The rooms are excellent. The location is excellent, in the middle of the mediaeval city centre on a typical narrow street, amidst original Napolitan family life. You get your typical Italian (one piece of pastry and a cup of coffee) in the famous pasticceria of Angelo Carbone (directly round the corner). Some excellent (and really non-expensive restaurants and trattorie are directly around (pizzeria Gino Sorbillo, trattoria da Carmine, ristorante al Grifo).
The reception is always closed, you need to telephone in order to make contact (bring your mobile phone!) and the staff do not keep their promises. Rooms are cleaned at irregular intervals as is the renewal of towels and the quality of cleaning varies also. You need to climb stairs to get to your room and the reception, as the elevator is strictly private (for he staff).

Nobody at the location, with help of neigbours we reached the owner, this could be solved by putting recent gsm number on the door. (must say, we made a late reservation.) Unfortunaly very hard matresses and only cold water, but for one night ok!.
A good location in the centre of historical center. For Naples the location was quite quiet.
Difficult to find the hotel - especially during the night. Although you see the odd numbers on the right side of the street, the hotel is on the top of the street on its left side, a third house from the crossroad.
The location of the hotel is very bad, not really safe and in a building with families. There is no one there when you need something. For example when your room does not close and people enter in it in the middle of the night........ And to do everything perfect they also give you a ticket to have a breakfast in a place which is close..... We really did not have a good time there!

Walking up 96 steps with luggage after a long air flight as well as each time we had to leave for the day. Breakfast 3 blocks away from the rooms. A 4 square foot shower.
The hotel is conveniently located, close to the old town.
The staff were very rude. They were particularly unwelcoming due to the fact that we were travelling with a child. The hotel is on the third floor and does not have an elevator. The hotel is located in a very rough alleyway off the old town. Despite claiming to be a bed and breakfast, the hotel only gives a token for a cafe around the corner for a brioche and a coffee. That's a 2 Euro breakfast! This is the worst B+B I have staryed in for a long time!
