7.1 Good
Pros: Whole place exceptionally clean, the outside space so well kept. The room and linen spotless. Luv luv the front terrace and honesty Bar. Free parking right outside. Lovely lady owner The view across the bay idyllic Free birthday drink
Cons: A mile from town up a steep hill at the end, felt sure it said it was closer. Our small double was exactly that the smallest room we have ever stayed in we came home with scratches and bruises from the bed tv and table no room for big people like us. The breakfast wasn’t for us we both left it, thick bacon with loads of fat n weird taste n hard sausages never ate next day meaning another meal to buy. Being told to go to bed is jokes whilst silently waiting for Uber Eats outside! As the owner said she’s not used to People like Us........!!!!!This sums up our stay
10.0 Excellent
Pros: Owners were friendly & welcoming the little touches of the homemade shortbread & the complimentary drink were lovely.

10.0 Excellent
Pros: Very pleasant. Good greeting , everything explained. Good location with sea views. Parking good for a sea front location. Not far, 5 mins by regular bus to town centre. Good en suite immaculate details. Ultra clean. Good choice for breakfast. For someone ending a long day through business I could not ask for more. Easy to find, didn't even use a sat nav. Great stay.
Cons: Nothing was problematic.
10.0 Excellent
Pros: Absolutely excellent in every respect! Terese and Neil are superb hosts and we cannot recommend Suenos highly enough.
10.0 Excellent
Pros: This guesthouse deserves its 5-star rating and you'd have to travel a considerable distance to find another. Very comfortable bedroom with all the expected trimmings (and some unexpected including ground coffee in the fridge with fresh milk! Brilliant! Not everyone prefers tea in the morning and UHT milk) Breakfast was first rate. Covered all tastes using locally sourced meat, fish and free range eggs. Plenty of alternatives for those who prefer not to eat meat including a superb home-cooked granola! The honesty bar was very useful - beautiful wines, soft drinks and everything else in between.
10.0 Excellent
Pros: The room was clean and well equipped with iron, hairdryer, extra quilt, radio and fan. Neil and Theresa was welcoming and informative of local entertainment and eateries. We will definitely be returning.
Cons: There was nothing we did not like.

9.6 Excellent
Pros: Lovely clean room with many extras the hosts have thought carefully about and are inclusive of the cost.
Cons: Only two issues, the shower had no water pressure whatsoever and the bed could be larger, enough space to add a king-size.
10.0 Excellent
Pros: The 2 roomed annexe is at the back of the owners’ property so you get use of the garden which makes it feel very private. We had my elderly mother with us in the adjoining room so it’s perfect. It’s our second visit. The owners are very helpful and friendly.
10.0 Excellent
Pros: John was very welcoming on arrival, accommodating our request for early check in. Rooms very clean and comfortable in a quiet location. We were attending a wedding at the nearby Vaulty Manor and John arranged a taxi to and from the venue for us. Would highly recommend and would definitely stay again.

Pros: Excellent room, clean and comfortable. Host was helpful and approachable without being intrusive. Food superb, plenty of choice and waitress was lovely.
9.2 Excellent
Pros: It being by seafront, waking up to the sea every morning
Cons: Radiator in the wrong spot, right underneath table,I found the room a bit chilly
9.6 Excellent
Pros: The room was beautiful with all the amenities that you could want, the bed was comfortable & the room had a fan as well, however the room was at a lovely temperature. The view from the balcony was brilliant a added comfort that the balcony had carpet, with a little table & chairs, looking out to the sea. The balcony was enclosed making the balcony warm & comfortable. The breakfast was very tasty & fulfilling.
Cons: It was a shame that you could not smoke on the balcony, meaning we had to go outside the front door, & for someone like me that does not sleep very well, had to go outside in the dark late at night. The B&B had a smoking area that was not accessible during the night, so seemed a waste of time. The balcony where it was enclosed, the bannisters were very dirty. The tables at breakfast for two people was very small & was a balancing act. The kettle & cups were on the sideboard right next to the kettle, we had to move the kettle to get a full view of the telly. There is not enough wardrobe space & not enough hangers.
9.6 Excellent
Pros: Clean comfy room with good tea and coffee making. Comfy bed. Nice decor. Tasty breakfast and very friendly hosts.
Cons: Parking was full so had to park in a back street with restricted parking hours.

10.0 Excellent
Pros: Price Location Rooms are small, but you have everything you need Funky looking rooms
Cons: Parking is 200 meters away and cost £9 for 24 hours apparently you can get a discount, but we didn’t bother because we heard it was more hassle that it’s worth The locals are a bit rough and ready Probably not the nicest of areas You have to walk through the pub the check in
7.9 Good
Pros: Fairly quiet with very friendly staff. Food in the bar was very good especially the fish and chips
Cons: In the room there is no facility to keep valuable items, but the hotel accepts no responsibility for losses. At times the 24hr reception was not manned for long periods of time., you had to wait for someone in the bar to become available. Not what I would call 24 he reception.

10.0 Excellent
Pros: Rate is for room only, but the pub downstairs does an excellent breakfast. The small one only costs £3.09 and was perfectly adequate for me. Rooms are tastefully decorated. Lovely big towels, great shower and good-sized quality TV. I stay here whenever I am in the area and my last visit must have been around my eighth stay and I look forward to going back soon. Location is really central, too. Opposite station, next to shops and less than a minute's walk to the seafront.

Pros: Staff were lovely, free WiFi, tea and coffee facilities.
Cons: Room was a bit dated however it had all the necessities. A few stray hairs found in bathroom and bed, nothing major... could do with cleaning/dusting under beds. Cons: The room was very hot but a fan was supplied which cooked it down a lot.
9.6 Excellent
Pros: Very generous tea, coffee and a fridge for fresh milk for morning cereal This was quite unexpected.

10.0 Excellent
Pros: The service was first class. Rose petals on bed and staff brought takeaway to room for us. Absolutely 5*.
Cons: No rook service that night which was a shame as we were looking forward to that and no towel animals on the bed as promised.
10.0 Excellent
Pros: Bed
Cons: No
5.0 Okay
Pros: Good convenient location and 24 hour access.
Cons: Food was awful, staff weren't very attentive, rooms were tiny. Very poor value for the price. Decor was okay but looking beaten and run down needs touching up and some repairs. Could have had a more comfortable bed and bigger space with better food at a Premier Inn
5.8 Okay
Pros: View
Cons: Had too move room as shower never worked and room was still dirty
7.9 Good
Pros: Location was great and the tooms were lovlely.
Cons: Wasnt much I didnt like.
5.8 Okay
Pros: This is the 2nd time of staying - I had some issues the 1st time and hoped that maybe I was wrong but I wasn't The positive's - Reception staff where very welcoming and friendly, the hotel is very modern and quite comfortable. Lovely Terrace Bar. It was also nice to see Air Conditioning in the room which was not there (or not in the room we had) the last time
Cons: I can't help but think that this is still over priced. Location is lovely - parking still a little issue and we ended up paying an additional £25 + for the public parking on top of a £240.00 room. The hotel should reserve a car parking space per room. Breakfast is also not included - which at this price seems ridiculous, and seeing as we didn't have a good Breakfast experience on our 1st stay decided not to risk the waste of money. With regards to the room - it is always comfortable and are very modern. The plugs beside the bed offer a USB port for charging phones, but unfortunately they didn't work. There was also "strange" light switches below pillow height in the middle of the bed, which I think in moving in our sleep we manage to turn on twice. Still (same as the 1st time we stayed) complaint is the bathroom!! I understand they have made them small to maximise bedroom space but they are so unpractical - The toilet was far to close to the shower glass, you have to sit at an angel to the sink as there is no room for your leg on the other side. No toilet roll holder - as they have made it so small they just didn't include one, but then housekeeping but the toilet roll the other side of the sink (bit of a stretch) - also the shower - although lovely as a walk in shower, with a what should be lovely big shower head - the shower head is positioned so that 90% of the water goes out side the glass screen, meaning then the whole bathroom is covered in water. If you put down the floor matt for such a reason, you then can't open the bathroom door without removing the floor matt, meaning the bathroom is still swimming in water. Also the towels are of the most tiny size - certainly not the luxury kind of towel I expect for £240 per night! It was a pleasant experience but there are some basic things that need addressing.

10.0 Excellent
Pros: Excellent, convenient location, just off the High Street. We were warmly received and quickly shown to our very elegant, comfortable room with great bathroom, with lovely toiletries and shower gel. We even had a complimentary glass or two of sherry, a nice touch. After a very good night's sleep, we then enjoyed a very tasty breakfast. No complaints from us and we recommend highly.
10.0 Excellent
Pros: Stay in the original house and loved the periodic features, had family staying in the annexe and although new was in keeping with the house. Beautiful flowers baskets and gazebo outside, good you can park on site. Ate in the restaurant, delicious freshly cooked pasta and pizza. Breakfast was lovely too with plenty of choice.
Cons: Only negative was if you want the window open because so near to the high street can get noisy when the surrounding pubs kick out (but not the Limes fault)
9.6 Excellent
Pros: Good location Friendly staff Excellent breakfast
Cons: Bed a bit small and plug in sink not fitting
7.1 Good
Pros: Room was comfortable, nice bathroom. Was also quite quiet considering its location on busy road.
Cons: Breakfast was nicely presented, with an Italian twist on the typical English breakfast with herbs in the scrambled eggs and salad on the plate. Tasted nice, but a bit on the small side, would not be to everyone's taste. No fruit offered, only cereal, a little yoghurt and make your own toast. Had I paid top rate for the room I would have felt short changed, as I felt it was a little limited. The real problem was the car park, we arrived at 5.30 pm on a Saturday night, the car park was full due to people dining at Luigis, the on site Italian restaurant. Luckily a couple were exiting, and we were directed to their parking spot, but had we arrived later in the evening, the car park was very busy and there would have been no spaces. There is no parking outside the bed and breakfast, and it is a very busy road and difficult to exit. There is a TV screen to show you what traffic is coming in both directions. Unfortunately, the sun was shining directly on the screen, which made it difficult to exit the property in the morning. There are also bedrooms just off the car park which it is not clear in the property description. We had a pleasant stay, but for us parkng was a problem.
7.5 Good
Pros: Good breakfast and small restaurant now on site.
Cons: Breakfast room needs extending but we did go on a busy weekend.

Cons: Top room. Very warm but it was hot day.
7.5 Good
Cons: First night spent in front bedroom (room 1) - very close to main road. Traffic noise made sleep impossible even had the double glazing been complete.

9.6 Excellent
Pros: The stand out features of this gastropub was the high level of service and food provided. The professionalism of staff was a clear indication of the training that had been given over a number of years. As we pointed out at the time, it is how you respond to an issue such as the heavy shades in our room that is important; The meal in the evening was enhanced by Josh, the young man who was on duty. The location opposite a cricket field provided a sense of being at the heart of the community. The forward in the christmas publicity was exemplary in terms of reflecting the teamwork required to make for a successful business.
Cons: The shades in the room which limited reading opportunies at night
9.2 Excellent
Pros: Great food, friendly and helpful staff in a nice pub.
6.7 Good
Pros: Breakfast was very good
Cons: We stayed in the tiptree room it was very small for a double our friends stayed in another room which was a much better size I booked both room's a day apart but they had no record of it was a shame the rooms are not equal sizes as the cost is the same
7.9 Good
Pros: It was a reasonable distance from where we needed to be that night.
Cons: The bed in Tiptree is falling apart and needs replacement. It was very busy so maybe we just booked at the wrong time. The noise from other guests staying in the cottages is very loud, especially during the night.
9.6 Excellent
Pros: The welcome was warm, the bedrooms comfortable and the food good. Despite there being a cabaret evening, we did not hear it. Nice location with open countryside around.
Cons: There were 4 in our party and the first cooked breakfast took 45 mins to arrive, the last one 55 mins. The table next to us were even later. We were going to a wedding and did have plenty of time but it seemed excessive. When we asked, we were told there had been a lot of changes and it all had to be entered on the computer. We had omitted some items from the Full English but this didn’t seem s difficult task. The bedroom was great apart from the lighting. It was impossible to read a book in bed as the lamps were too small and dim. Kindles were fine but books not. Had we been staying more than one night, and as an avid reader, we would have got very frustrated.
10.0 Excellent
Pros: Lovely hotel and lovely staff. Great breakfast

Pros: Lovely clean room with many extras the hosts have thought carefully about and are inclusive of the cost.
Cons: Only two issues, the shower had no water pressure whatsoever and the bed could be larger, enough space to add a king-size.

Pros: The 2 roomed annexe is at the back of the owners’ property so you get use of the garden which makes it feel very private. We had my elderly mother with us in the adjoining room so it’s perfect. It’s our second visit. The owners are very helpful and friendly.
