Pros: Everything about Kirkgate House was excellent - from the minute we arrived and met Karen the owner, she explained everything we needed to know and points of interest in the area. The rooms were very comfortable, clean and Karen had paid attention to detail in the room, eg the weather was very warm during our stay and she had a top of the range fan in the room which actually did its job! The breakfast was fantastic, everything we wanted and Karen always willing to go out of her way to provide any extras.

9.5 Excellent
Pros: Exceptional friendliness of host - beautiful large bedroom - location is quite special - we had an hour's walk along the leafy canal before supper. I know that wasn't strictly speaking the host's doing, nor was the fine weather - but she did encourage us to explore a place she obviously loves.
Cons: Counsel of perfection - if you're serving coffee for breakfast a cafetière of ground coffee would have been welcome.

Hearty english breakfast cooked to order, one of best we’ve tasted. Lovely walk from there down to river and canal. We were staying couple of nights to attend a wedding and Val organised us a taxi, nothing too much trouble. Night before wedding Val recommended ‘Half Way House’ nearby restaurant, 5 min walk away, been newly furbished, excellent food. Wedding venue at ‘The Old Barn’ amazing too, so has been an enjoyable memorable weekend for us. Thank you to all.

Pros: It was all fantastic! The breakfast was amazing and incredibly tasty and there was plenty of everything.Mike was extremely obliging and friendly~ an excellent cook and host.
10.0 Excellent
Pros: Beautiful location right beside the viaduct and river. We stayed in the pink room which was compact but clean and comfortable. I can’t comment on the breakfast as we didn’t have any. We would definitely return to Teardrop when next in Knaresborough..ps Mike is lovely and his communication with us before we arrived was excellent.
Cons: Nothing to dislike apart from having to leave and only staying one night there.
10.0 Excellent
Pros: Excellent location! Lovely little touches in the room.
Cons: Room was extremely creaky! Bed also... couldn’t turn over without everyone knowing!
10.0 Excellent
Pros: Excellent location and amazing venue. Mike has it right! Highly recommend
Cons: Nothing! Perfect
9.3 Excellent
Pros: This property is in a fantastic location and the views of the river and viaduct from the Chocolate Room are beautiful. Mike has paid attention to detail and as a result, has created a spotlessly clean property with some lovely little touches. The private bath/shower room is large, spotlessly maintained and the view of the rock face from the bathroom window is a lovely touch. The bath is large as is the shower and the bathroom is beautifully decorated. Tear Drop Cottage is quaint, very very clean and very well maintained. It is local to all of the amenities and the walk along the river bank is just beautiful; with the town centre, Mother Shipton’s Cave and the castle a very short walk away. There are a number of pubs and cafes nearby also along with rowing boats for hire.
Cons: We arrived two to five minutes early as well as another couple who were staying at the property. I had advised Mike that we would be arriving for two o clock, so yes we were slightly earlier than expected however, upon arriving I did not feel that the reception was an overly warm one. Rather than greet us, Mike advised us that we were early and came across as quite deadpan. Check in felt a little chaotic with Mike attempting to help the young couple park their car but even then, it did feel as though he behaved quite rude towards them also. This was also mentioned by the other guest. I offered to make payment for the room right away and asked a question about parking but I was spoken over and then my question was dismissed. I did not really feel that this was acceptable at the time however, as it was my girlfriends birthday and we had driven quite a way to get to Knaresborough, I chose not to say anything. The following morning, Mike greeted us as we left and was really friendly which changed our opinion. I was able to make payment and we left satisfied that we’d have a great night in a fantastic property. My only issue really was check in. Other than that I would certainly recommend this property to anyone wishing to stay in Knaresborough. Ps: Ask for a fan or bring one. The Chocolate room was very, very warm although outside was really humid.
9.5 Excellent
Pros: Location and cleanliness and the attentive owner.
10.0 Excellent
Pros: The location was perfect. Wonderful views of the river, the viaduct and the wonderful surrounding properties. Mike, the host was really welcoming and provided local information to make our stay more enjoyable.
Cons: I hadn't realised that the private bathroom (that was gorgeous) was separate to the room. I would have packed my slippers if I'd have realised. Bathrobes were kindly provided.
10.0 Excellent
Pros: Very comfy room, very quiet location and near to pubs and restaurants. The breakfast was amazing and we’d highly recommend a stay here.
7.5 Good
Pros: Very quaint lovely house close to the river and shops , we were attending my brothers wedding at the mitre pub so location was perfect
Cons: Room was small tv reception was dreadful

Oh and there’s lovely welcome biscuits and fruit and a fantastic freshly prepared breakfast of your choosing, mines was a selection of fruit, fruit juice, coffee, toast, muffins, butter, jam, egg, tomato and mushroom. I can imagine the full English to be a treat for the meat eater! I was solo and on work in the area, but it felt like a holiday and i would definitely go back with family/friend.

Cons: The shower didn't work, which isn't a big deal. For our meal; the starter, main and cocktails were out of this world, truly amazing. The putting was not so great. Pros: We were made to feel very welcome. We travelled on motorbikes and were able to park on site and secure.
Cons: My toilet seat was broken and unfortunately didn't get repaired for the four nights I was there. Located by one of the main roads through Knaresborough it can be noisy with the window open, but my room had shutters which kept the noise out.
5.8 Okay
Pros: Location and breakfast
Cons: Rude greeting. Room allocated not as booked (small reduction and a declined offer of moving the next day didn’t satisfy). A lot of noise from the car park and road traffic. Regimented breakfast routine (7.30-9 with an inflexible allocated time slot) Towels that I left on the floor on the last night were hung back on the rail which we couldn’t be bothered attempting to resolve. Glad to check out and move on.

Pros: Location was superb. A beautiful setting in spectacular countryside. The breakfast menu was extensive - something for everyone including the vegetarians amongst us. Our room was spacious, well equipped and exceptionally clean.l

Pros: The views
Cons: Staff very rude ; we were offered a drink when we arrived we said we wanted a Diet Coke but it took nearly an hour for them to arrive and at the check out they try to charge me for the drink. There was only one small towel int he room when we reserve room for two. The cleaners were starring at us when we were coming out of the room. Felt very uncomfortable to be honest. The room was too expensive for the service offered.

Pros: Massive room including a lovely bathroom and the continental breakfast was lovely
Cons: The bar area could have been cleaner and the service faster, our dessert took over 30 min to arrive
9.3 Excellent
Pros: Mandy in charge of breakfast made our experience wonderful.
Cons: So many stairs to climb to our bedroom
7.5 Good
Pros: The room was clean and modern. Check-in was easy enough. I’ve never stayed at an “ inn” so didn’t realize checking in would mean at the bar. It was pretty seamless from there.
Cons: The waitress who checked us in confirmed we had air conditioning, being the hottest day on record in Leeds—once in the room, air conditioning meant a tiny fan. It was extremely hot and over a pub so the drunk chatter was a bit annoying—the tiny fan drowned out some of that.

8.8 Excellent
Pros: I was greeted on arrival with the offer of a cup or tea or coffee which included a lovely slab of home made cake! The property is very easy to find and conveniently located just 30 mins from York. It benefits from secure coded gates and ample parking. The owners were very charming and as the property is B&B, I was directed to the local pub just a few minutes walk should I require dinner. There was a multiple choice of breakfast should you wish including a vegetarian option. Great value for money and I will certainly stay again should I need to be in the area.
Cons: Nothing to dislike here - just remember it is B&B so you need to pop down the road to the pub for dinner if required.
10.0 Excellent
Cons: Sound insulation between bedrooms and to landing, not good.
4.3 Okay
Pros: It has lots of history.
Cons: On arrival the owner complained I was late checking in, I apologised but she kept going on and made me feel uncomfortable. Even my friend who was with me was shocked! The room I booked included a bathroom but it didn’t mention the location was in the hallway!! I would never book a room with out the bathroom being en-suite The room was tiny. The bed made a dreadful noise every time I moved and the mattress desperately needs replacing. I could hear the guy in the room next door snore very loudly all night. I think the room was part of a larger room which had a partition wallput up. The breakfast was adequate but nothing I would rave about. I told them I was vegetarian but they only had cows milk

7.5 Good
Pros: Location was excellent. Views were fabulous. Comfy beds and spacious master bedroom. Lovely fluffy towels and good quality bed linen.
Cons: Condensation problems particularly in the front bedroom. Central heating system needs attention. Shower needs upgrade.
7.5 Good
Pros: Excellent location in Wetherby centre. Beautiful views over the river. Huge master bedroom with loads of storage space. Great space for 2, but 3 adults found it a bit of a squeeze sharing one toilet and bathroom.
Cons: Electric shower is not powerful enough. Parking is a pain, of the recommended car parks, 1 had 2 hour and the other had 45 minute max stays so we were lucky not to get a parking ticket on the first night and then had to find onstreet parking. Master bed mattress needs replacing.
10.0 Excellent
Pros: Excellent location 2 minute walk to wetherby town 5 minute drive to wetherby racecourse and 30min drive to york very cosy and gr8 views of river at back of cottage
Cons: Nothing everything was as described
10.0 Excellent
Pros: Convenient location. 3 minutes walk to the centre of Wetherby. Didn't meet the owners but they kept in touch and access to the property is by a door code which was very convenient. They had an A-Z guide folder with plenty of information. Nice touches were a welcome message on a chalkboard and "A recommended day by the owners". The photos on the ad are a good representation of the cottage. Also, we brought coffee/tea supplies but they were already provided.
Cons: The shower could have been a bit stronger but not a deal breaker. Otherwise very little to fault this lovely cottage.
8.8 Excellent
Pros: Lovely cottage had everything we needed...perfectly located as well.
9.5 Excellent
Pros: Great location, lovely views
Cons: Just the parking, nothing can be done to improve it but once we had found a parking spot round the corner (near Sainsbury’s) it was fine
6.8 Good
Pros: Very convenient for town and great view over river and playing fields
Cons: Close to road with on road parking short distance away. Poor shower over bath
10.0 Excellent
Pros: The Cottage was pretty much perfect for us in every way. The Kitchen had all you would want for a 2 night break, the sitting room and terrace had great views out over the river and would have been great to sit out at had the weather been kinder. The 2 bedrooms were large and comfortable enough, along with enough space for storage of suits and the like, with the back bedroom having incredible views out over the river and beyond due to the large windows. The bathroom was quite small and the shower played games of hot/cold with you, but wasn't really an issue. The Chalk Board message on arrival was a lovely personalised touch.... Thank you...
Cons: The Yorkshire weather, but alas our hosts may be good, but i don't think their powers go that far... ;-)
9.5 Excellent
Pros: A little difficult to operate key code
Cons: Not a big deal but we missed not having a teapot
9.5 Excellent
Pros: Lovely views
Cons: No parking at property

8.0 Excellent
Pros: The breakfast exceeded my expectation, as i did not expect as much for the price paid. The room was clean and tidy, but only enough for 2 coffees and 2 teas, but only 2 small milks. This was ideal for us as it was stopping point for onward travel, I would definitely consider if I am in the area again.
Cons: Not enough, coffee, tea or milk. the reception area, or lack of.
10.0 Excellent
Pros: Beds comfortable
10.0 Excellent
Pros: Reception pleasant and efficient. Lovely big room. Had asked to be next door to friend in advance, was done. Everything worked. Decaf coffee available, good supply of milk. Was very comfortable. Good to be able to have windows open in stiflingly hot weather. Car parking was just adequate, coming in later at night was quite full. Lovely stay, thank you.
Cons: Key took 5-6 swipes to work each time. Tv channels not obvious to find, alternating radio 3 and bbc 1 took a while. One night some guests were noisy, but not the fault of the hotel!

Pros: The hotel was great value for money and the service I received from the host was brilliant. I arrived after the check in time and the host made other arrangements for me to check in. I actually had an interview the next day and the host was even kind enough to provide me with a pair of socks as I had forgotten them on the eve of a job interview. I can’t emphasise enough how good the service was and how kind the host was, would recommend anyone to stay here as the value for money was very good as well
