Pros: The owner was really accessible and friendly and made us feel very welcome. The room was furnished to a high quality and really modern and clean. Good breakfast and fast service. The local knowledge meant we had a good meal out in the evening as well.

Pros: Breakfast was very good, good food, cooked breakfast prepared for the time I said I would have breakfast. Wide choice.
Cons: Can't think of anything. I was not keen on the music played but to be fair it was very quiet. I never understand why restaurants and B&B's feel obliged to have music at breakfast, especially as it is usually music that I don't like.

Pros: The hosts were very helpful in sharing information about the area. The room was well appointed with guest services. A lovely residential area. Good directions were given to navigate transportation from the airport during a train strike day. Breakfast was provided and very good and good portions.

Pros: Wow! we have been travelling for seven weeks, stayed in 20 different B & B's and Hotels but this one is by far the very best we experienced. From the minute you pull up in the driveway you are treated like family, Matt helps with your luggage, throughly explains everything about the property and then shows you to a wonderful room. Oyster cards are offered to you to make travelling on Trams, buses and trains a breeze and also a detailed description on which tram and train station to use. The breakfast was beautiful and if you like boiled eggs Bev's are the best we have eaten with her little soldiers for dipping, YUM. Can't recommend this B & B highly enough

Pros: Lovely, clean property located a few minutes (drive) away from Croydon town centre. Matt was really accommodating and our room was clean with a comfortable bed.
Cons: Unfortunately the breakfast times are quite early (orders finish at 8:45am) especially for a weekend stay - we stayed Saturday to Sunday. We’re used to staying in hotel which stop serving breakfast until around 10am but it’s understandable as it’s a small family run B&B.

Pros: The room I was in was very nice clean and tidy guest house and very friendly staff. Anything you ask for you got. More than helpful. The breakfast was excellent and it’s a lovely bar down stairs. I had a good evening meal. And good craic in the bar with lively music. Would highly recommend this O’Gradys guesthouse only 20 minutes from the city

Pros: This place is the perfect value for money including the excellent breakfast. This place is highly recommended. Close to shops and train station as well. My request was late checkout was immediately obliged without any cost.

Pros: A very nice place. At a silent spot. No noise from traffic at all, but still very close to railroad and main roads. Very good English breakfast with very nice service. Friendly people. Very helpful.

Cons: The music from the party downstairs was too loud in our room as it was directly above the bar. I would definitely stay here again but would check if there were any events on first. Having said that the party ended promptly at 11 so as we were actually out for the evening and got back about 10.45 it didn’t spoil r evening

Cons: The Sauces bottle lids needs to be cleaned every time they are used for the next customer. Food ie chips on the dining room floor where were sitting at Breakfast. Cons: We requested a walk in shower, but this had not been noted. Given a small room on the first floor with en suite which was a bit cramped. There isn't a lift due to the age of the building.

Pros: Super cute room. There’s a big window and the host was nice and explained the money generated helps domestic abuse victims. Great WiFi and building was secure. Very close to shops and tube station.

It was very noisy, there were a lot of footsteps and bangs from other guests. We were in a room by the entrance, and could hear a lot of people coming and going, talking, laughing, kids squealing and running up and down the stairs

Cons: Being in the front room (Room 1)I was woken up by loud knocks on the window. Either someone forgot the door code or potential intruders. Not knowing who genuine guests were I stayed put. The event was very annoying. It spoiled a good night’s sleep. My wife and I have comfortably stayed in this hotel on two previous occasions .

Pros: The room had everything we needed for a self-catering stay, and was well designed so it felt spacious. Free breakfast, washing machine / dryer and gym were also included. The location was quiet, but only a couple of minute's walk from shops and buses.
Cons: The rooms were not soundproof, we kept waking up when people came back late and one night were kept up by a party in a room above us.

Pros: Location is fairly good. 15 mins walk from the Croydon east train station.
Cons: I stayed 8 nights in this place and this is my first time write a booking review to reveal my dissatisfaction. The room is tiny, after you get into the main room door there are 3 rooms narrowed together which does not have sound proof at all. Towels doesn't change at all for a week plus there is no daily cleaning service at all. The room's blind was also broken (Can down but can't up). The back parking space has a tiny narrow entrance which you have to be very carefully to drive in. Overall, this is not the place you want in Croydon.

Cons: Breakfast time finished at 8.30am. It's ok for business trip but not when if you have come for break. Lack of variety, just toast, crossaint and cereal. No fruit no eggs. Tea and coffee were cold. Bed very uncomfortable.

Pros: The location was awesome. It was right beside a mall and a few other stores and nearby to transportation, so it made it easy to get around! The hotel was under renovations, but was quite lovely!

Pros: The warm welcome a reception from Harry was good and such a change from the normal greetings given at many hotels. The room was clean and warm and the bed very comfortable. The breakfast was really good too and that did impress me, especially as I stay in lots of hotels and find the standard of breakfasts generally poor, even in 4 & 5 Star establishments!!!

Pros: The rooms were clean big and comfortable with everything you could want in them. The hotel has been refurbished since I last went there so it is lovely, fresh and clean. There is free WiFi and the bathroom is large and well equipped.
Cons: Around the taps could have been better cleaned and the air con went off in the night meaning it got hot - but once I realised it went back on and was perfect.

Pros: Have stayed here several times. Is as it says in the blurb! We have had comfortable rooms and particularly like room 403. On the whole it is a great place to stay with plenty of parking on site. Staff here are super nice, friendly and helpful. We would definitely recommend!

Pros: Rooms were comfortable and good value, breakfast was well worth the price and the gardens are great for a wander around.
Cons: Avoid weekends unless you're planning to stay out late - parties (weddings etc) on both Friday and Saturday were so loud that the floor shook in our room. We went out and by the time we got back (1am) it was over, thank god!

Cons: The room was like 100 sq ft! It was very nicely done, but my husband and I are quite tall and there was NO ROOM to move around, literally. Other than that, it would have been AMAZING. We unfortunately had to check out and get another hotel. If you're used to smaller spaces or are 'tiny', it could work for you.

Pros: Stayed in the annex, own private gate to come as go as we pleased. Lovely fresh and clean, loved the under floor heating in the bathroom. Great host, explained everything, and was on hand if we needed any extra ie teabags coffee sugar. Two bottles of water and squash also supplied. He even put an extra heater in the room as it was going to be a chilly night iPhone charging station, saved me getting my charger out. Parking space right in front of our room Lovely room, wouldn’t hesitate to stay again.

Pros: Fantastic stay at Clay Farm. Very warm welcome from Roy and he was available by phone or txt at all times. We stayed in the annex and it was perfect. Newly appointed with modern comfortable linen and furnishings. The apartment and bathroom were spotless. There was a little fridge and microwave and everything you could possibly need. Lovely and quiet neighbourhood. You would definitely need a car to get around though. We were visiting family in Pettswood a 5 minute drive away. A visit into Bromley high street has lots of shops and cafes. A cafe at the end of the road for average food. Thoroughly recommend staying st Clay Farm.

Pros: We liked that we were independent of the main house but not cut off, we had a problem which we created and Roy resolved it for us. Also my husband inadvertently packed a robe into our bags and the comms with Roy have resolved this. We would definitely book to stay there again

Pros: Bed was comfy, room was spacious and bathroom was super clean. Breakfast is ok, with a wide range of options. But the same on both days I was there, a bit more variety would be lovely.
Cons: When I first arrived to check in, there was a family in the queue. The two membera of staff behind the counter were busy dealing with some cash and we were rudely told to wait. The manager came round and noticed the queue and thankfully helped by directing the two staff to check us in as were waiting which I was grateful for. Shame first impressions were ruined.

Pros: I actually booked a different hotel/B&B initially and it was so terrible I changed to this holiday Inn express late at night and it was lovely, the staff were brilliant and very concerned about my comfort and the fact I was travelling on my own. Breakfast was great and when I asked for gluten free toast they told me they had a seperate toaster and brought it too me which was excellent. Really impressed by the service, cleanliness and stay and would definitely stay again.

The baked beans were also not gluten free. It would be really helpful to label all the breakfast items with allergens.
