Our stay at this hotel was horrible. We had to look at four different rooms to pick a comfortable one, which was not after all that. It took the hot water 20 minutes to flow out of the tap. The fixtures in the bathroom were outdated and nothing was in good condition.

I made this reservation for my relatives. When they arrived after some trouble locating the place, their confirmed reservation couldn't be found by the first staff member they encountered. Finally, another staff member arrived and they were booked. Room old, clean but worn. When I tried to call them 3 hours after they checked in, I was told that they hadn't arrived yet. That surprised me, but I figured they must be sightseeing. An hour later, I called again. When told again that they were not there, I was alarmed...it was after 7 pm. I became insistent that they must be there and was put on hold. Finally, the staff member came back on line, simply said, 'they are here' and connected me to their room. We were all disappointed; the hotel gives the impression of indifference, tired...past its time.
After reading the reviews, I was prepared for something much worse, but the fact is that this a typical non-chain motel. Neither great nor terrible. It was fairly clean, though I did have a cockroach I had to deal with, it was comfortable enough, and the staff was actually very nice and accommodating. For the price in the area, not bad at all. If you are using it just to sleep while going out the rest of the day, this place is just fine.
There were cigarette burns in the bedspread. There was a tear in the sheets. The air conditioning window unit did not function well. The bathroom was clean. The telephones don't work (they are actually hollow - no inside electrical working parts - this was the case in my friend's room as well). The bed was a brick. The staff, however, was very friendly.
We stayed at this hotel because we needed a place to sleep near East Quogue, where we were having our annual family get together. As long as the hotel was clean and safe we had no interest in the amenities. We left at 8am and returned at 11pm. The hotel did have a pool and it looked nice but the hotel has absolutely no ambiance. So if you are looking for something pretty you will not like this place.
Hotel was great! Clean,nice pool, and a polite staff. Very close to long island wine country,which was a plus for the adults, and very close to splish splash waterpark, and atlantis aquarium if you are traveling with children. Priced the lowest in the area, and didn't require a two nights stay like the other hotels in the area. Will most likely stay at the budget when visiting the north fork.
Our holiday to NYC and the Hamptons would have been great had it not been for this hotel. We decided to go on the trip last minute, and this is the only place we could find with a room available (no wonder). We requested a non-smoking room, and although our room did not have an ashtray it sure smelled like one! Not a faint smell either...a 'tylenol every 4 hours required' intensity. The carpets were sticky (eww), the duvet was covered in cigarette-burn holes, and the the window-installed air conditioner (no central air) sounded like a transport truck beside your bed. I wouldn't recommend staying there if you are a group of women or have small children, because it did not feel safe in any way...the only reason I was comfortable staying was because the State trooper detachment is directly across the street!
Stayed for memorial day weekend. Get 5 star service at a budget price. Will not stay anywhere else when visiting the hamptons.
