Pros: We loved the view and the peaceful place of the location. The whole family was so nice and caring. The son, Oshan, organized many things for us, even a way back from our next location to Kandy where we wanted to take the train. Thank you very much for the great start to our holidays!
Cons: We didn't bother but you should know that you can only go by Tuktuk or car to the town.

Pros: Amazing stay, welcoming family who prepared us delicious breakfast’s and even prepared dinner one night for us. They went out of their way to organise transport for us and help us with any of our questions and requests. The location is just outside town and in the most beautiful spot hidden amongst trees. Best guest house I’ve stayed in so far would definitely come back again .

Pros: The hosts are wonderful, they took care of us at all times, and it was a pleasure to spend evenings with them. They speak very good English and are really interesting to talk to! The place is extremely modern (the best in Sri Lanka I suppose and more modern than in most European countries I've seen!). There is hot water and AC, great shower and everything you might need in the bathroom. The room is spacious and full of light, with windows facing thrrr sides and many options for artificial lightening as well. The terrace view is delightful, you can wake up at sunrise to enjoy it fully. The food was great, we had the fullest breakfast with both traditional dishes and common eggs&toast, we could even try wood apple juice :) the welcoming tea was also great and beautifully served with ginger cookies that I will remember forever! The wi-fi worked perfectly. Highly recommend this place!
Cons: The place is somewhat away from the city center but on the other hand it is very calm and close to the nature, you can see parrots and monkeys and enjoy the view from the balcony

Pros: Our hosts met us on arrival and welcomed us warmly into their home. Facilities were spacious and modern with a beautiful deck. Beautiful tasty food was made for each of our meals. They were generous and delicious. Would highly recommend ordering all your meals, far better than down the street. The family were the lovliest people that organised our every need. Bed was most comfortable in Sri Lanka Very peaceful and quiet place away from the noise of Kandy. If visiting Kandy this is the best place.

Pros: The place was so neat, clean and comfortable and the room had a wonderful balcony with a nice view..The host's family was so welcoming and the food was too delicious..They arranged all the transportation for us which is much appreciated! Pros: Wonderful family hosts, couldn't have been more friendly. Really comfortable room with good WiFi and a nice view from the balcony. Delicious and big breakfast and the same goes for the evening meal we had with them. They also took care of all our transport needs. Great stay.

Pros: So many things that I loved. First, the hosts are absolutely lovely and will organise everything for you as well as ensuring you are well looked after. Second, the balcony has the most beautiful view of the mountain and is furnished so you can relax. Third, breakfast is varied and aplenty. Fourth, the room is very comfortable and clean with a fantastic shower. Would 100% recommend and look forward to my next visit.
Cons: You need to take a tuk tuk to the go to the local restaurants, but this did not bother us. The hosts will organise this for you and it arrives within minutes.

Pros: The Hotel is up a steep hill a few miles from Kandy. The views are stunning. We arrived by car and went out using a Tuk Tuk organised by the Hotel- very successful. I enjoyed the pool which has lovely views across the valley to the Botanical Gardens in the distance.

Pros: Everything! The view was gorgeous both at breakfast and dinner. Food was excellent and this is coming from someone who is also Sri lankan - so high standards applied! The staff were incredibly attentive, friendly and accommodating. They all get along so well which adds to a really fantastic vibe. The rooms themselves have a beautiful huge glass wall on the outside so that you can enjoy the view and the on suite bathroom we had was huge! If I had to choose from all of the above, it was the staff that made the whole experience so memorable. I cannot thank them enough!

Pros: Wow what an incredible hotel the staff were super friendly and helpful. The food was delicious, we ate our evening meal at the hotel and the breakfast was plentiful and outstanding quality. We were travelling with a 4 1/2 month baby and the hotel made us feel so welcome making sure we had a cot and everything we need. The view is beautiful we caught the sun setting whilst we had a swim, also waking up to the mist clearing to see the valley of Kandy was breathtaking. Would highly recommend. Pros: The view from the property is breathtaking. Prasanta - the manager goes extra mile to help the guests in making the stay comfortable. Beds were comfortable and each room has 2 sides as glass to see the view right from the room. We had a patio in one room and balcony in another which were great. Table Tennis table was nice to have for the young ones to keep entertained.
Cons: Access to the property is a little tricky with very narrow roads leading to it. GPS would take you through a very difficult terrain so better to check with the host on the directions before reaching. Few bathroom fittings specially the bathtub related fittings were not working properly but that is hardly an issue. Vegetarian options were limited but we could manage.

Pros: From the second I arrived I felt at home. The staff were lovely and the big spaces and small number of rooms gives this place an open and peaceful feel. The food was excellent and in our two night stay I never tired of the unbelievable view. This was one of our favourite places in all of Asia.

Pros: We really enjoyed our stay at the 390 Villa Vista. The staff is very friendly and also food (breakfast and dinner) was delicious! We enjoyed swimming in the pool while watching the sunset. We can highly recommend staying there if you are looking for a calm place with an amazing view over busy Kandy! :-) Thanks to the staff for a stay that we will remember!

Pros: Beautiful hotel on the top of a mountain with spectacular views. Our host Chamra was outstanding, super friendly, welcoming and so helpful. Our room was beautiful with a wonderful view, very comfy bed. Clean and modern bathroom. Chamra arranged a very delicious breakfast, so yummy!! Beautiful gardens and pool. Pros: From the moment we arrived we felt welcome at this gorgeous guesthouse with a great view of the lake. Fonseca had even upgraded our room which was a lovely surprise and even took my husband to collect a takeaway after a long hot day of sight seeing. We had 2 nights and then left for trekking returning 3 days later to find that we had been upgraded to a suite!! We have been very spoilt. The breakfasts are great, we couldn't even manage to finish them and Fonesca even packed us a breakfast to go when we left early for our trek. Will be sad to leave. Nice to be away from the busy town, short walk in or a tuktuk. Bed super comfy, hot shower and tea, coffee & water. Please stay here, you wont regret it.

Pros: The most welcoming helpful guest house manager I have ever met! This made our stay. Not only a beautiful well maintained large house with the most exceptional views over Kandy, but the most attentive staff that went well beyond all expectations to help us with train tickets to Ohiya. He booked us the cultural show tickets, tuk tuk and showed us where to eat. Exceptional service and care for his guests. Also the most beautiful breakfast. Thank you for a memorable stay.

Pros: The property is beautiful and in a very tranquil location. Loved the service, cleanliness, the arquitecture, the room views, the attention to detail ( ear plugs..) the comfort of the rooms, the daily yoga, spa, the ayurvedic dr ( who attenuated my back sprain) the food/ cheff, the complementary well organized trail walk!!! Loved the hotel , i will definitely return and stay longer. I felt so nurtured and felt more like a guest than a client.

Pros: We simply loved Santani. Beautiful nature as well as design, amazing view from the mountain view chalet, fantastic food and perfect hospitality. Santani is a great place to hide from the every-day stress. Yoga classes, great spa, treatments, and nature walks are available, and three meals per day are provided, so you can simply stay here for a couple of days without the necessity of organizing / thinking about anything. Each and every member of the staff was nice, helpful and professional, so thanks again for everything. We hope we will have a chance to return.
Cons: As the resort is located in the middle of the forest, and have natural ventilation (they are never fully closed), be prepared that smaller lizards and insects might get into the room. This was not a problem for us, especially that there are not too many mosquitos around and net is provided anyway.

Pros: We stayed here due to the hotels location and what a location it is! Nestled on the side of a hill with jungle and tea plantations surrounding this place offered us peace and nature after a hectic stay in Kandy. Roshan was a superb host - he was so friendly, helpful and welcoming + his rice and curry was amazing! He has a huge amount of experience and is a real asset to this place. As other reviewers have mentioned the facilities are dated. Still the bed was extremely comfortable and the pool was lovely. We did a days trekking in the Knuckles which was incredible (find Nipuna Knuckles Trekking) Roshan also suggested a lovely walk up the hill from the hotel through jungle and tea estates leading to more incredible views. Thanks for a great stay. We hope to visit again!

Pros: Beautiful views and location. Very friendly and helpful staff especially Rizni on the front desk who looked after us well. Food was amazing especially the Sri Lankan curry. It is not near Kandy as you will see on other reviews but the tuktuk ride to town is great fun and we loved being out of town for the tranquility. Would recommend the Ayurvedic neck and back massage. I had a guy give mine whose name I forget but it was superb.

Pros: The panoramic view over the mountains and the hotel design/flair... just excellent. I wished to spend more time. The hotel staff was very kind and polite, gave us a few interesting trip insiders. I really liked the hotel concept and every km is worth to ride there. Your (private) driver may get complementary accommodation and meals too.
Cons: Very difficult to reach out from kandy. It is almost on the top of the mountain. There are 2 ways to reach out there. Please make sure you ask the hotel in advance otherwise you may choose the wrong way given by google maps and the quality of the surface just extend the ride time. I really wish someone from the managers and above will welcome us or at least meet and greet standard level offering. For such small gems it should be a must :-) The water slide is not properly maintained. It’s not “painless” to slide.

Pros: Beautiful hotel to relax after a day in Kandy. The view are breathtaking, so be ready for a bit of ride from the city center. Kids loved the pool area! The manager and other stuff members are very kind and polite. Food in the restaurant is very good, especially rice and curry dish.

Pros: It’s a magic place in the top of the mountain which worth seeing!!! As we came to this place we forgot all the tiredness of a long trip from Hikkaduva to Kendy. We dropped into a jungles atmosphere, took a jacuzzi in the garden with a glass of champagne and a wonderful view from the top of the mountain, enjoyed the song of the birds, watched eagles flying and humming birds. Then it was a delicious Shrilanca style dinner. In the morning we had massage in the auverdic garden and a nice breakfast. One day in this wonderful place is ever to remember. I would like to say some special words to a manager of the hotel Mr. Pradeep Weerasinghe. He was all the time day and night in the hotel and made our staying unforgettable, very positive and helpful person. I would strongly recommend this hotel for staying as the most romantic and beautiful place I have ever seen!
Cons: A road to the hotel was a bit unusual for the foreigner but we treated it like an adventure with a beautiful sightseeing on the way and a Paradice place at the end.

Pros: Incredibly helpful and friendly front of house staff. Vey welcoming and rooms/villas are well designed. The scenery and views are beautiful and they were very accommodating of my wife's dietary requirements (gluten free)
Cons: The resort is located up a long winding and not signposted road which our driver really struggled to find. We went up there looking for relaxation and wellness and in particular to enjoy the hotel's advertised spa. It is not a spa, more an outside massage area with little privacy (ie you get dressed and undressed in the open). The staff did not really understand English well and did not ask what treatment my wife wanted from the menu. After she told them (stress reliever - swedish/balinese) what she received was skin burn and scratching for an hour and some inappropriate massaging of places you wouldn't want massaged despite prompting - all in all a stressful experience. Without wishing to hurt the feelings of the staff we discussed this with the manager but nothing was done and we had to pay full price for the treatment.

Pros: An amazing hotel in a wonderful location. Pristine private villa with own outdoor jacuzzi overlooking lush greenery. The most beautiful overflow pool was for our sole use as the four other villas had been vacated that morning. Breakfast served on the terrace of our room .....staff all very accomodating....this brand new property comes highly recommended.

Pros: Everything was perfect from the moment we arrived. The staff were incredibly kind and attentive and definitely made the stay one to remember. The hotel itself is gorgeous and quiet. Our villa was incredible and we had one of the best nights sleep in the comfy bed. We ate in the restaurant several times and the food was delicious and everything tasted incredibly fresh. We only had one night here but would love to come back for longer next time! The hotel also offered some great day trips

Pros: I have to say wow first , second when i arrived the staff have a warm welcoming and big smiles , i felt comfortable, the room is so clean and everything is available like dental care shower things , snack and water tea and coffee , the view of the villas is unbelievable sooo beautiful , and they make there food from the garden inside the resort which is amazing and fresh food and drinks , its so relaxing and so private villas , i would come again of course , and there is one guy his name Dinuka was very good attitude and smiling and he took me around the resort to show me the plants and explained everything I really like how friendly he is and also the uncle :)

Cons: Certainly not a resort, just a group of villas with no Spa nor a Gym. I am not sure how it can be called a resort, it is more of a group of villas. Only small lobby, and only few staff members (maybe 5) that were doing all the job; for example, the person who helped us with our luggage during check-in (who was by the way very polite and friendly) was the same one who made our omelet the next morning. Spa ! well if you can call a five adjacent small rooms that are open all day for animals and different type of insects to roam around a Spa, then yes it is a spa. The spa is basically few small rooms, has no lounge, no resting area,and no facilities. Moreover, This luxurious resort’s spa, has no full time staff at the spa, so you have to give them a notice before so they can call someone from outside to do the massage for you ! The Gym is basically a very (very) small room, has no proper lighting, and bunch of equipments were put there. The way to the gym is dirty and dark. Pros: Lovely feel about The Albatross and sense of calm after busy congested Kandy.. The Albatross has an intimate and friendly feeling - it really is like a club house. The view down to the golf course, across the valley, onto the dam and all the way Knuckle Ranges in sensational. Incredible at 5am and in the evening. The pool was great and the activities in the area wonderful. Tilek and the team were extremely warm and attentive without being overbearing. The cocktails were excellent! We will be back!

Pros: Come to the Samadhi Centre for relaxation, immersion in nature, and comfortable accommodation in rustic mud houses on grounds created by a hobby architect who salvages amazing objects and incorporated them into a former tea estate. It's a 50-min taxi/tuktuk there (there is also a bus from Kandy). The staff are local, dedicated, and genuine. The food is Sri Lankan and delicious (breakfast, lunch, and dinner). The Ayurvedic treatment is authentic and of incredible value. Their riverside chaise lounges and pavilions provide lots of opportunities for sunning, reading, and idling. There is also a waterfall nearby with a refreshing swimming hole.
Cons: Because of the isolation, the only place to eat is Kandy Samadhicentre itself. While the food is delicious, it costs extra (unless you buy a package I guess). It would be better to include food in the price (at least breakfast and dinner). The costs for meals are three times the price in local restaurants and guesthouses, which is hard to swallow when you are used to paying so little in town. The yoga instructor was also local and very knowledgeable, although she held back her class and instruction for beginners. If you are intermediate or advanced, keep in mind you might be getting a simplified version for the sake of others. Classes are also twice the price what I spent at a hotel in Ella, for example. Maybe there is a better, package deal on offer, but I booked "a la carte." I didn't elect for more daily 07:30 classes after the first one because of that. However, one can practice on their own in their wonderful space (mats provided) because it's not used outside the 07:30-09:00 yoga session (at time of writing).

Pros: The place is in the middle of the countryside and it's fantastic for you too get out from the main hustle of the touristic places and get in touch with nature. The surroundings of the center were very good - you have the feeling of disconnection with the outside world very quickly :)
Cons: We were in Samadhi in the beg of low season so we felt that most of the things there were not running 100% as they should - which is also normal...but that gave us the feeling of not enjoying the place as much as we wanted... The food could also have been better (specially for the price you pay.... significant above average and the only option there - you can't find any other options close by).

Pros: This was the absolute highlight of my time in Sri Lanka. I really hadn't expected such a special place - I was so sad to leave! The staff were genuinely welcoming, so helpful and easy going, the food was exceptional, the rooms beautiful and I met many lovely people. Morning yoga on the terrace was incredible. They also arranged a guided walk to a nearby waterfall on one of the days. The whole place is so peaceful and secluded, I'd love to go back one day.

The place is amazing (old colonial-style furniture), the staff was very friendly and helpful, the food was the best we had in SrinLanka. Just wished that we stayed a bit longer! Pros: It is a hidden gem! The room was bigger than I expected (even the budget room), with antique decoration and comfy bed. It has forest path to walk around, including small river to dip or read. There are also waterfalls nearby that you can go with the staff. Very friendly staffs and the owner, Waruna also great that took his time to talked with the guests. And try the Ayuverda treatment as well, massage was very oily :D but amazing, love it.

Pros: I love this place - it was like a community that was far away from hustle and bustle of city. Staff were very helpful and friendly. Also I felt some community feeling with other guests. I stayed alone but had an opportunities to talk to other guests at meal times. Staff were very thoughtful about the seating arrangement, and I met nice people during the stay and had a good conversation. Food served was super good. I only stayed for 2 nights but was offered different breakfast and dinner menu each day. Both were Sri Lankan dishes and tasted so good. Probably, eating in the area that was surrounded by the nature also contributed to the taste. Some guests staying for longer period were receiving Ayurvedic treatment so they were offered special meal arranged for each of them - I might want to try it next time. The room I stayed had simple facility with a private bathroom in separate room. All rooms at the property were situated with sufficient space in between, so each guest can have some private. The property has resident dogs and cats, they were very well trained and friendly. 1 of the cats even stayed overnight in my room. Ayurvedic massage was also great, it was 1 of the best messages had so far, I hoped I could stay longer to try different type of massage / treatment - maybe next time! All the experience at the property was very positive, including morning yoga sessions. Staying in the nature, doing nothing, reading a book, having a nap, and walking around the area... even for the short period of stay, it made me feel very relaxed and gave a lot of energy. Thank you very much for the hospitality and providing me a great experience.

The villa is just a 5-7 minute ride from the main road of Kandy. Amazing experience overall!

Pros: This is one of those gems. A small Lux place with great views, peace and large living spaces. We stayed in a family suite and had an enormous apartment for 2 adults, 2 kids - separate bedrooms, sitting room etc, enormous - separate building from other people. The guys working here were super kind, and the gardener showed me nearly every fantastic plant he had - even disappeared into the jungle and came back with 3 advocados! The downside? - you may have to be determined to get to it. Its in Kandy, but like everything there, its up small winding roads on a hill. Still, if you have a driver, its not your problem. Apparently they are working on a pool - that for me is the only missing element.
Cons: Its not so close to Kandy centre, but so what, eat in the hotel - they will look after you.

The hotel staff was very kind and polite, gave us a few interesting trip insiders. I really liked the hotel concept and every km is worth to ride there. Your (private) driver may get complementary accommodation and meals too.
Cons: Very difficult to reach out from kandy. It is almost on the top of the mountain. There are 2 ways to reach out there. Please make sure you ask the hotel in advance otherwise you may choose the wrong way given by google maps and the quality of the surface just extend the ride time. I really wish someone from the managers and above will welcome us or at least meet and greet standard level offering. For such small gems it should be a must :-) The water slide is not properly maintained. It’s not “painless” to slide.

Pros: It’s a magic place in the top of the mountain which worth seeing!!! As we came to this place we forgot all the tiredness of a long trip from Hikkaduva to Kendy. We dropped into a jungles atmosphere, took a jacuzzi in the garden with a glass of champagne and a wonderful view from the top of the mountain, enjoyed the song of the birds, watched eagles flying and humming birds. Then it was a delicious Shrilanca style dinner. In the morning we had massage in the auverdic garden and a nice breakfast. One day in this wonderful place is ever to remember. I would like to say some special words to a manager of the hotel Mr. Pradeep Weerasinghe. He was all the time day and night in the hotel and made our staying unforgettable, very positive and helpful person. I would strongly recommend this hotel for staying as the most romantic and beautiful place I have ever seen!
Cons: A road to the hotel was a bit unusual for the foreigner but we treated it like an adventure with a beautiful sightseeing on the way and a Paradice place at the end.

Pros: I stayed with my sister at Theva for 4 nights in August and have to leave a review to say what a fabulous hotel this is (pool, rooms, location, facilities). What makes it stand out, however, is the exceptional service provided by all staff, who were extremely welcoming, approachable and helpful during our stay, and really go out their way to take care of guests. We were able to organise day trips, tuk tuks, transfers through reception, which was helpful, especially as Kandy centre is a 10 minute tuk tuk drive down the hill. Breakfast was great, and they offer a variety of choices if you are around for lunch or dinner. The room was very well maintained and cleaned daily, with an evening service also. I was also happy to see some environmentally friendly policies, such as solar powered water heating, plastic bottles reused as plant hangers and notes on laundry/ water energy preservation around the hotel. Overall, as our first hotel (of 6) in Sri Lanka, our stay at Theva has set the standard very high and will be difficult to beat.
Cons: Two points for consideration would be: 1. pool could be a little warmer, and 2. the car the hotel arranged to pick us up from the airport didn’t have working seatbelts and the driver they arranged to take us to Ella was a terrible driver who we felt quite unsafe with. Otherwise faultless

Pros: The Theva Residency was a great little find. Unfortunately our stay was very brief and therefore we didn’t benefit from the pool with a beautiful view. The room was immaculate with lovely little touches, such as chocolates on our bed when we returned to our room in the evening. The staff were so warm, friendly and accommodating. The food was delicious and very well presented.
Cons: The location wasn’t an issue for us as we had a driver during our time in Sri Lanka, but it may be a little difficult to find on your own. However, the location gets you the view of Kandy, so it’s worth it.

Pros: We stayed in this hotel for our Honeymoon. The hotel is very impressive and we were received by traditional Kandyan drummers! Then welcome drinks and nice warm towels to wash off the train journey. After chilling out in the lobby we were escorted to our impressive HUGE honeymoon room, decorated with a heart and rose petals. The staff brought a nice tasty chocolate cake as congratulations. MEGA TOUGHTFUL! Food was excellent and the breakfast buffet very delicious. Very attentive waiters and kind chef. We would 100000000% recommend this hotel to everybody. Also, amazing value for money.

Cons: The place was full of wasps, it was quite dangerous to be honest. There were 200 of them on my room balcony and they also invaded the reception who had to do pest control.

Pros: Great hotel - right by the lake! They helped arrange an awesome driver (Siri) to take us to Sigiriya and Polonnaruwa. They also surprised us with a slice of cake for my partner's birthday and lunches on our day of departure. The rooftop pool has a beautiful view of the sunrise. Thank you!

Pros: Good location to visit temple of the tooth and walk around the lake. Kind staff.
Cons: Room was a bit small as was bathroom. The doors were hard to close and lock from both inside and out which my wife struggled with, a pretty weird hotel in general but manageable. I don’t feel the price reflects the facilities as I found with most things in Sri Lanka it was over priced!

Pros: Staff were friendly and professional. Location is perfect and the hotels interiors are nice like very contemporary. Would recommend the place for the value.
Cons: No lift, no hot water which was a deal breaker it being winter/rainy season, summers might be ok but for us waking up early to a cold shower was challenging.

Pros: The rooms are stunning. Well designed, thoughtful yet unpretentious and the bathtubs are amaxing - you can lat un the bath while overlooking the hillsides. The staff also go out of their way to be helpful.

Pros: Staff are really lovely and friendly they look after us in our 4 nights stayed. Breakfast are good. Our room is great as what we requested, bed are comfy and they always make sure its clean and they do the turn downs.
Cons: There is always event or gathering from the ballroom room. Which we felt uncomfortable the music is too loud, lobby is always busy in the evening from the guest of the event which they are too load and noisy. I was expecting a more relaxing and quiet holiday on the property specially during evening time that we can take a good and lovely rest.

Cons: I broke a tiny shampoo bottle and the staff asked me to pay for it. The hotel was totally empty. The furniture was very old and, room had a bad smell, it wasn’t clean enough, the chairs had dirty old stains.
