Pros: Very friendly staff, comfortable and clean room. Lovely breakfast
Cons: Location was quite isolated. You can walk to nearest restaurants but the roads are narrow, winding and tree lined with no street lighting. No local taxis so taxi comes from Windermere and they wanted to charge £37 for a 1.3 mile journey from restaurant back to Knoll House. Parking was a tight squeeze and needed a bit of manoeuvring.

Cons: Our bathroom’s flush was extremely noisy. High humidity in the bathroom which causes smells and mould on the ceiling. The doors would benefit from a closer in order to keep silent the in and outs of the residents as every door was slammed which could be heard from the bedroom at night. The checkin could be better with some basic info on the surroundings like restaurants suggestions, boats tours, etc.

Pros: The breakfast is exceptional and having it in a peaceful environment was lovely. The staff are exceptionally friendly and accomodating. The bed was super comfortable and the bathroom very clean. It was nice looking out the window and see so much green. The garden is also great but we couldn't use it often due to the weather.
Cons: The time window for the breakfast is only 1 hour long and it's early (8:30-9:30am). Not the best if you want to lie in. Overall, our room and bathroom were very clean and nice. Only thing that bothered me was the dust under the mattress, on the bed frame. The parking can be a bit tricky but that's often caused by inconsiderate guests. The road the B&B is situated on is a bit dangerous, especially driving out of the parking space as there are dead corners. Walking is only possible on the road - there is no sidewalk - but that's what you should expect from the countryside.

Pros: The breakfast was really good with a large variety of fruit and cereal - more than usual. The owners were extremely helpful and friendly.
Cons: Everything was perfect. The only small drawback was that there was only an option of a cold meal in the evening. Otherwise excellent.

Pros: A lovely clean guest house with very friendly staff. A little gem hidden off the beaten track. But still close enough to all the amenities of the lakes. Will definitely be going back.

Pros: The owners were very accommodating and welcoming. I had a motorcycle and they let me park in their private car park. The breakfasts were great. The property is in a great location when visiting the lakes. Close to Hawskhead our favourite place in the lakes.

Pros: We had a warm welcome from Christine on arrival with a nice pot of tea and home made cake. The room was comfortable, clean and well presented with a lovely view of the well kept garden The shower was nice and hot and fully stocked with all the extras, shampoo, shower gel etc. The breakfast was excellent in every way. A great “full English” cooked by Les and nothing was too much trouble for the lovely Christine who made our stay absolutely perfect. We will be back very soon!

Pros: Superb English breakfast. The hosts so hospitable and helpful, even offering me a piece of chocolate cake and a cup of tea when I arrived. A delightful b&b, just off the main road but with a delightful garden. The owners even provide lots of local information: I would return in a heartbeat!

Pros: Guest house was lovely. Staff were so friendly and really helpful with where to go for food locally and also what to do the next day. Breakfast was amazing we just had to have an extra slice of home made bread and home made jam!! Myself and my partner will defiently be returning and also recommending to our family and friends!!

Pros: We had a perfect stay from start to finish. The place is beautifully decorated and immaculately kept in a handy location. The hosts, Christine and Les are so friendly and helpful. We were greeted with fresh coffee and delicious homemade cake on arrival. The breakfasts didn't disappoint either! Everything was fresh and cooked to order and the homemade marmalade was lovely. The room was great bed very comfortable Great info on places to visit We would definitely stay here again. Highly recommended.

Situated near Grizedale Forest in the valley of Rusland, this farm is located 5 miles south of Hawkshead. The Rusland valley is between Windermere and Coniston Water. The property has a garden and seating area with views over the fields, and there are many walks from the farmhouse. With original slate flooring, exposed beams and low doors, the dining room was converted from the old dairy with original ham hooks and a cooling slab. The guest lounge has a single nook fire, which can be lit in the winter. A hearty breakfast is served at Crosslands using local produce such as Cumberland sausage, free range eggs and homemade preserves. Evening meals and packed lunches can be provided on request. The bedrooms are traditionally furnished. The twin room has a private bathroom and window seat. The double room has an en-suite. Tea and coffee facilities with homemade biscuits are available.

Pros: Great B&B in a lovely quiet location. The breakfast is excellent, different cereals, fruit and yoghurt with a full English to follow. Good alternatives for vegetarians. Anne was really helpful and had lots of tips about where to visit and eat in the surrounding area. I would definitely recommend to anyone looking to visit the Lake District

Pros: Crosslands Farm is tucked away from the main road and is wonderfully quiet, ask for directions. Our room felt cosy and the en-suite well equipped and a good size. There is a good choice for breakfast and it is all freshly made, something to please everyone. We didn't spend much time in but there is a garden area with seating and views and a sitting room with a fire and TV if you have to spend time indoors. Walking the local lanes and paths would be easy with this as a base. A warm welcome and local knowledge await at this great place to stay.
Cons: The only thing our host could not control, the weather but you can expect some rain in The Lakes, Access on the narrow roads takes some getting used to, take it slow and easy.

Pros: The couple, running the business was very friendly and helpful. They gave us very useful information about our walking plans. The breakfast was rich.
Cons: The house in general was not really clean. There was a blood stain on the linen of the bed. The breakfast was rich with plenty of options (cold and hot meals) but we found dog hairs on the table and in our plates. Although, I love the animals, it was not so pleasant to find dog hairs in the guest room.

Cons: The room I stayed in wasn't en-suite but this was reflected in the very reasonable price. The room was large, comfortable & well-equipped with tea & coffee making facilities. The bathroom & additional toilet were close & very clean & modern.

Pros: The Red Lion as the name suggests is a pub with restaurant. As I entered I was prepared of a loud and lively pub, this was not the case. The property did have jovial locals but was in now stretch of the imagination “rowdy”, in fact the locals smiled and helped me with the door and a bag I was carrying. Before arriving I had also some correspondence with the landlord who advised me on checking in times and restaurant service times. 8.30pm in my eyes is a very reasonable time to order by. The menu was also great and being a vegetarian I am used to finding a limited options but again I was delighted to find that this wasn’t the case, a couple of starters and three options in the main course, which were freshly cooked, ideal portion size and absolutely delicious. I even went for a cheeky dessert. The room was spacious, clean and comfortable, supplied complimentary bottled water, tea and coffee. Unfortunately I could hear the people in the pub as I settled down for the night although this quietened around 11pm and I slept well. As I had an early 5pm start I didn’t get chance to sample the breakfast, however I was offered a lunch pack up as a substitute which I appreciated but again didn’t require as I’d already made my own provisions for lunch. I left early morning without any complaints.
Cons: Other than the slight noise from the pub below my room as mentioned above, I totally enjoyed my stay at the Red Lion. Thank you

Pros: Steve and Lucys breakfast was excellent and set me up for a day of walking!, the location was rural and quiet, which I really appreciated for this visit. The Red Lion is a proper village pub with a good atmosphere and friendly helpful staff plus they always had plenty of treats for my dog! so overall I really enjoyed my stay and would highly recommend it to other travellers

Pros: Great owners & staff very welcoming. Lovley homely rooms with great facilities. Lovely bar with great menu & restaurant & beer garden to be enjoyed if the weather comes out to play. Lovely walks around the area & a very beautiful church just a short walk away. Plus of course very close to windermere and coniston lakes located in lowick. Also a great selection for breakfast to send you on your way or explore the wonderful countryside.

Cons: I would not have paid for the breakfast if I had if known was it entailed. We did not receive a breakfast box as stated. The hotel had a guest kitchen which provided milk juice tea coffee bread condiments and cereal. Which had to be prepared by the guests. It would have been nice to have some fresh fruit and yogurt provided for those guests who don’t eat bread. Breakfast definitely wasn’t value for money.

Cons: We were a little disappointed with the breakfast box. There was a selection of museli or weetabix, two slices of bread with butter and jams/marmalade. In the kitchen there was also milk and fruit juice. The kitchens are well resourced with kettles, coffee pots and toasters. We would have liked a croissant or pastry!

Pros: The location was nice, very quiet. The breakfast was good, ticked all the boxes and set me up for the day. The bed was comfortable. Staff were lovely, giving a very warm and welcoming approach.

Pros: The location is great, in a lovely quiet small village and was a very short drive to the Haverthwaite train station which is what we were there for. The food was excellent in particular the chips which were some of the best I’ve had. The room was very clean and light and the bed comfy enough.
Cons: The staff could have been friendlier, and we were waiting for a while for someone to check us in when we arrived. Breakfast service was hit or miss, the first day was good but on the second the staff got our order wrong twice and then forgot to bring the sauces we asked for. There were also a lot of flies buzzing around, not sure if it was just because of the hot weather or the fact there is a field with cows in right next door. Not something they can really do much about but it did bother us when eating. There wasn’t much at fault with the room apart from the carpet in the bathroom which isn’t great in my opinion, and our particular room was above the patio which meant it was a bit loud in the evening.

Pros: The breakfast was outstanding, we also had lunch, tea and dinner in the restaurant and i cannot find any fault. the staff in the restaurant are the best! The masseuse at Vu Spa was very knowledgable and the massage was good.
Cons: Firstly, the shower head wasn't working in our room (306) we could only have baths, not a problem really but when we told the receptionist (Hannah Featham-Jack) upon checking out, she didn't even want to know. The spa area was full of screaming children who were left by their parents as if it was a creche! The were jumping in and out of the pool, the jacuzzi and in and out of the steam and sauna rooms when there were clear signs children under 16 we not allowed!!! There was only one staff and she was sat at the reception making drinks and handing out towels. The parents of these children should be penalised! We were there for two nights hoping for some relaxation and destress sessions but with the presence of children who were acting wild, we just gave up going to the pool area. They were there until it closed and were there first thing in the morning! Its so unfair for full paying customers like us!

Bob on a stick!!! sounds like a sketch from Monty Python. We ordered a "Swan Salad" that lacked substance, assured by staff that it was a main course not a side salad. Three thumb size pieces of chicken, not dressed, to small pieces of bacon, three other bits yet to be analysed, they offered to replace it, with what??? Chairs in the bedroom small and low. No drawer space, dressing table, places to put your cases, kettle on the floor to access a power point (Dangerous). Together with a very helpful Porter we managed to arrange for a table in the room and storage for the cases.

Pros: Beautiful location on the lake and very peaceful. Wonderful pool and spa facilities. Very warm welcome with a valet service being offered. Good customer service from the moment we arrived. The staff were working is full uniform in a very hot hotel with no air con and I really did feel for them. However they never complained once. Comfy beds and nice to have a sofa in the room.
Cons: No ironing board or iron in the room, no air con and the hotel was super hot, so we asked for a fan which helped a little. The hotel is old fashioned and dated, which seems to be the theme they are keeping, however little modernisations such as cleaner carpets, curtains and maybe some mod cons such as USB ports and air con would certainly make a huge difference. I think you can stay in keeping with tradition, but at some point you need to start modernising and for £250 a night, we would expect more. The drinks are super expensive £38 for 2 x beers, a wine and a g & t. Also £3 for a lemonade that I watched get poured from a R Whites lemonade bottle seemed a steep. There were lots of wasps in the gardens at the rear of the hotel and I actually got stung on my hand. I know this is difficult to manage, but some citronella candles may help guests have a drink without being swarmed.

Asked for kippers for breakfast one morning and was presented with on very small kipper not kipoers which was overcooked, burnt and very dry. Asked for skimmed milk, and told only had semi skimmed and full fat. Breakfast buffet food left uncovered and children picking up food and putting it back in buffet dishes. Room not very clean. Lots of old cobwebs, spiders and flies, had to ask for it be cleaned. Room and restaurants far too hot and no air circulating Also asked for sweeteners in room for tea and did not get them. Swimming pool staff allowed very young children and toddlers into the spa tub unsupervised, highly dangerous. Some staff never smiled or said hello or good morning.

Pros: The hotel is set in a perfect, quiet location next to the lake. The place has a warm, traditional feel to it with a modern Spa. Our Superior room overlooked the lake as does the dining area. Breakfast was varied and tasty, the restaurant also provides a nice evening meal. Staff were attentive and friendly. Overall an excellent experience, would definitely revisit.

Cons: Arranged for a surprise for my partners birthday over the phone, my request was not carried out, was told over the phone to book my treatments with the spa on arrival when I arrived I was not able to as fully booked, last night there, we was awoken and kept awake by another guest when I phoned reception to complain they said they would phone and ask them to keep it down weather or not they did I do not know but the noise continued until the early hours I raised this with reception the following morning to be told “your checking out today? I’ll pass it onto the manager” really not happy spending the money I did there for a rubbish night sleep and this as a response.
