bed was very comfy and room was clean and tidy, shower was good even if a little noisy when switched on. Plenty of storage even though we only booked for two nights and the fact the owner was virtually available 24 hours.
A room on a lower floor is advisable to request in advance, which if like my partner and myself you have hip and leg joint issues(we did not do this!!) and ended up on the 3rd floor. Also can be noisy with the late night students and traffic, but only if you have the window open as we did as it got a little warm and stuffy
Very friendly owner who knew my name on arrival. He was also concerned for my health when my brothers got in touch to see if I had arrived safely (I am not a well person). Very close to the train and coach station. Short walk to either Mutley Plain or the City Centre.
I liked it all. I have no complaints. I cannot comment on the breakfast as I did not go for that option. But it smelt good - so maybe next time I will do that!

the beds (of original good quality) in our twin room maybe need an upgrade for a complete good nights sleep - one noisy every time you move, the other lop-sided needing a pillow under the middle of one side to correct
Good location if that's where you need to be. Not quite a rip off
Staff weren't particularly welcoming and clearly couldn't wait to get away, left us struggling to get the power in the bathroom working. Beds not particularly comfy and you faced a choice over the window between heat and noise. Had to fight for our parking space and it's a long walk from there to the front door.
The room was spacious
Even tough it says the breakfast starts at 7:30am, actually the breakfast starts 8am, I was told by other customer that the host was always late and indeed he was late every morning, coming in the house at 7:35 am, first breakfast served at 8am.
