The room was clean and comfortable enough. Close to metro and some restaurants. Very nice location, close to the metro station and Vatican city.

Hotel-breakfast was not provided during our stay, because the cafe was closed. Sound-proofing of windows was not so good. A bit noisy from street and traffic especially for light sleeper. Kettle in the hallway isn’t a good idea. Neighbour got annoyed by the noise of boiling water. The elevator was small and didn’t work. Too small lift apparently the small modern lift was installed in a 110 years building. Not suitable for wheelchair access person. The cleanliness could be better. The lift is too small. The neighbors a bit difficult. A bit too expensive. The room was different from the one we booked on booking.com. The beds were not comfy. Convenient location. The property is neither a hotel room nor an apartment. It is a small room in an apartment. There is no central area but a very narrow corridor. Rooms are small, without an eating table or any table for that matter, so we had to eat our breakfast in bed. There are not enough electricity points so if we wanted the fridge to be connected to the electricity, we couldn’t use a reading lamp or charge our phone. We could often hear the other guests. There is no locked room to leave the suitcase on the last day. On the good side the owners are very nice and try to be helpful but overall it wasn’t a good value for money in my view. In our opinion a bit overpriced, but I guess that’s Rome in the high season. Breakfast and breakfast staff. The only downside was the breakfast that consisted of 1 Italian bun, 1 Coffee and juice that we feel we could have skipped paying extra for. We are aware of that they are popular in Italy, but this is not breakfast. It is basically only sugar and I would consider it to be a sweet snack. We bought our own. Everything else was good though. ?. The way to obtain the key, we have some problems with key. A mattress topper on both put up style beds would be good, rather than just on one. However, I still slept very well. Information about breakfast was absent and therefore we never found any breakfast or info about. Warm water also ran out last day while showering. The kindest and most accommodating staff you could ask for!! Great location. I would highly recommend.
