You couldn't complain about the location of this hotel; it is right on the Atlantic beach. Funny that even though the hotel was empty at this time of year (we saw only one other car in the lot), they didn't put us in a room with a view toward the ocean.. extremely run-down hotel. Since it was practically empty, you would think the room they put you in would be one of the better rooms; the sad part is that maybe this was one of their better rooms....

Perfect location! Microwave and refrigerator in spacious room. Excellent parking accommodations. Very clean room, lots of recent renovations. Very comfortable beds and pillows with extra linens on hand in room. No, we would definitely stay here again and will certainly recommend it to our friends and family.

Location Outdated but comfortable beds
Location, beach at your feet. When you check in, you're checking into 1965. it's an old, wood frame, coastal, tourist hotel that has seen better days but is still functional. Rather like me. A clean room on the beach as a place to sleep and shower. A radio and clock would have been welcome. And they could replace the curtain hooks. Otherwise, there were no surprises. Don't go there looking for a resort.

It was very clean. The beds were comfortable. The motel is right on the beach!!! Old Orchard Beach itself is a little noisy and crowded.

We had breakfast at the onsite cafe two of our three night stay. Excellent service and the food was delicious. Check in and check out were quick and easy. The beach just across the street is fantastic. Lots of room for everyone. There is a trolley that comes by every hour to take you north or south on Grand Ave. Old Orchard Beach amusement park and the Pier are only 1.25 miles away. The balcony overlooked the pool, which looked very clean. The bathroom came supplied with nice thick towels, shampoo and moisturizer and a blow dryer. We learned that rooms are undergoing renovations during the winter months. Our room was large and clean with 2 double beds, one dresser, small refrigerator, microwave, and table and 2 chairs. A new carpet needs to be installed as the current carpet was well worn and waterstained.

Very comfort and great view if you booked a higher floor room. I preferred the waterfront location, but Westin also stays in a very good location as many fine restaurants are in this area.

Good downtown location and the beds were super comfy. We had a nice room. This is probably one of the better values in Portland as there are not a lot of hotels in the city. of all the hotels I've stayed in this was one of them. No free wifi which is ridiculous considering the cost of a room.
I loved the staff, they where friendly and very helpful in giving me directions around town and what cool things to check out. I was not expecting the hotel to have a shuttle service that took me wherever I wanted to go downtown, and the driver was super friendly. My room was incredible, well lit, well decorated with a bag of popcorn waiting for me. I all around enjoyed my stay. Breakfast was good. I paid extra for the "seaside" suite - this does not mean it is a view of the ocean. It means it's on the seaside but that your view will be of a fish manufacturing plant. I was a little disappointed that I spent an extra $30 to stare are a fishery.
Location is close to harbor yet far enough away to avoid all the noise from Commercial Street. Lots of good restaurants/bars within walking distance such as Fore Street, Duckfat, Street and Company, Vena's, Gritty's and more. Free breakfast. Parking isn't free - $15 per night.

I wanted to catch the ferry to the islands, so it was a great location! Parking was very convenient. and downtown area and shopping was a few steps away. I came up a week earlier that my original reservation, and the staff was able to accomodate me. They were very friendly and professional. What was not to like!
Big spacious clean room in an excellent location. Close to all the dining, drinking, shopping in Old Port. There was some construction going on on the floor, rooms being redone, the halls were dusty and smelled from this work, also the wireless connection was very iffy.
This hotel has a great location...close to the airport, close to the downtown waterfront, and easy to get around. It is definitely on the low-end of prices for the area and there was nothing bad about the area around the hotel. The complimentary breakfast was nice, nothing too fancy, but worked out great for a quick bite before meetings. The rooms are pretty dated. They have tried to dress them up with new bedding, but the rooms smell terribly of smoke, even though they are 100% non-smoking. The first room I got was so bad with a smoke smell, that I asked to be moved, which they accomodated. However, the second room was just as bad as the first, maybe even worse. My business colleague said the exact same thing about his room, so I am guessing that most rooms smell like smoke.
Convenience. My son and I attended a Maine Red Claws basketball game. The hotel was very convenient to the stadium and I envision the same for a Sea Dogs game. Room was basic but decent size. Nothing major. Outside, hallways and lobby were a bit plain and drab.
For an overnight near the airport with our adult daughter before her morning flight out, we looked for a suite, since her parents both snore. The second bed was a fold-out couch two feet from the first. Since we'd booked through Kayak, no .negotiation with the hotel was possible.
The rate was affordable, which was nice since we just needed a place to stay after getting into the Portland airport. Our flight arrived at 12AM, so it was convenient to not have to drive far afterwards. Also, the free continental breakfast in the morning was a definite plus! The rooms were not clean. There was rust all over the bathroom, and the shower was stained with mildew. Also, the hotel is in a weird part of town, and we didn't feel safe walking to and from the car to get our luggage at night.
Staff was so very helpful -- allowing us to return our rental car to the airport the night before our flight and then they picked us up there, and they ordered a cab for us early in the morning to get to the airport; they directed us to pick up some breakfast items that were getting ready to be put out even though it was an hour before the official breakfast start time The place was so clean and the rooms lovely, quite the contrast to a motel we had stayed at the previous two nights
The hotel was gorgeous! The perfect mix of eclectic and high end. The staff was extremely friendly and very accommodating. The entire hotel was spotless and the rooms were beautiful. Amazing bathrooms and a bed like a cloud. I will recommend to any friends looking to stay in Portland!

The hotel was clean the staff seemed friendly enough. They had coffee, tea and cookies in the entrance which was nice. I really liked the size of the room and that it had a mini refrigerator which was extremely helpful for me. The hot water for the shower in my room was not working however I was only there for a half marathon so I didn't bother calling for help at the front desk since I was about to checkout and run a long distance. I'm sure they would have helped if I called about the issue

Location was great, right off I-295, and minutes from where I wanted to be in the morning. Room was clean. It has a restaurant inside which was convenient. Food (bowl of soup) was OK. Water temperature in shower was extremely hot; I nearly scalded my back when going to turn off water. Also, there were (unused?) hand towels in tub. Did they just fall, or were they left by previous guest?
The location near the train station made this hotel convenient.. Staff was friendly and helpful. Buffet breakfast was solid. Hotel was full of guests, it seems the staff was having a bit of hard time keep up with day to day upkeep. The hallways needed a vacuuming for instance.

People at the front desk and in housekeeping were very friendly, helpful and accommodating I had a late check out bc of a race I ran that morning. So I was taking a nap before I left with the do not disturb sign hung on the door. Housekeeping did knock and awoke me even though I was notified that housekeeping was aware of my checkinv out late. Besides that everything was great!

Quiet room with everything you need. My room was on the top floor and the steep roof line cut into head space on the edges of the room.
If you have a chance to stay at the Oceanic, DON'T! This is the worst hotel/motel we have ever stayed in. Everything. No bolt/chain locks on door. In fact, door to outside balcony literally had no lock at all. The room was in need of renovation years ago. When we came back from dinner at 10 PM there was no parking available and the office was closed. It was still closed when we checked out at 9:45 the next morning.
The staff was very friendly. The cleaning ladies are always around. breakfast is what I expected of a continental breakfast. It needs a lot of updating!! Wallpaper is peeling everywhere. Stains and holes in furniture and carpets. The pool ladder is broken and someone could get hurt if they don't know that. It was too expensive to not be kept up nicely.

Loved the massage chair IN THE ROOM!!! My boyfriend and I also loved the outdoor heated pool and hot tub with the waterfall! The woman who checked us in was also extremely helpful and nice!
Comfortable beds AND pillows! I loved the warm swimming pool and the waterfall effect in the hot tub, it was great to massage my neck and shoulders after a long drive. We didn't care for the small bathroom and the narrow doorways.

We stayed in the honeymoon suite. The massaging chair was incredible and quite the surprise. The jetted tub was quite large and just right. Breakfast was very good for a continental... one of the best that I have encountered. Hotel was clean, staff friendly and helpful.. Check out time was a bit early at 11:00. We were running behind and alerted the desk that we would not be ready to leave until 12:00, which they were a bit annoyed by but flexible nonetheless. Unfortunately a maid opened up the door while we were still in and was probably as surprised and embarrassed as we were for not knocking first.

It was a big disappointment. The hotel was very dated, and the front desk staff was cold/unfriendly. This hotel should have cost below $100. Instead, we paid approx $375.
Location. Poor value. Super expensive for what you get. I was stuck in a smoking room because Kayak's system (or the booking one - whatever) doesn't make it obvious that the room is smoking. There shod be a huge notice that the room being booked is a smoking room. Weird smells throughout... Room "mostly" clean. Internet didn't work and when I reported it I was given a support number to call. Sitting on the phone for an hour (which didn't solve the problem) was a big waste of my time. I stayed at the Westin after this place and it was night and day. They obviously train there staff at the Westin because from checkin to cleaning people they were helpful, courteous, and friendly. Everything about the Holiday Inn lacked, the Westin excelled at . Stay there instead.
It was clean, quiet and had a great view of the bay. The staff was professional ,friendly and helpful. Loved the snacks at the front desk. Was not happy at how much the room price was for the weekend we were there. Looked like a great deal until I put in my date of arrival. We went after Columbus day to avoid the crowds and high prices. No crowds but hotel price was high.
There were no frills but my overnight stay was comfortable and refreshing. location right between Old Port and the Arts District was great. No snack machines, just soda machines

For A cheap hotel It has it advantages. For one Friendly customer service and expirenced cleaners. And they have a terrific pool. Wonderful view.
Upon checking in our stay was supposed to be set for 5 people but the online travel agency booked for 4. No cot was available so we called the agency regarding their guarantee to make it right, well they could only offer us a $20 discount on future stays, ridiculous! For over an hour they tried finding another hotel room that was a waste of time since the town was packed for the weekend, they tried canceling our room before finding another. Luckily the hotel personnel came to our room and asked if we were canceling before giving our room to another person. After we told them that we would have to stay and they apologized for the mistakes made by the online travel agency not telling them 5 would be staying in 1 room they went out of their way to go purchase an inflatable mattress so we wouldn't have to sleep on the floor, excellent service IMO. Now about the room, moldy ceilings, dirty carpets, bathroom and closet doors would not shut, wood was too swollen to close. Slimy bathroom floors, stains on toilet and cigarette burns on the lid. Telephone in the room didn't work, the electrical outlet in the bathroom didn't work so we had to blow-dry our hair near the closet in the room. The pool outside was a disgusting yellow-green so we opted to just tan beside it. The place was located 40 feet from train tracks, we got awoken at 3AM to the room shaking and the trains horns blaring. When going to get ice a bat flew out from underneath the machine, which made me laugh. Overall the place was gross but close to the pier, beach, and gift shops. We learned the personnel went above and beyond and the online travel agency doesn't honor guarantee!
This hotel is right in the middle of all of the action in Old Orchard----The Pier, shops, concessions, restaurants--everything!!! The ocean is right across the street. Its even fun to just sit in a chair outside the room and do some awesome people watching. If you like to be in the center of the action, this is the place. Its not fancy, but its clean and the price is right. We went for the Fourth Of July Weekend and had a blast. The fireworks were fantastic!!!!! We were very happy with our choice.
The hotel was an ok stay. It was clean and the room was good sized. The jacuzzi tub was nice and worked!! Tne pool needs some work done to it such as painting the inside of it but was a good sized pool. The location was great! It was right acroos from th epalce playland and minutes to th epier. There is a tran that runs right behinf the hotel adn did run at night time which was a little noisy. I would stay there again.
Hotel was right across from the beach. Staff was helpful and nice. The walls are paper thin, the shower curtain was covered in mildew, the toilet leaked a-lot every time it was flushed, and the beds were lumpy and concave. A plus the shower curtain was changed on request by housekeeping and the rest of the room was fairly clean. The rooms came equipped with microwave and refrigerator. Another note on location the hotel is also right across from the mini amusement park and train tracks right in back with a regularly running schedule. Bottom line I would not recommend for anyone looking for peace and quite but go for it based on location and price, I spent most of my time at the beach anyway.
To start there's a terrible smell that only gets worse when you turn on the air conditioner. We couldn't open our windows. Filthy is not strong enough to discribe what we found; urine on a toilet seat that had a sanitized wrapper, a refrig that was broken and filthy, coffee grounds that had turned moldy in the coffee maker, a stained sticky kitchenette, a rug that had not been vacumed for a long time, moldy shower curtain and tiles. We bought cleaning supplies and cleaned what we touched. --------------------------------------------------------------------------------
I stayed here the last days before it closes for the season. The rooms are heated, but not equipped for winter temps. The rooms are right on the road and guests park right up to your windows on the first floor. The Noreaster Amtrak and other freight trains pass directly along the rear of the hotel, so there are whistles, clangs and vibrations through the day and night. The hotel has not been upgraded for a long time. The walls are paper thin, so noise is not kept at bay in any direction. Did I mention that the hotel is directly opposite the Galaxy roller coaster situated across the street in the amusement park. Thankfully the amusements were closed for the season, but you can imagine.. To credit this hotel, the beach is a very short walk across an empty lot across the street. There is a quirky popular eatery right across the street, Hoss and Mary's, where you can get a hamburger topped with a hotdog in a sandwich. The Hotel is about 2 blocks from the pier, arcade, several street eateries and the amusement park. Calling the rooms oceanview is a stretch, but kind of true. Rooms would be better qualified as obstructed distant views of the water.
Good for what it is. If you want a great location, this is the place.If you want nice stay some place else. Great for the party crowd!
The hotel is old and in bad need of renovation. Tile is coming up and plaster in the shower is peeling off the wall. TV was difficult. Train went by three times (tracks immediately behind the motel) during the night. At 8am I went for coffee and the office was closed. So much for breakfast. I do not recommend this motel.

My husband and I stayed there for our first night away after having a newborn. Overall the hotel was clean and modern and comfortable. The location is very convenient for multiple choices for dinner and cocktails. Unfortunately we had a room facing Fore street right across the street from the bars. We visited on a weeknight and the noise was still pretty loud coming from the streets at 1 am. I was initially pretty frustrated after being woken up at 1 AM... But then I discovered that there is a fan in the room that can be turned on and it drowns out the noise from the streets. my only recommendation would be adding some sort of white noise option for the guests to drown out the noise from the bars

Nice location which, as the heart of the bar scene you should expect some night noise and even though the staff pointed this out at check in it wasn't the outside noise that was bad. We could hear everything that was happening inside the hotel. Toilets, conversations, doors etc. It would appear the hotel was built without any sound insulation. Very disappointed.
Great location. The spa was good. Our room was on the first floor and it sounded as though every toilet in the building was directly above us.

I am a female and was travelling alone to see my son. I got my room and from then on, felt comfortable, secure, close to conveniences and within walking distance to great shops, restaurants and more. I was also given the gift of a spa treatment while there, and that experience was heavenly! The dining room was decorated for Christmas and was absolutely lovely! I was also quite comfortable eating alone here, with a seat by a warming fire. I will be returning to Portland shortly, and would like my same room and experience. Loved it.
I liked the historical nature of the building, and the architectural details. I found the hotel to be big on comfort, cleanliness, and friendly and helpful staff. Loved the complimentary coffee delivered to your room in the morning, much nicer than having to make substandard coffee in the room. The Mill St. restaurant on the premises has wonderful food and a lovely ambience. I didn't take advantage of any of the spa offerings, so I can't comment on those. It would be helpful for rooms to have a small fridge. The lighting in my room was not great for reading, but the huge windows let in a lot of natural light. The internet was painfully slow. I didn't understand the need for the valet parking, since the lot was just across the street, and I would have happily parked on my own and walked over. But it was inexpensive, $12, so this is not really a complaint, just an observation.

Everyone at the hotel was so nice and went above and beyond to be helpful. The location is perfect right in the center of the city. There are so many great restaurants just around the corner. I also really enjoyed the spa at the hotel. The facilities are very relaxing and everyone that works there can help you figure out exactly what you need. We had a great stay and will definitely be coming back.
I loved the location and the hotel/room was very clean. There was a continuous noise above the bed. It sounded like a pipe clanging. Thank goodness for the sound machine feature on the alarm clock. Also, the bed was very firm with starchy sheets. The terry cloth robe had a large rip in it as well.
The room service staff and valet were super friendly and extremely helpful. Other than that, it was a horrible experience...not a bit relaxing! I work in the hospitality industry, so I know what great service is. When I got there, the TV wasn't even plugged in...then I went out with some friends, came back to a dark room, and when I tried to turn on the lamps on the side tables, I found that neither of them were plugged in. It was as if the room hadn't been used in months! When I called the front desk to complain, the woman at the front desk blew it off like it was no big deal! I ordered room service at 8:30 in the morning (which was great) and then put the do not disturb sign on the door. Well evidently it was irrelevant...I had fallen back asleep after I ate my breakfast, then at 10:30 I got a call from housekeeping seeing if I was still there...she didn't even apologize for waking me up, but at 11 I got a knock on my door from housekeeping! Check out was at 12, and I felt very rushed! For the money I spent, it was a horrible experience! I will never go back, and I will spread the word about my awful experience.

This was our first trip with an infant so we weren't sure what to expect but the room was perfect for our needs and staff were uber-friendly. We could not believe what a great experience we had for the price. Parking is an additional charge but the valets are super responsive and you can get your car as many times as you need- it was worth it.

traveled from Central MA to visit brother that was in town on business. The hotel was nice, the lobby was welcoming and the staff was very nice to me and my family. Even with a full breakfast crowd, the food was never empty. Across the street from Maine Mall, 15 minutes from the Children's Museum, minutes from the freeway. Our room was nice and inviting, except the heater/ac unit ran all night long and was noisy. We put the temp at 68 and it would blow hot, then blow cold to balance...annoying. The arm chair had a decent size stain on it and the tray table had sticky, stale jelly on half of it. Besides that, I would stay there again.
