The room was disappointing
I loved the architecture of this place and the staff was very accommodating in making sure we had a great view and a high floor. The waves were crashing below the lanai and made for a great sleep! And the view can't be beat! The restaurant/Mai tai bar is a hopping place (at least when we were there) and had great food and an amazing selection of tropical drinks to get you in the mood for the islands!
It seems to be an older hotel and is a little dated and worn, decor-wise, but the bed was comfy enough. Parking is a little confusing and costs10$/day as does wireless internet, but there isn't a resort fee. My att signal was nonexistent in the room but fine everywhere else.

Water leaks from above coakroaches in my first room, coachroaches leaping out at you from the main bar. You get to see and here the entertainment from your room every night even if you don't want to
Felt like a fabulous vacation because of the Royal Kona Hotel.
The view was amazing. Right in town... walk to the restaurants- no DUI after :) Staff is friendly. Huge wraparound lanai on my corner unit allowed the sound of the waves to permeate the room all night.
I stayed on the lower level bay side. In the middle of the night some homeless people came and stole my lanai furniture. The bed was terribly lumpy and the furnishings were all dated. Room needs to be remodeled. But if they did this, I'm sure the price would be easily 25-50% more than I paid as the rest of the experience was very good. But seriously... Royal Kona, change the mattresses..
Love the location, view, 6am coffee at Huggos, good bar, nice pool, parking for guests. Beds were very comfortable. Nice to have a fridge. Like the heavy, dark doors for sleeping.
Bathroom in particular was dingy, toilet kept "refilling" randomly, plug in the shower was broken.
Location is great -- right next to Kona town. Bar is awesome - but you'll need to drink a lot there so that your room looks better once you get back to it. Pool area has a great location, but is very small and no hot tub.
Rooms were dirty, dark, outdated, old fixtures, missing light bulbs, stopped up tub -- I could go on but I'd go way over 100 characters. This hotel needs a major facelift to regain any prior glory. Go to the King Kamehameha that got a recent facelift if you want to stay close to Kona town.

No beach pools were a long walk from the rooms and no restrooms near the pools
A convenient place to stay with a nice secluded little lagoon for swimming. Easy walk to the tourist areas, restaurants and shops.
Very noisy! Road noise loud even with all windows and doors closed. Couple next door fighting and throwing things - sounded like they were in our room with us. Facility seems dated overall. Extra charges for parking, wifi, etc.

Location is awesome
Everything is extremely dated. Wifi did not work. TV remote did not work. Beds are extremly uncomfortable and just plain, no cushion evident. At least they removed the WIFI from my bill. I stayed two nights there and it was the same aprice as the two nights at a 4 star resort in Waikoloa, Hilton Waikoloa Village.
Liked the location of the room especially. It was so neat to see and hear the ocean and watch the dolphins. Tell Liz thanks for telling us about them and for giving us such a great room.
A little too much for our budget but it was really a great place to stay. The food is pricey of course but that's how it is when you are in that kind of environment. It would be so nice to have a continental breakfast and free bottled water in the room.
nice location and wait staff was friendly. It worked for us because we basically rented the room for the day while we were waiting to take a red eye out.. pool was ok and ocean view was great.
The hotel is old and the hallways and rooms smell. The rooms are basic and beds are not comfortable. They needed to be painted. You get what you pay for.

charge for everything. Almost expected to have to pay for elevator use. Parking was extra, Internet was extra.
