8.0 Excellent
Pros: The staff
4.5 Okay
Cons: There was a bug in my room. I caught it and googled bed bugs. Looked similar. I took it to the front desk. They tried to reassure me that it was a beetle. Was it? It could have been, but stripped all the beds and searched the room to see if I could find any signs of bed bugs. I did not. Am now very uncomfortable. Was a beautiful and attractive hotel. Felt very safe. In a nice area. Just can't get over the bug thing, and certainly don't want to bring any of it's relatives home.

Pros: The hotel was immaculate! So new and clean. The staff was very kind and helpful. Breakfast was fresh, hot and delicious. SO many options for breakfast. I would stay here again for work or just personal travel! Right off a bike/running trail too.
8.3 Excellent
Pros: Hotel clean and presentable. Friendly staff. Good Facilities. Good Breakfast.
Cons: The AC unit in the room sounded like a Wind Tunnel and kept me awake half the night. I mentioned it to the front desk, but they just smiled, apologized before giving me my invoice...
7.5 Good
Pros: Very good hotel for a few nights. The parking is free, a nice breakfast is included. The location is great and green. The room was relatively small but enough for two people and it’s modern. There was a coffee machine with complimentary (good!) coffee pods as well. WiFi is free and fast enough.
Cons: The only problem was that the bed is super soft and the pillows are too fluffy and firm for our liking. (Also, upon reservation we were charged $100 more by mistake, which then was corrected— so make sure you check your credit card charges.) All in all a pleasant experience.

Cons: Front desk women brunette with the tattoos seemed to be really bothered when I asked for help about one of the boardrooms I rented from the Hyatt. I asked which boardroom I had rented and her response was "go down stairs its open" I went downstairs all the boardrooms are locked so I went back up to ask for help and got some pretty unique facial expressions then she went and finally got a staff member with keys

8.0 Excellent
Pros: Clean, free breakfast and late check-out!!
Cons: You had to yell back for the staff to come to the front desk, someone was not always there.
6.8 Good
Pros: I liked the interesting room layout and the bathroom was very modern and clean. Bed was comfortable and I got a good night’s rest. Love that breakfast doesn’t end until 10 and the staff was very friendly.
Cons: The tv channels were a little lacking and the only good thing at breakfast was the waffle maker. The sausages literally tasted like cardboard.
8.8 Excellent
Pros: Comfortable spacious room, very clean, good breakfast
8.8 Excellent
Pros: Very nice breakfast. Very clean and updated.
Cons: Wasn’t easy to find.
8.8 Excellent
Pros: Clean, spacious rooms. Outstanding value when you consider it includes parking, wi-fi and a decent breakfast. Perfectly located for shopping in the area.
Cons: There's no sign for the hotel on Route 23, so you're almost guaranteed to miss the access road the first time, even in broad daylight. At night, it's almost impossible to see the road. Traffic to Philly is usually heavy, so count on at least 40 minutes to center city, but that's the tradeoff for such a low price.
10.0 Excellent
Pros: Great service and front desk check-in support.
9.5 Excellent
Pros: Breakfast was ok. I liked that bananas, oranges, and apples were offered. There were bagel options, juice options, milk yogurt options among other things. Also happy to see cooked oatmeal. For those who are not “vegan” vegetarian then I believe they would really love breakfast here.
Cons: As a whole-plant based vegetarian we expect very limited options to cater to our dietary lifestyle anyway. Not sure if the oatmeal is always like the way I had it but I didn’t quite enjoy it, it’s consistency was a little off to me. If possible I think offering dairy free milk alternative e.g. Unsweetened Almond milk would be a Wow!!!!
10.0 Excellent
Pros: Property very clean and inviting.
Cons: I liked everything about the property but there should maybe be a sign at the entrance you could get lost because the sign is up the hill.
9.3 Excellent
Pros: Manager and Staff were very friendly, helpful, and responsive. Very Comfortable stay!
Cons: Wish the restaurant/bar area stayed open later.
8.3 Excellent
Pros: Love the location. The bed was extremely comfortable.
Cons: I had a problem with my room. About 4 am on Saturday night water started leaking in the room I was in around the sprinkler head and they needed to move me to a different room in the middle of the night. I know the hotel management probably had no control over this but it definitely affected me the next day for me.. My sleep was interrupted and I had trouble getting back to sleep after I had to switch rooms.
10.0 Excellent
Pros: Staff was friendly, bar was full, place was clean, beds were super comfy!
Cons: Wasn't a single thing...
9.3 Excellent
Pros: breakfast and the beds
Cons: nothing really

9.3 Excellent
Pros: The bed was very comfortable and the breakfast was pretty good.
Cons: The way the lighting was set up. As a suite it was nice to have the sofa bed, but the sofa part was not very comfortable. It was hard to moderate the temperature of the room. These were not major issues but they did affect our comfort level negatively so that is why I gave a 2 on the comfort level.
10.0 Excellent
Pros: The room was very clean and had a comfortable bed. Having a full kitchen Was especially convenient as well as free breakfast included. The stay was very enjoyable.
Cons: No; everything was great!
8.0 Excellent
Pros: The location was excellent, the staff was great and the breakfast was pretty good and offered a variety of things to choose from.
Cons: I did not like that the toilet overflowed on my daughter's feet for no apparent reason and there was no maintenance staff on hand to address the issue; I had to plunge the toilet several times and still overflowed with nothing in the bowl.

10.0 Excellent
Pros: It was really nice & beautiful.
Cons: There was nothing that I didn’t like about the property. I wish they had a pool though.
8.8 Excellent
Pros: Front desk receptionist was amazing.
8.8 Excellent
Pros: The location was pretty convenient. However, I am happy that I read reviews and saw that the hotel was hard to find. Very close to King of Prussia mall. Centrally located to a lot of attractions breweries, shops and restaurants. Having an almost full size fridge and freezer was amazing! The room was so quiet, even with us being very close to the elevator.
Cons: With any hotel room, I always wipe everything down. The room was really clean! However the bathroom was pretty dirty. The shower in particular, the floor of the shower looked like it hadn't been cleaned at all. There was hair everywhere in the shower. I went and bought some shower spray and cleaned the floor and walls of the shower myself. I didn't feel comfortable asking for another room. Although the location is nice, it's also a little inconvenient. You really have to be on the look out for the signs. We ended up parking in the shopping center directly across from the hotel and walking across the grass.
7.4 Good
Pros: Decent enough
Cons: Outdated
10.0 Excellent
Pros: The easiest and quickest check in for a hotel and receiving my key card. The room was perfect as if I wish I lived in it. The front desk staff was very nice. Cons: This hotel doesn't have a pool and I wish they had more breakfast choices to choose from.
10.0 Excellent
Pros: the staff was excellent. The room was clean. The whole experience was excellent.
Cons: the sliding door for the bathroom kept sticking.
7.4 Good
Pros: Friendly staff
Cons: Facility is old and a little worn down. Needs attention and updating. But adequate for an overnight stop.
8.0 Excellent
Pros: Location. Hot Waffles for breakfast.
Cons: The bed in my room didn't feel clean to me, felt a little sticky.
10.0 Excellent
Pros: Everything was great. It couldn't be better. Staff was very attentive from start to finish.

8.8 Excellent
Pros: Did not eat breakfast. Staff was very friendly and welcoming. Facility was very comfortable and easy to find.
5.1 Okay
Pros: The separate living area was nice
Cons: Room turnaround is slow due to understaffing. Even after requesting early check-in our room was not ready till after 3pm.
7.0 Good
Pros: Breakfast was really good the entire stay.
Cons: I stayed here with my cheer team. We stayed 5 nights and our room was never cleaned. Our beds were never made nor vacuumed. I had to call for fresh towels. Other than that, it was okay.
10.0 Excellent
Pros: Breakfast and pool
Cons: Holiday pool was crowded
8.0 Excellent
Pros: The room layout was comfortable, I didn't feel like I was running into one of my children everytime I moved. The room was clean. The breakfast was above standard.
Cons: They were understaffed so the common areas were messy, but to their defense I noticed almost every business we visited in town was in the same boat so it was an area work ethic issue not the hotel. The staff who were there were freindly and hard working.
7.5 Good
Pros: Yes
Cons: Neither. It was fine.
8.8 Excellent
Pros: The room was awesome.
Cons: That it took a week after my stay for the hotel to charge me. I stayed at 3 other hotels that billed me immediately on this same trip. I wont stay at another Hyatt just because of this.
4.3 Okay
Pros: Bed was comfortable and we liked the layout of the suite (good separation for baby).
Cons: Breakfast was horrible. Reheated eggo waffles, tator tots, flavorless eggs all served on plastic plates with plastic cutlery. They had an omelette station, which consisted of one woman cooking while her kids ran around between the kitchen and cooking station. We requested a crib for our 6 month old, they ran out of cribs the night we arrived. No laundry detergent in the hotel store because "the order didn't arrive." Remotes in room did not work because someone put AAA batteries in them when they really needed AA. Front desk didn't have AA batteries or replacement remotes. Pool was disgusting...cloudy water, we were so excited to swim with our baby but never got in. We expected a lot more from Hyatt, seems to be very poorly managed. Will not stay here again.
8.0 Excellent
Pros: The beds were comfortable and the room was clean
Cons: Breakfast started too late we missed it both mornings and there was garbage and cigarettes around the pool area and sitting area near the pool

7.0 Good
Pros: The staff, the price of the room, cleanliness, location and the way we were treated
Cons: The only thing that was nonsense was when we walked into the hotel there was a family about maybe 30 people and they had children running screaming all over the pace . We could barely even hear the staff tell us about the rooms and times. The front desk lady even had to as the family to quiet down

9.0 Excellent
Pros: Very professional staff and clean rooms
Cons: Biggest issue is that the rooms have very thin walls and doors. You can hear everything. Couldn't sleep after the early morning hours, because of customers and hotel staff. Most of the breakfast was horrible, but I appreciate them at least offering it.

Pros: Clean, comfortable rooms. Hot, delicious complimentary breakfast. Close to premium shopping and fine restaurants.
8.0 Excellent
Pros: I liked the location.
Cons: The hotel only had one room available due to a lacrosse team taking the majority of the hotel. The adolescent boys were on all the floors. They were loud and they made noise late into the night. Then in the morning a bunch of their luggage was on the floor blocking getting to the tables for the continental breakfast. Due to being adolescents they ate and when I finally got to the food there were no eggs, no one appeared to fill them.

5.0 Okay
Pros: Their sense of humor is to be admired. They asked for comment as to how they could improve. Are they serious??? How about going through the room with an open eye and testing if the toilet and bathroom work or not.
Cons: The toilet did not flush at all; the shower did not work; the TV would not turn off w/o the adds, until we unplugged it, the sink had a giant size ball rusted, the water did not go down from the bathtub, even for a wash, since the shower did not work and to call that breakfast is a joke, even though I would have been ok with getting nothing. Due to an $88 price tag, I was only expecting the very basics; bed, toilet and basic shower unit. I only got a half way decent bed, the other two did not function. I am wondering when the Department of Health has last visited this facility.

5.8 Okay
Pros: The room itself was ok with good lighting and the bed was comfortable.
Cons: The breakfast buffet which we paid for in advance was mediocre at best and the food was not kept hot. The shower in the room was terrible with virtually no water pressure. There was a drunken fight during the night which woke us up as someone was trying to enter our room. When we brought this to the manager's attention when we checked out, we got no reaction just a thank you. I would've expected some kind of adjustment to the bill. We have stayed here on multiple occasions previously so it's not like we were just looking for something for free. But all in all, it was a very disappointing experience

Pros: Comfortable bed, very nice bathroom. Staff was courteous, hospitable and helpful. Coffee in the restaurant was delicious and I was able to take it in real coffee mugs up to my room in the morning.
Cons: The facility was a bit run down. Stayed on a weekend and it was very busy in the restaurant and throughout the hotel. Considering the activity, it was not too noisy. Food was average.

Pros: Breakfast choices were more than I expected. Very satisfied.
Cons: Only problem was with booking. I booked July 12th till July 14th. But when I got there I was booked for the 14th to 16th. Don't know if booking.com or the hotel was responsible for the mix up. But thankfully the hotel was able to get me a room. Other than that all went great.
8.3 Excellent
Pros: Great in town location!
Cons: Room can use a little sprucing up.
6.8 Good
Pros: The location is the best part of staying at the Mainstay. It's right on the main street and perfect for walking to everything that makes Phoenixville during Blobfest fun. Air conditioning in the rooms worked well. The staff are friendly, if constantly frazzled.
Cons: I've stayed here three times now and each time I find the rooms to not be cleaned thoroughly. There are splatters of stains on the walls and mirrors (and, disturbingly, sometimes the ceiling). These are surfaces often forgotten about when cleaning, but they're definitely noticeable. 10.0 Excellent
Pros: We had a room very close to lobby
Cons: Restaurant food terrible
6.0 Good
Cons: The room was next to ice machine across from elevators and the the beach nightclub directly outside the window. We barely were able to sleep the noice was constant for the price paid it was not worth it.
8.8 Excellent
Pros: Convenient to highway. Great price
Cons: Only 2 people on when 2 wedding parties were checking out. Though there was a plug strip there were no outlets in the wall. No breakfast included
3.0 Mediocre
Pros: The staff was friendly and helpful at the exception of the first staff member who wasnt friendly and seemed borderline hostile
Cons: The bathroom/shower is a joke. I was taking showers literally standing in stagnant water up to my ankles because the shower drain barely let water flow out🤔
10.0 Excellent
Pros: Very nice and clean
7.0 Good
Pros: Room 21 was awkward. No windows. Dark. Just a view of 3 doors. Needs to be renovated.
7.0 Good
Pros: I don't like comforters on beds if that is what you call it. I was amazed that there were only one sink in the bathroom. Toilet was not raised and did not have extended bowl. We had to turn off A/C to keep it from blowing on you. Worst of all was using a casino for food service with all the smoking. Other than this, the room was clean.
Cons: See above
9.5 Excellent
Pros: Everything else!
Cons: The shower could have been a little bit cleaner and the pillows could have been better quality but the overall quality of the room was great!
3.3 Mediocre
Pros: The pool and casino
Cons: The bugs, the dirty room and bathroom that we had to clean
7.5 Good
Pros: Staff was good. The check in women were so nice. It was pouring, I was soaked, card wouldn't work because of AC hold. And they worked it out for me
Cons: It was fine. Vending and I've machine were not working in my floor the
6.3 Good
Pros: No room service for breakfast, the restaurants were under renovation. Miserable mornings without coffee. No room service for dinner, the restaurants were under renovation. Miserable evenings without dinner. I got even though, I was a successful gambler.
Cons: My Philadelphia office is within walking distance and I work long hours & hate Philadelphia traffic. I would stay at this location if it was a Motel 6 [although I stayed there regularly, this time the stay was comparable to staying at a Motel 6!
10.0 Excellent
Pros: Everything worked out perfect! We were celebrating my husband’s 50th birthday & had a wonderful time at the pool, different lounges + the Chop House was a delicious meal. We’ll definitely stay again!
