Decent location, good value for the money. Rooms reasonably plain, but clean. Included breakfast adequate, staff was quite helpful. Hot Tub was also clean, and appeared to be well-kept. Bar appeared to be a nice little place, although didn't get to use it this trip. Out of control kids!! Probably my mistake, as the Saturday night which we checked in was the last day of Mass Feb. vacation. I guess that I didn't realize how noisy it could be; additionally, being put in a room which was in the access hall to the pool made it almost unbearable. One would have thought that the staff would have put us in an out-of-the-way room. To be fair, the staff did post people in the hall in order to keep the ruckus down to a dull roar, and Sunday night was indeed much quieter, but I can't recommend this place to anyone who wants to be assured of a quiet stay. I don't think that I'll risk another night's sleep by staying here again on my next trip to the Cape.
Both pizza parties were out of pizza before the half hour so my family didn't get any. there were kids running up and down hall banging on my door all day/night. I called front desk they said not much they can do because there's a lot kids there. So we didn't get much sleep. Line for breakfast was 30 min long.
Guests in the hallways were awfully loud (not the hotel's fault), though I couldn't help but think the doors were too thin. Everything else about the place was great.

The staff was really friendly and very helpful Doors were very cheap. Had to lock my turning lick inside the door before closing. They were like a cheap, hallow bathroom door. I could kick it in if I wanted to. The halls were dirty and smelled bad. The room was livable but not for longer than one nights sleep. I would not want to hang out in that room for very long

The owner/operators where fantastic. The location is very good as it is centrally located on main st. The shower curtain would not hold and subsequently the floor wood get soaked. Old school small round toilet was a bit of a throwback. Also the shower was very tight as was the bathroom as a whole

Facilities were very nice and the food at Grand Cru Wine Bar was excellent Too much room deodorizer made the room smell like a potpourri shop. Otherwise was very nice. Easy to get around from there. Nice pool and hot tub.
Spacious suite, relatively convenient location The decor and building layout reminiscent of funeral homes, and the smell inside the room reinforced that feeling. Things appeared old and tacky.
Location The jacuzzi in our room didn't work when we got there took them 3 hours to fix it. The tv only got one channel and was very fuzzy but they said they couldn't do anything about that and then the last night we where there we got locked out our room for over an hr because they couldn't figure out what was wrong with the door turned out to be the batteries had died in the card reader and after another 45 min all the manager said was here are your new keys have a good night bye no apologies or anything
Not much. Room was filthy. You could see the grime built up on all the tables in room. All of the wallpaper in room and hallways is falling off. I've been coming here for over 20 years and they have never redecorated at all.
Not much Dirty and old. My wife yelled at me when we showed up, she wasn't happy with my selection.
Nothing Room was very outdated and smelled. Bathroom was disgusting. However it was a slight step up from the first room they tried giving us that smelled like mold.
Jacuzzi in room plus huge shower with multiple shower heads for two. Booked room and stated included jacuzzi but when check in told not in room so had to upgrade & pay extra.
This place was pretty scary. The windows of the hotel look like they haven't been washed in years. There was water damage spots and paint chipping in the rooms. There was a giant jacuzzi tub which I didn't understand the purpose of. The bed/sheets seemed clean but the rooms in general were gross.
We loved that we were overwhelmed with the scent of bleach when we opened the three room door, to the point we even had to air out the room by opening the window. This might be a negative to some people but to us it means that we didn't have to clean the tub ourselves to be sure it was clean. Front desk person in the AM was very cheerful and efficient (can't say the same about when we checked in) Luckily my husband and I could tell the difference between clean and things (such as the mirror in the bathroom and the plug in the tub) needing replacements or updates (but I'm sure it is tackled on the off season.
The floor was wet and the air conditioner was loud and smelled bad.
The staff was not friendly. They were rude, yelled at us when we called to request extra towels. We were told by front desk breakfast was until 10:30. Went down at 10:10, and breakfast was over. Apparently it ends at 10. The man was very nice and apologized. He said we were the second couple that was told 10:30. Other hotel guests came up to us and asked if the blonde at the counter was rude to us. Apparently, other guests were yelled at by her as well. The room was disgusting. Ants were climbing along the window. The bed was broken and held up by a wooden board. The furniture looked like it was from the side of the road. And we stayed in one of the more expensive suites! I was told by a local this hotel is considered a "party hotel" for the locals. They don't keep it up because the locals trash the rooms. We are a couple in our mid 30's who were looking for a romantic night away. I would not recommend this. In fact, I have traveled all over the world, and have stayed at many other spots on the cape, and this is the first time I've taken time to write a poor review. I understand things can't be perfect all of the time, but this was horrible. Dirty, very rude staff. I cannot come up with one good thing other than the man who apologized to us for breakfast. You can get something much better, in the same location. Look elsewhere! It's worth the extra $20 to stay in a spot that isn't littered with ants.
The staff were very nice, and good location. Right on main at. The hotel was run down and needed some serious updating. The common areas were not very clean, especially the outside and lobby. The room was dusty and the carpet could have used a good cleaning. Not that big a deal. Was really quiet for Main St. The staff were really sweet. I've stayed at worst! Michelle

CBI is a very nice seaside vacation location to get some rest and relaxation. Stormy weekend and the room door kept rattling very inappropriately and we lost sleep due to it.
The staff was above and beyond-wanting to please our family 24/7. The cottage room felt like home away from home. The bose stereo in the bedroom is a nice touch, it was playing soft music when we entered. The kids had a blast!
The place was wonderful. I think it was a little overpriced for the pre-summer season.
What an amazing family hotel. They have thought of everything. Went with our 2 year old and it was perfect. Zero entry kid friendly pool. Food service at your cabana. Games for kids.
Beautiful hotel, great location. Has it's own private beach with water warm enough to swim in, even early summer! We had an issue with our room when we checked in - was given a king bed instead of two queens. The staff was very accommodating about trying to fix the problem despite the late hour if our arrival. Our room was beautiful. We had a great stay. I would definitely recommend this hotel. Had to wait a while before the crib was delivered to our room (we checked in at 10pm). I would recommend calling ahead so they can get this ready for you before you arrive.
We stayed in the mansion room which was nicely done and what I expected for the 700 a night we paid. The beach bar was nice. The grounds were nicely manicured. The staff was generally helpful. The pool by the mansion was horrible. It was very crowded and filled with screaming children and large extended families. ( parents, grand parents, kids etc). The service was almost non-existent. I expect a pool attendant who offers and prepares my set up, brings me water and offers me food and drink on a regular basis. The pool was old and needed to be redone. I would say a holiday inn quality pool. They need an adults only pool or at a minimum a pool where only mansion guests are allowed. The beach which only allows mansion guests seemed calmer. Unfortunately with low tide, the beach smelled. Also I prefer lounging by the pool. For the price we paid to stay in the mansion, I expect a higher level of service. The indoor pool room was hot and muggy. Too uncomfortable to lounge there. Other pools on property required a shuttle bus ride and were on the side with the older cheaper village rooms. There were condos on the property that are rented out as well as multi room units which may have contributed to the overcrowding at the only heated pool on site. Despite the very nicely done room, I would not stay here again. For the price I paid, I expect higher quality, more exclusive access to amenities such as the pool.

The location was perfect! We were 100' from Nantucket Sound, there's nothing like hearing the waves all night! The staff was pleasant and helpful. The pool was brisk in September, not sure if it's 'heated', but it was nice nonetheless with very little chlorine smell. There were mostly mature couples when we were there, school having already started. The bath was in need of a bit of TLC but not bad by any stretch. My husband was chatting with the owner and we were both impressed with his vision for the place. All in all it was a great stay which I have already recommended to friends. . They are NOT green! Nowhere to recycle. The front desk said housekeeping would take care of any recyclables I left behind, so hopefully they really did and didn't just pitch them!

Breakfast was wonderful and the colors chosen for the rooms were calming Most everything else. It was very very noisy. There was no fridge no table, a broken wicker chair. No antibacterial hand soap. The floors were beyond filthy. I went searching for a swiffer it was that bad. The outlet behind the bed is a major fire hazard as it has been damaged and had no cover and anytime someone slammed their door the light plugged their would flicker. When anyone entered the building our door would bust open unless locked and when locked would rattle loudly. The pool was ice cold. And the beach was disgusting. Literally there was not a soul on it yet the public beach was packed
Only thing I didn't like was you can hear thru the walls!

The hotel amenities- pools, tennis and pond activities. Staff was friendly. We were originally given a terrible basement room on the road into the resort. The room was somewhat clean but had a damp, musty odor. Space immediately outside of the room (as well as the room we moved to) was dirty and worn.
The room and amenities were very good. The room turned out to be a one bedroom condo with a small kitchen and a pull out couch.
Great breakfasts available onsite, reasonable, and fast service, Outdoor pool bar (during daytime) has frozen drinks and great bartender, Great wait staff at breakfast. Cute evening bar looking down on indoor pool. Coffee was always available in lobby, as saw no coffee pot in our room, but better coffee in lobby than in-room anyway. There's a dunkin donut next door too. $3 off yarmouth beach pass, buy pass at front desk. $3 off per person at some restaurants for dinners--Roadhouse Cafe fantastic--in Hyannis, Room clean. Has refrigerator. AC unit in room rather loud. indoor pool would be great for laps but cord is up across middle of length cutting in half and kids playing in both sides. can do laps if wait until 11 pm when kids are out, so 10 to 11 pm, or swim sideways width of pool is possible but = short laps. Don't know about early morning. Decor somewhat aging/worn, though new tile in our bathroom and granite counter outside bath around sink/vanity.
I was here for a funeral and i was pleasantly surprised by value, staff, cleanliness, everything really, i would highly recommend it
The air conditioner leaked, big puddle. The sliding back door didn't lock, so anyone could get into the room.

I loved the pool. At this time of the year, I had it to myself quite a bit. I like that there are adult only times. Hard to get luggage from car to room unless on the parking lot side.
Location location location! Right on rt. 28 in yarmouth makes everything in the area accessable. New cabana barcand grill at the outdoor pool was a nice touch. The beds and pillows were uncomfortable, one ice machine was out of order, the other was more often than not out of ice.
The breakfast cafe was fast and super good! Indoor pool / hot tub was fun after a long day and there was a bar upstairs. It was old and kind of dirty, hairs on sheets at checkin, spilled cereal on the floor that wasn't ours.

The position of the hotel is perfect for the ferry to the islands right across the road.Also a few restaurants and a lovely coffee shop doing great breakfasts and free wi fi. o my goodness our first room was so small we could hardly sit down after a meeting with the manager he moved us to a better room.No eating facilities within the hotel which we found very odd.
Friendly and helpful staff. Quite a difference between the hotel pictured on the Internet and the actual physical condition of the property. It isn't very modern. Kind of old motel in reality.
Lack of facilities - The pool was closed and there was no bar or restaurant available. The soundproofing was poor whhich meant the room was very noisy caused by people walking along corridors.
Nothing Everything. Their website is highly misleading. The room was nasty and service was terrible. I was at a conference all weekend and was exhausted from virtually working all day and dreaded having to go back to that hotel.
Bathroom was clean with plenty of plush towels and washcloths. Bed was comfortably with good white percale sheets and good pillows. Great location directly across the street from the HyLine ferry. Room was small with queen bed pushed against the wall in the corner of the room. Windows didn't open and older wall air conditioner unit was too noisy to leave on while trying to sleep. Access to the room was long, winding around buildings, up many stairs then down some more stairs. Made us wonder who could have designed such a difficult layout of rooms. At a minimum, hotel should offer bag service and an escort to the more difficult to access rooms.
Loved location and grounds. Mini-fridge in room. Would come back when had more time to enjoy seaside hotel experience and Hyannis town center. Rooms while clean were dated. Pedestal sinks, not enough outlets, could use desk, round table wasn't that useful to me. Front desk & restaurant/bar staff could be friendlier.
Pool fire pit location is great, right across from harbor, can walk to main street. Rooms nice but shower dated. No phone in rooms, only way to reach front desk is to walk down not real convient at night. Bathroom in lobby unattended, when mentioned to front desk lack of supplies nothing was done. Cells phones at front desk is not a good idea for customer service.
Walking distance to ferry and two good restaurants. Room was not arranged well. Inadequate elec. outlets. Bathroom door did not shut and bed linens were ill-fitting.
The pool and restaurant were great The front desk staff was so rude when we were checking in, mumbling and giving attitude when I asked them to repeat themselves and acted like they were doing me a favor by checking me in. All the other staff were very friendly though.
I love the location and have stayed many times because I thinks its the best location in Hyannis. As per usual, although it is amongst the most expensive places to stay in Hyannis, the bar staff treats you like they are doing you a favor by serving you. Extremely unfriendly and un-welcoming. We left during the day to find a place we would be treated better. Its unfortunate, if the staffs treatment and attitude towards customers matched the excellent location it would be the best place in town.
location, attitude of the staff , cleanness of every area of Hotel. I would stay at this Hotel again. .Also has ramps for the Handicap. Handicap spaces were not in front of the rooms, at least in the area that I stayed. Handicaps spaces were there but was not an easy accessible to the room. Regular car had better accessible to the room.
Rooms were very clean, newly renovated, good water pressure, good hot water, big rooms. There was a breakfast room with good selection of breakfast items with staff bringing in more pastries at 5 mins before breakfast closed so everything was good. Great outdoor pool an great indoor pool. Makes one want to stay longer. The king size bed was great for me but my wife found it to be too hard for her to sleep on. We were on the first floor and could hear children running along the balcony at night and any jumping on the floor above us. But it was not a problem for us as the noise stopped before we went to sleep.
we were unable to stay because they did not honor our request for a handicap accessible room. very disappointed as it left us searching for a new place to stay.

Comfortable beds, indoor and outdoor pools Both my rooms smelled really bad, one of them has empty liquor bottles in the dresser and the room smelled like the previous person to stay there spilled rum and vodka all over the floor, when we told the hotel they said they would send a person to clean up. The person never arrived when we returned to the main office the offered a can of Lysol cleaning spray. Both rooms also had a faint smell of cigarettes
In an area where economical means $100+ this place does a good job of providing a clean, safe location that is convenient to all that Hyannis and Cape Cod offer. Free light breakfast, easy access to a busy main street and responsive management Wifi sorta sucked, well, actually it sucked a lot.
Location was close proximity to the harbor where we had to catch the ferry. Room smelled like smoke and musty. A/C should have been kept on. Continental breakfast selections were inferior Continental room is tight, we had to bring back the food into our room to sit down.
The room smelled good and I liked the bathroom as it had somewhat of a European feel. The staff was very friendly and helpful throughout our stay. We were in walking distance of Hyannis center, with lots of restaurants and the marina area. The room was basic and fairly quiet. The clientele spent a lot of time sitting with large parties in the parking lot. That was kind of strange. There's no gym. The breakfast didn't open until 8:00, and there wasn't much provided- hard boiled eggs, frozen waffles, juice, coffee from a machine, badges and cereal. Pretty crowded since everyone had to wait until 8:00 to eat. The hairdryer didn't work and the overhead lamp stopped working while we were there.
ABSOLUTELY NOTHING It was disgusting. The room smelled like a dirty ashtray. The room was left open because there was no one in the office to check us in. When we called the owner to say it was unacceptable he offered no refund.
