Pros (+) Our friends live on Grove Street, so the price and location were perfect. The hotel has history (a gold rush rooming house), and charm, and a nice included breakfast. Worked for us. Nice bay windows facing the street.
Cons (-) There were some things to overlook, or know about: if you have big bags or mobility issues, take a room on ground floor, as there is a large Victorian staircase. Showers/bathrooms are tiny, the room is crowded, as well, but not terrible for a night or two.
