I had last been to this hotel as a child nearly 40 years ago - I loved it then, and I loved it again on this visit. I'll certainly return sooner next time! Comfortable, quintessentially English and Southwold is a gem. The smell! The cleaning team use an incredibly powerful, carbolic type, cleaning material which leaves a very pervasive smell (redolent of boarding schools) which permeated our room and the public corriders. Please, please change it - it was the only minus of our wonderful stay.

A lovely, friendly hotel situated in the centre of Southwold. It would have been nice to have paid for half-board accommodation because it worked out quite expensive to have dinner at hotel each night. Although a very nice menu, it was unfortunate it did not change each night.

Beautiful, comfortable & spacious Duke of York Bedroom in Sutherland House. The staff were very friendly and helpful. Breakfast was delicious. The location being on the high street and nearby to Latitude festival we were attending was fantastic (really lovely little town). Thank you very much
I was disappointed with the lack of good ventilation in the room,no fan available in very warm weather.Lack of storage,uncomfortable bed and very hard edges to the base which bruised my shins because of constricted space.Breakfast of eggs with salmon spoilt by being drowned in cream.All in all poor value for money.'Good' room equals 'basic'.

Visited the neighbouring villages, reminiscing about holidays spent in Suffolk as a child. Not a major thing as it is a personal preference - I enjoy hard matresses. However as this is just my choice (my fiancee found the bed very comfortable!) and therefore should not be seen as a criticism.

We were upgraded to a suite. What a lovely surprise. We had a very nice room with beautiful views, very relaxed atmosphere. Dining: we did not try the Carvery menu, but had the a la carte - I felt my main course was pre-prepared, and subsequently was not to the highest standard. Passable. Breakfast: delicious.
The Hotel had absolutely everything we needed during our visit to Lowestoft,The staff were very helpful, friendly and efficient. The building itself is a bit of a rabbit warren.

The view from our room was breathtaking . We requested late checkout got it no problem breakfast lovely cooked to order all local produce . Had a fantastic stay will be going back with out a doubt.

the bed was big and very comfortable, the room and bathroom were very clean, plenty of hot water for each of us to shower, big fluffy towels, nice relaxed atmosphere we came to chill out for a couple of days and certainly was able to do that

The location of the hotel right on the beach was excellent. The room was very nice. We didn't eat in the hotel in the evening but the breakfast was first class. The staff were very friendly. No it was all very nice.

I liked the comfortable style of the hotel, the decor was warm and friendly. It was lovely to relax in the bar area, and the real fires added to the atmosphere. The staff were excellent. I actually liked the way the hotel had not been updated to become 'designery' and am very dismayed to learn it will be refurbished in the New Year.

Pleasant, clean and nicely decorated rooms made for a comfortable overnight stay. Little extras like the small selection of DVDs in the room and free wifi were much appreciated. Easy on the wallet too, with the tariff including a continental breakfast with delicious home-made conserves.

Very welcoming, lovely smell of freshly baked breads and cakes -i was on my own and felt very safe and really comfortable in surroundings. i would prefer a shower cubicle rather than a shower over the bath as there was no curtain to retain spray of water.

The food was very good, both the evening meal in the Restaurant and the Breakfast. I would have felt more comfortable in the Restaurant if other guests were more casually dressed (as we only had jeans with us).
The bathroom was very well arranged, clean and tidy. Our room was sold to us as a room with a balcony. There was no mention that it overlooked the car park making the room like a goldfish bowl, very noisy and disappointing for the celebration of our wedding anniversary. The door stuck so it was difficult to get advantage of balcony anyway. Very noisy radiators and annexe we were in was really like a travel lodge. Breakfast was disorganised and took ages before our order was taken. Many of the items had run out on buffet table and were not being filled as so many people were eating breakfast. All in all, disappointing - sorry!
We thought that the hotel was comfortable and the dining room had a reasonable menu While the menu was ok my partner, who is vegetarian, felt that the choise was limited and although the chef came up with an alternative choise it wasn't brilliant( under soaked dried mushrooms)

The bedrooms were spacious and well provisioned. Our rooms were very quiet and it was nice to have windows that open properly and not to have the continuous noise of air-conditioning. The staff started trying to clean the rooms from 9.30am onwards, which for a Sunday morning seemed a little uncivilised. The settling of the bill was very inefficient.
We did not like anything at this place. Everything was really poor. We booked a room for 2 adults and two children because we have a 13 months boy so I could sleep in the double bed with him and my husbund could sleep in a single bed. However they reserved only a twin bed room for us and when I asked them how we were supposed to sleep they said it was not their fault and I could book a room with a double bed and a bed (which I originally booked) paying 30 pounds more. The rooms are dated, the carpets are dirty and needs replacement, the bathrooms need updating. The pictures on the booking website do not reflect reality at all. We couldn't stay there; when I saw the room, we decided to leave and look for a place somewhere else. They advertize it as a place for children, but we could aonly see senior people tehre and no children and all the facilities for children are dated and need a good cleaning.

The hosts Ann & Colin made us feel very welcome. They certainly have decorated the place very well and obviously take pleasure in giving customers very good service.
The whole experience was relaxing and enjoyable. Our room, with a view of the sea, was a really nice size and very clean. My husband particularly enjoyed the 'full English' breakfast! The only thing would be more parking space.

the qauint and edwardian style of rooms. Impresive breakfast menu, plenty to eat and beautifully cooked which is hard to maintain when cooking on a large scale. It had the impression that it was a "family run" business with the usual nick nacks of family life - photographs etc which made the hotel feel like it was a warm and welcoming home. It had the personal touch which is absent in many hotel chains these days. The windows over the bed got a little draughty duriing the night. However there were radiators and an extra heater supplied which kept the overall room temperture constant. The matress bowed in towards the middle of the bed making it somewhat uncomfortable. However, I am being somewhat critical as the rest of our stay was excellent value of money. Unfortunately, we stayed in the middle of November so our experience of the resort of Lowestoft is marred. For a once and prosperous resort, I felt it had lost some of its finery and the buidlings further down the town looked in desperate need of repair, but this is true of many british seaside towns.

The owners are really helpful and kind. They do everything they can to make you feel at home. The breakfast is also very good, with a selection of cooked and non-cooked options. Check-out was very early (10:00 to 10:30am). However, we left a bit later (around 10:50) and it wasn't a problem. Since we were leaving Lowestoft only in the evening, we were welcomed in the afternoon for tea :) . Breakfast was also quite early for me for a weekend (7:30 to 9:00).

Although they had no heating when we arrived they apologise and it took 24 hours to heat up . Very dissappointed with Booking com when they did not up date their price but tried to charge us £15 pounds over the top on two rooms.Think twice using Booking .com. Not a good rection on the phone when speaking to bbboking .com
Stayed for one night.The room was overlooking the sea.totally refurbished and very clean and comfortable, We stayed on a Sunday night which is very popular with customers having the carvery dinner so if your planning to eat in the Hotel make sure you book a table arrival.

I liked the old-fashioned feel of the English seaside resort. Because the hotel is not modern, it means that the rooms and the bathrooms are big. I loved the bath with its wooden sides. They are renovating but I hope they don't destroy this priceless Edwardian aura as they'll never get it back. If I have to think hard about it there was one little thing. They could leave a pot of tea/coffee on the breakfast table instead of having to call the waiter every time you want a refill. But, really, this is of little consequence.
Location and view from the breakfast room / restaurant area Sign on front door warns of refurbishment - I would have expected to have been given a refurbished room as November in Lowestoft isn't exactly peak time and there were not many guests as far as i could see. Bathroom had mould in shower and old fittings, bedroom seemed cleanish but very tired. I spent some time trying to remember how long ago it was when i last saw a TV with only 4 (yes four) channels!! Adjacent room being used as a storeroom of some sort had no glass window and I could hear the curtain slapping about in the strong wind and rain. At least my room was dry and warm and the breakfast staff were pleasant and helpful.

The view was good. Room was very cold when we arrived and left hand window didn't close properly. Beds were two divans pushed together which was fine however the divans were very dirty, at least a valance could've been put over them.

Good breakfast, quiet room and warm room, good location near the centre. Water pressure good. The room was very small, for 98 GBP I would have expected more, bathroom outdated. The fact that it doesn't have an elevator could be annoying for uests on 2nd floor, I had to go up and down 3-4 times a day.
The staff were very helpful and polite and the location was peaceful and picturesque right at the side of the river Waveney. The shower over the bath was a great disapointment as you could only use it sitting down. The evening menu was poor (not enough choice or basic dishes) and not very good value for money.

Relaxed atmosphere. Nicely refurbished. The food in the restaurant was excellent - evening meals and breakfast both first class. The family room was a good size and comfortable. Despite no smoking signs, our room smelled of stale smoke when we first arrived. Opening the windows helped, but I suggest that a full steam clean of carpets and curtains should be underataken in rooms that have previously been occupied by smokers.

I found the hotel to be comfortable, clean and in a convenient position for touring the east coast We had a disapointing main course with our evening meal which is a shame considering the hotels reputation for good food.
The food was excellent, nice atmosphere in the bar/restaurant. All the staff were very polite and friendly. The room was great, lovely 4-poster bed. Generally the place was great. You do get a fair bit of noise from the main a12 (especially if you have a room at the front like we did) It was also very stormy the night we stayed which probably made things worse. I'd probably ask for a room at the back if I was to stay there again.
