The location was great.
The room smelled like a locker room. The air conditioner couldn’t keep the room cool. There were extra charges, like a “resort fee” that was ridiculous because this place was no resort (think price gouging)! The staff were impersonal and unhelpful.
Across from the beach & Fireworks. Beach chair signup for use was a great feature in the hotel to use at the beach.
As there advertisement no water bottles were given. I requested a light bulb in the hallway to enter room replaced. The bulb was never replaced while I was there.
Found bugs in the rooms
We loved the location, we always wanted to stay here, we finally got too!
We know it was that time of the year, but there were little may flies in the room from the sliding door not being closed all the way. The worse part was, we found a couple ants in the bed, one came out of the pillow case, and it was a momma ant. Not good. My wife and I had to switch rooms and they did accommodate us. But still we were weary.
Problems we faced
Room was clean, housekeeping was great, balcony over live music was a great experience.
First, no one helps you with your luggage to and from room and being disabled it makes it very difficult. Others complained as well. They say free parking when you book however we got charges $54!!! Unreal! You choose hotel close to beach, you would think for what you are paying for room, parking would be included. Choices for meals at outside restaurant were slim. Our grandson (3 yrs old) only had two choices none of which he liked! Waitress was nice though. No smoking on balcony so should be explained when booking. Balcony outside is perfectly safe for smoking instead of walking a mile to smoke when you are disabled!
It was off season so it was quiet. Staff were courteous and friendly. Love that they were pet friendly(but only in the off season) room was small but clean and had a nice balcony with ocean views
Nothing was open in the town during the off season ... We were in the area for the newburyport half marathon so our first night we ate at the hotel restauraunt Breakers which was good but also pretty much our only option in Hampton. The other night we ate and engaged in activities in Newburyport MA

The room accommodations are nice and comfy, and they include a private balcony, air conditioning, mini-fridges, pillow-top mattresses, and more. There is also a cottage that guests with many friends often reserve.
Some of the hotel policies are included on the web site page. The parking at the hotel is for guests only. The first vehicle is $20 per night, and additional vehicles are the same per night as well. The first night room and taxes are charged at the time of booking the room. The rest is due when its time to check-in.
