Kingsway Guest House is set in Newington and one mile from Edinburgh's Royal Mile and old town. Most rooms have an en suite shower room and others have a separate private shower room bathroom. All guest bedrooms are located on the first and second floors, accessed by stairs. There is no lift to rooms.

Lovely place, Lizzie and Gary are great hosts, They are attempt to serve the guest at the best. its like to stay at your home, cozy location, beautiful room, great breakfast. Its a clean B&B ever found before.In case of an early departure they deliver you a breakfast in a travel bag. A lot of buses runs to and from downtown, if by walk is about 20 mins away from The Royal Mile. Restaurants, fast food or shops are quite close. I recommend it and I will be back to stay with them if I'll back to Edimburgh.
We had a wonderful stay at Kingsway. Lizzie and Gary, the owners, were incredibly kind and helpful. They prepared a nice breakfast each morning in the front room. They had all sorts of information prepared for us upon arrival, including recommendations of nearby restaurants and a handy card with bus information. It was easy to get to the Royal Mile by bus. One day my husband left early to go fly fishing near the borders and Lizzie prepared him a breakfast to go. The rooms were comfortable with small bathrooms. We loved this B&B! We would absolutely stay there again if we return to Edinburgh in the future.
Friendliness of both the owners who were extremely helpful and available. Breakfasts were good, whether continental or cooked; well presented and early riser continental option helpful.

Close to centre. Rooms were airy with high ceilings. Staff were happy to answer questions and provide information.
They would not let us leave our bags on the day of departure. Check out time was too early - 10am. Cheques are not accepted, we had to pay by cash or by card with a 3% card fee.

if we had to pick a fault staying in attic room in summer a large sky light made sleeping difficult and teabags not restocked in room during stay!
