The location was great. The hotel itself was a bit tired but the the bed was very clean and comfortable.
Sea views. Close to town. Lack of parking facilities.
The breakfast - choice was good including fresh fruit and the porridge was good. The full English was well cooked with good quality food (and the plates were hot and fresh coffee was good, always a good sign). And service was with a smile. One of the best breakfasts of any hotel. Well done. Parking in front was good. Location handy for pier theatre. The radiator in our bedroom (room 25?) was simply not up to the job. We wouldn't want to stay in it during really cold weather. For privacy reasons, net curtains were needed for this street level room. The TV was worryingly on the skew. The sink tap kept turning itself on (nice bathroom fittings though and well fitted). Room was a bit cramped, typical seaside B&B. Lounge/TV area/bar did not look very homely or inviting. Hotel not particularly attractive from outside - needs dressing up. (But at least the owners accepted issues and we were'nt fobbed off.)

A good sized room and en suite,plenty of tea and coffee available and there was no problem at all having our dog with us. In all very very good.
During breakfast we were shown on each morning to a different table rather than be consistant and remain at the same table.

The best bit about our stay was the food-very,very good. The only moan i have is that the room was very cold untill the heating came on at 5pm.
The breakfast was excellent. Our room was extremely cold and therefore we were very uncomfortable. The heating did not come on until 5pm each evening and was only on from 7am - 9am each morning. We had ill fitted windows in our room which did not help.
Helpfulness and friendlyness of the staff Shower in room did not work even after complaining each day, windows have not been cleaned also had cobwebs on inside of bathroom window and mould. Very cold snap and radiator did not heat the room and came on to late in the morning. having paid extra to see the sea and pier from the advert the pier could not be seen because of the building in front.
Friendliness of staff. Couldn't fault on cleanliness. Meals excellent, food piping hot, serving plates really hot. Sea within 5 minute walk. Central for both cliff top and promenade walks, and town.
Having travelled extensively in Europe and US in the last 35 years, I can honestly say, I have never experienced such friendliness and kindness in an hotel.
I just thought it was very pleasant, clean and efficiently run. The hotel was quiet -guaranteeing an undisturbed night's sleep. Breakfast was much better than the average hotel and dinner was very good.

Quiet location but walking distance for tennis club and town centre.Staff very friendly and helpful. Several options on breakfast menu.Outdoor garden seating area very relaxing. Creaky floor in bedroom could mean disturbances by guests in adjacent rooms.
The hotel was beautifully furnished and looked as if it had had a fresh coat of paint that morning. The position was perfect, 2 minute walk from a park/gardens and the beach and shops. The heating in the room was excellent everything was relaxing and welcoming. N/A
Clean, good location, staff helpful The room was quite small. The evening meal was overpriced.
Comfortable hotel in a quiet residential area, with a car park, yet within a short walking distance of the town and the beach. The staff were friendly and attentive and responded quickly to requests. I took my Mother for a short break, which she enjoyed, but she found the stairs a struggle. As the other guests were mainly older, retired people, an elevator would have been appreciated.

Staying in a building that sets itself apart from the norm. Large stairway in reception, Breakfast in what appeared to be a former ballroom, stained glass windows.
The hotel was clean, the rooms a very good size, fantastic sea views, the staff very helpful and friendly. We stayed bed and breakfast and we had no complaints at all, On the last night we had a meal in the restaurant which was fantastic. Great place great holiday will be going back.
My room was wonderful and luxurious and the hotel location is perfect. The staff were professional and attentive and the food excellent and portions huge. I would not hesitate to book the hotel again especially my particular room. A lovely hotel. Nothing, i loved it
The hotel is very central, being near to rail and bus stations and is wonderfully-situated overlooking the sea. It is rare to find a hotel from this period still looking in good condition and well-suited to meeting today's customers' needs No; it was fine
