Cons: The hotel is dated and worn out. The rooms are small and very old. The bathroom is only large enough for one person and the plumbing is ancient. The hotel is overpriced for what you get. The manager was not at all accommodating when we didn't get the type of room we booked. I would never stay at this hotel again.

We were staying 5 days. after two days they kicked us out of the upgraded room and moved us to a room half the size saying that the room they upgraded us to was already booked beyond our current stay. This put a damper on the remainder of our stay at the hotel due to the room being a little too small for two people Also the other guest in the hotel that had business meetings were very rude and arrogant and continually blocked the top of the stairways coming up to the main lobby.

The rooms were spacious and clean, and hotel seems to accommodate a lot of people. The Swamp Fox restaurant was very good for breakfast. A wide variety on the menu with a Starbucks just outside of in, still in the hotel.
Cons: The hotel is very noisy at night due to screaming and honking of horns on the main road-and I was on the 7th floor. I wish the hotel had a free continental breakfast and that you did not have to walk a block to get to the hotel parking, which is the city garage.

All rooms recently upgraded. Rooms are decorated in sand and sea colors and offer private balconies on every room. Located on scenic shem creek/home of the local shrimping fleet/the inn is just minutes away from charleston area beaches/attractions and golf courses. Several local seafood restaurants are steps away. The inn features 50 oversized guest rooms with private balconies overlooking the marsh and creek.
Pros: Location was fantastic. Easy and short walk to the main attractions in the historic district. The staff were super helpful, from the consierge service to the valet parking. Restaurant staff were pleasant and responsive. Hotel was clean and very well maintained. We would return.

Cons: The cleaning staff was rude! One large Hispanic maid was fighting with another made over a cart and towels. A short older Caucasian maid was in the elevator screaming at people to hurry up and get on and off the elevator. She was also complain about her job and how she is working 7 days a week etc.... Very rude and unprofessional.

Pros: You park your car, and then you don't have to drive anywhere for your entire stay - everything you could want is right near the hotel. The staff was incredibly friendly, welcoming and helpful - every single one of them greeted us, wished us a good morning, a fun day, a good evening... whatever. Really felt like our being there was actually appreciated instead of us being something to take care of. Really a great staycation!!

Tides Folly Beach Hotel is right on the Atlantic coast, on a quiet stretch of beachfront 11 miles (18 km) from downtown Charleston. Nearby activities include kayaking, fishing, and paddleboarding, while USS Yorktown and Fort Sumter Civil War site are a half-hour drive.
Pros: Very Nice, clean hotel from the outside and in the lobby.
Cons: Our King Suite had very badly stained carpet, dirty base boards in bathroom around the jetted tub. Bad caulking job around the jetted tub which gave it the appearance of being not so clean. For $189 a night, I would say it needs to be a lot nicer and cleaner. We have stayed in many different hotel's in King Suites and this was the worse room by far that we've had. The hotel overall was very nice and clean, it was just this particular room.
Cons: Toilet was filthy and seemed that it had not been cleaned in days. The positive is they gave me a different room that was better but musty smelling
