Pros: This is such a unique hotel! The staff was extremely helpful and made us feel like we were the most important people there. It is extremely close to the beach and it wasn't a hard walk, not even for this 30 week pregnant person.

Pros: How beautiful the property is. You can request breakfast to be delivered to your room. There is an appetizer and wine time which is so nice and also cookies and fruit upon your arrival. There is an outside sitting area that is so quite and pretty. They also have a time for chocolate truffles and port wine just before you retire for the evening. The problem, if you can call it a problem, is that you don't want to leave. The innkeeper was so nice and showed us other vacant rooms so we could get an idea if we wanted to try a different room next time. The management was also helpful the day we left and wanted to make certain we were happy with our stay and if there was something we thought would even make our stay better.
Cons: I personally didn't care the the breakfast menu this time. The menu changes each morning. There is always plenty of food however.

They went out of their way to assure our trip was pleasant and enjoyable. Close walk to downtown beach was nice. Beautiful architecture and details were really appreciated as well as the good service.
Cons: Overall was a great experience. One thing that was a little deferred maintenance on the building. Some of the gutters at front were detached and starting to fall off. Some of the tiles in the bathroom did have some damage (cracks), although not really a safety issue. However, the overall architectural detail was a wonderful treat!

Pros: The staff was very nice (my check-in was swift). The breakfast is considerate of people with dietary restrictions (but if you're vegetarian, gluten-free - keep in mind that it's mainly processed foods). There will be soy milk around, and if you're gluten-free - they have Udi's toast bread and muffins in the back. But the rooms are comfortable. I had a cricket in my bathroom but other than that - the wifi was fast.

Cons: The nighttime manager wouldn’t give us more than 2 keys for a 4 person suite so we had to call my maid of honor and get her to drive back from dinner so we could check in. He also made us take the keys for the other rooms we booked, even though the rest of the wedding party wasn’t flying in until after midnight. We eventually got him to take them back and hold them at the desk, but he was just not interesting in anticipating needs and solving problems.

Had to hike up a hill and down the hill for our car that was about three blocks away. We were told by someone barely 20 that it's no big deal she does it every day. Room was super small, exposed wires in the room, and sink in the bathroom drained slowly.

Pros: The location is lovely (and surprising, in that it's tucked into a residential 'nook' right next to the beach). The remodeled breakfast room, complete with fireplace, is *very* nice, and the food & service were lovely. It's nice that there were a pool & hot tub. Most of the staff were very friendly.
Cons: Our room was somewhat problematic, but we made it work. I would swear that I had booked a room with 2 beds through booking.com, but we found when we arrived that, in fact, we had a king bed and a 'twin roll-away', which was horrid. We ended up paying $10 extra for a futon pad to make the 'roll-away' less of a torture device. It's certainly possible it was my error in the booking department; I'll never know for sure. We also had a strange, tiny swarm of fruit flies in the kitchenette (we didn't need a kitchenette, but it came with the room). We checked all the cabinets, fridge -- looked everywhere to see if someone had left fruit or other food, but couldn't find anything. The tiny flies remained throughout our stay. They didn't bother us, but it was weird. The door to our room would pop open if we didn't fully lock it with the deadbolt each time we closed it, and the bathroom door would also open if we weren't careful to force it closed. We stayed 2 nights. After our first night, we went out the next day and returned back to the room at around 3:30. Our room hadn't been cleaned yet, which was unusual. We aren't bothered with things like that -- it's not a big deal -- but I don't think I've ever stayed in a hotel and NOT had maid service before. The maid never did come, so we ended up re-using our small, damp towels (NOTE: the hotel, as some have noted on Yelp, is not particularly generous in the towel department. Thankfully we had brought some from home for the beach).

Cons: Breakfast was on the skimpy side. No eggs, sausage or bacon. Self serve waffle bar was challenging and took a long time. We ended up at the pixie deli. Also, bathroom in the family suite was only stocked with one toilet paper roll. In a family of 5 this can go quick!

Pros: We were traveling with extended family so we loved having comfortable seating in the courtyard behind the hotel where we could sit and visit. The rooms and property were very clean and well maintained, and the lobby staff was very friendly. We really liked having a small kitchen to stow drinks and snacks for everyone. Best feature is the proximity to the beach. 2 blocks! Everyone loved it. Plus Rio Del Mar is a long lovely beach, connecting to Seacliff State Park to the north.

Pros: I keep going back to Seascape because the location can't be beat. That being said, the experience each time is based on what unit you get assigned to you. We had a 1 bedroom which had a really uncomfortable pull out couch. I didn't sleep the 2 nights we were there.

Cons: The room was to bright, due to an outdoor light from the front of the building. The refrigerator ran noisily all night. The room was handicap accessible, I didn't request, so the shower was cramped with two shower heads and huge grasping bars.
Cons: just seemed grungy.
Pros: The rooms were clean, simple and comfortable. The staff is professional and charming, and the breakfast has to be one of the yummiest communal meals I’ve had.
Cons: There doesn’t seem to be any screen doors for the rooms with balconies.
Pros: Convenient location, clean, friendly staff, nice complimentary breakfast.
Cons: No soundproofing, so people outside, in the pool, noises from neighboring rooms, etc. were all very noticeable. I had requested side-by-side rooms when I booked my reservation, but they were not able to accommodate my request.

Cons: The TV was really hard to navigate. The beds were too firm. Front desk woman was not friendly. Breakfast was kind of gross.
