Outstanding location, overlooking the lake. An older building that has been refurbished inside to modern standards. Art work from local artisans adorned the walls. Free internet. Relatively isolated so not easy to get to any shops.

We were not told that our room, although it did have a lake view, was over a bar. There was noisy revelling all night until about 3 AM. We got hardly any sleep and saw the headlights of every car that went by our room. It was a disaster!

The very fine restaraunt, great location by the lake, yet a reasonably quite location. There are some maintenance issues. A noisey A/C in room meant we had to change rooms (this did not present the staff with a problem). Shower leaked on to the floor and the safe did not work.

the owner manager was great ... gave wonderful suggestions about what to see in the area and where to go to eat we could not get the air conditioning to work ... some confusion as to whether we had already paid ... have to check credit card statements when we get home
It is a nice newly built hotel in calm surroundings. The restaurant opens at 7.00 in the evening (a bit late) Very noisy and screaming children in the restaurant. We wanted another table but the younger chefin at the hotel did not understand our problem. She was not a pro.
We found Micheal very helpful, warm and friendly. The rooms were nice, the location is fabulous. The reception staff were very helpful and friendly.The food was delicious. A part from the lovely smiley girl at breakfast time, we felt the staff in the restaurant were rather surly and not very approachable compared to other michelain starred restaurants we have been to.
A stunning piece of architecture with a real wow factor. Posh without being pretentious. We were told that the very expensive restaurant catered for vegetarians when in reality they tolerated them only. Had a very disappointing main course as part of an otherwise lovely meal.

Hotel situated next to nature trail, so nice for short walks through the forest. Close to Lago d'Orta. Great coffee from the bar. Hotel faced directly onto main road. Some decoration very "70s English hotel" so didn't go with the modern building or furniture - doilies under everything, plastic flowers, yellow floor-length table cloths, cloth bows on chair covers. Rooms very nice, but could do with some pictures or photos on walls as a bit sparse.
The staff were extremely helpful and friendly and always went the extra mile to please. Unfortunately we stayed at the hotel when the restaurant was closed for the Italian holiday period, and that was the only thing that possibly marred this experience - we would have liked to try the restaurant - if it was as excellent as the rest of the hotel it would have been first class. An excellent hotel with superb staff. Rooms have a splendid balcony area which overlooks the lake and faces the East so you wake up to the morning sunshine. Super!

The hotel stuff were very friendly and helpful.The location of the hotel was a right side of the old Piazza. We had difficulties in access to the hotel by our car. The access street was very narrow with a lot of people during summer time. You have to go thought the street for unloading your luggage and drive back the street to designated parking lot where was far from the hotel. And you have to do the same things again when you leave. Addition to this, the reception of the hotel is apart from the hotel building. With my poor Italian, I could not understand where the reception was.

Location of hotel; room was adequate but had a fantastic shower Hotel was very noisy; breakfast was poor; struggled to get an iron, when we did get one, they didn't have an ironing board to go with it. Hotel did not have its own reception - this was based in a separate building - therefore there was rarely any staff around if you needed anything

Wonderful location overlooking the square and lake, incredible selection of food at the breakfast buffet, rooms spacious and staff very friendly and helpful. Showers are a bit overly modern and tended to leak water into room if not careful.
The proximity to the square and the lake was fantastic. I loved the views from our loft room. Apart from the breakfast staff the hotel staff were very nice, friendly and helpful. Unfortunatley i didn't like the breakfast staff. They were not very friendly. I tried to order a cooked breakfast but it was inedible as it wasn't anywhere near cooked. New breakfast staff who actually like their jobs will only enhance the hotel.
Interesting design elements, nice location, except for the comment below. The lady who greeted us and checked us in was charming, but the man who was setting up the breakfast was rude. Difficult to get to. Only window opened on to the main square right above the most popular bar in town. Very noisey late at night, even though it was a Thursday.

Reception, restaurant staff excellent. Breakfast truly international, and generous. Bed not exactly comfortable. Cleaning staff cleaned well but forgot to replace towels and other things in the room. Had a free bar fridge but it remained empty the entire time. Powdered milk only for your tea and coffee. However location is excellent. The associated restaurant Hotel Olina was the best restaurant we ate in. Very nice front of house and restaurant staff work hard to ensure you are well nourished. Great food. Easy walking access to lake and village. Remember to leave your car at entrance to village and take the free train down the hill. Or if you are travelling light you can stroll into town very beautiful location. The 'free' bar fridge which was empty ;-). Lack of UHT or fresh milk in room for a cup of tea. Both of which I asked about but was not followed up on.
It was right on the lake. This wasn't like a hotel more but more like a block of apartments. Noisy ones with paper thin walls. The floor was made entirely of rough concrete and we had a young baby crawling around. He cut his toes on the floor. The cot provided was a travel cot and broken on one side and the mattress was so thin we had to layer it with several blankets for the babys comfort.

Well appointed rooms, all newly refurbished, nice building, comfortable, the food in the restaurant is OK and the hotel is well-priced We sent back the bottle of wine we ordered because it was off. Unfortunately, the management of the hotel did not seem to believe that the correct thing to do in such cases is to replace the bottle and then for the hotel to take it up with their supplier later. Eventually, the supplier was contacted late on Saturday evening and we got a different bottle. It took an hour though and spoiled the meal. The restaurant is quite expensive.
The hotel is really very nice - as advertised. The most important asset of this hotel is the staff. They were exceptionally helpful to us in finding dinner restaurants, and places to visit during the day. Their recommendations were excellent. The one negative was clearly the breakfast. They had no real / good bread on the table. Only heated up chocolate croissants that came right out of the freezer in the basement or croissants with apricot jelly that also came out of the freezer. My dad did not want to return to this hotel because of the bad breakfast. They can improve that - we know it because on the last day of our 7 day stay they finally managed to serve regular bread - they have it in the kitchen for the dinner folks in their excellent restaurant.
The whole atmosphere of the hotel gave the feeling of staying in a Grand Villa with all the rooms being decorated as they would have been originally. The service was very good and the food excellent. This is certainly one of, if not the best "hotel" I have ever stayed in.

the hotel was new,clean,modern,and very comfortable. we asked for directions to Malpensa Airport and were given a printout---but in Italian.Since we don't understand Italian---we got really lost.A printout of directions in English would have been really helpful---since you do call yourselves an "airport hotel"

That they accept pets! No restaurant facilities outside of breakfast hours. One does get hungry and would like to have something to eat in house without always having to go 'out' for lunch / dinner. Snacks would have been nice!

The view from our room was breathtaking. It was wonderful watching the view at different times if day. The room was big and well appointed. The restaurant was not cheap but the food was excellent and we were able to order mixed salads even though they were not on the menu. Each night we had a free glass of sparkling wine and small taster of a regional speciality before the meal we ordered. Staff were very friendly and appreciated our attempts to communicate in Italian. The wifi connection fluctuated greatly and caused us some frustration since we were never sure if we could get emails ir send them. However we were not charged for the time we managed to get connected. Only one of the staff spoke English which could have been difficult if we hadn't spoken some Italian.

amazing view, a very nice building, superbe staff, good food, swimming pool, very close to Arona which is a great little town. It has easy access for children's strollers and for people in a wheel chair. It is next to the busy lake road and the train tracks, however one does not hear the noise too much. Unfortunately there is no WiFi in the rooms.
Very nice area. Great little restaurant in the campground next door. Too far from the airport, a 55 km drive. Needed to rent a car to get to hotel. When we got there, no phone or internet service was available in the room or hotel.

Although Hotel Le Palme itself is only 3* it is connected to an excellent Steak House whose food was faultless and staff outstanding. Even providing us with transport when taxi's refused. There is nothing not to like, as long as you are aware that it is only providing a clean safe place as a base.
Really nice big spacious room (even with 3 beds!!!). Not too expensive considering the location. Lovely helpful staff. My taxi driver had trouble finding it based on the address given on the website (we ended up in Navarro first!)

Restaurant staff was very polite and responsive, breakfast was surprisingly rich is calories which is great. Lobby WCs for men were disguasting first of all because there were no real toilets but rather plain holes and smell was very very disappointing. Though I must admit that this is not a huge problem and cleanness everywhere else was acceptable.

the view we had of the mountains that was it there was no tea and coffee facilaties in room breakfast was just bread and coffee slice of cheese and ham no cereal not your standard buffet and we were locked into hotel on our first night at 11.30pm and had to ask for keys to get in other nights not impressed at all.

Beautiful stay with magnificent room with the best view! Watched the biggest storm roll through with the most spectacular sound and light show on earth! Better than staying in Como proper! Just don't rely on internet working but hey, shouldn't spend so much time on it anyway!
The helpfulness of the lady at reception was the key issue that made my stay a happy experience. Also the view from my veranda was stunning. Also the garden was well managed and I liked the sustainable growing of food and their own supply of eggs and fruit and vegetables. The sound proofing of the rooms should be improved as it was possible to hear clearly movement of the guest next door.

Lovely and beautiful restored farmcastle, with a beautiful terrace for breakfast and dining outside. Kind and helpfull staff. Good Italian food! Nice atmosphere. The spiral staircase that gives you a hard time to get your suitcase up to your room. Not to find with GPS, called hotel for driving instructions.

The staff were very helpful. The rooms were clean and well appointed. The outside garden and balconies were inviting. I did not like the construction. I could not determine where the actual castle was located.
The medieval atmosphere and the furniture TV not working, safe deposit not working, no slippers, the towels not changed for 3 days, no help for the luggage although there is no elevator.
Excellent facilities, and adding a pool and spa etc. Fantastic helpful and friendly staff, gourmet but unpretentious dining, and just wait till you see the light show in the gigantic shower. Luxurious bed, linens and decor. This is exactly where you want to be at the end of a long busy travel day. There is nothing l didn't like about this hotel.
