Unlike most traditional hotels, the Kings Port Inn looks like a large house and in many ways has that small-town function of a home. The staff takes pride in getting to know its guests and providing outstanding service. Rooms are comfortable and the views of natural Maine are unmatched. Watching the waves crash against the jagged coastal rocks is something out of a novel, and out the window. With beautifully appointed rooms, guests will stay in comfort. After a day of being out on the water or strolling through the beautiful town, the rooms are perfect to relax in. The plush beds along with the quaint décor are exactly what one expects of a New England bed and breakfast. As for dining, there are many options in Kennebunkport. The town is known for its tourist-friendly atmosphere, so it’s easy to find dining options for any type of palette. There are fine dining options along with casual fare, so it’s easy for travelers to get what they love to eat. The Boathouse Waterfront Hotel Marina is located in Kennebunkport, Maine. It is located in the heart of the Port and looks over at the Kennebunkport River. The hotel is two buildings combined. There are beautiful views, private balconies, outdoor decks, and more. 12 guest rooms are in the main hotel area, and they have nautical themes. There are custom headboards, mahogany throughout and the cabinets, nice carpet, nice, cozy beds, and seating. The other building is the Wharfside building, which is across from a new footbridge and just feet from the front desk. This side has 13 newly renovated rooms that have stylish beach cottage décor. These rooms contain tones of white, bright blue, light green, and ocean side colors. These rooms promote relaxation at its best. They have Keurig coffee makers, cuddle down bedding, Turkish bath linens, robes for two, and also iPod docking stations. The aloft suite is one of the larger rooms with a king size bed, large, separate seating area, full balcony, and great views. The Captain’s suite offers a terrific river view, two balconies, king bed, vaulted ceilings, and a private bathroom. The Banyan room is on the street side and the other of the larger rooms offered. This features a king size bed, pull-out sofa, two chairs, and seating area. The hotel offers many amenities as well. These include the best views in town, clean guest rooms, a top-notch guest service team, wireless internet access, bottled water, Kennebunk beach permits and towels, and on-site parking.

The popular Stripers Waterside Restaurant offers the best fresh Maine seafood and sunset views. Open for lunch, dinner and Sunday brunch, Stripers welcomes you with a casual waterfront lounge. Our Spa building is more contemporary in detail and vibe and features a full service Spa. Please note that as our Inn is located in a historic building, there is no elevator and some rooms may require a number of steps. Our Spa building does offer elevator access to all floors. Please inquire directly with us if there is any concern.

Pros: Lovely room, on the river, though view overlooks parking lot and only a bit of the river. The room was well decorated and amazingly comfortable.
Cons: The hotel doesn't have room service or a full breakfast, so you have to walk a mile or more for breakfast. Disappointed that the front desk wasn't staffed at night and that numerous attempts to call the front desk throughout the trip went unanswered.

Pros: All I can think of after reading these positive reviews, is that we definitely stayed in the wrong building. We stayed at the spa building, which DID have an elevator, but the rooms were awful. They were in desperate need of updating. The carpet was disgusting and dirty, the decor was straight from the 80's, our "viewing deck" consisted of a 2' wide roof area with two aluminum fishing chairs. This place could be fantastic and they could charge three times as much for the rooms if they would simply update the furniture and install hardwood floors. A little paint wouldn't hurt, and simple maintenance would make this place top notch. Right now, though, it's pretty pathetic.

Cons: Room had nice view, but very dirty windows. A good 25 minute walk to downtown. No coffee in rooms.
