Clean rooms and friendly staff. Staff was very helpful and friendly! Friendly staffs, good location, quiet place. Lovely room & pool area. Very good location. Close to all services and activities. The hotel vibes are awesome, is chill and welcoming. The people in reception were very helpful. Great location right on the edge of the old town allows for a peaceful night but being able to easily go out. Location and value of money, nice staff. The location was just perfekt, away from the noise in a really lovely neighborhood, about 5 min walk to the night market. The location was good and easy to go around town with rental motorbike. The room is super! Only a short walk from the centre of Chiang Mai in a very quiet area. Very clean and comfortable.

Pool just outside the door. Water heater not working, water pressure not stable. Only one thing bothered me: the ants. Little ants everywhere lol. A lot of circulation, we have to be careful when we cross the streets, no stops not much light circulation. No breakfast included, or even offered. Location not the best for us. But on the other hand i really apperciated it that it was a very quiet neighbourhood. So i had a good sleep. No noises around the hotel at night or early mornings. No hot water in the shower was the only issue (wasn’t a problem to be honest), the best it could get is slightly warm but not really warm or hot. Bathroom flooded when showering & no constant hot water. The couch did smell like pee if you sat on it, but we forgot to tell the staff about it so they probably would have handled it if we did. There is no elevator and some of the rooms are on the 3rd floor, but it wasn’t that much of a problem. The bathroom was in a poor state, hanger falling down and water from the shower running over. There was no breakfast at the hotel or nearby. The hotel was relatively expensive compared to the other hotels we used in Thailand. The room was a little dark and some of the furniture in the bathroom was a little worn-out. … we chose it partly as other reviewers said the wifi was good and I had an important online meeting. But the wifi wasn’t good and my meeting couldn’t be completed. Bathtub got a crack and both of us get hurt. No safety boxes in the rooms - that’s why we upgraded to the pool room! ( safety boxes only available in pool rooms ). The phone doesn’t work. The remote of TV doesn’t work. Some lights in the room doesn’t work. The swimming pool is not very clean. No safe in room. Street is a bit dark at night to walk to the old town area. The hotel really could do with a makeover. Everything seems a bit tired and worn out. The bathroom situation is far from ideal, too. The showerhead is hung so low it's tough to have a proper, comfortable shower. And since you have to shower in the tub, water ends up splashing everywhere, leaving the room quite a mess. They definitely need to rethink and upgrade these spaces to make the stay more enjoyable. There really wasn't anything not to like. Bathroom shower pressure was not to strong enough for taking shower. The mosquitoes are aggressive, be ready to take some medicine for it. Location wasn't as great as advertised! It's quite far from POI, and you will need to walk some distance to reach them. No convenience stores around the place. Not many restaurants either. If you want to be in the centre of attractions, don't stay here. Lots of time and money wasted on commuting. The rooms were big, but facilities are quite old. Pool is a plus though. Will think twice about coming back, mainly because of the location.
