Pros: The rooms were actually more attractive in person. Our suite was lovely but the day bed was not comfortable for just sitting and talking or watching tv. The bathroom is small but lovely. Bed was comfortable, loved the fireplace. Paul and Allison were so kind and helpful!

Pros: It's a charming guest house, with so many thoughtful amenities. We loved the guest lounge, which is a beautiful and cozy little cottage adjoining the guest house. Allison and Paul keep the lounge open all day and night for their guests, and this is where a superb continental breakfast was served, along with an egg casserole dish and baked goods, all made fresh each day. Our room had it's own fireplace, and there was a fire-pit in the outside garden. A truly romantic setting, in a guest house which is clearly a labor of love by Allison and Paul.

But, the breakfast experience was my favourite part: the conversation was lively and engaging; the other guests came from all over the world; and the coffee was endless! Robyn seemed to enjoy and participate freely with local knowledge and plenty of travel advice. Audra was always ready with a broad smile, inviting us in. Robyn and Audri were the quintessential hosts. We can’t wait to go back!

Pros: My husband and I just got back from our one year anniversary weekend-getaway at ptown. Admirals Landing was our first experience in a B&B, and honestly we were a little skeptical at first. We were blown away by how amazing our stay was. Robin and Audrey were amazing hostesses. They were helpful and informed with absolutely anything we had questions with. Breakfast was fresh cooked and delicious. We stayed in room #6, which is very secluded and romantic. It's on the second floor and has it's own private staircase to get there. The steps are steep, but I had no problem and I'm in my second trimester with twins. The room itself was spacious and clean and had a fireplace and a private bathroom. The location is great as everything is walking distance! We HIGHLY recommend this B&B!

Additionally, breakfast is self served to be eaten in an actual dining room which is decorated very artistically. They are small and close together, but they have maximized the feeling of being cozy and not cramped. They have great tubs and fireplaces and a wonderful porch in a great location. During the day and night you can make tea/coffee and eat a delicious biscotti! Very close to the beach, bars, stores. Very LGBTQ friendly, so is the whole area. Parking is $14. The host kindly parked our car on the slot opposite the hotel which was free! Beach chairs are free of charge.

Cons: I was very surprised this time they charged for parking. Ptown is very expensive and there is no need for that extra charge especially when it is tandem parking. That should be an included cost at best. It really bothered me as much as every Inn charges. The coffee needs to be improved and out earlier, or have a machine with access.

Bill gave us some great advice for dinner and we ended up have one of the best meals on this trip. In the morning the breakfast spread was perfect to get us going. Bill's knowledge of the area and surrounding areas pointed us in the right direction for the rest of the vacation, we changed our itinerary based on Bill's recommendations, saved a ton of money and potential disappointment and really enjoyed the rest of out trip immensely. Newport ended up being a perfect spot to spend some time, thank you Bill. I'll definitely look at coming back to Provincetown in the summer and will look at booking a room in the Bradford Carver guest house!

The room was also very cold... while the rest of the house seemed warm. There was also an absence of staff for questions or help most of the time, other than at check-in and in the morning for a lackluster breakfast. The house was nice in the kitchen, living area, and backyard hot tub area, but otherwise, the room was a place you'd prefer to spend NO time at all.

Cons: Only two bath towels provided at a time (I grabbed pool towels to supplement). No top sheet on the bed, which for me was not an issue, but my partner didn’t like it. The breakfast was ok. Coffee, juice, yogurt, granola and plenty of fresh fruit. Eggs were not my favorite, and I tried them three times. Pastries and toast are also available. The sweets were a bit of a let down. The mini fridge was full of mini bar items, so I had to empty it to make room for our things. The lack of ice machine was a pretty big letdown. We paid over $400/night, so these things matter.

Cons: We were here for the first leg of our honeymoon (we are a straight couple). Can’t say anyone did anything to make sure we had a good time: we were put in a room overlooking the pool, and at night the area was full of people drinking and partying. The noise was unbearable. We asked to change room and got accommodated to a smaller room, no one even tried to apologize. Other details: uncomfortable pillows, pools could use some more cleaning, breakfast is rather simple and some items looked a little stale (cereals) and you have to bus your own table. Definitely not at the level a 400$/night facility should be. Won’t be back.

The room was equipped with an iron and a board, a fridge, a hair dryer, a baggage holder and a large storage place. Everything was impressively clean. There was drinking water in the room, and some more downstairs as well. Everything you might need for even a longer stay.

When we were given our room there was no "welcome package" that gave us the Wifi password or any information about the hotel. We had to find he manager (who was dofficult to find most times) and ask for things as simple as a tv remote.

Cons: Breakfast was really poor. For such money paid for your room, you will find just granola, corn flakes, milk, bagels, yoghurts, some fruits, orange juice and very bad coffee, that’s it. Breakfast did not look presentable at all, the kitchenette was messy, so that we had to call staff to be able to find food, cutlery and plates. Granola is served in a disposable paper cup because they don’t provide deep plates for it
