would be more likely to stroll into nearby Burnley centre (across the pedestrian bridge - 15 mins), where we went after the meal for food/a few beers. Breakfast was OK, but too busy; sausages were low quality and the coffee machine wasn't working when we arrived at 8.45am. The hotel is functional, but impersonal and lacks 'soul', which I guess is what you expect from a Holiday Inn type of hotel.

Cons: i booked a double bed room which was available online and they told me that they don't have it and instead give me a twin disabled room in which all toilet becomes wet due to disabled facilities. And onilne it was showing that you have 2 double rooms available and I pay for that but in reality it was not there. Also the shampoo and shower gel bottle was broken and not working. So I changed its head with the hand wash than it worked. Rest everything very nice. It was a little bit expensive as I was not interested in breakfast and breakfast was mandatory thats why a bit expensive. I never sleep in single bed for the last 15 years thats why fall down of the bed. I especially select the double bed and it was not there.

Pros: To be honest it served the freshest breakfast I have ever had and I have travelled a lot over the years. Not very extensive in choice but if you like English breakfast it could not have been better.

Pros: The food was excellent both at dinner and breakfast. The finest produce is used here and it shows. Well seasoned and good sized portions. The bar area is lovely I could sit there all day it's so chilled. There is an excellent selection of gins to sample. The staff are really welcoming including the gorgeous hotel dog.
Cons: Unfortunately the room we had was hot and stuffy but this obviously can't be helped as the windows are original and only open a certain amount. I would choose another room maybe next time.

Pros: The hotel had a nice character with history and some amusing and quirky features. The staff generally friendly especially at breakfast. The issues highlighted didn't impact too much on our overall experience
Cons: Our room was very tired and dated although it is in an old property and retained the character. The bathroom wasn't very clean with lots of dust and cobwebs. The hot water tap was difficult to turn off and the shower couldn't be adjusted. All in all it is in dire need of updating, the description if the property and gallery suggested that upgrading had been completed.

Cons: Extremely small bedroom in poor condition, nowhere for suitcase to go apart from under bed which isn’t ideal. Wallpaper falling off in room and bathroom. Standard double bed, not great when you’re 6’3”. Young, inexperienced staff lacked restaurant training: had to ask for butter and then more butter as they only bring 2 small portions at a time (was going to ask for a third lot so we could finish the toast but were too fed up by this time) Had to ask for napkins, sauce, teacups. Breakfast poached eggs tasted heavily of vinegar.

Cons: I checked in to be told the chef was off so no food available and it was teeming down with rain! Despite the fact the hotel was almost empty, they put me in the worst room with no windows except a Velux one above the bed which I couldn't open as it was raining. In the morning there was no one serving breakfast and the only active member of staff was checking someone out. I arrived for breakfast at 7am, enquired again at 7.10, 7.20 and gave up at 7.30 when the sole active member of staff was still serving the same customer and hadn't yet managed to check them out! I cleared my room and arrived at checkout and asked for a refund of Breakfast which the receptionist was unable to do (she had offered my a 'packed'breakfast which I declined as it probably wouldn't have been ready until lunchtime), so I asked who was the guy hanging around looking furtive and she said 'he's the chef'!!! Apparently, he can't take breakfast orders, only fulfil them. I was a little annoyed and asked if the irony of the situation was clear and the receptionist said she couldn't help it and missed the point entirely. I asked for the manager to call me, which she did and rather than apologise remonstrated with me and said I had intimidated the staff - what staff? I couldn't find any to intimidate! Clearly, no training is given to staff and the manager herself is incompetent. Stay away from this horrible place!

Pros: Good breakfast, pleasant location including its own garden. Staff all friendly and helpful though they were coping with first a wedding then a 70th birthday party during my stay. I rather enjoyed the family atmosphere, especially the children playing.
Cons: Can't think of anything now, except that I remember the A59 was blocked at a crucial point so I had a bit of trouble finding my way. I use maps, the old-fashioned sort!

Cons: Breakfast was non existent- banana, tiny carton of orange juice from Aldi, carton of porridge oats from Aldi costing 39pence n prepacked croissant. Rooms were not en-suite, as advertised. Bathroom n toilet down the corridor. Everything was laden with sugar. We cannot have sugar. My daughter n I booked and paid for bed n breakfast for 2 nights at a cost of 144 pounds sterling- and had to buy breakfast outside each morning. Lady of the House was very blasé about everything. Said her daughter deals with bookings.

Cons: Paid for a twin, got a single. Bathroom and toilet down the hall, makeshift toilet not even fitted with proper walls, didn't know I'd be sharing facilities. Bed was really uncomfortable. Shown to the room by owners mum, she could hardly walk bless her. Not great all round. Overpriced for what it is.

Pros: Location great for our needs. Been before and know what to expect in terms of facilities. Staff (in general) very friendly and helpful. Breakfast very good. Spa/pool generally good but used by non hotel guests.
Cons: Saturday night wedding guests partying to 3:00am and later. Some of the partying was going on in the room next door to us, and on the grass outside our window. I think the hotel could perhaps do more to contain late celebrations to areas away from guest rooms. We will not use the hotel again for weekend stays.

Cons: Being told my 3 year old son and 7 year old daughter could not go to breakfast in their loungewear clothes as it didn't look good for them. This was normal dark blue trousers and a t-shirt. Also the fan, kettle and cup in the room were extremely dirty.

The Best Western Burnley North Oaks Hotel was once the private home of a wealthy local merchant and has been sympathetically restored preserving the grand feel of a bygone era. The lounge and reception area is dominated by a 25 foot high stained glass window which tells the story of Abraham Althams life and work in the Burnley area. Both the restaurant and bar are in the 'old house' with grand ornate ceilings and floor to ceiling windows creating instant theatre. Cons: As the temperature was warm outside the rooms were very warm. I asked for a fan and was told it would be in the room but unfortunately that was not given to us.

Pros: The gym, the swimming pool, Jacuzzi, sauna and steam room were all part and parcel of the whole stay. Provided the room with teas and coffees and bathroom with body/ hair wash and soap with ample towels and hairdryer. The add on breakfast was well worth it and the catering, gym and reception staff were amazing in there attitude and response.
Cons: The room was sauna room hot. The staff were helpful and provided a fan although it would have been nice for them to have had provided the room at standard room temperature.

Pros: Stayed for sons birthday treat and had other sons visit whilst there. Beautiful garden lovely for walking dog. Well kept/clean rooms. Fabulous shower. Made to feel special with exceptional staff. Always polite and friendly and went above and beyond to oblige any requests. Wonderful evening meal with smashing service. Had a lovely relaxing break. Only stopped 2 nights but wished we could have stayed longer. Didn’t get chance to try gym/pool etc. Will make sure we do next time. We will be back to stay with Best Western again. Thanks to all the staff there.

Cons: First impressions are so important and in this case not good. Made it clear we preferred room with few stairs, there were 56!! Total nightmare, miserable receptionist, didn’t attempt to find another room. The hotel due to it being an old building is like a rabbit Warren. Due to poor first impressions and room location would not be my first choice for future bookings. When I lived in the area I was a leisure club member for several years, thought it would have been better. Public areas very drab and dated.

Pros: I spoke to the fabulous lady at reception, who told me they were fully booked for the first night, but whilst I was out, my bags would be moved to a different room. This happened without issue, and the room for the second night was fantastic. The bed was long, wide and comfortable; the windows opened fully, the shower had 2 heads and good water pressure, and the cafetiere coffee was lovely. The staff could not have been more friendly or accommodating.
Cons: The first room I was given had a surprisingly short bed. I had anticipated a standard double, and I know a queen size is narrower in width, but at 5'10, I was lying end to end, with my feet only JUST on the bed. The room was also quite warm, with very little ventilation from the windows, which only opened a small way. (Also, the instant coffee wasn't nice)
