Pros: Breakfast was a hearty country breakfast each of the 4 mornings we were there. The location, bordering the horse farm, was beautiful and relaxing. The room was spacious and the bed was very comfortable. Our host, Herbie, was very entertaining and gave us an education on horse training since that was his profession.
Cons: While we loved the location, if you prefer to walk to things it might not suit your needs. But it's just a 5 minute drive to Versailles.

10.0 Excellent
Pros: Beautiful, peaceful location. Gorgeous stately home in the middle of bourbon and horse country. We had a large room with a king bed and a private balcony. Clean, comfortable and convenient. The owners Glenda and Herbert live on the property and are amazing!! They are very friendly and welcoming. Excellent full sit-down breakfast in the morning, in their gorgeous dining room (beautifully decorated, it even has a solid marble table!). 10/10 would recommend this gem!!
Cons: No cons. It was perfect!
7.0 Good
Pros: We loved the countryside. We loved the location. We loved the outside of the house. We loved the spiral staircases and entryway. The bed was comfortable.

Pros: Overall, exceeded expectations. Wonderful night sleep.
10.0 Excellent
Cons: Air conditioner in my room made small area of carpet wet. Although I can see where it wouldn't be notice by housekeeping as they are wearing shoes when in room. Otherwise, perfect stay!

Pros: Staff was excellent--kind, friendly, informative.
Cons: Noisy--people in halls late at night
9.5 Excellent
Pros: New hotel! Everything still clean & not destroyed by guests. On toad trip to D.C. Beds were great. Bathroom clean. Breakfast was hot eggs, sausage, omelets, cereal, etc. salt water pool is small but clean. Pool was closed because it was after hours but front desk lady showed it to us. Some bugs in lobby halls-cricketsbut there is a wooded area near by & I'm sure the bright lights attract them. No bugs in rooms. Clean sheets. I was impressed with this hotel. Have paid more money for a lot worse. My kids were disappointed when we got to pricey D.C. hotel that wasn’t as good as H.I.E. They wanted to go back.
Cons: Nothing.

Cons: Way too bright inside at night and too much lime green

Cons: The coffee wasn't good and I am a big coffee drinker. I would recommend getting a good coffee machine, I'd rather pay a little for a good coffee than get one that is free but not drinkable.

9.5 Excellent
Pros: Very clean beautiful rooms
Cons: Pillows and sheets could’ve been a little more comfortable but otherwise everything was amazing beautiful very clean
9.3 Excellent
Pros: Wonderful coffee. Beautiful rooms. Nice pool!
Cons: Some of the staff are wonderful. One staff member seemed to be less kid friendly, like they are bothersome. That’s the only complaint from both families staying this trip.
10.0 Excellent
Pros: Love the complete kitchen! Plenty of space to relax, work and sleep. Bed comfortable with plenty of pillows and a lovely real bedspread. TV was the largest we have had in a motel room. Breakfast offered a wide variety of options.
Cons: Nothing to report here.
9.3 Excellent
Pros: Great location, room size, amenities, facility public areas excellent, especially the outside seating and fire pit.
Cons: I think staff was a bit unfriendly. Breakfast was poor. We decided to go to Cracker Barrel.
7.7 Good
Pros: Quiet. Blinds kept room real dark!
Cons: “Light” room cleaning consisted of emptying trash; didn’t even make bed ~disappointing...
9.3 Excellent
Pros: The ambience was very relaxed and all of the employees were so friendly and helpful from check-in to check-out. We enjoyed the indoor pool twice and we had relaxing fun there. The room was clean, comfortable, and spacious. We had 2 Queens and a sofa bed with the kitchen. We thought there would be a stove but we saw an electric skillet would be available upon request. Loved that coffee, tea, and apples were available all the time. The location was great and close to the distilleries we wanted to visit and not a bad 40 min drive to Louisville. We would stay there again and bring certain things that we know Home2 Suites does not have.
Cons: The complimentary breakfast was okay. It took some time for us to heat up our food for the whole family and this hotel needed more hot breakfast options. My son is allergic to eggs and didn't have a meat option to go with his waffle and fruits. All sausage or bacon we could've picked out for him touched eggs. I wish there was just a simple hot breakfast ready to eat and it would've saved us some time for exploring Kentucky. Every minute counts on a trip and we want to be relaxed and feel at ease. This seemed like a real minimalist amenities hotel with no housekeeping on weekends unless requested. The employees didn't hesitate to give us anything we ran out of during the weekend. There was no conditioner and lotion in the room, just dispenser style shampoo and shower gel (we were good with those but needed more). Bed and pillows were comfortable but I really disliked that there was no real comforter on the bed. We like to keep the room cold and it was freezing with the thin as a sheet blanket we had on our beds. I almost feel like the comforter was a bed skirt instead with weird frilly sides and very little filling on top to cover you. There was one desk chair in the room which made eating in the room a little tough on my kids.
10.0 Excellent
Pros: The room was so large and having a kitchen allowed us to eat in for a couple of meals.
Cons: Nothing-everything was perfect!
9.5 Excellent
Pros: Very clean and super friendly staff. The breakfast that was included was good, but a little sparse compared to other hotels that offer free breakfast
Cons: We stayed for 4 nights from a Friday through Tuesday. The hotel does not clean your room on the weekends. Our room was still not cleaned on Monday. It would have been nice to have new towels and our toilet paper refilled at least once during our stay.
10.0 Excellent
Pros: I live in Michigan and my son lives in Georgia; my son had business meetings in Frankfort, so I took the opportunity to meet him to see the grandkids. I drove down with my sister and her granddaughter. We were so impressed with our room as well as the hotel! The staff were the best, so friendly and helpful! We had 4 children, all less than 5 years old and they loved our time there. The rooms are huge! Oh and the pool is awesome!!
Cons: Breakfast needs to be until at least 10am to be more accommodating to parents with children.
8.0 Excellent
Pros: Like the bed and pillows
Cons: I was expecting stove top in the room, but l didn’t see it
10.0 Excellent
Pros: Front staff was very friendly and efficient in giving us correct information. Rooms were very clean. Will make this hotel or type or Choice from now on.
Cons: This was not the motels fault but we have the loudest people staying above us believe I've ever had doing any stay at any hotel or motel. I called the front desk first time I've ever done that and they quiet him down next night same problem.

Pros: Staff were great and room was clean and coffee was great in the room. You rarely get good coffee in a room but yours was great and easy to make.
7.0 Good
Cons: Booked a room that could accommodate my family of 5. However the room only had 2 full size beds. Asked the front desk about this and was given a roll-away bed which did allow for 5 but very little space in the room once it was laid out. It served its purpose since we were only staying one night, but feel it was somewhat deceiving when I booked. Breakfast was good, location was good, beds comfortable.

Overview Reviews
Located in Versailles, Charred Oaks Inn is within a 15-minute drive of Martin Castle and Keeneland Racing Course. Free self parking is available onsite.
9.5 Excellent
Pros: Richard and Pamela were wonderful hosts. The room was excellent and the bath was sumptuous. They gave us excellent directions to the Woodford Reserve event and to the Old Friends race horse retirement farm. Breakfast was wonderful. Pamela provided oven baked oatmeal (mmmm), eggs, souffle, and for a dessert before bed a blueberry cobbler to die for. It was a wonderful stay, and the location was very convenient
Cons: We flew from Austin to Nashville rather than to Lexington because Southwest had a direct flight, but that meant we had a 3 hr drive to get to Charred Oaks. That did give us a chance to visit the Grand Ole Opry! It was a tireing drive, but extremely well worth it. Pamela and Richard were great hosts.
10.0 Excellent
Pros: The baked oatmeal with berries was EXCELLENT! The orange infused chocolate cake was ridiculously awesome! The bed was very comfortable and Pamela and Richard were wonderful hosts. Would highly recommend.
9.5 Excellent
Pros: Our room on the ground floor was quite spacious, the king bed was super-comfortable, and the bathroom well-appointed and clean. The decor was charming and felt true to the period of the architecture of this stately Southern home. The grounds were really lovely. And the location was superb: 20 minutes to Old Friends Farm to feed carrots to retired thoroughbred Derby winners, and 20 minutes to Woodford Reserve for a delightful bourbon distillery tour and tasting. The owners, Pamela and Richard, were incredibly gracious. We arrived very late because we drove up from Nashville and our flight there had been delayed. They welcomed us, and settled us in for the night quickly and efficiently. And the breakfast the next morning was awesome (do try the fruit-and-toasted-almond-smothered Southern French Toast, if it's on the menu). Plus, they gave us directions along scenic routes to our destinations, as well as a list of recommended restaurants open on Sunday nights in nearby Lexington (Azur was delicious--Bourbon Fried Chicken for the win!). And they had a rich triple chocolate sangria cake awaiting us in the parlor when we returned from dinner. We've heartily recommended Charred Oaks to our friends who live in the area should they desire a quick getaway or need to put out-of-towners up. A great, hospitable stay all-around!
Cons: Nothing could have been better--this was an exceptional bed & breakfast experience!
10.0 Excellent
Pros: The innkeepers are amazing hosts, food delicious, beautifully decorated, immaculate and so helpful with directions and recommendations. I would not hesitate to recommend this Inn and look forward to another stay.
10.0 Excellent
Pros: We enjoyed the beautiful, historic setting at Charred Oaks. Richard and Pamela were gracious hosts and engaging conversationalists. They were aware it was our anniversary and had refreshments, roses, and a card waiting for us in our room. The breakfast was superb. Afterward, they volunteered the recipe for one of my wife's favorite breakfast selections. They are very knowledgeable about the area and made several helpful recommendations for things to do, along with maps to guide us. We will return to Charred Oaks in the future, and will certainly recommend it to our friends.
9.5 Excellent
Pros: Very nice innkeepers who did everything they could for us and clearly wanted us to be happy. Pamela is a SUPERB cook who prepares a wonderful breakfast.

8.0 Excellent
Pros: The receptionist was very friendly and helpful.
Cons: The hotel has a real problem with smoking. My first room had a distinct smell of cigarette smoke. The second room was much better, but still had a faint smell of cigarette smoke in the air conditioner. Many of the clients smoke just outside their room doors. The smoke goes back into the rooms and into the air conditioners in the rooms above. People who are allergic to cigarette smoke often find smokers to be very insensitive.
9.5 Excellent
Pros: Staff was very welcoming and helpful. Room cleaning was fast and efficient. Cookies in the evening was a great treat. Pool was welcome after a hot day outdoors. Rooms were quiet.
Cons: Pool was dirty and needed skimming from all the bugs. My daughter cut herself on some tile in the bathroom that wasn't I installed properly. One night I had to go out late to get something out of the car, and there was a group of men in the parking lot drinking and smoking outside on the sidewalk that went out to my vehicle.
10.0 Excellent
Pros: On the ground floor, the rooms have doors that open to the outside, and the inside corridor. Clean rooms, friendly staff, and fresh baked cookies at night.

9.5 Excellent
Pros: The staff was so friendly and accommodating. Made out stay easy. The hotel was clean and cozy. It was quiet.
Cons: The breakfast had a lot of options but they were all low quality as we were eating them, like the sausage was very overcooked and hard, the eggs were weird because of the sliced cheese in the middle, the cinnamon roll was like a rock the worst of all was the Orange juice it honestly tasted like throw up it was very weird. The other thing that we did not like was the pool, the water was extremely warm so much that we didn't wanna stay in it and as soon as you walked into the Room with the pool your eyes burned from how hot it was in there and how much chlorine smell there was we use the pool maybe 20 minutes if that. Lastly, there was a large red stain on carpet in between our beds.
9.5 Excellent
Pros: Clean and friendly.
Cons: Really nice. An outdoor pool would be better.

Pros: The bed was very comfortable. The room was a little outdated but it was comfortable to my surprise. The breakfast was good. My husband just loves meat with his breakfast but overall what he had satisfied him and I was satisfied. Dinning room staff very polite and courteous. Overall the hotel has a nice comfortable atmosphere. The rate met our budget also. We come here because it is convenient to the yearly Hwy 127 yard sale.
Cons: The parking is across the street. We wished it was connected to the hotel. The good part was the parking is covered.
8.0 Excellent
Pros: Good staff and value.
Cons: A little dated.
9.0 Excellent
Cons: Air condition was loud
9.5 Excellent
Pros: Location and reasonably priced dinners in Lounge. Staff was friendly.
Cons: It’s not a new facility. 90+ temperatures made enclosed older pool area very warm with windows open.
9.5 Excellent
Pros: The food was excellent! The pool with all the lightning at night was awesome for the kids to swim in! The lobby was neat and felt comfortable to sit in. Rooms are decent size and were clean.
Cons: The pool could’ve been larger and the enclosure seemed a bit dated. It didn’t seem to fit with the quality of the rest of the hotel. Food prices were a bit much.
10.0 Excellent
Pros: Rooms were clean and comfortable. The staff was amazingly friendly.

Pros: It was a neat and clean place to stay. Different from the usual hotels.
Cons: The chalet was a little drafty. It was so cute though. They need more info in the rooms that tell more about the castle and what it has to offer.

Pros: When I left.
Cons: When I came.
7.7 Good
Pros: Location was good and bathroom very clean.
Cons: The beds were uncomfortable.
7.0 Good
Pros: Staff
Cons: The towels were so nasty and stained. One of my wash cloths was brown. The towels left fuzz all over you. The light switch for the bathroom was outside the bathroom, very inconvenient. The bathroom is extremely small, my knees hit the door when sitting on the toilet and I'm only 5'1". Breakfast was very lacking, had to go get something after visiting the breakfast bar. The room could have been cleaner. The stairs to reach the second story are metal with ridges, very unsafe and really need replaced with solid steps.
6.3 Good
Pros: Location to the Worlds Longest Yard sale. Check in was easy. Lady was friendly.
Cons: Room smelled. Lots of people just hanging around. Not the greatest area. You get what you pay for. Would not stay again. Way to small breakfast area. Only 3 tables. We left and went to McDonald’s.
10.0 Excellent
Pros: The rooms were very clean and the beds were very comfortable.
8.8 Excellent
Pros: Great staff, mostly clean rooms, great refrigerator.
Cons: Getting in and out of the property was difficult. Burn holes in the top blankets
8.8 Excellent
Pros: Ned's were EXTREMELY comfortable, and the price was amazing!!! We will DEFINITELY return.
Cons: Nothing... plenty of privacy, pool is very nice, and we weren't bothered.
9.5 Excellent
Pros: Good breakfast selection, and location was close to places we want to explore.
6.3 Good
Pros: Price.
Cons: Typical low end motel where the AC is noisy and blows on you.
9.3 Excellent
Pros: The staff, a million times over. On the day of my checkout, they were nice enough to let me just hang out for a few hours until I needed to leave (either by the pool or in the office). While in the office, the owner's wife was calling to check up on the well-being of a former customer -- who hadn't been a customer for a few years, and she doesn't expect the person to be again, but she cared enough, anyway. That's impressive to me.
Cons: It's not directly downtown in Frankfort, so the spot is slightly inconvenient...unless you have a car, which I will assume almost every person (besides me) staying here has. Other than that, this is on par with Motel 6 or that style chain hotel with the huge benefit of being a family owned hotel, so the prices are decent and service is excellent.
8.3 Excellent
Pros: Was very nice clean room. Nice swimming pool.
Cons: Door swipe card didn't work a couple of times.
9.5 Excellent
Pros: Rooms were clean and beds and pillows were great! Quiet even tho next to Hwy. Lots of parking close to rooms.
Cons: Breakfast area is small.

Pros: It was the cheapest option in the area. That's it. If you're used to roughing it and desperate to save $10 a day, go ahead. Don't bring your kids.
Cons: The other tenantes were drug dealers, homeless, or down on their luck users. Domestic abuse left and right. Drugs being dealt in the open. The room was dirty, damaged, and outdated. The shower sprayed a fine mist of a broken spray bottle.

Cons: No Refrigerator and air conditioner was noisy. Maybe still in the plans for their remodel
8.0 Excellent
Pros: The price, the location
Cons: Slippery tub, lights shining from the outside
2.0 Mediocre
Pros: The staff was very nice
Cons: It was a dump from the 1940's . The air conditioning in the office didn't work and the poor girls working there were very hot. The air conditioner in the room cooled but was old and grody. The breakfast was so bad we didn't eat it and went to McDon
5.5 Okay
Cons: Bed was terrible with springs sticking up. Requested when I booked and called the morning of to get a first floor room with parking outside the door. Arrived and was told this was not possible. After insisting on a room they magically found one but the manager had to go clean it.
3.3 Mediocre
Pros: Bedding APPEARED fresh. I searched for bugs after what the rest of the room looked like. The ice machine ROOM was filthy, but ice seemed ok. There were fresh flowers outside. Should have spent the money on new furniture.
Cons: The room was awful. The furniture was so beat up it worse than anything from a garage sale. Two lamps had broken shades, One had a hole right through it. The bathroom doorknob almost came off in my hand. The microwave had sticky residue across the front.... I have photos of all. The A/C unit was loud and dirty. I would NOT expect any of this from a Days Inn by Wyndham. Never thought this would be associated with the Wyndham name! Especially in a capital city. Talk about a poor first impression of Frankfort, KY. If it had not been so late, we would have looked for another place. Breakfast was minimal at best.
10.0 Excellent
Pros: Easy access from the Interstate. Good neighborhood.
Cons: No.
5.0 Okay
Pros: Was able to get some sleep.
Cons: The drain in the tub was very slow. The room was dusty. Couldn't find anything that told me the location of ice machine. Finally found an ice machine but it wasn't working. Found the other after having to walk a narrow ledge around the pool in the dark.
4.5 Okay
Cons: Facilities were out dated and the breakfast was minimal. Internet indicated there was a pool but there wasn't one.
2.5 Mediocre
Pros: The Days Inn sign in my rear view mirror as we left the parking lot
Cons: When our door key didn't work. On try three with the manger using his master key the door opened only to find people in the room. We left.
5.0 Okay
Pros: Staff responded promptly to requests for assistance with poorly operating AC unit
Cons: Room needed repair. AC was not working properly. WIFi wouldn’t respond.
10.0 Excellent
Pros: The location was fantastic if your going for Graceland
Cons: Wifi was slow
3.3 Mediocre
Pros: Leaving was the thing about this stay
Cons: Building was run down. Shower had buggers on the wall. Cable reception was very poor WiFi was sporadic.

Pros: Nothing was as I expected it to be. The room was dirty. The comforter on the bed had burn holes, the furniture was old and had burn marks, the air conditioning did not work.
Cons: Everything will never ever stay at another red lion property. Will never recommend this hotel line to anyone.
2.5 Mediocre
Pros: Getting my money back
Cons: Everything
5.5 Okay
Pros: Very clean and quiet. Staff very friendly and helpful.
Cons: No heater or heater not working. Blankets thin and I was cold from the moment I walked in. Left room earlier than expected because of the discomfort. No working light above bed. The primary purpose of renting the room was to get some school work finished, which didn't happen. Inadequate lighting. Inadequate electrical outlets to charge phone and laptop. Had to unplug appliances to charge phone and laptop. The closest outlet was far from the bed and work table, so I had to recharge the laptop next to the TV and could not do any work during that time. Even if I had moved the table and chair to the other side of the room, I would not have had enough lighting to do my work and it was too cold in the room to focus. No disability parking next to room. Have been staying in Lexington for $45-50 without tax. Very comfortable, plenty of lighting to do my school work. If I had paid $45 for this room I wouldn't have complained, because I got what I paid for.
5.0 Okay
Cons: Creepy comes to mind. Would not stay again. The bed sheets was the only thing I wanted to touch. Figured they had to be clean. Used my own pillows. Didn’t go barefooted. Would not recommend. Staff was accommodating.
7.5 Good
Pros: The room we booked was "dirty" in the computer so they gave us a better room on ground level at the same price. The person who checked us in was friendly and upbeat.
Cons: Was a little confusing sign said one thing and we were looking for Knights Inn. But every thing turned out okay.
7.5 Good
Pros: The bed was firm and comfortable. The shower had great pressure and hot.
Cons: We only had 1 towel for a king room. Had to go to office to ask for more, which they got for us no problem. On the king bed, there were only 3 uncomfortable pillows.
3.3 Mediocre
Pros: Nothing....
Cons: AC didnt work....in two different rooms... wasnt clean at all
4.3 Okay
Pros: Not much
Cons: Cleaner rooms with no bugs. Everything working. My girl friend wanted to use the hairdryer send it didn't work so they moved us to another room and it didn't work. They moved us to the Days in and the room had bed bugs. Went to another room and it was ok. My son's room had nats. The rooms looked like they were just thrown together. Old furniture and all the TV's were different size. Will never stay there again. Wasn't even a hot breakfast.
3.8 Mediocre
Pros: Bathroom leak all over the floor and the cable was messed uo
Cons: Rude manger
3.3 Mediocre
Pros: We went to the continental breakfast on our way out. The girl at the front lobby was very nice and helpful. I wish she would have been there when we arrived the previous night.
Cons: Knight motel is part of Days Inn motel. They are together in the same lobby. It was hard to find because the only sign you can really see is the Big Days Inn sign. The women at the desk in the lobby wouldn't work with us for a different room. My husband is handicapped and we were given a room in a corner with no front parking. We had to park in the back of the building. It was raining and we had to walk through the rain to unload our things then walk through the rain again to reload our stuff.
