Pros: Just an amazing place to stay . Felt extremely welcomed, the attention to detail was just amazing . Rooms where lovely . Garden is absolutely amazing , we where relaxing by the pool with a beer and wine . I felt as if I was Abroad . I posted a pic on FB and asked people if they knew where I was. Apart from daft comments . Most people thought I was NOT in UK. What can I say about breakfast !!! I hardly ever eat full English, but being so impressed so far with my stay , thought I would give it ago . Well it was just delicious , even the hand written card telling us the weather , sun rise , sun set , tidal flows for the day was just such a lovely thought . I will most definitely stay here again . The White House is a little jewel in Hastings .

Pros: Everything was amazing! I was impressed with the size of the room and the bathroom was very modern. I loved everything about the hotel! There's free hot cocoa and marshmallows, breakfast is freshly cooked and delicious. Jason and the staff were so friendly! There is nothing I can complain about, will definitely come back!

Pros: Host Jason was incredibly welcoming, our room was wonderful, very clean, stocked with toiletries, tea, coffee and biscuits. Our see view room was beautiful. Breakfast was delicious, we cannot rate this hotel highly enough!!

Pros: Absolutely beautiful place to stay, lovely room, beautiful view, gardens etc. Lovely breakfasts. Very friendly and welcoming owners, could not do enough for you. Only there for a couple of days unfortunately, not long enough. We were very reluctant to leave, in fact I am thinking of negotiations to move in!
Cons: Nothing at all to not like about the place or the owners, beautiful, quiet, friendly. Only unfortunate thing was very loud concert next door on one of the nights. I'm sure not the norm tho, certainly not the owners fault.

Pros: The house is delightful, felt very safe but access was easy. The room was clean, well laid out and although the on-suite was small it contained everything we needed. The owners were lovely, made us feel extremely welcome. Breakfasts were well cooked, plenty of options and set us up for the day. Both my husband and I had not long lost our final parents so wanted a weekend to relax and enjoy together. The venue certainly promoted this and we will definitely stay there again.
Cons: Not staying long enough. We felt we could have stayed a week or so but life dictated otherwise. I can't tell you anymore as we don't have a bad word to say about the facilities and the venue.

Pros: Liz and Alfredo were very welcoming, the room was lovely - large room with plenty of storage space to unpack, amazing jacuzzi bath to relax and soothe aching muscles and a balcony with table and chairs looking out over a charming garden. Breakfast was excellent. The location wasn’t too far from town either so we walked down to town and got the bus (£1.30) or a taxi (£5) back. We would definitely go back again.

Pros: Good location on the main road from London, but set back off a private drive so it is lovely and peaceful with views across the countryside to the sea. The house feels very safe, with gated access and is also usefully close to a main bus route. The room and en-suite we had was very pleasant with good facilities including a small fridge. The garden is lovely with plenty of seating. The breakfasts were delicious and freshly prepared. And, finally, the hosts were delightful, very helpful and welcoming. We had a lovely stay and wouldn't hesitate to return.
Cons: Not easy to find. A picture of the entrance to the drive might have been useful.

Pros: Rita and Dennis were perfect hosts. It was our first B&B experience and they made it perfect! They have such a lovely house and they made us so welcome. We will never forget. The room was so nice and comfortable as well. Well designed, too. The park area nearby is so wonderful to walk as well. Great coast area. If you want to stay in this area, go to Rita and Dennis. We love them!!!

Pros: We had an excellent short stay at Hillcliffe House. Rita and Dennis could not have been better hosts and it's clear that they love looking after people. Decent sized bedroom and bathroom, comfortable bed and pillows. Delicious cooked breakfast with local produce and lots more choice for the smaller appetite. Nothing is too much trouble and you feel perfectly at home - would recommend!
Cons: Our bathroom was not in our room and you crossed a small hallway to get to it, however it wasn't actually a problem as you have enough privacy to not be disturbed by anyone and while I wouldn't normally book a room without en-suite I would return to this one!

Pros: Best part of the stay was Vincent, who has put his warm character throughout the whole of the house and at the end of the day, made you feel like you were coming home..... Espescially when you were coming home to your private 2 bedroom annex with private bathroom. ....... And the breakfast...... Scrambled eggs and salmon for main with a hot croissant on the side to go with all the Fortnum and Mason Jams...... Highlight of the day. Pros: This was a very special place and Vincent was an outstanding host. The email I received prior to arrival was particularly helpful and included reliable recommendations of places to eat in Hastings. We were made to feel very welcome in this beautiful house, which is full of interesting things. Our room was very comfortable, quiet and tastefully decorated. Great shower, super comfy bed, top quality tea and coffee-making facilities. We enjoyed breakfast at the big table with the other guests. The food was all delicious - excellent fruit, cereals, warm croissants, tasty scrambled eggs and a huge array of jams and marmalades. On our last morning, Vincent took us to his favourite fish stall to buy fresh fish. Nothing was too much trouble. Un grand merci, Vincent!

Pros: The House was just beautiful and the breakfast was lovely, the best we had on our trip, Vincent had an eye for details and everything was freshly made - try the pain aux Chocolat or scrambled eggs with salmon! Vincent had also a lot of great tips, what to do in and around Hastings and where to eat best!

Pros: I absolutely loved my stay at Black Rock House. Far better than many 4/5* hotels I have stayed in. Down to the afternoon tea on arrival, the friendly but not in-your-face welcome, the beautiful room, comfortable bed, lovely linen and gorgeous bathroom, complete with soft towels, luxury toiletries and bathrobes and to top it off, the amazing breakfast, I need another excuse to go to Hastings and stay again! My boyfriend and I came to stay after a comedy gig at the local theatre (we live about 30 miles away) and decided to stay over so we could make it a bit more of a treat and I'm so glad we did - you must go and stay there, you won't be disappointed!!!

Pros: Both Tracy-Anne and Lesley made our stay particularly enjoyable, went out there way to look after us, recommended a great Indian restaurant .Their comprehensive knowledge of the area was invaluable for our short stay. The atmosphere, decor and service were of the very best, and the food was not only delicious but presented with great flair. We really enjoyed our stay, returning as refreshed as we could wish.

Pros: Wonderful warm, friendly and welcoming. I like the way the owners greet you and are there if you need them but you are then left alone to relax . It's all the detail and authenticity I like . I felt immediately at home . It's my second visit and will be back again . The garden is beautiful and full of charm and character. A place to relax , read a book , explore . The sitting room is lovely to , sunny and charming .
Cons: There is nothing I didn't like . My room didn't have it's own bathroom but that is specified on booking and is actually no problem as it's in keeping with the authenticity of the house . Bath robes supplied so just down corridor . So don't let this put you off at all .

Pros: I loved the theme of the guset house.....medieval. The breakfast was first class and the owners were so friendly and welcoming. The room was very comfortable and very clean. There were so many extras....toiletries, wonderfully soft towels and bath robes, a fridge with milk, water and fruit juice in...all for our use. We had a wonderful stay.

Pros: With regard to the facilities Everything you could possibly think about was thought of at this Guest house . The cleanliness was top notch , and the breakfast WOW what a choice and delicious ! The hosts Phill and Michelle gave a lovely warm welcome and nothing was ever too much trouble . If you like somewhere a little different with a theme then this is the place for you or if you just want great service and comfy clean rooms can’t recommend enough .
Cons: Location bit out of the centre of Hastings , ideally have to drive and parking when we went was busy area but there were spaces on the guest house car park .

Cons: No lift access to top floor, live music venue nearby played loudly til after midnight. No sink in the room was strange. Even cleaning teeth or filling kettle has to be done in shared shower room.

Pros: Where to start! The breakfast was absolutely fantastic. Huge room with very comfy bed. The wet room (which was additional to the bathroom) was great; I need to get one for my own home! The property is located in the most picturesque part of Hastings and is close to some great pubs. The garden is beautiful too. We enjoyed a drink from the property’s honesty bar (nice touch) whilst the sun set. Overall, a very relaxing and enjoyable stay!
Cons: There wasn’t anything that I didn’t like but perhaps if I was to suggest one improvement it would be to have a mini fridge in each room rather than just the one in the hall.

Pros: We loved everything about our stay, Max the owner made us feel incredibly welcome and helped carry our bags up to our room. We were warmly greeted in the morning, Our full english breakfast was lovely, the yogurt with the breakfast we had was delicious.

Pros: The shower in the Bali room was lovely, the decoration of the room was tasteful.
Cons: There was a strong smell of naphtlalene in the Bali room which made the stay somewhat uncomfortable. Although it did look like that there was an effort to give the experience a luxurious feel, this felt that it lacked a bit of quality having that smell and also in the simple things: poached eggs were overcooked, the champagne was very warm, the mini bar in the room had a bar of chocolate already open. it felt that £190 for one night was over-priced

We will 100% be staying here again I think we’ve been spoiled and forevermore be comparing others to here. If you’re looking in Hastings- look no further this is the top place. Pros: Tracey was an excellent host and always very helpful. Our room was a large room, with sea views and was very comfortable and clean. Breakfast was always very good, with more than enough choice. The property is in Old Town, near lots of very good restaurants and bars. We wouldn’t hesitate to stay there again.

Pros: We was in Hastings visiting family and stayed in the twin room at the B&B with my 14yr old daughter, and we had a lovely time. The Ower was so lovely, nothing was a problem for her. Our rooms were cleaned very day we were there, with fresh bottles of water. The beds were really comfortable that I had to drag my daughter out of them each morning. We had to share a bathroom with other guest, which I was worried about, but it wasn't a problem at all. The other guest were lovely and welcoming, as they were regual visitors, This gave the B&B a lovely feeling of home about it. THE BREAKFAST... Was AMAZING!! Top quality produce, all locally brought. My daughter was so happy that she was allowed creps everyday. Tracey was her lovely self every morning and was very attentive to our needs. Breakfast was a very welcoming calm atmosphere every morning., which set you up for the day. The B&B it self is in a good location in the old town, and is about 15min walk to train station. We had a lovely stay here and would definitely recommend it. We will be booking again next time we are visiting family.

Pros: Everything was spot on, Tracey the host was just the perfect balance of helpfulness and friendliness but in no way overwhelming. The breakfast was great and all locally sourced which is a great touch. All so clean and tidy and great value for money. Pros: The place was nicely decorated and was very clean, which was the most important thing as I had my 9 yrs old son with me. We were prepared and had toiletries with us, but we didn’t have to use them as the toilet was fully sorted (except for tooth paste as it’s understandable). Had iron board, the iron and hairdryer already in the room. The only downfall would be if I had to rate the Internet connection. We watched some tv and there was a few connection issues. Not ideal, but all in all very happy.

Cons: We were woken up in the middle of last night by somebody tapping on our window wanting access to the B@B did not answer as we wasn't sure if he was a resident, he then repeatedly kept knocking on front door until was let in by someone he was staying in an upstairs and my wife heard raised voices, until someone else asked for the noise to be kept down. I realise this was no fault of the owners but thought it worth mentioning.

Pros: I stayed here with my mum for a night and we had a lovely time! We regretted that we couldn’t stay for the second night we had booked (something had come up). The location was lovely and very prime as it was only a minutes walk from the seafront. Pros: Location was perfect, bedding was clean, lovely white, clean towels. Plenty of shower gel. Tea and coffee in the room. The owner was very accommodating in allowing us to check in earlier.
Cons: Narrow staircase, no staff on site at night. No phone in the room, hard lumpy bed, balcony was a nice bonus but no lift. Shower does not hang on the wall, water pressure was not good in the shower at all.

Pros: The shower was lovely. Nice and strong water pressure and good temprature that was easy to alter. I liked that the place had high celings, so the room felt open and big. I liked having light switch near the bed. The walls were freshly painted and clean. Good that there was a lift. That the window opened wide so I could get good air was important for me.
Cons: The doors outside the room banged half the night, obviously that is the fault of the guests being inconsiderate and not the hotel, but maybe they need better stays on the doors or rubber edging. Key card was confusing to use and unclear diagram on card but this is not the end of the world! Did not like the cracks in the wall where the bath was and also the rough splintery holes in the sink unit. On first impression the bathroom looked shabby and un-inviting particularly the shabby old stained bath, but because the shower was nice and it was reasonably clean it made up for it?

Cons: The bathroom was in a poor condition, ie the electric shaver socket was very loose, paint was peeling off in the bath, the shower head was loose, the bathroom needed a complete overhaul

Cons: No internet in the rooms , the only place to get wifi was in the lobby where there was little privacy.

Pros: The bed was very comfy and we had a sea view
Cons: There was no information about the facilities on offer in the hotel. No info on when breakfast was available, when the bar or restaurant was available. In the morning there was no evidence of breakfast being available and no one on reception. We ended up just putting our key in the box on the desk and leaving. Customer service and information very poor indeed

Pros: Great location
Cons: Under maintained dirty bathroom and stuck on the top floor with walking difficulties even after a lower level floor was requested on site and the place where breakfast was served was filthy and had not been cleaned from the previous evening
2.5 Mediocre
Pros: Nothing it is a complete dump of a place the rooms are pathetic, dirty and stink! The staff were less than helpful you were made to feel like an inconvenience! The one good thing was checking out 2 nights early and staying elsewhere!
