Countless people have signed the guest book noting that they had no ideal that this is a Bed & Breakfast. This is a rip off, dirty small place! No TV in your room & you have to share a bathroom! My credit card was charged $250 & you will not be able to get you $$ back! Don't make the mistake I made! I left after seeing this, I didn't stay night, but still had to pay. $250 for a dirty attic converted tiny room! Hopefully I have saved someone some cash & stopped them from making a mistake!

Pros: The room was very spacious. The bed was comfy. There were plenty of pillows to choose from. The bathroom was very well lit and it has a make-up mirror. Had small breakfast offerings which were ok but pick-up hours were inconvenient.
Cons: The carpet was worn out. The dvd/vcr player was ancient. Had to ask how to get a movie to show up on the TV. The remotes were worn out too. Windows need room darkening curtains as the sunrise shines bright very early in the morning.
Pros: Nice location. The property was pretty and surprisingly quiet for being off the main road.
It was a beautiful old style cottage motel setting but well maintained. Pool, grounds, landscape all very we'll maintained. Downside for me was a smelly goat yard behind some of the cottages, this is probably a plus for families.

Great little motel with duplex cabins. Very nice large commons lawn area with pool. Five minute walk to beautiful swimming hole at Kaweah river. Note: river level was low when we were there and the still pool where we swam was quite safe, but higher water levels like those common in the spring might make this a hazardous place to swim. Our room (double-queen deluxe) was large enough, everything worked, it was clean and the porch with chairs was very welcome. The only negative I have is that the mattress on my bed was shot and needed replacement. Nevertheless I slept well. We've stayed in Three Rivers many times at another motel which we always liked but the Lazy J is our new favorite.

Pros: Front desk staff were super nice and solved problems with kindness and efficiency. Couldn't hope for better service or attitude anywhere.
Cons: The rooms and facilities badly need upgrading. Furniture, carpeting, bathrooms look worn and old. Two buildings but even the newer one is very outdated. We used 3 different rooms in different locations and none were clean enough.

Pros: The location is close by the south entrance to the park, about 5 miles away, so it is fairly convenient. There are some restaurants and a convenient store next to the hotel. The room is decent.
Cons: We stayed at the bottom floor near the back of the hotel. There were many bugs crawled through the door crack during the night. We stayed in November time so not sure if It is supposed to be like this in spring or summer. Maybe second floor would have been better.

Cons: The only thing I didn't like was the breakfast, but that's not the franchise owner's fault; that's a reflection of the whole chain/empire. The last thing I want to eat before a 10 mile hike at 7500 ft is fake eggs and frosted flakes. It's 2015, people! The hotel was fine, but for $70 I'd like some eggs that knew a chicken, once upon a time. I don't expect all diets to be accommodated, like gluten-free or other "special needs," but what about the special needs of my stomach to eat real food?

Cons: The fact that we called them to check availability and thy told us that they were all booked. After that we used kayak to book and we got a room. As we got there the Vacancy sign was on. So, there is some business thing between them and booking sites that sucks. Don't trust when thy say hat they are all booked. Just drive to tv hotel and you will see that lots of vacancy.

Pros: It's near the Kaweah River. You can walk to it and have spectacular views and get close to the river. The playground is great for children.
Cons: There was no hot water! At best it was lukewarm, for the first person taking a shower, then the warm water ran out. The pool was unusable. It was full of leaves when we got there, then when it got "cleaned" it was cloudy.
