Pros: Over the top clean and accommodating. Tom was very polite and couldn’t do enough for us. These people take a lot of pride in what they do and it shows.
Pros: they did not serve breakfast as advertised
Cons: just the advertisement for a continental and none was served
Pros: Generally everything is fantastic-especially when it’s warm and sunny, including but not limited to the pool, the nice views from the window, the breakfast and the well-grown flowers, and the privacy and coziness created by the nice hosts, who are really helpful when you want to explore things around the cape.
Cons: I will rate it 9.999 out of 10 pts if there’s a rating, but if you ask me if there’s still something that can make it perfect, that would be some small details. People may be confused which one is the exit if they drive -Maybe a simple road sign can help prevent people from driving towards each other, although it rarely happens. In some rooms (at least in the room I live in) there’s barely a shelf/small platform in the bathroom to put clothes during the shower. Also, an extra towel(or if possible, beach towel) will definitely help people who wants to go swimming, either in the pool or at the beach. Also, it is sometimes easy for people to forget how to get back to the room the first time they leave the room to the outside. Putting a special “tag” outside the door (maybe a unique painting of the seaside for each room, as it will fit the environment a lot) will help very much. It will avoid the embarrassment when a guest makes a mistake when he/she tries to find a way back. Though, those are really small details. What I mentioned are usually not problematic. Overall it’s been a perfect experience living there.
Pros: We spend a week at Lamb and Lion with the purpose of exploring Cape Cod, bicycling and relaxing. Ali and Tom were wonderful hosts making us feel really like visiting with a family. Tom provided a lot of suggestions and useful I formation concerning the places to visit and help with bookings and selecting great restaurants. There was a feeling of ease and comfort with guests mingling and exchanging at the breakfast and around a pool. The hotel is conveniently located. Memorable vacations for our family.
Cons: Pillows and mattresses not confortable enough.
Pros: Tom and Allie were so friendly and accommodating from the moment we arrived. Allie made Awesome baked treats each morning. The pool and hot tub were great. We loved our room. Conveniently located. We plan on going back to lamb & lion inn for sure. We appreciated the personal touch they provide
Pros: Staff and owners where pleasant, attentive and accommodating. Property is beautiful.
Pros: You are treated like family there. Our room was automatically upgraded. The sheets and pillowcases are some of the most comfortable we've ever felt.
When You Envision A Cape Cod Oceanfront Resort, This Is It!a clear, peaceful river border the private enclave of suites and townhouses of Green Harbor Resort in West Yarmouth. Although hidden from the hustle and bustle, the resorts location offers easy access to the unique shops, restaurants and attractions of downtown Hyannis. And with our oceanfront outdoor pool, on-site miniature golf course, rowboats, canoes and fishing, this Cape Cod beach resort is ideal for family reunions and time together with friends.
Pros: Staff very friendly. Room was very well cleaned. Great vacation.
Cons: We liked everything about the resort. Especially the sea view from our room.
Pros: location and price
Cons: Nothing really
Pros: Green Harbor is a gem nestled on a picture perfect cove with its own private beach and heated swimming pool. We stayed in a spacious and comfortable two bedroom apartment kept spotlessly clean by Dilma. Coffee filters, washing up liquid, dishwasher tablets and lovely toiletries were provided throughout our eight day stay not just enough for the first few days as if often the case with self catering. The location is perfect and we pretty much went to all the little towns on Cape Cod plus whale watching at nearby Barnstable which was spectacular. There is a Stop and Shop and a Whole Foods Market a couple of miles away - both huge. We sat and watched the sun come up on our balcony and watched it set as we walked along the beach. A truly outstanding holiday.
Cons: That I can’t stay here forever
Pros: Location location location. Staff was great.
Cons: Our room had a shower drain problem apparently known to the staff. Lighting flickered due to old switchs. The beach did not have umbrellas but did have chairs.
Pros: The location was perfect, so close to everything but it was very quiet. The staff was exceptional. I had booked a studio and ended up getting upgraded to a 2 bedroom townhouse. It was the perfect vacation, I was able to relax and unwind from my hectic everyday life.
Cons: Not a thing.
Pros: That the room was spacious for my young children to play and we all fit comfortably. The room was clean, the service by all employees was wonderful and helpful. I loved the view and the private beach. The amenities made this a relaxing and enjoyable vacation for the entire family! We recommend to all and will definitely return. I also liked that everything i needed for room was there. It really allowed me to relax more and enjoy my vacation even more and not stress about cups or plates or something else i May have forgotten.
Cons: Nothing that i can think of at this time
Pros: Everything. You provided a bucket list item for me, that I've been waiting for for like 5 years now. Watching the sunrise over the water with my coffee. This is something my mom used to do.
Cons: The towels smelled funny. But it was ok.
Pros: The resort is out on the end of a point with nothing but residential houses around, so it is quiet and not crowded. The buildings and rooms were nice with large windows and good views.
Cons: Our only minor complain is the limited storage space. We had a "Standard Cottage" which was spacious, but there were only a couple drawers available and the space for hanging close competed with the kitchen table.

Pros: Clean, love the common living room area with coffee.
Pros: This lovely hotel reminds me of trips taken with my parents 60 years agp

Pros: Bed very comfy and room very clean though decor a little dull. Raj the owner was so helpful and nothing was too much bother for him and his staff. Would detonate lay return and recommend to anyone.
Cons: Breakfast was the same all week - a little variety would be excellent but no complaints about what was provided.
Pros: The owner was the best! So hospitable, and he gave excellent info on the area, including the good spots to eat. The room was super clean, and had pretty much a full kitchen. Breakfast was great, with fruit choices and yogurt included.
Pros: Clean, centrally located, nice owners, sufficient breakfast, kitchenette in the room
Cons: Nothing really

Pros: Raj was great !
Pros: Very friendly staff, clean rooms, good location.
Cons: All was very nice at the Hotel.
Pros: Close to Hy-Line ferry, lots of restaurants in the area. Can walk to most anything, including downtown. Service good, room clean.
Cons: Realizing the hotle is a bit older, some things could be updated. Bathrooms were very old, sink very small in bathroom.
In the heart of Hyannis, Cape Winds Resort is within a 5-minute drive of Cape Cod Melody Tent and St. Francis Xavier Church. Featured amenities include a business center, complimentary newspapers in the lobby, and luggage storage. Free self parking is available onsite.
Pros: It was comfortable and very clean and had everything needed.
Cons: It seemed To me that the rules to remove trash and strip beds may be for time share guests. As a night by night customer, I think it should be more like a hotel where a guest would never be required to do that. That was a bit of a put off.
Pros: The staff was friendly and the location was convenient.
Cons: My husband is 6'7" and I book king sized beds for a reason while away. The hot water was not working in our unit so we were moved to another room with only a queen sized bed for the rest of the trip. We only were in a king for one evening. I would not have booked this facility if King beds were not available for the whole stay.
Pros: Super friendly and helpful staff! The suite was very clean and comfortable and had everything we needed for a comfortable stay. There were no issues with noise and we had a great and restful stay. The grocery store nest door was a quick walk and very convenient! We would definitely recommend Cape Winds Resort and hope to stay again in the near future.
Cons: We liked everything!
Pros: This was a good size unit for the money. I enjoyed the area. It was clean and had everything that we needed. The heat work fantastic and I enjoyed the fact that the grocery store was right next door.
Cons: We are on the bottom floor and anytime anybody walked around on the top floor it sounded like a bass drum. In the end this wasn't a big deal.
Pros: I love everything about my stay
Pros: Plenty of space. I have family that lives on the outer cape and we meet here. The space to have our kids visit is better than any hotel room we have stayed at in the cape

Pros: It was okay.

Pros: Clean ,
Cons: No microwave
Pros: Location and friendly staff
Pros: Very comfortable room, nice pool and hot tub, a good continental breakfast, friendly staff.

Pros: Breakfast was wonderful, real eggs! Very comfortable beds and spacious room I did not use indoor pool but looks really nice Great location! Lots to walk to!
Cons: Wish each person was given 2 bath towels instead of just 1. My room was on second floor with no elevator. Not a problem for me but something to consider when asking for room.
Pros: MY HUSBAND AND I LIKED THAT THE HOTEL WAS LOCATED IN WALKING DISTANCE OF THE CAPE COD MEDLEY TENT.
Cons: THE HOTEL ADVERTISED THAT THE TV WAS 55" AND WHEN WE GOT TO OUR ROOM IT WAS EXTREMELY SMALLER TV.

Cons: Acces with an elevator to the upper rooms.
Pros: Super clean room, friendly staff, hands on approach by the owner. Really nice experience.

Pros: Very nice (complementary) breakfast. Clean rooms, helpfull staff
Pros: Amenities, including the breakfast buffet which had plentiful options, both an indoor and outdoor pool, fitness center, laundry and a game room. We were even provided a generous helping of s'mores ingredients to roast at the fire pit.
Cons: The proximity to the main road is convenient for getting to places, but the noise from passing motorcycles can be bothersome. Also, exiting left onto that main road can be stressful as vehicles are constantly streaming by in both directions.
Pros: So clean staff was excellent
Pros: Blfst was just perfect Fluffy eggs delicious waffles fresh fruit oatmeal and surpring! Biscuits and gravy!
Cons: I did not like that I could not get aaa discount because I booked through booking .com
Pros: Modern, clean facility in a very convenient location. Great breakfast was offered, and every staff member we interacted with was both friendly and helpful...will stay here again in the future!!
Pros: Good selection
Cons: The scrambled eggs
Pros: the staff person was outstanding.
Cons: I found the pool water too cold to swim. The use of scented cleaning products in hotel rooms is terrible for those with allergies. Millions of people, especially children, have allergies and asthma today.
Cons: Kids running everywhere knocking on my door till 1 am...its expensive and the worst stay of my life
Pros: Very accommodating staff. Very clean
Pros: Very comfortable beds. Everyone very professional and friendly.
Cons: There was a road detour coming back from our planned outing on Friday. Not the hotels fault

Pros: Everything! Within walking distance to ferry terminal, room was very clean, there was a washer and dryer that we used for no charge and Angie was fantastic - very friendly and helpful for our two-night stay. She is a hard worker.
Cons: The bed gave both of us a back ache but that is our only complaint.
Pros: Booked 3 nts but stayed 2 due to heavy weather forecast for third nt. Refund possible for the 1 nt?
Cons: All was very good.
Pros: No fluffy eggs, bed was terrible. The handrail by our door was very loose and I would consider it dangerous for anyone using it to get to their room especially for me. 252. This was extra difficult because my wife and myself need canes to get around. I reported it 3 times and nothing was done.
Cons: The mattress was very uncomfortable.
Pros: Pleasantly surprised
Pros: Really clean comfortable room. Staff super friendly. Brilliant location
Pros: Location and staff.
Cons: Hall carpeting is worn.
Cons: Bath towels inconsistent. Some fluffy some worn out. Facet placement on sinks poor.
Pros: Beautiful, clean room. Friendly staff.
Pros: Conveniently located. Staff was very nice and accommodating.
Pros: Pros: bed was comfy and location was excellent.
Cons: Very small room. Bathroom door would not stay open - it literally kept swinging shut. Poor water pressure in shower, and shower didn't drain. AT ALL. WiFi did not work. Towels were dirty. Parking was tight. TV in a weird spot - couldn't watch in bed
Pros: Location, location, location almost everything is within 10 minute walk and the front desk staff was awesome!
Cons: Bathroom had an odor that smelled like a sweaty guy

Pros: We have stayed here many times. You can't beat the value. The breakfast is full on with many options. Daily free newspaper in lobby. The rooms are very clean and comfortable. The front desk staff are helpful and positive! This is a central location for all things Cape Cod!
Pros: It is a very clean hotel, run efficiently and the staff are great.
Cons: The workout room needs and upgrade desperately. I have stayed there many times and for some reason noise is an issue. Not as in the complaints by some people who whine about kids being noisy in the hall at 8 PM - that's to be expected to a degree. But when I stayed someone checked in early AM, and the people were outside yelling to each other over the sound of their running car. It went on for a while, and no one from the hotel asked them to keep it down.If you check in after 1AM and are to ignorant to think others may be sleeping, the the hotel should step in. I should add this isn't the first time late night checks in's have been loud in my stays there.
Pros: Room was comfortable and clean
Pros: Breakfast was varied and well stocked. Staff was friendly and helpful with recommendations for nearby dining, giving us maps and other directions.
Pros: Appearance of the hotel is excellent. Very clean, modern and classy looking lobby area. Rooms were clean and comfortable. Bathrooms (which is usually how I judge a hotel) were great. Large shower. Breakfast was included which is a plus.
Cons: Really nothing to complain about. Everything was great.
Pros: Everything was acc . to or above expectations.
Cons: The bathroom tissue dispenser was probably only 10% full when we got in and turned empty very quickly. The corridors from elevator to room are covered with quite thick carpets which give a nice feeling walking yet moving the suitcase along turned to be quite a task. (four wheels suitcase.)/ The breakfast area ids a bit gloomy.(management want to address clearly its not a luxury hotel)
Pros: Everyone was friendly and helpful. Rooms were clean and roomy. The shower was amazing!
Cons: We couldn’t watch the Yankee game because you didn’t have the Fox sports network. No one at the desk could help find a way to watch it.
Pros: Fab property, a little out of town but used Uber to go into Main Street ($12). Continental breakfast included was lovely but lots of plastic used...... maybe needs to consider being more environmentally friendly. Overall great place to stay!
Pros: Nice friendly stuff. Comfy bed, clean room, no problem with toiletries or towels. Good breakfast

Pros: Easy access to venue.
Cons: Noise in hallway clearly heard in room.
Cons: Didn’t have a jacuzzi
Pros: Nice hotel! Staff was very pleasant, perfect central location, very clean and fresh. Newer Courtyards have larger, suite like rooms and while the rooms in this hotel are very nice, this is an older property and the rooms are smaller.
Pros: Very clean and modern, should be 4 star.
Pros: I liked how close our room was to an exit door for easy coming and going. I liked the location and how close it was to . everything. The staff was very helpful!
Cons: There really wasn't anything we didn't like! We would stay there again!
Pros: Very nice and the employees were great !!!A
Cons: No ..everything perfect
Cons: Fitness center and TV. No on demand movies for kids and no Channel guide on TV So there was no way to know what was on. Forced to scroll thru 10 channels. Seems like an easy fix. Also many hotels in area include breakfast
Cons: No complimentary breakfast included for the cost of the room
Cons: There were a lot of children unattended running through the halls during the evening. All and all it was an enjoyable stay.
Pros: Very new and modern, built with quality products, great food availability. The woman at the front desk was spectacular.
Cons: They wash their bedding and clean in scented detergent. Millions of us are allergic or "Chemical sensitive". I was told that I should have called 24 hours ahead of time to request a "hyper-allergenic" suite. The front desk woman changed the sheets.
Pros: 1. Location - access to Cape Cod venues, shopping, food, pharmacy. 2. Pool was a hit with the kids. 3. It was quiet which allowed for a good night’s rest for kids and parents. 4. Room was clean.
Cons: The phone didn’t work for in-house calls (We told the front desk.) and our room keys had to be replaced a few times because they stopped working. These were not huge issues though. Not a big deal.

Best rooms in Mashpee
Located in Mashpee, Sea Mist Resort, a VRI resort is within a 5-minute drive of Cape Cod Children's Museum and Popponesset Beach. Featured amenities include a 24-hour front desk, laundry facilities, and a vending machine. Free self parking is available onsite.
Pros: Perfect place big rooms very comfortable
Cons: Needed extra blankets and pillows.
Pros: Beautiful apartment. Bed extremely comfy. Great facilities. Plenty of towels which can be changed as often as needed. Very central location. Gorgeous outdoor pool and also indoor pool/jacuzzi. Will def be back.
Cons: Liked everything
Pros: Pool. Sauna. Hot tub. Comfy bed
Pros: Great little getaway.
Cons: Could use a little more shade at the pool. Otherwise perfect.
Attracting visitors year round, the town of Mashpee, Massachusetts is thought by locals to be one of the most beautiful areas in Cape Cod. With so much access to the water, Mashpee has a large fishing and boating community. An abundance of attractions, and its vicinity to Marthas Vineyard and Nantucket makes it an extremely desirable vacation destination. Other area attractions include over 30 golf courses, luxury shopping, delicious restaurants, dozens of outdoor activities, and nightlife. Just minutes from these attractions, the Southcape Resort and Club offers guests all of the comforts of home. Two bedroom accommodations are laid out in either a townhouse or ranch style. They all include fully equipped kitchens and living and dining areas. Many units offer a deck and outside area, perfect for enjoying Cape Cods gorgeous weather. On the property, youll find 5 tennis courts, shuffleboard courts, an indoor and outdoor pool, and a childrens playground.
Pros: The inventory list was very helpful - it is nice to know that you keep track of those things. Soap and dishwasher soap was provided as well as paper products - that was just great!
Cons: I booked last minute which I would not recommend. Apparently booking through alternate sites goes through a different process so they didn't even have my reservation on file. Luckily it wasn't a busy weekend so I got all of the features I asked for but it definitely took awhile. They did not provide firewood nor did they salt the walkway which wasn't a deal breaker but it would have been nice at this price point.
Pros: Lots of space to relax
Cons: Laundry room too small.
Pros: This was our fourth stay. We will probably go back next fall.
Cons: A bit outdated. Had a bed spread with blood on it. Very evident it hadn't been laundered in a while. When letting the front desk know, and showed them pics, they were like whatever and let the housekeeper know to replace it. This was when we checked out. No apology that my 6 year old slept in a bloody bed.
Pros: Very roomy. Everyone could have "their" space. Laundry was on the premise.
Pros: The indoor pool was great! It is warm. The facilities are great and clean. Staff is very helpful.
Cons: We had electrical problems in our room.
Cons: Dated ...very dated... some type of animal(s) in walls.. all night all you could hear..
Pros: The staff is welcoming and helpful. The house was supplied for our needs. Lots of activities were available and pie night was a hit.
Cons: There were spiders and some mold in the shower.
Pros: Loved the space, indoor poll was amazing, the best we've been in. We also loved the jacuzzi tub and the 2 bathrooms. Very clean. The kitchen bar was very convenient and useful.
Cons: The couch is old and not comfortable to sit on as well as the chair.
Pros: Clean and plenty of room
Cons: Had only one key to the room. We were told would issue 2nd key as soon as possible but during our 6 days stay never received 2nd key which was inconvenient for our family.
Cons: Amenities and the rules/policies were odd and restrictive
With a stay at Santuit Inn in Mashpee, you'll be within a 15-minute drive of Cape Codder Water Park and Santuit Pond. Featured amenities include luggage storage and a library. Free self parking is available onsite.
Pros: Loved the bed
Pros: The charm, cleanliness and very friendly and helpful owner.
Cons: Better pillows on the beds, hot water in the shower would have been a nice touch
Pros: Friendly staff.
Cons: Showed was small.
Pros: Good location to the wedding venue. Two bedroom apartment was very clean and furnishings looked high quality and brand new.
Cons: Bed pillow were very hard.
Pros: No frills Clean Good for what it is
Cons: the bathroom shower had mold on the walls and floor therefore I did not take a shower.
Pros: The room was small but manageable. The bedding and the bathroom were both very clean. The shower was small but serviceable. The desk attendant was a very nice woman. She gave lots of helpful tips about where to go and what to see. The check in process was quick and painless. The inn does offer two rooms for people traveling with dogs. The inn is not too far from the beach. There is a large shopping center less than 15 minutes away with a good choice of places to eat.
Cons: While the bedding and bathroom were very clean the rest of the room was dusty and full of cobwebs. The room also smelled a bit like wet basement and my fiance's asthma was noticeably worse while we were inside. There really aren't any amenities so don't forget your shampoo/soap/lotions. They do not offer breakfast or coffee. There was no one in the office when we went to check out. A sign on the door instructed us to leave the key in the room and lock the door behind ourselves.
Pros: My second time staying here in two years for a race in Cape Cod and they are always polite, clean and quaint. Love staying here, and will always look towards the Santuitt Inn before anywhere else.
Cons: Small bathroom and musty smell
Pros: Staff was super nice and helpful!
Cons: It's right on the road. Terrible location. Super loud heater didn't help. If you are looking for a good night of sleep do not stay here!
