Cons: Did not like the scented sheets. I don’t want to smell a chemical version of a strawberry while sleeping on wonderful sheets.

Pros: Faunbrook was in a lovely setting close to the venue we traveled for. Its a college town although in the summer there wasn't much evidence of that. Breakfast was delish but no real variety if you were not inclined to eat what was served. Staff was congenial and very accommodating as we requested an early check in. The building itself is quite old but the obvious updated bathroom in the room we stayed in was lovely!
Cons: There was no mention of the 3rd floor room with only steep and short stairs to get too. That caused a slight problem for my husband who recently had 2 knee replacements.

Pros: The location, setting and decor of the property were exquisite. The staff were extremely welcoming and genuine. The breakfast was out of this world - exceptional. I was only staying one night for business but would have loved to stay longer. Highly highly recommended!

Pros: Innkeeper is doing a good job of keeping this property as it is so we can appreciate the house as it was in the mid 19th C. Good breakfast contributes to lots of interaction among guests. A truly wonderful area to see Revolutionary houses, stone barns, mills, wandering streams, and Wyeth art.

Pros: Cream cheese stuffed cinnamon raisin french toast - need I say more? Stay was superb in all aspects. Comfortable bed, beautiful decor, friendly hostess.

Pros: The property dates back to the Civil War. The library included some volumes which dated from the early 1800's. The wrap around porch will be lovely when temperatures are warmer. The decor inside with fresh flowers was lovely and comfortable!
Cons: The clawfoot tub was ideal for a relaxing soak but was not very comfortable for a shower. The water temperature and pressure were fine. The shower liner kept sticking to me as I washed. The towels were fluffy and absorbent.

Pros: The owner Lori does everything to make your stay as nice as possible! Breakfasts were amazing and unique each day and she catered for gluten free and vegan guests. The house itself and the furnishings are Americana 1850 with a sweeping veranda surrounded by spring greenery. Lori also was a treasure trove of information regarding the area, restaurants and history of the house. Often in West Chester on business I will definitely give the Warner a miss and stay here.
Cons: Just a tad far from the center of town - 20 minute walk or a $5 5 minute Uber.

Pros: The room provided everything we needed. Our stay was with a quite location. Window provided a looking at our new day. This day was began with a taste breakfast to go to a birthday. the breakfast room on both day was filled with people children and teens. Although crowded everyone acted with respect to all. The location to 29, 202 and 30 provided quick movement to rapid parts where we where going

Cons: Room cleaning is terrible. Checked in at midnight after a 30 hour journey. The person at reception puts me in a room with an adjoining door at the complete end of the corridor. It was super noisy so I complained and had to pack all my stuff and relocate the next day. Terrible. I also told her 3 times I had stayed at the hotel for 2.5 weeks in January and she kept explaining the hotel details (at midnight after 30 hour journey) like she was on auto pilot. The room is not cleaned well (I overheard someone being told something about earning more points if you opt out of service) which I wasn’t offered. The first room had a brown stain on the sheet and stained towels (stained towels last time too). The person who cleans is terrible. I had no tissues or toilet roll at one point. The room rate is way over priced for this kind of cleanliness.

Pros: The breakfast buffet was very good, and seemed fresh. Check-in and checkout went smoothly. If we were to stay longer, there are several restaurants nearby, two within walking distance. The fitness center and pool are very nice.
Cons: A more stable television feed would have made our stay more enjoyable. The HVAC unit could be quieter. The hotel's location is very close to the Pennsylvania turnpike, so there was a bit too much traffic noise.

Pros: I was pleasantly surprised with this hotel. The staff was all super friendly and accommodating. The room was lovely, the bed was comfortable, everything was clean. The breakfast was great. We will definitely stay here again. We were close to everything we wanted to do.

Pros: Beautiful spacious room heritage style. If you are looking for a hotel that is special regarding interior design, this is for you. Friendly staff with a hearty but professional and warm welcome. I was jet-lagged and very tired. It felt like I was welcomed home without ever having seen the place before.
Cons: Restaurant below is usually packed. Live music too. However it goes dead silent from around 10:30pm. I slept really well both nights. Still not advised for the early sleeper (prior to 10pm).

Cons: the food had great promise, but the poke salad as a main course was tiny and no where near as good as you would get from a high street chain like Itsu. The oysters were dry and I think had been chucked far too early, and obviously the chef had prepped too many pepper studded steaks as one found its way into my beef wellington. despite having three bar staff in a small bar and sitting and eating at the bar, getting a drink or served was not easy.

Pros: Amazing Inne keeper Linda and the entire staff! The breakfast was delicious and homemade pastries. The bar and the restaurant is excellent. I hosted a dinner party for 14 on Friday night. The pace was packed but the service was super! Sandy was our dinner manager and she was excellent. I had to leave at 4am to catch a flight and the innkeeper insisted that I have breakfast and coffee to go and it was all ready in the honor bar fridge. It’s a very quaint place - 1745! It’s charming and I was given the General Warren Suite. I can’t imagine the number of important people who slept or stayed in that corner of the house!

Really??only 1 handicapped room? The fact that a hotel has no rollaway beds is ridiculous. The room itself smelled ok but the hallways have a distinct smell of tobacco smoke. For the price of this room I was completely unimpressed by this "boutique" hotel. I will not stay here again

Bala Farm Cottage now has it's own website. Bala Farm Cottage is a wonderfully cozy little cottage located less than 3 miles from the center of West Chester, at the top of a hill in a quiet neighborhood. It has charming study downstairs with a bay window looking out towards majestic trees, and an entry hall that ends with a wet bar, refrigerator, microwave and coffee machine. A lovely curved staircase leads to the upstairs bedroom with queen bed and a spacious bathroom. You'll love your stay in West Chester at Bala Farm Cottage! The space Bala Farm Cottage, located less than 3 miles from the center of West Chester, was built around 1850 to serve as a library at a time when the main Bala Farm house (built in 1759) was being used as a boarding school for boys. It's undoubtedly been employed in a variety of functions since then, and when we bought the property we thought it would make a perfect guest cottage. The main change we made was to install a hot water heater and build a permanent shower in the spacious bathroom upstairs. We've also added a little wet bar/kitchenette to the downstairs hall closet to give the cottage some of the comforts that help make a very enjoyable stay. The kitchenette has a small refrigerator and microwave, in addition to a Keurig coffee machine with complimentary pods provided. Combined with a comfortable queen bed in the upstairs bedroom and a charming study downstairs with a bay window looking out towards a beautiful, majestic Ginko tree (one of the biggest in PA!), Bala Farm Cottage is the perfect place to spend a relaxing weekend in West Chester. There is a large stone fire pit just steps from the cottage that guests are welcome to enjoy, and there is also a screened patio and deck on the backside of the main house that you may find perfect for enjoying an evening glass of wine outdoors. While the cottage is currently set up for 2 guests, if you have more than two in your party and don't mind separated sleeping accommodations, we also have a guest room and bathroom on the third floor of the main house (not included in the cottage rate). We look forward to welcoming you for your stay at Bala Farm Cottage! Guest access: Guests will have the cottage to themselves, can come and go as they please, and are welcome to enjoy the grounds. If anything is needed that is not in the cottage, just ask! Interaction with guests: We're happy to interact with guests as much or as little as they prefer! Since we live on the grounds, we'll usually be available to answer questions, provide recommendations, or tell stories.

Cons: Room had a definite smell....hot water was luke warm. The maids did not make up the bed or replace the linen on the second day. Some of the most comfortable beds we have every slept in. Pool and spa were great. Checking has never been this easy, they also offered entertainment for the kids at night showing a movie, Manager was always making sure that guest were comfortable and happy during the activity. The room it is absolutely clean and to be honest... it’s more than I was expecting, I am very happy about the setting because although it is not a huge room it is comfortable and gives you the privacy needed of two rooms. I would definitely recommend this place!!!

The breakfast was terrible as well, eggs were dry, not enough fruit, juice was water down. It was a pity, I had been at this hotel four year ago and it was nice then. But now I think they just gave up on the place. I used the office station, and the computer kept locking and restarting, it was very slow.

Pros: We had no toilet tissue and when we attempted to call the front desk the phone was broken and did not work the line was down and they could not resolve the issue until we checked out today. The room was extremely dusty to the point I could write my name in the dust. The bathroom floor was filthy and disgusting when I used a towel to wipe up some water after showering the white towel was covered in black and Brown filth and when I looked closer I could see what looked like a mold buildup in the corner. The room was poorly maintained.

Especially as I did not feel well and only wanted to lay down !!

Pros: This hotel has obviously been recently updated & was definitely the most modern hotel room we've ever stayed in. Everything was extremely clean & we loved the sleek, modern touches (like the USB plugs & LED lights). Breakfast was hot & FRESH - so good!
Cons: As much as we loved the hotel, the staff was a little lack-luster. Our daughter's stuffed animal tore & when we asked if we could get a sewing kit, the front desk staff just shrugged & acted like they didn't know what that was.

Cons: Water did not get hot enough in the shower. Hotel was full of kids and parents for some kind of sports tournament (no problem with this) but parents after tournament were drinking alcohol in the lobby; could barely get to our room and staff did nothing.

Cons: I've stayed a few times at this hotel and hot water has been out a couple times. There is a side door to an outdoor pool/lounge area. If you go outside, you can't get back in and have to walk around to the front of the building.

Cons: There is no light at mirror/sink—also one electric receptacle there does not work. The bathroom door (for a handicap room) does not close—doesn’t fit. It didn’t meet expections of a $184/night hotel room!

Pros: I had stayed at this hotel many years ago and it is currently under renovation which it was in need of. My room had been renovated, but never cleaned of all the small messes left, like caulk on the floors, & electrical outlets not flush with the walls.
Cons: I am 5'2" and the beds came up to my waist. Therefore getting in and out of the bed was about impossible. They need to put small foot stools in all the rooms, or lower the beds!!!

Pros: This hotel is convenient its close by the turnpike. The rooms are nice and clean.
Cons: What is this song normally park because I was in easy access to elevators. People have a smoking area out there and there nothing worse than walking through a cloud smoke before you have to go into your room. This also happens at the front entrance.

Pros: I liked the bed. It was comfortable! I liked that there was a big refrigerator in the room.
Cons: It smelled musty, the cafe was too expensive for what they served, there were not enough towels, wash clothes, etc. Staff seemed frustrated. There was stuff in the floor, the walls, the cleaning was not great.

Pros: It was a clean building with very friendly staff. Our room was very comfortable and the swimming pool was great. We didn't hear anyone else from our room. The free breakfast was very tasty and filling.
Cons: There is not a lot of places to go to in the surrounding area but it is a short drive to the local town which has many shops and attractions including an escape room.

Cons: The smell in the rooms, the staff that talks just in front of the room doors in the middle of the night, the incredible noise of all the electronic machines, the noise from the ice falling down of the broken ice vending machine all night, no insonorisation so we could hear everything happening in the corridor when in our rooms, so we couldn t sleep, the manager not caring about that fact, hanging up on us, the staff awfully slow to give the rooms and not willing to help at all. Don't go there!!!

Pros: Used to be best place to stay in West Chester. Now horrible. Really nice staff - but drastically understaffed. One staffer at checkin handling long line of guests while phones ringing constantly - obviously not enough help.Parking lot pitted, holes, cracks, needs resurfacing, hazardous to walk on. Grass uncut, weeds growing everywhere, landscaping appears let go for years, filthy trash, cigarette butts, broken glass obviously not cleaned up for ages, dog trash bin overflowing with dog bags all around on the ground, no dog bags, people sitting on stoop outside rooms smoking, neon beer signs in restaurant windows. I was so sad and disappointed to see what was for years a nice and place to stay totally let go. A sad and horrible experience - left a day early because it was so depressing.
Cons: Property dilapidated, totally neglected; overworked staff.
