Valley Farmhouse B&B is a Grade II building in 4 acres of grounds in rural Westhall, 10 miles from Southwold and Dunwich. It offers accommodation with free WiFi and equestrian facilities upon request. The timbered room at Valley Farmhouse B&B all feature an en suite bathroom with free toiletries, and a flat-screen TV with DVD player. Each room has its own private dining room with open fire or wood burner. One of the rooms has a fully-equipped kitchen. Rurally situated and yet only 6 miles off the A12 motorway, the property is set on a main cycle route with glorious rural walking paths on the door step.

Pros: Absolutely everything!!! Phillip, the owner was extremely attentive, the room was incredible, the breakfast was amazing! And so many tiny details that were just added to an already perfect experience! One we will definitely repeat!!
Cons: There wasnt much to dislike, only tiny issue was its location, it feels like Its in the middle of nowhere.

Pros: this was a wild card stay after finding everything in Southwold, where we intended to stay, was booked up. Valley Farmhouse was such a brilliant discovery! romantic rooms decorated perfectly to capture both the history but also provide ample comfort and luxury. It was perfectly placed for so many lovely towns and villages in Suffolk, I'm actually pleased we weren't stuck so far out to the coast and was in fact more central to every thing. Breakfast was delicious and having kur own dining room to enjoy it was a lovely bonus.

Pros: Beautiful, comfortable & spacious Duke of York Bedroom in Sutherland House. The staff were very friendly and helpful. Breakfast was delicious. The location being on the high street and nearby to Latitude festival we were attending was fantastic (really lovely little town). Thank you very much

Pros: Bathroom and bedroom was lovely and clean.
Cons: Room was tiny as advertised as a small double. The bed was pushed up to a wall otherwise it wouldn’t fit in with other furniture. Unfortunately it was very noisy with people coming in and out from the outdoor staircase which guests had to use directly outside our room.

Pros: Superb location - very close to the beach, harbour and within ~ 10 min walking distance to town centre. We stayed in one of the double rooms (with balcony) and had a beautiful view of the marshes. A large bowl of fruit in our room was a nice surprise. Friendly staff - very attentive and happy to have a chat!
Cons: Hooks on both the room and bathroom door would be useful.

Pros: The Sail Loft is in a great location - close to the wonderful beach and only a 10 minute walk to the town centre and has good parking. The rooms are well decorated and very comfortable and have good tea/coffee facilities plus fruit. Our room, Room 1 had a lovely veranda to sit out on. Food is excellent but the portions are huge! Staff are relaxed, friendly and very helpful.
Cons: The only minor negative was that we had a large extractor outside our window. This would be very noisy if you sleep with the windows open.

Pros: The public rooms have been refurbished to a very high standard, the staff are first rate and the food is exceptionally good. When all the letting rooms have been refurbished this will not remain a 3* hotel. We will definitely return.

Cons: Car park and driveway full of potholes -not very good for the car- worst part was actually in front of the hotel. Or the shared drive way so do think the hotel should repair this S could cause serious damage to vehicles

Cons: Shower was mouldy and kept flooding due to poor drainage. Very creaky. Beds weren't particularly comfortable.

Cons: Loved staying in such an old building but shame that the room had stains from water leaks in roof which is obviously still an issue, our shower leaked into the lobby area so everyone knew what we were doing. It was a little tired, just a bit of tlc. Nothing to put us off going back though!

Pros: Rooms were comfortable and clean. Quiet location with plenty of parking. Gluten free choices on the menu. Wifi connection was perfect.
Cons: I was pushed for time and found ordering and waiting for a hot breakfast to long - however the breakfast was presented very well and tasty. If I had more time this wouldn't have been an issue. Shower was handheld and bath small. Couldn't lock the bedroom from the inside

Cons: The rooms need updating, bathrooms mouldy ,shower cubicle dirty. Water was not hot enough, so much so we couldn’t shower on our last day as water was Luke warm. Need a lick of paint, and carpets cleaned. Just very tired. The food and staff in the restaurant does not reflect The state of the rooms. We stayed in Nightingale room.

Pros: We booked a suite for one night to celebrate our daughter's 40th birthday in Southwold - a place we love. The suite was just what we wanted, spacious, comfy and in town so I did not have to drive! The car park at the rear is limited due to location but we managed to bag a spot which in Southwold is a bonus. Breakfast next morning was excellent and the staff friendly.
Cons: There was nothing to not like - we were warned about the seagulls being noisy but we heard very little gull nosie (we often go to Whitby so are well used to it anyway!)

Pros: The location of the hotel was excellent, the price fantastic compared with hotels a few mins away and the staff which made the short stay excellent. Thanks to all of them and I would definitely recommend this hotel for a visit to Southwold.
Cons: For the cost it's difficult to find anything to be negative about. Upgrade works in progress with the new owners so given time it will prove to be a first class venue within walking distance of the town centre and sea front.
