The King's Port Inn was a convenient place for us to stay whilst we explored Kennebunkport - we were easily able to walk into the town for a meal in the evening.
The hotel is in an excellent location We would've preferred to be in the main hotel rather than an annexe
nothing room were very dark
Excellent breakfast. Kindness of the staff. Charming village.
Convenient location a small dreary room not as represented by the hotel. The premium king room had two queen beds and hotel was overbooked
It was very convenient to shopping, dining, whale watching, and other events. We were able to walk to almost everything. The continental breakfast was a little "better" than just continental, offering hot waffles as well as bagels, muffins, cereal, and fruit. We had a double queen room which was great except that the bathroom was very, very small. It appeared they gave up bathroom space to put in 2 queen size beds.
Friendliness of staff. Comfortable common spaces (breakfast room, lobby). Excellent breakfast (included in room price). No.
The inn was very clean and it was very quiet. The breakfast area was very nice and offered a nice selection of pastries and cereal. You could also get waffles which were nice. It just needs some updating but other than that it was great.
great proximity to the action dated decor
Hotel very handy for the town and staff very helpful.Room was comfortable and clean
Very quiet yet close to all activities
The location on the river is beautiful. The new owners are letting the rooms fall apart and are not clean like before. The breakfast was not good and the fresh fruit had mold on the pineapple. I'm sad that we have to find a new place to stay.
Place was great - overlooking the marina- walk to town Carpet in our room could use to be changed - but the place was great
The breakfast room and breakfast selection was very good. Room nice. Room had nice view, but very dirty windows. A good 25 minute walk to downtown. No coffee in rooms.
All I can think of after reading these positive reviews, is that we definitely stayed in the wrong building. We stayed at the spa building, which DID have an elevator, but the rooms were awful. They were in desperate need of updating. The carpet was disgusting and dirty, the decor was straight from the 80's, our "viewing deck" consisted of a 2' wide roof area with two aluminum fishing chairs. This place could be fantastic and they could charge three times as much for the rooms if they would simply update the furniture and install hardwood floors. A little paint wouldn't hurt, and simple maintenance would make this place top notch. Right now, though, it's pretty pathetic.
Location was beautiful. I never received a receipt emailed to me as told upon checkout.
Lovely room, on the river, though view overlooks parking lot and only a bit of the river. The room was well decorated and amazingly comfortable. The hotel doesn't have room service or a full breakfast, so you have to walk a mile or more for breakfast. Disappointed that the front desk wasn't staffed at night and that numerous attempts to call the front desk throughout the trip went unanswered.
The location on the beach, the free bicycles, the breakfast and teas and coffee all day. The bathroom was a little small but the room was comfortable. The price was a little high for post summer.
Beautiful inn, nice breakfast, tea and coffee with fresh cookies in the afternoon, and then Wine and cheese and cracker in the late afternoon with beautiful views of the ocean. Beautiful bright ocean view room . Nice touches such as bottled water/ Nothing
Very clean facility. Very friendly staff. Right on the beach.
There are great views from the property and easy access to the beach...it's right there. Easy to get to town (1/2 mile) and a lot of great seafood. Continental breakfast were provided...bountiful. No coffee in the room.
Location Dinner My room was very small.air conditioning very noisy Air conditionning very noisy
Sitting on the front porch watching the sailboats on the water. The landscaping. The location itself at the top of the hill. The pool at the Old Fort inn. Nothing.
we loved this hotel. They really thought of everything when it comes to fun and comfort. I was surprised it only had 3 stars. It isn't the closest to the main street and shops but the 10 minute walk wasn't a bother to us at all.
The room, the lodge, and the clubhouse were all so beautiful! I really didn't want to leave. Comfy and cozy, clean and modern. It felt like home.
I loved the little touches....note....flowers.....
Beautiful room, decorated in elegant and fresh style. Pretty quiet, very clean and super comfortable. Traffic noise didn't bother us at all, especially with the AC on. We wished we were able to stay more than one night! Close enough to walk to the beach and if you're not used to walking, a trolley stop nearby. Definitely want to stay here again the next time we come up to Maine. Wished they offered pastries or fruit in the mornings, though they probably don't because the Maine Diner is so close.
Owner was great. Very friendly and so nice. Nothing, everything was great
Old beds, dirty
Cheap price for a large room. Easy access and a nice location. Getting run down and showing signs of its age. The rooms could use a little bit of updating and maintenance. Nearly half of the blinds in the room were broken or missing, a simple fix which really made the place feel "cheap". If it were peak season I would have been very disappointed due to the price, but for a cheap off-season stay it wasn't bad.
The accommodations were a pleasant surprise
Location was perfect. Staff was excellent. Room was located by the stairs and was very noisy.
Staff was great to us with late check-in and early out. No
The friendlessness of the staff...The location. The clean accommodation... We dined at Ocean 95 restaurant...While our waitress was very friendly, and the service was good.....She was wearing a badly wrinkled white dress shirt......She gave a lame brain reason why that was so. She was running late......
Very friendly and helpful staff. Great location.

Warm staff. Wonderful views with comfy rooms. Local community events that added to our stay.
They had very good food and drinks at the pool side bar.
It was quiet. The view of The pool, and the grass was nice, from the balcony. Breakfast in off season, was slim, pickings, the floor,of the room creaked at every step. In,need of serious updates, but we were not unhappy.
location no restarunt
only rec'd two small old towels for pools. very out dated
Its comfortable, quiet, even the grounds are well lit ! Nothing.
The hotel was right down the road from everything! The staff was friendly and helpful. The rooms were fine, very comfortable beds! No complaints!
Staff was very polite Room was a little stuffy, AC was very loud
The front desk lady, Sophia, was wonderful - great information on things to do and see.
The hostess was absolutely delightful! She went out of her way to help us find restaurants, give directions, etc. The sheets kept slipping off of the mattress.
Great no frills stopover after a 4 day camping trip. Clean & budget friendly. Close to beach.Used pool. The pillows were uncomfortable. Too bulky
Sophie at the front desk is awesome; she even got breakfast ready early since we had to leave before 7am. We'd love to return and spend more time. Nice, homey, quiet and tucked away, but still very close to central Kennebunkport, everything's nearby, especially the Bush estate. I appreciated having wireless internet, and the toiletries were my favorite brand.
quiet design, breakfast
Big rooms and friendly staff. Sophie was great.
A very pleasant stay, warm welcome and comfortable room. A short drive into town (might have walked if it weren't so cold!) which meant it was very quiet at night.
The staff were very welcoming, friendly and helpful. The physical aspects of the hotel were run-down and lacked care. It was disappointing in relation to the description on the internet. It made much of being the sister hotel of the Kingsport Inn but the latter is much superior. A good breakfast was provided but there was no dining space.
We were so happy with the size of the room and the bathroom. So much better than what we had been experiencing on our trip. We fell in love with Sophie. She is just full of personality and so loveable. That really made a big huge difference. NO
Everything was very clean. The 'staff' (Michael and Bill) were great. We're already planning on coming back next year. Nope...
It was a good location for any one travelling the coast and the hosts were great.
The innkeepers were extremely friendly and accommodating. The breakfasts were delicious and served in a beautiful sunroom which overlooked a small, colorful garden. There was easy access to the local highway. The room was comfortable and true to history. Perhaps the variety of cookies could be changed from chocolate chip.
We loved the room, the great breakfast and the friendly and courteous service extended to us by the owners. It was a totally great experience.
Very nice, very comfortable. Owners were very welcoming and pleasant. Breakfast was exceptional.
