Place was great - overlooking the marina- walk to town Carpet in our room could use to be changed - but the place was great
The location on the river is beautiful. The new owners are letting the rooms fall apart and are not clean like before. The breakfast was not good and the fresh fruit had mold on the pineapple. I'm sad that we have to find a new place to stay.
Lovely room, on the river, though view overlooks parking lot and only a bit of the river. The room was well decorated and amazingly comfortable. The hotel doesn't have room service or a full breakfast, so you have to walk a mile or more for breakfast. Disappointed that the front desk wasn't staffed at night and that numerous attempts to call the front desk throughout the trip went unanswered.
The breakfast room and breakfast selection was very good. Room nice. Room had nice view, but very dirty windows. A good 25 minute walk to downtown. No coffee in rooms.
Location was beautiful. I never received a receipt emailed to me as told upon checkout.
All I can think of after reading these positive reviews, is that we definitely stayed in the wrong building. We stayed at the spa building, which DID have an elevator, but the rooms were awful. They were in desperate need of updating. The carpet was disgusting and dirty, the decor was straight from the 80's, our "viewing deck" consisted of a 2' wide roof area with two aluminum fishing chairs. This place could be fantastic and they could charge three times as much for the rooms if they would simply update the furniture and install hardwood floors. A little paint wouldn't hurt, and simple maintenance would make this place top notch. Right now, though, it's pretty pathetic.
The King's Port Inn was a convenient place for us to stay whilst we explored Kennebunkport - we were easily able to walk into the town for a meal in the evening.
It was very convenient to shopping, dining, whale watching, and other events. We were able to walk to almost everything. The continental breakfast was a little "better" than just continental, offering hot waffles as well as bagels, muffins, cereal, and fruit. We had a double queen room which was great except that the bathroom was very, very small. It appeared they gave up bathroom space to put in 2 queen size beds.

The inn was very clean and it was very quiet. The breakfast area was very nice and offered a nice selection of pastries and cereal. You could also get waffles which were nice. It just needs some updating but other than that it was great.

The friendlessness of the staff...The location. The clean accommodation... We dined at Ocean 95 restaurant...While our waitress was very friendly, and the service was good.....She was wearing a badly wrinkled white dress shirt......She gave a lame brain reason why that was so. She was running late......

We were so happy with the size of the room and the bathroom. So much better than what we had been experiencing on our trip. We fell in love with Sophie. She is just full of personality and so loveable. That really made a big huge difference. NO
The staff were very welcoming, friendly and helpful. The physical aspects of the hotel were run-down and lacked care. It was disappointing in relation to the description on the internet. It made much of being the sister hotel of the Kingsport Inn but the latter is much superior. A good breakfast was provided but there was no dining space.
The front desk lady, Sophia, was wonderful - great information on things to do and see.
Sophie at the front desk is awesome; she even got breakfast ready early since we had to leave before 7am. We'd love to return and spend more time. Nice, homey, quiet and tucked away, but still very close to central Kennebunkport, everything's nearby, especially the Bush estate. I appreciated having wireless internet, and the toiletries were my favorite brand.
Great no frills stopover after a 4 day camping trip. Clean & budget friendly. Close to beach.Used pool. The pillows were uncomfortable. Too bulky
A very pleasant stay, warm welcome and comfortable room. A short drive into town (might have walked if it weren't so cold!) which meant it was very quiet at night.

The hostess was absolutely delightful! She went out of her way to help us find restaurants, give directions, etc. The sheets kept slipping off of the mattress.

It was quiet.The view of The pool,and the grass was nice, from the balcony. Breakfast in off season,was slim,pickings, the floor,of the room creaked at every step. In,need of serious updates, but we were not unhappy.
They had very good food and drinks at the pool side bar.
