Pros: Very friendly owners who were accessible and helpful. Our room (the Yardley) was large and comfortable. The cleaning staff was efficient. The other guests were also very welcoming to us as newcomers. They return there every year.

Pros: We loved that it was a period residence and had such an interesting history- which our hosts, Patrick and John, shared so generously with us. It was so quintessentially Cape Cod/New England and so lovingly cared for- classic but homely. Good beach access, near town and terrific dune walks, super- quiet at night (essential in very lively Ptown) and so, so safe. A great place, highly recommended. Would love to return...

Pros: The owners - Patrick and John were very gracious and engaging with a distinct "customer first" hospitality mindset. Beautiful property with a lot of history. Both were very knowledgeable about all facets of Provincetown. My wife and I felt right at home and we will return again. Breakfast was awesome with healthy meals planned for each morning. Andrew, the chef, was amazing and would welcome special requests with a smile. The Inn is located on a very quiet street and is in easy walking distance to all the main attractions as well as the Fast Ferry. We highly recommend!!

Pros: This is our second visit and again found the Inn exceeded our expectations. Patrick is very attentive to guest needs and welcomes conversation. The room was tastefully decorated with all guest needs considered. A tasty and abundant breakfast was well prepared by chef Andrew. The location is also very convenient to all Commercial Street shops, galleries and dining. We will definitely be back.

Pros: A beautiful building with an impressive history dating back to the whaling period. We had the pleasure of staying in ‘The Writer Room’ which is a touch of class, culture and p.town heritage. The art work displayed around the property tells the story of this well thought out magnificent building. Well done to Patrick & John on preserving the heritage & delivering a ‘home from home’ experience, no details missed.

Pros: The property is cosy in a perfect location (30 secs walk on to Commercial St) with great indoor and outdoor social spaces (there’s even a fire pit!). You soon find yourself chatting over a glass of wine or breakfast with other guests if you enjoy meeting new people. Paul the owner is a so welcoming, full of great tips and nothing is too much trouble. So many thoughtful touches (umbrellas, cereal, muffins and coffee available all day, wine glasses, water in rooms every day) made this the perfect stay. The weather wasn’t great when we visited but it didn’t matter, which is testament to how easy it is to relax and unwind at this property.

Pros: We were welcomed by Paul, one of the owners, right as we drove into the driveway. Paul did an amazing job making us feel at home, gave us great recommendations for our stay and answered all of our questions. We were upgraded to a larger room free of charge because it was vacant. The room was spotless and had all of the necessary amenities in it. Breakfast was excellent, and the lounge had coffee and light snacks all day long. We liked the place so much we decided to stay an extra night. Location was great, just a minute off from the main street of Provincetown yet very quiet. Highly recommend staying here for your next vacation!

Pros: Paul was a great host! You can’t beat this location - you can just roll down the hill to Bubalas, Local and Nor’east Beer Garden and just about 4 minute walk to Tea Dance! Breakfast was delicious and convenient plus saves you some money. Bed was a little on the firm side but that’s the only thing I could find to change about the stay, but I would absolutely stay here again!

Pros: The owners were warm and hospitable, making themselves available but also giving us plenty of space to ourselves. The room was great, awesome view, cozy and perfect for an off-season trip. You can't beat the location and the proximity to everything on Commercial Street. And the included breakfast was great. We'll be staying here again!

The owners Audri and Robyn are outstanding making sure that their guests have all they need. This is a place to stay again as they have many returning guests.

Pros: All I can say is, “WOW.” You gotta stay here! Room, facilities, and meal were fantastic. But, the breakfast experience was my favourite part: the conversation was lively and engaging; the other guests came from all over the world; and the coffee was endless! Robyn seemed to enjoy and participate freely with local knowledge and plenty of travel advice. Audra was always ready with a broad smile, inviting us in. Robyn and Audri were the quintessential hosts. We can’t wait to go back!

Pros: My husband and I just got back from our one year anniversary weekend-getaway at ptown. Admirals Landing was our first experience in a B&B, and honestly we were a little skeptical at first. We were blown away by how amazing our stay was. Robin and Audrey were amazing hostesses. They were helpful and informed with absolutely anything we had questions with. Breakfast was fresh cooked and delicious. We stayed in room #6, which is very secluded and romantic. It's on the second floor and has it's own private staircase to get there. The steps are steep, but I had no problem and I'm in my second trimester with twins. The room itself was spacious and clean and had a fireplace and a private bathroom. The location is great as everything is walking distance! We HIGHLY recommend this B&B!

Pros: We loved the grounds, as well as the overall atmosphere of the inn. It's a uniquely beautiful space, with fantastic views. They also offered many amenities to ensure your visit is perfect. It's a one of a kind place, in a fantastic town! Not to mention, the sunrise was spectacular.
Cons: We had a room downstairs, which in the morning, became a little noisy as everyone up above started to stir. We made our reservations late, so were left with the last available room. The room itself was lovely, but if you make your reservations far enough in advance, you'll have your pick!

Pros: The doors to the rooms led out to the main deck, a very nice arrangement. The breakfast area was ideal and felt peacefully inviting. Decent size rooms, personal patio, super clean— nice job.
Cons: The Inn is on a one-way. Commercial St gets busy with pedestrians and bikers, makes for nervous driving. Solution is to just be parked early. Enjoy the perfect downtown location.

Pros: One of the best places I have ever stayed in. Our room was beautiful with a perfect view for people watching, facing commercial street. It’s almost right across the street from the famous boat slip tea dance and many other restaurants and attractions are steps away. The building itself feels like a gallery of art and collectibles from the owner’s many travels. I look forward to coming back!
Cons: There was really nothing I didn’t like. I should let other travelers know that the rooms are converted from the space in a beautiful old house, so there are areas that may be difficult to maneuver for some guests. Also there is a dog on property (we loved Zoey) who greets you at the gate -she’s quite the local celebrity. But if you are allergic to dogs you may be affected in the common areas.

Pros: Where do we start ! Amazing location right on Commercial street, you can sit in the front yard and watch the parade of people walk by sitting on comfortable patio furniture next to the fire pit, everyone is so friendly. They have a full bar so on need to leave! Stan and the staff are friendly, open and accommodating. Bed is comfortable, room is clean and has air con. Stayed at many places in PTown and this is by far the best! Wouldn’t stay anywhere else !
Cons: Stan and the staff have thought of every detail and used every nook and cranny to maximize the space. Honestly can’t think of anything they improve on! They don’t have parking but there are parking lots nearby if you have a car. Go to their website and book now, you won’t be disappointed!

Pros: Everyone who works there is absolutely a joy to interact with and you can tell they truly care about your vacation and want you to have a good time. The rooms and spa are beautiful as well as the whole home. I was extra surprised how they always leave food out for the guests. And the wine and cheese parties are a lot of fun, in addition to the breakfast that's cooked by a chef. Will definitely be back.
Cons: Only thing I felt was missing was very minor. While the room's bathroom was always cleaned every day and they provided shampoo, body soap and even small bottles of scope, there wasn't any body lotion (which I didn't bring because I flew). But you can easily buy some there.

Pros: The staff and the house itself is lovely. We stayed in the Dorothy Parker suite which was a little small to unpack the suit cases and store clothes. It's not a complaint - it's a traveller top. If there are two of you it might be best to ask for a larger room.

Cons: Definitely not a 4 star B&B. Bathroom can be used by 1 small person at a time.Corner of shower appeared to have black mold. Shower head and water temp controller loose from tiled shower wall.. needs caulking. One 12 inch glass shelf for all toiletries... not even a windowsill to put things on. Hair dryer handle broken in 2 pieces... unusable. Host never smiled as we checked in and checked out. An aloof, detached atmosphere... certainly not what we are used to in a B&B especially. Such a disappointment... and it was my husband’s birthday. I told Paul (co-owner) when we arrived. Not so much as a chocolate chip cookie to celebrate the occasion. Over priced for what is offered. The excuse given: Historic house built in the mid 1800’s. Kitchen was obviously remodeled... the bedrooms and bathrooms need to be addressed if they continue to charge top dollar for such mediocre, tiny spaces.

Pros: The owner, Bill and the manager, Jose where most friendly and helpful suggesting excellent restaurants and sightseeing areas. The house is furnished tastefully with antiques and sitting in the parlor either relaxing or eating the delicious complementary breakfast was a great way to start the day. We were totally comfortable during our stay and couldn't have made a better choice. No complaints! Totally satisfied!

Pros: Paul was an excellent host and prided himself on making the guests comfortable. He was extremely accommodating and provided a little happy hour and breakfast which allowed us to spend time with other guests. Overall the experience was incredible and we will definitely eyelet be returning!

Pros: Paul the owner was friendly and communicated with us well regarding check-in. The Inn was clean and comfortable with outside seating with a fire pit. Breakfast was great. We lost an item in the bedroom closet and it was found and returned to us via mail. Great experience, highly recommended.
Cons: We had a bedroom where our private bath was not attached. It was in the hallway a few steps away and this really wasn't a problem.

Pros: I actually had the best room in the guesthouse overlooking the water and a side porch which was unexpected. The owner and staff were incredible I already booked three more stays one over the summer and two in the Fall. One of the best guest houses in Provincetown.

Pros: It was a perfect welcome of our host Dave. He also prepared a lovely breakfast the next morning and after that we had a nice coffee on the porch before we left. The room was cozy but very, very nice. In case I come back to Provincetown I will for sure check whether I can use this location again. Thanks a lot!!

Pros: Amazing cozy hotel, very nice and helpful host, beautiful rooms, dining area. Breakfast is a french toast with jam/peanut butter, cereals, some fruit, yogurt, tea/coffee. During the day and night you can make tea/coffee and eat a delicious biscotti! Very close to the beach, bars, stores. Very LGBTQ friendly, so is the whole area. Parking is $14. The host kindly parked our car on the slot opposite the hotel which was free! Beach chairs are free of charge.

Pros: Centrally located, the whole property is beautifully decorated and impeccably clean, our room had its own entrance, comfy bed. Staff was courteous.
Cons: Parking was not included. Sound insulation could be improved - even with all windows closed, you could hear everything outside. Garbage truck drove past twice at around 5 am. Although the staff was courteous, they lacked warmth one would expect in a bed and breakfast/inn. Upon check-in, I was welcomed by the owner but was hurriedly passed on to his assistant because other guests had just arrived (instead of telling them to have a seat while he finishes the check-in process with me). His assistant then showed us our room, pointed out the extra pillows, comforter and beach towels and that was it. He then asked if we had any questions but before we could think of any, he repeated to ask if we had questions which gave off the impression that he was pressed for time. At breakfast, they wouldn't engage in conversation or asked if everything was ok (granted it was self-service, but a simple and quick check on your guests would make them feel welcome)

Pros: Lovely quiet location with a short walk into town. Staff were great and the breakfast was lovely. Room was very large clean and comfortable would definitely stay here again and recommend to anyone.

Pros: The staff were great! The snacks and breakfast available were more than adequate. We appreciated the shuttle picking us up at the pier and also taking us into town.
Cons: The mattress was the worst mattress we have ever slept on. It wasn’t just firm it was hard. We were sore and stiff from being on this mattress. Granted we are used to sleeping on a firm mattress but this is ridiculous.

Pros: Really enjoyable stay at Seaglass Inn, very comfy beds, very clean, grounds well kept, excellent location, plenty of seating positioned beneath mature trees within garden area and around pool. Cookies and Granny’s cake are a real treat in the evenings.
