Nothing When we arrived to the resort the front office was closed and the security guard didn't have our names or room listed. There was another group also waiting who were in the same boat. When we asked if this has happened before he replied yes this happens quite a bit. The resort is operated by Outrigger whose off site office on Alii dr was also closed. Our end result was driving an hour to stay at the closest nearby hotel and a horrible start to our vacation .

The grounds and location are excellent. The staff can be a bit ambivalent. There is a huge difference in the quality of the rooms in the individual towers. The beds are just okay. This is NOT the Royal Lahaina

Lovely location and great place to sit out and enjoy the view. Check in was very late due to delayed flight and woman was really warm and welcoming and helpful at 200am. Couple of the housekeepers were also really friendly and welcoming. Didn't have the buffet breakfast but it looked pretty good value for $20 and the coffee was good. Rooms are really grimy, halways are filthy, daytime staff could give a stuff whether you are enjoying your stay or not. Won't stay there again, it is just a printing press for some outfit that does the bare minimum in upkeep and staff hiring.

The view was "pretty" good, it is kind of spoiled by the shabby exterior of the building however. The room looked like it was last remodeled in the 70s. Old spring mattress. The A/C dripped on the bed. There is no real beach just the little cove/lagoon.
I loved the architecture of this place and the staff was very accommodating in making sure we had a great view and a high floor. The waves were crashing below the lanai and made for a great sleep! And the view can't be beat! The restaurant/Mai tai bar is a hopping place (at least when we were there) and had great food and an amazing selection of tropical drinks to get you in the mood for the islands! It seems to be an older hotel and is a little dated and worn, decor-wise, but the bed was comfy enough. Parking is a little confusing and costs10$/day as does wireless internet, but there isn't a resort fee. My att signal was nonexistent in the room but fine everywhere else.

It was clean, the staff was extreme helpful and warm. Nice reception. Hotel looked very nice Bed was a very uncomfortable. Both myself and wife woke up very sore. i could feel all the springs, not a comfortable experience.

Loved the rooms, location, the pool...except everytime we ate there we only saw our waitress once. Both times we had to get up and ask anyone how to pay so we could leave. I loved staying there, I just don't think I'd eat or drink at their facilities due to slowwwwwe services.

we made reservation for a bed room with living room online. when we checked in, there was no living room. the staff at front desk insisted that the small table and a chair one foot away from bed was the living room. what a rip off.

My wife and I arrived at Kona around 9pm local time and the Courtyard was a convenient location in the direction we were going. We were not at the hotel long enough to fully appreciate. It was comfortable and was our first experience of Hawaii in the daylight. How could that be anything but great. If we had stayed longer, the balcony view was of the roof and other balconies. You could strain your neck to see water.
We arrived in Kona in the evening, having traveled for 18 hours. This was a perfectly good place to stay for the night before taking off for our circumnavigation of the Island. Clean, comfortable, convenient. Breakfast was $22.95 a person - but there is a IHOP just up the street that suited us better.
Paid $300 for an "ocean front" room, which turned out to be facing the ocean but on the 2nd floor, partially blocked by a tree and by the roof of the first floor. The shower handles, are placed on the side of the shower so that if you're not mindful of where the shower head is pointed, turning the shower on will get you soaked. At least in room 201, there was no tub, which was disappointing. Save your money and unless they guarantee you a spectacular view of the ocean, just pay for a regular room.
charged me 250 fee for smoking on balcony when checked out，but they didn't warn me at all when I checked in.

This was the most reasonably priced hotels in the area. It had everything we needed. Was no frills. But seemed clean and safe. Good location. We would definitely stay here again. Just wish it was a little less expensive. For the simplicity of it, it's rather expensive. No where else would I be OK with paying 160 a night for bare bones. No real complaints.

The location of the hotel is great. Just a half a block from the ocean and close to shops and restaurants. Had a room in the garden wing. The room was really outdated with an awful blue shag carpet. Maid service was really spotty. They came to clean the room at 5pm one day--right when we were getting ready for dinner. Parking is also a nightmare. Lot is tiny and there is not enough space for all of the guests. To charge for parking and then tell your guests to park in a tow away zone instead is just crazy.
My wife and I had a obsolutely wonderful time at Kona Seaside Hotel. The hotel is 2 or 3 minutes walk from the waterfront and the same time to start shopping for local items. There is an ABC store also minutes away. The staff was wonderful also. Friendly, competant, reliable and did their jobs perfectly. Rooms cleaned and beds made every day. Kona is a wonderful little town and the Kona Seaside Hotel is the place to stay while you are there. And yes,, there is a nice size pool. They will refund your parking fee is you can't find a place to park your car. But Hey, the Fee is only $5 a day. Much better than a $25 fee at Waikiki,Hi.
Staff were most helpful & very friendly. Use of the hospitality room was a great end to our trip. After checking out, we were able to extend our vacation in Kona before going to the airport for a 10:00 p.m. departure. Parking was a bit limited. Street noise made us close up room at night & use the room air conditioner. Otherwise, coastal location would have allowed us to enjoy the ocean breezes.

Close to the beach and restaurants. Was a good price and clean. Was a bit dated, but no problem with that. The bed was very soft and pillows not to my liking but for a few days it was adequate.
Very inexpensive and very clean. If you are not spending time in the room or on the property this is the perfect place to shower and sleep and that about it. Air conditioner is very loud. Towels are paper thin, ended up buying a towel at Target to use during the stay. Had difficulty checking in because my reservation was with Kayak and they had no record of it. Was told that there was no parking to be had. Later another front desk worker told me that only guests who book directly thru them can park on property. I had to park further down the street in a public parking lot. It was free but I still had to walk each day and carry my bags there the day I checked out. I have stayed several times and this was the first time ever I was treated so rudely at check in, was it because I didn't book thru them directly? It sure seemed like it.
Absolutely magical place. One of the best resorts I have visited in a long time. As a gay couple I would highly recommend it. The service was top notch and all the rooms faced the ocean. It's best to stay at the resort and experience all the services and restaurants to get the full luxury experience. We got upgraded to an ocean front room and enjoyed the stay so much we defiantly will be coming back. The prices are very high to stay at this resort and I searched the Internet for the best rates and honestly found the best prices on Kayak.com
The resort itself is very nice. The pool is exceptional place to relax (not so much swim as it's shallow) but overall very nice. The view is amazing right along the coast too. The staff is wonderful and we even did some of the classes on lei making and such. The property could use some repair. Our balcony chairs were completely worn out, the wicker broken and missing and this caused clothing to get snagged. The bathroom was in need of paint as well. Nothing that some attention to detail couldn't remedy quickly.
The grounds were really nice, it was cool to watch the manta ray boats in the evening, and the waves crashing on the cliffs at sunrise. The rooms were nice and clean, it was a really nice stay for the price. Our ocean view room did have a glimpse of the ocean, but there was a parking lot and another building between us and the ocean and we really couldn't hear the waves from our room.

The hotel was very casual and beautiful. The cliff side was more impressive than your average beach front hotel. Our room had a beautiful ocean view and was very clean. Overall it was a great experience. Good for couple and for families alike. Staff was friendly and accommodating. True 4 star!

It is a beautiful resort, peope are very friendly. The additional charge per day. Charge is for parking use of telephone etc. Don't use the phone and if no car why do you have to pay this? Plus then you get limited cleaning service but an additional $200+ is added to your bill. If you are paying the amout you pay for the resort, parking should be part of it . Bar at pool closes too early. No discount on activities for guest to do different tours, found that surprising. Usually you get at least 10% off if you book through the hotel

Excellent pool with slide; great for our 7 & 8 year old boys. Some rooms called "oceanview" are a sliver of bay - really partial oceanview; lets just try to stretch it too much
We stayed Sunday-Weds and it wasn't crowded/busy at all and so relaxing. We loved the grounds of the resort and the open/airiness of the hotel. We walked arounds all the ponds and looked at the fish and enjoyed the cabanas on the beach. Although we didn't as much advantage of it, there are free workout classes (yoga, pilates, etc) and free usage of the snorkel gear, kayaks, and bikes. The shuttles that can take you to the Fairmont, the Shops (with grocery), and the gym/spa was very convenient. Everyone was very friendly at the hotel. We had an ocean view room where we could view the pool area too and we were able to watch the gorgeous sunset from our balcony every night. Our king bed room was very spacious with double sinks. I would definitely stay here again. Not a huge deal, but there were some ants in the bathroom and when I left a can of juice out on our coffee table. We also ate at the Honu bar (spelling?) the new bar and it was just the 2nd night it opened. The food and drinks were overpriced for the atmosphere of the bar, which looks like it was put together with random leftover furniture. I think if they invested more into the ambience the food/drink price would be better matched or keep that space as a casual cafe. It would be nice to have a more casual priced restaurant at the resort, where you could grab coffee, drinks, and sandwiches. I felt like the eating options were limited.

Exquisite! Paradise! This facility is outstanding! It was more than I expected! Very plush, tranquil ponds and water falls with lots of exotic plants, fish ponds, beautiful beach front and grounds! Inside is beautiful and well maintained. Good breakfast buffet selection and menu items. A little pricey, but all of Hawaii is pricey! Loved our stay and look forward to returning! Aloha!

Everything else costs extra. This is not a place to bring kids. There is very little to do here besides swimming. Food choices are limited. There are 2 expensive restaurants ($100/person), and 2 grills that serve burgers and flatbread pizzas. Clientele are mostly older, childless couples. The wind blew continuously- Might be normal for November? Reefs are in bad health and only saw about 5 species of fish There is nothing to see in the near area. Very isolated. Lush landscaping, multiple fish and turtle ponds. Loved the balcony, ocean view. Secluded quiet beach. We went in October so it was not crowded. The breakfast buffet was great. The valet service was exceptional. Snorkeling right there. Not enough restaurants. Although the entrance and lobby was grand, it looked a bit shabby. Missing tiles in the hot tub, general upkeep stuff. The room was small even though we paid for high end room.
Resort facilities were amazing and staff was exceptionally helpful. We will be making this our annual vacation. Rooms could use updates, but any time we told the staff of any issue they immediately took care of it and went above and beyond to make sure we were happy.

Bought our stay through kayak. Misread the email regarding breakfast, and we thought it was included. Food was crappy, but we thought nothing of it because we assume it was free. Got stuck with a 66$ bill, and when we went to inquire at the front desk they eventually said "sorry we didn't screw up, you did". Worst part is they had a promotion that if you stayed 3 nights you got the 4th for free, and 4 nights would have qualified us for free breakfast. The resort itself was gorgeous, but everything in the area was over priced and sub par. Even the surrounding mini mall is poor value, since everything is catering to the resort. We averaged spending 200$ a day on food, for what was the equivalent of whole foods level food. The view was nice, but will not be returning. Would not recommend
I used to love this place - the funky retro vibe was kitchy and the staff used to be super friendly. Now? Not so much. I was attacked by what I'm guessing are bedbugs and the front desk had no reaction whatsoever. As a repeat guest they used to upgrade me all the time - this time I asked about it and was told different things (they don't do that anymore, the rooms weren't available, check back later). Meh - there are better options on the island.

Great location a bit south of town (walking distance if you like walking). Beautiful location and views with a very nice staff. Very nice place to stay if you want a condo type of room with a separate bedroom, full kitchen, etc. The pool is in a beautiful location but was quite cold. Others were using the pool which suggests it was somewhat usable, but we tried twice and just found it way too cold and DEFINITELY too cold for young children.
Ocean front, pretty clean, very spacious apartment. Easy parking. Great location. First place smelled like smoke. Clerk said she could not offer another room but eventually gave us another. It was musty smelling but at least no smell of smoke. Shabby carpet. It was someones vacation rental, not hotel room. Nothing wrong with that, just odd after booking hotel. Twin beds uncomfortable.

We try to get away to Kona at least once a year. We normally stay at the King Kam Hotel, but they booked up over a year ahead of time to accommodate folks training for the Ironman. We found KBS on Kayak and booked it, knowing nothing about it. What a pleasant surprise! While it is a little outside of the Kailua-Kona village area, it's not really that far away, and we always rent a car anyway. The view from our beachfront unit was absolutely beautiful, and the unit interior was well-equipped. We would definitely stay here again. There were a few minor problems with the appliances. The dryer didn't work very well, and the microwave didn't work at all. Also, there was a lot of noise during the day, with the adjacent unit being renovated. The resort agreed to waive their resort fee due to the inconveniences.
I liked the location of the hotel it was in a great spot for all the shops and restaurants. The hotel was very outdated. Very low quality just a very cheap and old building that could be very beautiful if they would spend the money to update it. Also the "breakfast" was literally just toast. For over 100$ a night you could at least feed us in the morning.
I was so pleasantly surprised by Uncle Billy's!! The room was a good size with a fridge, safe, 2 big poofy chairs, a desk with chair, a big dark wood dresser and a large flat screen TV. The bed was comfy and had 5 nice pillows on it. Based on a previous review I immediately checked the mattress for bedbugs and there were none. Everything was very clean and fresh smelling and looking. You could tell time and care were put into cleaning the room. The lanai was very nice with sliding doors and a view of the pool and Ali'i drive. The air conditioning worked great, too and having driven through snow to get to the airport to come to Kona we needed a reprieve from the heat those first days :-) Great staff, clean and comfy rooms, fantastic price and perfect location. Give Uncle Billy's a try. My gripes were few and minor. The bathroom was not beautiful. The toilet was what you'd expect in a public restroom but MUCH MUCH cleaner. The shower was old and mustard yellow BUT it was clean and the water pressure was amazing.
This place has been around for ever. The location is awesome….very close to all the bars and restaurant. The breakfast is simple, but sufficient. It's not the prettiest place I've stayed at, but what can you expect when you're seeking a budget stay. Anyone who complains about this place should go elsewhere and spend 2-3 times the amount! Theres also a cool farmers market with all the fruits and veggies you could want along with arts and crafts for sale. The rooms are plenty clean and quiet, the staff is friendly and helpful.

When we checked in, counter staff told us about free parking in the adjacent parking lot (instead of pushing their paid parking), which was a nice touch. The room was pretty worn down, and has 't been maintained as well as it could have been. Free breakfast was pretty limited.
Staff was friendly, we checked in late so only one receptionist on. Clean enough. Rooms are older. The beds were very springy, we weren't given enough towels. We had three people in the room but was only given two sets. Had to go to front desk to get more. Second night my husband and I just shared a set.
Location is right on busy Alii Drive. Decent pool area. Worn out buildings. View is of rundown buildings surrounding. Facility is desperately in need of repairs and maintenance. Staff was polite, but not helpful, no aloha. Tiny bathroom, old shower.
Location is good, right on Ali'i drive Our hotel room was on the ground floor, as soon as you enter the room it smells like mildew and wet carpet. The sink in the bathroom did not drain, there was a broken tile in the shower, there were roaches - both big and small, the lanai doors and the bathroom doors were unable to close or lock properly. Unfortunately this was the ONLY hotel available (for obvious reasons). Uncle Billy's is like a landmark, it's been here forever but it needs a serious renovation - will NEVER stay here again, we'd be better off camping
Location was very convenient to downtown and walking to restaurants and shopping hotel is old but fairly well maintained. Carpet was dirty. I had to wear my shoes in the room. I checked in to my room at 4:30 and the room was still not ready. Overall it was okay for the money.
Personal was very family. Room wasn't ready . Checked in about 3:30 was told room is not ready to come back in 1 hour.
The location is great, the resort is really nice. We enjoyed the pool, and the whole resort was quiet. The large lanai was a major bonus, and we even had a slight ocean view. It would be nice to have drink service at the pool... it seems they have the perfect spot for it. Also, nobody came in to clean or change sheets unless we requested it. We washed our own towels, and took out our trash. A TV in the second bedroom would be nice.
This was a great home base for us. We stayed in unit 408, with two bedrooms and two bathrooms. It was tastefully decorated and felt like a home away from home. The landscaping was lovely, but the outside of the buildings weren't much to look at. The pool areas were located close to the ocean but were locked until 9:00. I would have liked to sit near the pool and have coffee in the mornings. In the afternoon and evening the pools were overrun by families with loud young children. I'd request adult swim hours if I were a year round resident. There were some minor issues with the room that I hope the property owners/management do not neglect. A pocket door in the second bath did not slide properly and would not close completely. The toilets required the handle jiggle technique and, even though I reminded my 3 teens, we came home once and one was still running. The front door deadbolt is broken, although there is a separate latch for added security when we were in the room. The ceilings are very high and the curtains were pulled off from the slider in some places. There was a mildew smell in certain areas of the apartment, but I don't think I have ever stayed oceanfront without some evidence of dampness. I would also suggest a little more attention to housekeeping (beyond the daily clean towels). It's nice to come home to beds made, and you sometimes need to have the bathrooms wiped up more than once a week. Even though there is no swimming beach, there was access to the ocean for launching kayaks and I got to see dolphins one morning very early. This is an amazing island and I would definitely stay here again.

Room not cleaned once. Towels not changed once even thou the sign in the room says leave towels on floor if you want them replaced. They are under renovations and construction everyday 9 to 5 including Sunday all around us. Can not believe they could not put us in a room further away from the noise.

I stayed for 7 nights for my honeymoon and we were given a 2 bedroom oceanview condo. It was such so large and roomy. We were kept stocked with towels which come in handy for the beach. The staff was extremely helpful and very friendly. The hotel was clean and the garden down the middle is spectacular. The location of the hotel from town I thought was a perfect distance away. Not too close with all the commotion and traffic but still close enough to walk it if you had to. Overall we had a pleasant stay at the royal sea cliff. I would definitely go back.
Though the grounds, the pool and location were wonderful and the staff was very nice, we booked it especially because it had a ''fully stocked'' kitchen. We ended up buying such basics as a measuring cup and salt. The cookware was predictably horrible, but we were really appalled by the stove! The burners were so slanted we could hardly use them. And though I do not think it is particular to this hotel, do not use the lanai after sunset!
Booking last minute on a search engine made me a little wary, but I absolutely loved the property & amenities. I was a single female travellor & felt totally safe. The location was a nice walk into town, beautiful ocean views & super friendly staff!!
The room I had was up the stairs in the front of the condo's. Was not handicapped friendly in any way. The parking stop was a ways from my room and I could not even see my rental car. The pools where at the other end of the units and not easy to get to to swim. The room was not worth what was quoted pricewise and the sliding drapes did not completely close. That means the windows where not closed to give much privacy. It was also really difficult to find the condos as ivy had grown up almost covering the condo name on the entrance, so at night you could drive by couple of times before finding the driveway into the condos. Could have gotten less expensive place since I did no cooking while I was in Kona. Make sure you look real well before picking a condo as some are out of town and not within walking distance to downtown.
As soon as we walked in the room, it was just one thing after another. First off, we were greeted by a mouse that ran around the living room and ended up in the sofa bed. My boyfriend had to take the sofa outside to get the mouse out. I called the front desk to ask if we could change rooms and they said not until the next day. There was human hair on the counter tops and floor of the restroom. The carpet was damp as if they had just cleaned the carpets. At first I thought it was just humidity, but the carpet was just gross to walk on bare footed. The next day when we returned from our day trip, maintenance put in a cardboard mouse trap in the living room. I'm grateful there wasn't anything in it. It was just a horrible stay. I really thought this was going to be a nice place to stay, but I was wrong. I will never return to this Outrigger or to any Outrigger again.

convenience of a condo, pool kitchen and bathroom in need of an update
We were very happy with our stay at this condo. It was very spacious, a little dated but very, very clean. The hot tub and pool were shared with very few units so it was like having your own pool. It is located in a very nice residential area adjacent to the Kona Country Club. It is a quiet and peaceful place. The shopping in Kona is several miles away so you would need a car. Should we return to the Big Island, we would want to return to Mauna Loa Village. Shower heads could be cleaned or replaced.
Location from the city center of Kona. Toll-free parking. Facilities in a room was a little aging.
It could be a very good hotel if it was more clean and have a minimum of room service. They just give u room service after the 4th day of stay. As soon as we arrived and opened the door the smell of the room was awful and it was clear that the room was closed for a long time and with no cleaning.

Room was clean, bed was comfortable the main building is beautiful (I stayed across the street in a different unattached building. Asked for a ocean view, got a room with a view of the main building blocking my view of the coastline. :/ There were rings in the bathtub and mold on the bathroom ceiling. No free continental breakfast in the morning? Hotels in the states tend to be cheaper and offer continental breakfasts.
