One of the better complimentary breakfasts in this price range. Great access to KOP mall. Room was clean and checking in staff were excellent. Just a bit more soundproofing needed to completely block hallway and upstairs toilet flush noises, still able to get a great nights

The beds are awesome. I can't recall ever staying in a hotel and the bed being more comfortable than my own bed at home. The location is also great because it is right across the street from the KOP mall. If you don't mind crossing huge intersections, you could easily walk to the mall from there. The breakfast was also really nice, but it was a VERY long walk from the room and difficult to find. We would have been better off getting in the car and driving to the breakfast area considering the amount of time it took and the twists and turns it took to get there. I know this is an older hotel, but seriously - how is there no elevator?? It's clear renovations have been done, but one of those should have been adding an elevator to the older end of the hotel. As we were leaving, we noticed one on the newer end, but in the amount of time it takes to load everything on a cart and drag it to that elevator, we were better off carrying it up and down the stairs ourselves. Lugging all of that up the stairs was a huge disappointment and would definitely cause me to find another hotel if we stayed in that area again.
Needed a late check in time and the staff was most accommodating Room and Hotel were clean. Breakfast was good, we got down about 30 minutes before closing and the food was still fresh and hot.

We used the room as a base camp for the seminar and award banquet on Friday night. We intended to stay over but with ask the snow we decided to return home after the banquet. It served its purpose well. I hate sliding doors, no privacy, very embarrassing and uncomfortable
The room #310 smelled like cigarette smoke. And the people next door to me were drunk and talking loudly, screaming, singing for three hours in the evening. Very obnoxious. Not your fault.
The walls are very thin. Heard doors open and closing all night long.
The room and hotel were very clean! The curtains on each side of the window were only there for decoration. They didn't actually close. This was a problem because the light from the parking lot was directly in front of the window, which made it hard to sleep.
The location of the hotel and the fine breakfast the next morning made our stay a pleasure.
The hotel was very nice and the people were very friendly. I was there for the Devon horse show so we did not get to spend much time at the hotel.
The location Room condition: chair had a large stain and the stuffing was coming out; bedskirt was covered with lint "balls": needed to ask for glasses two days: bedspread was pulled back but bed was never "made", fitted bottom sheet was never totally covering the mattress: clean towels were there but at the same time the soiled towels were left on the floor: Would not stay there again.
My deal was for a King bed and I ended up with 2 queens. There was no change.
I like the location and the hotel was nice enough. Nice bathroom. Elevators seemed to make noise and seems old. no indoor pool even thought the pics that I scrolled through showed a beautiful indoor pool and was hoping to enjoy that with my two daughters. I also booked two queen beds and when I checked in they said they saw that I made a "request" for two queens but could only give me a king with a pull out sofa. That was NOT a request that is what I booked. I would not have chosen this hotel if only a king was available. I was visiting my daughter that is attending Bryn Mawr College. The attendant at the desk was nice and gave us complimentary breakfast coupons. I did use them but wasn't planning on having breakfast at the hotel because my daughter is also vegan. The only thing she can really eat there is fruit and there was some soy milk out so she was going to have a bowl of cereal. When she went to pour the soy milk it was frozen!! The server was able to come up with more from the back. This was really NOT the experience I expected but made the best of it. I plan on traveling to this area several times a year. Not sure I will give this hotel another chance. There are many choices.

Convenient for the sports show we were going to and that's about all. Restaurant was fairly good. No window in room, skimpy toiletries, lumpy uncomfortable bed, very noisy room near the elevator. Also, could hear through the walls.

Location is great. Generally clean room. For the price, it was good, but have stayed in other area hotels for similar price and had better accommodations and amenities in room and at the property. Bed was very uncomfortable.

Clean bed My staying hotel included breakfast but when I checked in hotel they never mention it. Which I paid for it. Also this hotel did not provide bath tub.

This hotel was very clean and comfy. Location was great. Perfect for a weekend getaway. Our only complaint is the shower door, or lack of. Looks nice but since it was very cold outside, we couldn't get the heat to stay in the room, it made for a cold shower. We put towel at the door so the cold air would quit coming in from the hallway and by the time we went to sleep it had warmed up.
Bed was comfortable No signs stating when the pool and jacuzzi closed. Front desk was rude when asked about the shuttle services. Lack of courtesy, dog down the hall in a room barked all night

I HAD PAID IN ADVANCED RESERVATION AND AFTER TRAVELING ALL DAY I GET THEIR AND THEY GAVE MY ROOM AWAY AND SENT ME TO ANOTHER HOTEL.
The staff in restaraunt were great. Also Jeff front desk man was very customer friendly Everyday if not twice a day told them the toilet leaked also the water in toilet was very dingy as well as toilet seat needed changed

The told me the could drive me to a work event and then told me that they dont have a shuttle service on the weekend when I called weeks ahead of time to make sure of this so I didn't have to drive drunk. There was only I e person working the front desk which was Prob why she had an awful additude. And they didn't give me my cookie lol that part I didn't care much about but still thought it was funny. Don't get there breakfast it is soooo awful, powdered egg mix!? Who does that lol the only place Iv even stayed where they could actually mess up breakfast lol crack an egg you last SOB's
The staff in the restaurant was friendly, attentive and all-around great; room seemed freshly renovated. Room wasn't fully cleaned during our stay (coffee maker was left as I used it); not enough toilet paper; I canceled wakeup call but got one anyway; no non-slip in slippery bathtub; too few towels; dozens of little boys running around and yelling in public areas (lacrosse tournament, I think).

Nice staff, quiet rooms, good parking area. Our room was clean and had recently been updated. I was concerned by all of the reviews talking about construction noise, but we did not hear or notice any construction underway during our stay on October 29 - 30, 2015. I live in the area and we were just staying there as a treat. In the future, I wouldn't hesitate to recommend the hotel to out-of-town visitors.
We came duriing renovations to the lobby so lots of crowded conditions down there. Also, rooms recently renovated are great-- all suites. BUT-- toilet was broken and never fixed. Front desk calls weren't answered. Chalking it up to the renovation...

Location was good. Bed was comfortable. Cleanliness could be improved. Dust in the room, hairs on the towels, sections of carpet were stained. My refrigerator was broken but the manager on duty was kind enough to replace it himself. That impressed me.

Bed was comfortable. Air conditioning worked well. Clean. Room had a fridge, microwave, desk and lounge chair. Breakfast included. Light above mirror in the bathroom was burned out; shower head was broken. I was on the side facing the highway, which turned out to be a little loud.
Hampton brand usually gives you a consistent experience... They did not clean our room and since we were out much of the day didn't realize it until too late. I asked for towels at that point and they brought up 2 (!?) after waiting 30 minutes late at night. The breakfast area was very cramped and overcrowded and not kept clean.

The staff was wonderful and the room was very clean. There was no 'Do not Disturb' tag and housekeeping starts knocking at 8:30am.
Decent enough Outdated
Reasonable value for money. Staff generally friendly. Good location close to mall and restaurants. There are 2 elevators. 1 has been broken for over a year (according to a staff member) and the other takes conservatively 5-7min to arrive at any floor no matter what time of day or night. Many of the lights on the elevator buttons were also not working. For someone on the 5th floor with a lot of luggage, this was very trying. Also with a school group on the weekend, I took the stairs most days. Elevator and hall ways smelt musty. The hot water and coffee were luke warm at best. The coffee was generally abysmal. For a night or 2 it was satisfactory. For any longer than that, I would recommend staying somewhere else.
Okay place to stay for business trips-nothing fancy. Breakfast buffet was decent and convenient. Room was a bit noisy.
Alyssa at the front desk was amazing. We were really in a bind and she went above, beyond, and more to make sure we were taken care of and comfortable. It went from being a frantic last minute booking to a very comfortable nights sleep and a look into how amazing some people can be not only at doing their jobs, but amazing people in general. We are very thankful!! The hotel itself was very clean and the breakfast the next morning was great. We only wished we could stay longer.
bed was comfortable, room was clean, desk/work area provided, well lit, hot shower, most amenities worked. Breakfast was very good and an excellent variety of items were available including waffles and pancakes. The juice and bacon were my favorites and they provided an excellent variety of breads. desk said there would be 2 complimentary bottles of water in the fridge but there weren't. The alarm clock did not work, but we had a cell phone with an alarm. Only one of two elevators appeared to work and the ice machine on our floor was broken but we were able to get ice on a different floor.

Location was awesome. Staff was very friendly and easy to work with Seemed like a shady place. Someone in the hall we were in was smoking marijuana and no one seemed to care. The entire floor smelled of marijuana.
The air conditioning worked well. People were smoking in the hallways and had smoked in the room. The bathroom was disgustingly dirty.
Nothing The entrance was impossible to get to, there was no soap in the bathroom and the water trickled out of the shower head.
Proximity to the mall
Located next to the King of Prussia mall. Many restaurants around the area too. The bathroom drain didn't work well, so you wind find yourself standing in a foot of water. But the worst part was the breakfast. The bacon was burnt and the sausage was so overcooked that it turned into I don't know what. People eat before leaving, so if breakfast isn't done right then that's what they'll remember about their stay and not return. It's a shame because I won't.

The rooms [I asked to switch] were malodorous. The room I was switched to smelled worse than the initial room so I stuck with what was behind Door #1. The television channels were mislabeled and the reception was poor. Finally, the mattress was shall we say not designed for "extended stay" in that it was very bargain basement in terms of quality.
This whole listing was a huge deception! The photo of the outside, lobby, eating area and room had nothing to do with this property! The only reason we didn't ask for a new room was we doubted the other rooms were any better! I would give this property a D and will never stay at an Extended Stay hotel again!

No major problems with anything. Room, facilities, food were all fine for my purpose (business) for a 1-day stay. I was surprised that there were no snacks and a very limited selection of drinks in the Concierge Lounge during the day.
Nice gym/pool/hot tub to relax. My friends and I stayed in 3 rooms. I was charged for parking and internet when the other rooms were not. Very unfair and tricky staff at the front desk.

All in all - not bad value for money. Staff was super-nice, room was very spacious, bed excellent, free internet was fast. Breakfast - when will they learn in America to make a decent European breakfast??? It seems that breakfast is made only of chemicals and plastics...not real bread, eggs, etc...

Had stayed here previously and don't remember the A/C problem and chose to go back again. I'd probably go return. Air conditioner noisy and cycled all night waking me up. It blew across the bed...when it was running, too cool, so had to cover up. After it stopped, it was too hot, had to kick off covers. Finally at 2am I got up and turned it off! It was not a good night's sleep! Minor problem, only one of the two elevators was running making wait time very long. Heard many complaints from fellow riders about how long they had to wait and how crowded it was once the elevator stopped.
Decent hotel. Clean decent rooms. Staff was pleasant. Youth hockey convention....kids running through halls yelling and screaming. Had to complain twice once when we got there and another time overnight.

This is very close to where I was working for the week. The complimentary omelettes are a nice touch. Aside from breakfast, the food is mediocre.

The hotel was well maintained, clean and comfortable. The staff was friendly and the complimentary breakfast was very good. Only negative was the noise from the local interstate not far outside our hotel room window.
I just enjoyed my time spent here with family. The pool was fun. We went about 4 times that weekend we were there. Not many people in there. Breakfast was delicious and hot. We had a problem with the bathtub and called many times. The building guy came once but no one word from anyone else all weekend.
Clean and comfortable. The staff give misinformation which reflect the lack of training received from managers. When issues arise due to the incorrect information provided by staff, the customer is liable for paying in full. They should be honest and take responsibility for their errors, but they dont. The hotel is not accessible as stated.
Bargain for the cost, especially considering we stayed on a holiday weekend. Location is only 15-20 minutes from the Philadelphia Zoo, which we appreciated. Breakfast was tasty and main food items changed daily in our 3-day stay.
