Pros: The breakfast was the best we have had @ a b&b . The location suited us & the pub Swan with two Nicks, food & drink ticked our boxes. The room, was homely. Bathroom was a modern large shower, toilet & wash basin. This I believe is only for a stay in room 4. The rest of the rooms have a on suite. The hosts where so helpful & kept the property very clean. Indeed will be going back, for a longer stay.

Pros: The location of Ash Farm was so good. With the excellant pub next door all catering was covered well. In a pretty lane minutes walk from Dunham Massey. As far as the breakfast was concerned I have never come across such an extensive breakfast menu. The quality was faultless. The whole ambience of Ash Farm was so welcoming and comfortable a comfortable residents lounge.

Pros: A gorgeous, homely, rustic b&b with very welcoming owners. Set in beautiful surroundings and very close for a walk around Dunham Massey. The pub next door is equally as nice with lovely food too. Will definitely return

Pros: For selfish reasons I would like to say this place is horrible so that I can get a room there in future!!! If you are lucky enough to stay there you will want to return as this is a seriously good B&B. Our room, on the front of the house was very well appointed with possibly the biggest bed I have ever slept in. The room was comfortable with a good sized ensuite shower room which had lashings of hot water. Breakfast was a work of culinary skill. We were well looked after by "the Sliver Fox" and his co owners. The farm is in a quiet village along side a very nice pub that does good food at reasonable prices in the evening The B&B is near to Manchester Airport but not disturbed by any airport noise and is close to a number of NT properties to visit. We stayed as we were flying out from Manchester the following day - it was a rather splendid start to our holiday to celebrate our Ruby Wedding anniversary. Thank you very much

In the morning, guests can enjoy a full English breakfast cooked with locally sourced ingredients, including eggs from the free range resident hens. Evenings are also available upon prior arrangement. The bedrooms at Birtles Farm all have views of the garden and free toiletries in the bathroom. Other amenities include bathrobes, slippers, a flat-screen TV with DVD player, CD player and a radio. Ashley Rail Station is less than a 5-minute drive from the farm and Manchester Airport is a 10-minute drive away. There are many walks to enjoy around the property and bikes are available to hire at a small cost.

Pros: Stew and Jill made us feel at home; they were ever so friendly. Our room was clean, was equipped with a kettle, extra blanket and hairdryer, and the shower worked well. It's a nice central location off the main road.

Pros: The staff were very friendly and helpful, gave us all the information required and pointed us in the direction of good restaurants. They were also very good about our little dog, who was only 9 month sold and a little wimpey when we left him to have breakfast, we were given sausages to take back to him which sorted out the situation

Pros: We have been to this Guest house lots of times before. Gill and Stewart are great hosts and remembered us from our previous visits. We had a really great weekend break. It was our Daughter's 25th birthday and they made her feel really special.

Pros: Everything was idyllic and quite so so close to perfect. My little girls and I enjoyed everything we discovered. We will stay here again when we next visit Liverpool or Scotland. Pros: What a wonderful couple, so attentive, and willing to make our stay as welcoming and comfortable as possible. The breakfast was 5 star. They helped us with our day plans, they told us about the history of the village giving us more to see. I couldn't fault our two night stay, my children were welcomed and treat like little superstars. Our stay here was perfect, and if we do visit Liverpool again we will be booking our stay with this b&b again.

Pros: Richard and Maureen were so welcoming and kind. Delicious scrambled eggs ! Evie (13) when telling her mum all about the 3 places we stayed on our cycling holiday said Church End Farm was the best and that both Richard and Maureen were just lovely.

Pros: We were really impressed with this B&B. The hosts contacted us by email prior to our stay and had booked us a table for dinner at the local pub the night we arrived which was really thoughtful. The room was lovely, well appointed and spotlessly clean. We had the family room which was plenty big enough for the three of us and has an ensuite on the top floor. Breakfast was delicious, great selection and Maureen and Richard served it up with a smile! Overall we were really happy with our stay and would definitely stay again.

Cons: There was no problems at the property at all. The only improvement I could suggest was maybe to include an option for breakfast. We were aware that was not an option so was not a problem to us. Just the only suggestion that could improve on a place that is already at the top of its class.

Cons: First room had no shower, which I hadn’t seen when booking, but they moved me straight away. Dropped something on floor and had to move sofa - very dusty underneath! No hanging space in either room, that I could find. I live quite remotely and was not prepared for proximity of Manchester airport and the noise of the planes!

Pros: What an amazing place - really quirky. Little details had been thought of in the rooms, bath robes, toiletries, information about the Inn and surrounding area. The food was excellent - had evening meal there and the breakfast in the morning was great. There is a sister pub which is literally just across the road and another one about a 10 minute walk down the road. Would love to visit again in the summer as there is a fantastic "secret" garden at the back.

Pros: I only got a part breakfast as I came down for breakfast at 09.50. I don't recall being told it ended at 09.45 but to be fair I may have missed it.

Pros: Nice friendly staff, and pleasant hotel. Breakfast good, and served quickly. Plenty of tea bags, and nice to have a tea pot in the room. Plenty of parking onsite, and WiFi was reliable.
Cons: Road noise very obvious in Room 6, even when windows fully shut. Biggest issue with stay is the overly plastic mattress protector, that crinkles when you move in bed. - this makes the bed quite 'sweaty' and better mattress protectors are out there!

Cons: Room a bit noisy as close to the road and heard guests in room above leaving at around 4am which woke us up. However not a major problem, just a bit annoying.

Pros: I am using a crutch. Not only was there immediate assistance but reception offered (without being asked) to change my room to ground floor). The quality of food was outstanding, well above expectations for a city centre hotel, and clearly using seasonal food with a rapidly changing menu. A starter of hot smoked salmon with a cucumber sorbet was innovative, and deliciously subtle. Other patrons were overheard learning that a dish enjoyed on an earlier visit was no longer on menu because fresh cherries are now out season. I would return to this hotel just for the restaurant.

Pros: Loved the spacious rooms. Great pub down the road so didn't have to drive anywhere a gain. Hosts were lovely and everything had been thought of.
Cons: We struggled to find the place as GPS wasn't accurate but used information from booking.com and the property itself and got there safely.

Pros: This converted post office accomodates only two guest groups, but that is part of its distinctive charm, which combines privacy, luxurious facilities and a very warm welcome from Paul and Michelle. As they say, the chances are that you will enter as guests but leave as friends. My rooms included a totally private ground-floor lounge and an exclusive bathroom. The surrounding countryside is full of scenic attractions, including a good pub. If you stay, you might feel that you don't want to publicise it in case it's booked out next time.

Pros: Michelle and Paul are so welcoming and friendly, as is Ralph, nothing was too much trouble.Our stay was everything we wanted and more ... we had a superb relaxing and chilled night away from all the ‘routine life’ at home. The private lounge area was more than we expected and had everything we needed and the bed was so comfy....l didn’t want to get up this morning. I’ve already booked another visit and this one we are taking my Mum and Dad too as a special anniversary pressie to them. I would without a doubt recommend this to everyone Friends and Family ... by far it’s the best bed and breakfast we have stayed in, in the U.K. We will defo be returning time and time again .... even if it’s just for the hospitality..... monthly visits here we come. Thank you Michelle and Paul for having us and making us feel very special.... see you both very soon love Zoe xx

All very laid back, relaxed and friendly. I liked having the use of the breakfast room /lounge and the key to the front door so we could come and go at will.
Cons: Didn't mind not having a cooked breakfast as there was a good choice of cereals and fruit but I felt we could have had a more interesting choice of nice breads and cheeses and perhaps charcuterie.

Pros: Lovely location in the park (we had a walk round and it was good to stretch our legs after travelling), had a drink in the convenient bar, which was well stocked. The terrace also looked nice but unfortunately the weather wasn’t nice enough to sit out. Bedroom was a nice size, very comfortable bed and great shower. Location was good for the airport and 24 hour checkout was a massive help for our early flight.
Cons: There weren’t many other options for eating within walking distance of the hotel and the restaurant seemed a bit overpriced and fussy - there was an option for bar food but nothing we fancied. Not keen on the frosted glass swing door for the toilet - it isn’t very private!

Pros: All of the staff that we met were very warm, welcoming and friendly. It appeared that the accommodation area of the pub had recently been refurbished, t was tastefully decorated and looked very clean and well maintained, this was the same for the actual room itself which also was very well maintained. The bed was comfortable and the facilities in the room and bathroom all worked well. Free Wifi is fairly standard these days and the Broadoak does provide free Wifi which worked pretty well whilst we were there. The breakfast was fairly basic but what was provided was all that you actually need and was very fresh and of good quality. We would have no hesitation in recommending The Broadoak Hotel and will be staying there again when we next visit the area.

Pros: I am from the USA and came to this area to work in two near by cities. I did some research and found this location and assumed that it would be a good spot to stay for the week that I was in town. It turned out to be better than what I anticipated as the staff we all very friendly and helpful, the food was great and the room was comfortable and well kept. I spent a good bit of time at the bar, both to eat evening meals and to enjoy some of the local brews. Was always surrounded by nice local people and friendly staff. Saw some really cool things, like a group of women that meet at this location and use their small banquet room for their monthly women's group that has been meeting here for 50 years! They did a quiz night on Thursday which I failed miserably at but it was still a fun experience. Louise, Neil, Heather Upper Mill, Lydia, Matt, Trisha, and last but not least the zoo keeper Heidie "Banger Butty" were TREMENDOUS. It was nice to see everyone I loved my time in Ashton mainly due to my time at the Broadoak Hotel.
Cons: The one thing that I had a very minor issue with was that a washcloth / washrag not being supplied... after reading up on it .. this is common in UK. Not a big deal but wanted to pass along in case anyone else could benefit from having this info.
