Pros: Located very close to USNA Gate 1 - a short one minute walk. The lodging has excellent off-street parking included with the room, a very friendly and knowledgeable staff, plus the character and atmosphere of historic downtown Annapolis.
Located in Annapolis, Gibson’s Lodgings is located opposite the United States Naval Academy and is 2 minutes’ walk to the Annapolis Harbor. A continental breakfast is served each morning and free Wi-Fi is available. Gibson’s Lodgings of Annapolis is three buildings combined together by a courtyard and parking area for guests. Pros: First experience at bed and breakfast stay. wife was alittle skeptical at first being uncomfortable in someone elses home but her feelings quickly changed after she felt the welcome hospitality of Tiffany`s personality and the coziness of the home we were staying in.we opted for the more expensive suite which turned out to be the right choice.Would definitely book this stay again.

Pros: Very clean, modern amenities, friendly staff.
Cons: The only hiccup was that construction closed the main entrance and parking garage entrance. It was easy to find the curbside valet parking, but the sign pointing straight for self-park was woefully inadequate (one needed to drive about a half-mile farther and then make two right-hand turns (only the second of which had a sign) to go in the back entrance. Similarly, it was not at all clear where the entrance was -- there was only the name of the hotel restaurant over it and inside. These problems will disappear in a few months when construction wraps up, but in the meantime the last problem I expected was being able to enter the hotel.
Pros: When I called the front desk at 1am because the occupants of the room next door were loud, it was taken care of immediately. Loved the complimentary WA post and NY Times newspapers in lobby. Couldn't change us to a King Bed room vs. Double beds. Seemed like we were less-well treated because of booking on a 3rd party site.
Cons: Could hear loud, raucous and profane conversation and laughter, woke me and my family up 3 times during the night, finally at 1am I called downstairs. Seemed to be blood spatter/stain on one of the sheets. Complimentary coffee urn in lobby was empty the one morning I noticed it - at 10am. ?! Was quite a distance from the main shopping and restaurant area, though we did have a nice meal at an Asian restaurant nearby.

Cons: Our door was old and kept sticking so we had to shoulder the thing open. Confusing were to park or the whole valet system. No breakfast at the marlyland inn.

Cons: Our sink repeatedly expelled gas and grime from the drain.
We were in Room 318 of the Maryland Inn. It is a triangle, with the bathroom at the top point, and busy streets on two of the sides of the main room. The street noise was very loud from both sides which made it hard to relax or sleep.
It took us 45 minutes to get our car from valet parking the first morning we were there.
Pros: My wife and I started at the Robert Johnson House for a weekend trip to Annapolis. The hotel was well located, and pretty nice. Overall, I liked the hotel. If I'm ever going to stay overnight in Annapolis again, I'll likely stay in one of the Historic Inns again.
Cons: The cable didn't get a good signal, though. After a day of walking, I wanted to relax and watch TV, but the picture and sound kept cutting out. Luckily I can watch Netflix in my phone.
Cons: Walls are thin; at 1am I had to turn on the A/C to muffle the noise from others. Couldn't find any staff when attempting to check out.
Pros: They provided cookies, hot cider and hot chocolate in the lobby for guests the first night I stayed, which was a nice surprise. The location was incredible to walk around the city and to the Naval Academy.
Cons: The closest parking was several blocks away, and with old brick sidewalks I couldn't roll my suitcase. I had to carry it. Plus, there weren't the cookies and cider the second night. I'm not sure why and I was kind of looking forward to them after the first night.
The room and bathroom were very tiny, too much of the room was taken up by furniture. I had to turn sideways to get past the bed and dresser to get to the bathroom.
Also, the pillows weren't comfortable at all, they were too soft.
Pros: Everything. Downtown is amazing. Favorite place to go. Go 3 or 4 times a year.

Cons: what brings my rating down is their restaurant, "The Treat of Paris". it is a poor, poor restaurant that represents itself as historic/romantic fine dining when the food was half rate at best. service tried, but it seemed their was a lack of management to oversee it (basic service, issues with food temps, food coming out cold). it's areal Shane that such an established institution as this restaurant has been badly managed to the point of just surviving on its laurels..even the locals tried to warm me that these days it's a tourist trap

We stayed at the Maryland Inn. It has potential but when we walked in our room it felt like a dorm room. Just a bed and a dresser TV, and window AC unit. There was no artwork on the walls. Also, they must be renovating because when we got back for the evening the entire lobby and second floor smelled of oil based paint

Cons: The sink to the bathroom was actually next to the bed. That was a little weird, but no matter. The room was outdated, but who cares. It's what's right outside that counts! Plus the staff was friendly and the deli right downstairs serves amazing food.

To us the hotel seemed clean, well-decorated, and modern. The room set-up was awesome with a little kitchenette, living space with a pull-out sofa, the Queen bed area, and a large bathroom.
Pros: This hotel was super! The location was perfect for us as it was just off Riva Road. The rooms are SO NICE and spacious! We had a first-floor room and it was convenient to the outdoor pool as well as to breakfast. The morning menu was varied and good.

A real breakfast is provided for the guests. Eggs, sausage, potatoes and cereals. Not just pastries and coffee like other hotels. Handicap accessible is very conveniently next to the parking space. Easy check in and check out. Well worth the money.

Good location, only a short drive to downtown Annapolis and you could probably way to the new Annapolis town center. Bad news, doors open to the outside and create a small sound tunnel because of this. We had VERY loud neighbors slamming doors till 2 or 3 AM. Plus because doors open to the outside every time we opened a door little flies or gnats would make their way in.

Cons: If you are looking for a brand new 2017 built inn this is not for you. But we love old time buildings and inns. Was extremely clean, very hot water,coffee in your room and great king sized bed. You may want to bring your own pillow they were thin .
Pros: The location was terrific right in the heart of Annapolis. USNA, Main St, City Dock, even Navy's football stadium were in walking distance. Staff was also wonderful and very accommodating. Parking at the Hillman Garage was easy and the discount was nice.

Cons: I went to close the blinds and they didn't work, so I went to draw the curtains which fell on me. I called the front desk and had to wait for a call back, which was prompt and by the time I got back from a 15 minute run for some food, the curtain was up.

Cons: Hotel is worn and is showing age-cleaning was average at best. Corners of the bathroom had mold. Breakfast was good if you arrived at least an hour before it closed because they didn't restock items after that. And staff spoke Spanish but should be more careful about how they talk about guests since some guests are bilingual and can understand their negative conversations. Pool had a lifeguard that was not kind to the kids. This was our first stay at a Country Inn and likely our last.
Pros: I thought that the staff was wonderful. The hotel over all seemed very clea, up to date and well taken care of. I like the fact that we were able to bring our dog. Another point that I thought was great was that the room that my family stayed was almost like two rooms in one. We stayed in one of thier king suites. It had a king bed in a room that was separate by a door and my children stayed on a pull out couch that was more then big enough for the bothe of them. I have a 17 and a 11 year old so they are not small children. I appreciate the fact that when my husband and I wanted to be alone we were able to just by closing the door but still being in the room. The location of the hotel was not far from the bay bridge so it did not take us long to get to beach like areas. All in all it was a great trip.

Cons: This hotel is very dated. AC is extremely loud so if ours turned off we could hear units running from other rooms. Soap was not very soapy! Carpet is old and the room in general is in need of new furniture and paint. No air circulating in the bathroom. Indoor pool is very small. If there was more than my family in the pool it would have been crowded. Also the water seemed clean but it was cloudy, which is usually an indication of chemical imbalance. It was easy to get into town but I wouldn't stay here again.

No Pay Per View movies in the rooms, which was very disappointing to my MID who wanted to watch movies in the room. The complimentary shuttle to/from the hotel is a really great deal. Enabled us to get to downtown without the hassle of parking! We would stay there again.

Cons: the biggest negative was the dampness of the room - we stayed in July and it was really hot outside, and while the AC in our room made it cool, it also made it really damp, which ruined the stay for my wife. when we first got there, I had booked a room with two queens, and they initially put us in a one bed queen - not a big deal, just a minor inconvenience that was fixed immediately. also, one of the days they failed to clean our room and provide new towels, so I had to walk to the front desk to ask for more. the exercise room is very small: two or three treadmill/ellipticals, one exercise bike, and dumbbells up to 35 or 40 with little space to operate (no bench or racks of any kind); no pool

Pros: Always wanted to stay here because of the waterfront location. Some other reviews said it was cramped, loud and needed updating so we were a bit worried. Decided to spend the extra money and try it for the spring sailboat show. The room was clean, updated and it was quiet. Our room was late being ready due to arrival of bridal party, the manager noticed us sitting there with our things and personally checked on our room twice and tried to hurry it along. Was too cold to hang out outside. Hotel and restaurant staff was excellent

Cons: Our bed was not comfortable. It is time to replace the mattresses. Prices more than doubled during the week we were there. would have been good if prices were regular rates. But not worth the over prices charges. especially since you still had to buy your breakfast. also thin walls. could hear children in room above us waking and jumping.
Pros: Room was ready at checkin. Front desk was helpful and quickly got us on our way. Liked the noon checkout. So many hotels are 10 or 11AM.
Cons: Room was not as appealing as online pics. It was ok and we only stayed one night so it was manageable. Hotel was full and we were on the first floor. There seemed to be a lot of hallway and outside noise. Bathroom wasn't super clean either.

Cons: Vent pipe outside was broken. At times you could smell gas in the hallway. My husband reported this to staff and they were quick to look and apparently made phone calls.

Pros: The location was ideal for where I needed to go.very friendly staff. took care of an issue I had with the room in a timely manner. I found the Continental breakfast to be good. Secured building, free parking, free wifi, guest laundry. Landscape was clean.
Cons: Would have to leave property to eat lunch or dinner. Needs a change/coin dispenser for vending machine. Had to block bottom of room bypass doors with towels cause i could here the guest clearly.
Overall it worked perfectly for our needs and plan to stay again in the near future.

Cons: Pillows were hard to get use to. One too hard and one too soft. Only real negative was valet parking. Parked my car under a tree in uncovered lot for two (2) days and it had sap, leaves, twigs, etc. when brought out. For $20 per day, I expected better.

Pros: This hotel is beautiful and is so close to downtown Annapolis, the State House and many other historic attractions. The Navy Stadium is also a short walk away! I have stayed at this hotel 3 times in just over a year and would happily recommend it to others!

This hotel is located within 1 mile of the U.S. Naval Academy, Maryland State Capitol, Main Street shops and restaurants, and the Chesapeake Bay.
Cons: Expected 2 doubles and a rollout. Received a king and rollout with stains on mattress and no linens. So we went to the front desk and told them we needed linens, and would be back after about an hour at the local watering hole. We came back, went to the room, and couldn't get back in the room with our keys. Back down to the front desk and told them of our situation. They couldn't reprogram our keys because their machine was broken. So the night staff attempted to open up our door with a master key, only to find out the door lock was broken. So after an hour of realizing they couldn't get us back into our room (around 2:30 am), they finally gave us another room and one complimentary toothbrush for three people.

The two long presence of mildew around the tub was a turnoff. Despite complaints, the attempts to treat were completely futile.

Cons: ULTRA cramped, tiny toilet, no kitchenette. Hung "Do Not Disturb" sign on doorknob while we were away, they came in anyway & disturbed stuff.
